Bonita Springs Homes for Sale

Live Bonita Springs listings, 2,162 recorded city sales and prices by community. Data updated October 2026.

Bonita Springs homes for sale sit in a city of about 57,600 people between Fort Myers and Naples, on Estero Bay and the Gulf, one of the Southwest Florida communities we cover. Bonita Springs real estate runs from mobile homes under $200,000 to Bonita Beach houses that have sold for $10 million and more, with condos, single family houses, golf and gated communities and a short list of new construction in between. On this page "Bonita Springs" means the City of Bonita Springs, incorporated in 1999, which holds 40,078 of the 40,948 Lee County parcels with a Bonita Springs address, plus the few Bonita Springs-address parcels just outside it. The city uses ZIP codes 34134 and 34135, and the south edge of 34134, including Barefoot Beach, crosses into Collier County. In the 12 months to September 25, 2026, Lee County recorded 2,162 home sales in the City of Bonita Springs at a median of $575,000.

The Southwest Florida MLS counted 1,850 closings at a $549,500 median over its own 12 months to October 21, 2026, and on that day it showed 804 Bonita Springs homes for sale and 158 pending, about 5.2 months of supply. This page gives a buyer every Bonita Springs listing we can search, what each community actually sold for, and the flood zones, taxes, insurance, schools and club rules that come with a Bonita Springs address. Every named community is on our Bonita Springs communities index.

  • A worked 2025 tax bill on a $549,500 homestead in the city comes to about $6,525 a year, ad valorem only. The city's own levy is 0.847 mills of a 12.797-mill total.
  • Bundled golf is verified at Bonita National, Worthington, Highland Woods and Vasari; Hunters Ridge and Pelican Landing make golf optional.
  • Lee County closed the Bonita Beach Park and Little Hickory Island Beach Park lots on September 8, 2026 for about 11 months of Hurricane Ian repairs. The beach stays open.

Bonita Springs homes for sale right now

Every active Bonita Springs listing is in the searches below, resale and builder inventory together. On October 21, 2026, the MLS showed 804 Bonita Springs homes for sale, from $110,000 to $18,250,000, at a $629,000 median list price, and 158 under contract. The map frame is a rectangle drawn around all 33,649 residential parcels on the Lee County roll with a Bonita Springs site address, leaving out the Village of Estero. A rectangle is not a city limit, so a few listings at its edges carry Estero or Naples addresses, and the Collier County homes at Barefoot Beach sit just below its southern line. To see any of these homes in person, contact Domain Realty Group or call 239-441-2816 and a Bonita Springs agent will set up the showings.

The table reads like two markets. Up to $1 million, Bonita Springs runs about four and a half to five and a half months of supply, which is close to balanced, and homes from $500,000 to $1,000,000 sold in a median of 56 to 58 days. Above $2 million, supply stretches to 8.4 months and then 12.2 months, and $3 million-plus homes took a median of 115 days to sell, so a luxury buyer has more inventory and more room to negotiate than a buyer at $450,000.

What do Bonita Springs homes sell for? County records vs the MLS

In the City of Bonita Springs, Lee County recorded 2,162 home sales in the 12 months to September 25, 2026, at a $575,000 median and $308 per square foot. The MLS counted 1,850 closings at $549,500 in its own 12 months. The county count is larger because builder and tower sales close without an MLS listing. Data updated: October 2026.

Recorded deeds are the most complete count of what Bonita Springs homes sold for, because every closed sale lands at the county whether or not an agent listed it. We tracked every qualified, improved sale on the Lee County Property Appraiser's roll to the parcel layer's taxing district, so the city figures above count only homes inside the City of Bonita Springs. The MLS adds what the deed roll cannot: days on market, sale-to-list ratio and the listings for sale today.

Southwest Florida MLS, Bonita Springs Closings Median sold Price range Median per sq ft Median days on market Sale-to-list
12 months 1,850 $549,500 $35,000 to $14,900,525 $305 65 95.4%

60 months 8,738 $561,102 $35,000 to $16,100,000 $327 31 96.8%

Source: Southwest Florida MLS (Matrix), Residential, ZIP 34133 to 34135, Active, Pending and Closed 0 to 1,826 days, pulled October 21, 2026, computed by drg_bonita_stats.py. Another 67 closings in the 12 months were Sold Data Entry records, sales entered after closing without an active listing, and are left out of these medians. The 12-month closings ran from 401 to 8,255 square feet of living area, with a median of 1,816; 956 of them had three bedrooms and 568 had two.

