What do golf club memberships cost in Southwest Florida in 2026?
Across the 42 private clubs in this guide that carry one published or reported golf initiation figure, the middle figure is $130,000, and the figures run from $20,000 to $375,000. Bundled communities charge no initiation; their one-time resale capital or transfer charges run $3,500 to $20,000 where a figure is known.
Those two numbers describe two different ways of buying golf. At a private club, the golf membership is a separate purchase made after, or alongside, the home. In a bundled community, golf comes with the home and every owner pays for it through the club fee, so the entry cost is small and the yearly cost does the work.

Equity, non-equity and bundled golf clubs: what is the difference?
An equity club is owned by its members, a non-equity club is owned by a company or developer, and a bundled community attaches golf to the home itself. The structure decides what the initiation buys, whether any of it can be transferred later, and whether a golf wait list can stand between you and a tee time.
Equity clubs
At an equity club the member holds an ownership interest in a member-owned club. Members elect the board, the board sets dues and capital spending, and a resigning member may be able to transfer or sell a membership under the club's rules. Bonita Bay Club, Grey Oaks, Mediterra, Quail West and Wildcat Run are equity clubs in this guide.
Non-equity clubs
A non-equity club is owned by a company or a developer, and the membership carries no ownership. The owner sets pricing. The Club at Grandezza, for example, is owned by Heritage Golf Group rather than by members, and published 2026 pricing for new residents of $75,000 for Full Golf.
Bundled and partly bundled communities
In a bundled community golf comes with the home, so the cost shown in this guide is the one-time resale capital or transfer charge, not an initiation. In a partly bundled community only homes with a Golf designation carry golf, and at several of them a Social home cannot convert to Golf later, so the designation of the exact home matters.
Why the label on a listing is not enough
Some resale homes carry a transferable golf membership, and some sellers hold an equity membership they can negotiate as part of the sale. Others do not. Before you write an offer, confirm in writing whether the specific property carries Golf, Social or no membership and whether any membership conveys at closing.
Naples golf club initiation fees

How buyers get around a wait list
Three paths come up again and again in the club notes. At Mediterra and Shadow Wood, buying from a golf member who resigns at closing may avoid the wait. At Quail West, Hunters Ridge and Wildcat Run, some resale homes carry a transferable membership. At Grey Oaks, buyers join the Sports category and take a golf wait list spot.
Clubs that report no golf wait list
Wildcat Run reports no wait list for residents, Estero Country Club at The Vines reports no current golf wait list, and Quail Creek reported none as of January 2026. In bundled communities there is no golf wait list for owners of Golf homes, because every Golf owner is already a member.
What do you pay on top of the golf initiation fee?
The initiation is the entry ticket, not the yearly cost. On top of it come annual dues, capital dues or assessments, food and beverage minimums, sales tax on some initiations, and resale capital contributions when you buy a home. The yearly figures in the club notes show how large those can be.
Annual dues examples from the club notes
Mediterra's 2026-27 sheet lists Full Golf dues of $26,920 and Limited Golf dues of $10,790. The Club at Grandezza lists Full Golf dues of $14,520 a year. Treviso Bay lists a Golf Association fee of $5,350 a year and a $750 food minimum. At Babcock National, recurring fees of about $14,000 a year are reported.
One-time charges beyond the initiation
Mediterra adds an $8,750 one-time assessment on joining. Fiddlesticks lists its $115,000 equity membership as due at closing plus 6.5 percent tax. Verandah lists an $80,000 golf membership plus a $5,000 assessment. At Colonial Country Club the buyer takes on any open special assessments.
Capital dues and resale capital
The Colony Golf and Bay Club reports about $3,100 in capital dues on top of its $132,000 initiation. Bonita Bay Club lists a $10,000 resale capital estoppel charge for 2026. Naples Heritage and Stonebridge each list $17,500 in resale capital, and Stonebridge adds a $600 transfer fee.
How golf club fees in Southwest Florida have changed
In three passes of our 2026 research, no club or association was found to have publicly lowered its golf fees. Several clubs changed prices during 2026, and fees most often reset on August 1 or November 1, so any figure older than the current season should be confirmed with the club before you rely on it.
Changes dated in 2026
Wildcat Run moved Resident Golf Equity to $90,000 golf plus $30,000 social from September 1, 2026, up from $80,000 plus $20,000. Colonial Country Club moved its Golf Village charge to $10,670 for contracts from November 1, 2026, up from $9,700. Quail West has one report of $300,000 from August 1, 2026, still to confirm.
Changes against older club documents
Older club documents show how far some fees have moved. The Nest at Pelican Landing showed $85,000 in a 2022 club document and is reported at $125,000 now. Miromar Lakes showed $80,000 on a 2022 sheet and is reported at $140,000. The Club at Renaissance went from $60,000 in 2022 to a reported $70,000.
How to buy a golf home with the membership you want
Start with the membership, then pick the home. Decide whether you want full golf, limited golf or social access, find the clubs whose structure fits, and then screen each listing for its designation and for any membership that transfers with it. The order matters most in partly bundled communities.
Check the home's designation first
At Glen Eagle, Treviso Bay and Esplanade, Social homes cannot convert to Golf, and at Colonial Country Club Lakes Village homes cannot upgrade to Golf Village. A Golf home in those communities can cost more, so compare the price gap with what joining a private club would cost instead.
Get the club's written fee sheet
Ask the club's Membership office for the current written fee sheet and the transfer rules before you write an offer, and ask whether any category is capped. Grandezza reports golf capped at 400, Audubon at 340 and Windstar at 350 golf members, so availability can matter as much as price.
Make the membership part of the contract
Where a seller holds a transferable membership, put its transfer, any fee and the closing date into the purchase contract, and ask the association for its estoppel letter early. A buyer who confirms the membership in writing before the inspection period ends keeps every option open.

Each figure names its source type and date, and clubs that do not publish are marked Not published.
We tracked 87 clubs across seven cities and kept equity, non-equity and bundled clubs in separate tables, so no figure for one structure is averaged with another.
We tracked each 2026 fee change to its effective date where the club published one, which is why the Wildcat Run, Colonial Country Club and Mediterra rows carry their own dates.
What counts as a source
Club documents, such as a club fee sheet, membership book or informational packet, rank first. Dated brokerage guides, MLS listings and the NABOR club expo figure from June 2025 fill the gaps where a club does not publish. Where two credible sources disagree, the table shows both ends of the range and says to confirm.
What the figures do not include
Initiation figures are the full golf category unless noted, before sales tax, dues, capital assessments and food minimums. Bundled figures are the one-time resale capital or transfer charge. Club fees, wait lists, membership caps and transfer rules change without notice, often at the start of each season. Information deemed reliable but not guaranteed.
