Recorded sales on the county file
The Collier County Property Appraiser recorded 4 qualified Silver Oaks sales in the 12 months to August 17, 2026, at a median of $332,500, from $315,000 to $455,000. None was a builder-direct sale. The county counts only qualified, arm’s-length sales, so its total can run below the MLS count. We tracked every recorded sale in The Vineyards to build these numbers.
Silver Oaks against The Vineyards overall
Across the whole community the MLS recorded 153 closings at a $725,000 median in the 12 months to August 10, 2026, at $313 per square foot and 74 days on market. Single-family homes sold at a $1,757,500 median, coach and carriage homes at $600,000, villas at $630,000 and condominiums at $365,000, so compare Silver Oaks with its own product type, not the community median.
What is Silver Oaks at The Vineyards?
Silver Oaks at The Vineyards is coach homes in a condominium, 106 residences, built 1993 to 1995, in ZIP 34119. It is one of the 38 neighborhoods on the roster of The Vineyards Community Association, the master association for the community. Its county record name is SILVER OAKS A CONDOMINIUM.
The Silver Oaks association
Silver Oaks is a condominium on the county record, so a condominium association runs the buildings and grounds under Florida’s condominium law, and it sits under the master association for the community’s roads, gates, lakes and shared services. Its dues are set separately from the master fee and are not published centrally.
What sets Silver Oaks apart
Silver Oaks had the lowest MLS sale-to-list ratio of the nine neighborhoods on our site, 90.4 percent, and the community’s lowest MLS sale of the year, $250,000 at 74 Silver Oaks Circle. Silver Oaks is one of seven Silver Oaks Boulevard neighborhoods with their own fee line in the master budget.

What does it cost to own in Silver Oaks?
The yearly cost of a Silver Oaks home is the master association fee, the Silver Oaks association dues, property tax and insurance, with no community development district on top and no club charge unless you choose to join. The master fee is published in the 2027 budget; the neighborhood dues are not published centrally. Data updated: October 2026.
The 2027 master association fee
Silver Oaks is one of the seven Silver Oaks Boulevard neighborhoods with their own line in the master budget, so its 2027 master total is $2,606.95 a year, which includes access control. The base fee is down from $1,965.73 in 2026, according to the 2027 budget package approved on October 6, 2026.
What the master fee pays for
Of the $1,844.20 base fee, $963.72 is a bulk television and communications package and $880.48 covers operating costs and reserves. The 2027 master budget totals $5,382,597 and adds a $372,100 line for mealybug treatment. Lake maintenance is billed to each neighborhood by its share of shoreline.
Silver Oaks association dues
Dues for the Silver Oaks association are on top of the master fee and are not published centrally. Ask for the last two association statements and the current budget before you write an offer; the estoppel certificate comes from the neighborhood association.
No CDD and no MSTU
The Vineyards is not on Florida’s official list of special districts and has no Collier County MSTU, so the tax bill carries no community development district line. That is a real difference from several newer communities nearby.
Property taxes
The Vineyards is in unincorporated Collier County, so the bill carries the county, school board and other taxing district levies, with no CDD line. Look up the seller’s last bill on the Collier County Property Appraiser’s search before you budget.
What to ask for before an offer
Ask for the seller’s last tax bill, the Silver Oaks budget and last two statements, any special assessment notice, and the master association’s current fee tier for the address. Ask about any transfer or capital contribution at closing too; we found none at the master level, but that is not proof one does not exist.
Florida’s condo safety law
Florida’s milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) apply to condominium buildings three or more stories tall. Ask the Silver Oaks association for its building heights, its latest reserve study and any special assessment before you write an offer.
Is golf membership required in Silver Oaks?
No. Vineyards Country Club is optional, non-equity and privately owned by the Procacci family, so buying in Silver Oaks does not make you a member and the club adds no line to the master fee. The club says about 75 percent of its members live in The Vineyards and that it charges no assessments. Data updated: October 2026.
| Membership, 2026 | Initiation | Annual dues |
|---|---|---|
| Full Golf | $180,000 | $18,725 |
| Lifestyle | $60,000 | $8,775 |
Source: Vineyards Country Club membership page, read October 21, 2026. Initiation rose from $150,000 and $48,000, so check older figures you may see elsewhere.
The two golf courses
The club has 36 holes on its North and South courses, both rebuilt by Kipp Schulties: the South was completed in December 2023 and the North in December 2024. The rebuild was planned before Hurricane Ian, with the architect engaged in March 2022. The Florida State Golf Association rates the North 72.8 with a 132 slope and the South 73.0 with a 129 slope, and the club reports Golf Digest recognition for the North course transformation.
Clubhouse, wellness and racquets
The club has a 70,000-square-foot clubhouse, a 15,000-square-foot Wellness Center and Spa with a saltwater lap pool, and a Racquet Center with 12 Har-Tru tennis courts, three pickleball courts and three bocce courts.
Is Silver Oaks at The Vineyards in a flood zone?
Flood zones vary across The Vineyards, so Silver Oaks has to be checked address by address. Across the Vineyards census area, FEMA maps about 36 percent in a Special Flood Hazard Area, 18.2 percent Zone AE and 18.1 percent Zone AH, and about 64 percent in Zone X, with base flood elevations of 10.5 to 13.0 feet. Data updated: October 2026.
How to check one address
Two FIRM panels cover the community: 12021C0401H, effective May 16, 2012, over the northern part, and 12021C0403J, effective February 8, 2024, over the southern part. Twenty-six letters of map amendment exist inside the community, and Collier County has a map revision pending. Use FEMA’s Flood Map Service Center and the Collier County flood map for the exact address, and price a policy either way.
The storm record
The master association’s audited 2022 financial statements record no casualty loss from Hurricane Ian. The documented inland hazard here is rainfall: the National Weather Service recorded Hurricane Debby in August 2024 putting water into North Naples streets.

Physicians Regional Pine Ridge is about 1.22 road miles from the clubhouse.
Parks and public places
Vineyards Community Park, a 35.5-acre county park at 6231 Arbor Boulevard West, has three lighted soccer fields, two softball fields, four tennis courts, two basketball courts and a splash pad. The county library branch that serves the area is Headquarters Regional, at 2385 Orange Blossom Drive.
Documents to read before you buy in Silver Oaks
The governing documents for Silver Oaks start with the master association’s recorded declaration, its bylaws and its current budget, all of which the association publishes without a login, plus the county’s zoning ordinance for the Vineyards planned unit development. Read these before you write an offer, then ask the neighborhood association for its own declaration, budget and rules.
