The Vineyards homes for sale right now

Every active Vineyards listing is linked below, filtered to the Vineyards development name in the MLS and sorted by price. The Vineyards mixes condominiums, coach homes, villas and single-family homes, so the condo and single-family searches split the two halves of the market. On August 10, 2026, 49 homes were for sale at a $600,000 median asking price, about 3.8 months of supply. Data updated: October 2026.

The median asking price on August 10 sat below the median sold price, which tells you the standing inventory leaned toward the condominium and coach-home end. Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract.

Recorded sales on the county file

The Collier County Property Appraiser recorded 125 qualified Vineyards sales in the 12 months to August 17, 2026, at a median of $800,000, from $250,000 to $2,800,000: 78 condominium-coded sales (which include coach homes) at $567,500 and 47 single-family sales at $1,395,000. The prior 12 months held 121 sales at $750,000. None was a builder-direct sale. We tracked every recorded Vineyards sale on the county file to build these numbers.

Why one median misleads here

The single-family median is 2.4 times the community median and sold in less than a third of the coach-home days on market. Anyone quoting one Vineyards median is describing four markets at once, so price a home against its own neighborhood and product type.

Which Vineyards neighborhood fits you?

The Vineyards is 38 neighborhoods under one master association, and the neighborhood decides the product, the price and most of the monthly cost. The table ranks the 30 neighborhoods that had an MLS closing in the 12 months to August 10, 2026; the other eight did not trade a single home. Linked names have their own page on our site. What Florida’s condo safety law means here

Florida’s milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) apply to condominium buildings three or more stories tall. Avellino Isles has three-story buildings and Vista Pointe is mid-rise, so both are in scope; ask any condominium association for its building heights, latest reserve study and any special assessment.

What does it cost to own in The Vineyards?

The yearly cost of a Vineyards home is the master association fee, the neighborhood association dues and property tax, with no community development district and no club charge unless you join. The master fee is published in the 2027 budget package the association approved on October 6, 2026; neighborhood dues are not published centrally. Data updated: October 2026.

2027 master fee tierPer yearPer quarter or note
Base, every home$1,844.20$461.05 a quarter
Behind the Arbor gates (1,735 homes)$2,434.22adds $590.02 access control
Silver Oaks Boulevard neighborhoods$2,606.95Napa Ridge Patio and Villas, San Miguel, San Rafael, Silver Oaks, Sonoma Lake, Villa Verona
Vintage Colony Boulevard neighborhoods$2,607.51Avellino Isles, Camelot Park, Glen Lake Estates, Regency Reserve, Venezia Grande, Villa Florenza

What the master fee pays for

Of the $1,844.20 base fee, $963.72 is a bulk television and communications package and $880.48 is operating costs and reserves. The base fee fell from $1,965.73 in 2026. The 2027 budget totals $5,382,597 and adds a $372,100 mealybug treatment line, and lake maintenance is billed to each neighborhood by its share of shoreline.

No CDD and no MSTU

The Vineyards is not on Florida’s official list of special districts and has no Collier County MSTU, so there is no community development district line on the tax bill, a real difference from several newer communities in 34119.

Neighborhood dues and closing items

Each neighborhood association sets its own dues on top of the master fee, and the estoppel is ordered from the neighborhood association. Ask for the seller’s last tax bill, the neighborhood budget and statements and any special assessment notice; we found no master-level transfer fee or capital contribution, which is not proof that none exists.

Is golf membership required in The Vineyards?

No. Vineyards Country Club is optional, non-equity and privately owned by the Procacci family, so a Vineyards home comes with no club membership and the master fee carries no club line. The club says about 75 percent of its members live in the community, that it charges no assessments and that non-residents may join. Data updated: October 2026.

Membership, 2026InitiationAnnual dues

Source: Vineyards Country Club membership page, read October 21, 2026. Initiation rose from $150,000 and $48,000 during 2026, so older figures you may see elsewhere are out of date.

Vineyards Country Club and daily life

Vineyards Country Club was founded in 1988 by the Procacci family and has 36 holes on its North and South courses, a 70,000-square-foot clubhouse, a 15,000-square-foot Wellness Center and Spa with a saltwater lap pool, and a Racquet Center with 12 Har-Tru courts, three pickleball courts and three bocce courts.

The 36-hole rebuild

Kipp Schulties rebuilt both courses: the South was completed in December 2023 and the North in December 2024. The work was elective and planned before Hurricane Ian, with the architect engaged on March 11, 2022. The Florida State Golf Association rates the North 72.8 with a 132 slope and the South 73.0 with a 129 slope, and the club reports Golf Digest recognition for the North course transformation.

Gates and access

The Vineyards is partly gated. 1,735 of the 2,727 assessed homes sit behind the Arbor gates and pay access control; the South Gate gatehouse is at 70 Arbor Boulevard, with attendants and barcode entry for residents. The rest of the community is outside those gates, so ask which side a given home is on.

Vineyards Community Park

Vineyards Community Park is a 35.5-acre Collier County park at 6231 Arbor Boulevard West with three lighted soccer fields, two softball fields, four tennis courts, two basketball courts and a splash pad, next to Vineyards Elementary.

Is The Vineyards in a flood zone?

Partly. FEMA maps about 36 percent of the Vineyards census area in a Special Flood Hazard Area, 18.2 percent in Zone AE and 18.1 percent in Zone AH, and about 64 percent in Zone X: 39.5 percent minimal hazard and 24.3 percent in the 0.2 percent annual chance zone. Base flood elevations run 10.5 to 13.0 feet. Data updated: October 2026.