Two numbers in that table matter most for a buyer. Median days on market more than doubled, from 31 over five years to 65 over the last year, and the sale-to-list ratio slipped from 96.8 percent to 95.4 percent. Bonita Springs sellers are waiting longer and taking a little less, while the median price itself has barely moved.

Why the county count is higher than the MLS count

Four things separate the two counts. First, 262 of the 2,162 city sales were builder-direct by our estimate (305 across every Bonita Springs address), and two towers account for most of them: the Ritz-Carlton Residences at Saltleaf recorded 96 builder sales at a $4,397,500 median and Infinity at The Colony in Pelican Landing recorded 77 at $2,995,000, while the MLS shows only 14 Saltleaf closings in its 12 months. Second, the MLS pull is by ZIP code, so it includes Collier County homes such as Barefoot Beach, which the Lee County roll does not carry, and it files Saltleaf under an Estero MLS area. Third, 67 MLS closings were Sold Data Entry records and sit outside the MLS medians. Fourth, the county counts every qualified deed, so it also catches private sales that were never listed.

Because the new towers sold at multi-million-dollar prices, the 305 builder-direct sales across every Bonita Springs address carried a $2,520,000 median. Take them out and the city's resale median is $523,250, which is the better guide to what an existing Bonita Springs home costs.

How Bonita Springs prices moved, 2022 to 2026

Calendar year Recorded sales (Lee County, Bonita Springs address) County median MLS closings MLS median MLS median days on market
2022 2,522 $525,000 1,852 $551,000 7
2023 2,208 $573,500 1,785 $600,000 26
2024 1,679 $555,920 1,516 $598,500 49
2025 2,008 $525,000 1,655 $550,000 60
2026 through September 25 (county) or October 21 (MLS) 1,738 $584,480 1,548 $550,000 69

Sources: Lee County Property Appraiser sale files (every Bonita Springs address in Lee County, Village of Estero excluded), and Southwest Florida MLS (Matrix), MLS-marketed closings only, pulled October 21, 2026. Earlier years are left out because the 60-month window starts in September 2021.

The MLS median peaked at $600,000 in 2023 and $598,500 in 2024, then settled at $550,000 in 2025 and again in 2026. On the county record, 2026 to date reads higher, $584,480, because the Saltleaf tower closings landed this year. The bigger shift is pace: the median MLS sale took 7 days in 2022 and 69 days in 2026. Bonita Springs prices have not fallen far from the peak, but buyers now have time to inspect, compare and negotiate.

Single family homes are half the market and condos are about 42 percent. Of the 177 builder-direct condo sales, 173 were in the two new towers, Saltleaf (96) and Infinity at The Colony (77), which is why the condo median of $490,000 sits so far above the resale condo median of $403,750. The other two large builder-direct sellers in the last year were Bonita Del Sol North, 58 sales at $682,921, and Solis Grande, 43 townhome sales at $419,000; Solis Grande sits just outside the city limits in unincorporated Lee County, in the Bonita Springs Fire district.

The housing stock is younger than most of coastal Lee County. The median residential parcel with a Bonita Springs address was built in 1999, 8,757 were built in the 1990s, 8,521 in the 2000s, 5,273 in the 2010s and 2,853 in 2020 or later. Only 747 date from before 1970.

By ZIP code, the county roll shows how different the two halves of the city are. In ZIP 34134, the bay and beach side, 261 single family sales had a $1,000,000 median and 576 condo sales an $805,000 median, with 179 of the condos builder-direct. In ZIP 34135, 926 single family sales had a $614,750 median and 465 condo sales a $349,000 median, none of them builder-direct. These ZIP figures include the Village of Estero parcels that use Bonita Springs mailing addresses, so read them as ZIP figures, not city figures.

Is Bonita Springs a city, and what does this page cover?

Yes. Bonita Springs is an incorporated city in Lee County, Florida, incorporated in 1999, with a seven-member City Council that includes the mayor. Inside its 38.4 square miles of land, 40,078 Lee County parcels carry a Bonita Springs address; another 856 are in unincorporated Lee County and 14 are in the Village of Estero. Data updated: October 2026.

City Hall is at 9101 Bonita Beach Road, and the council adopted a $52,561,791 budget for fiscal 2026-27 on September 23, 2026. Fire protection comes from independent districts that tax separately: the Bonita Springs Fire District for most of the city and Estero Fire Rescue for a small slice of 319 city parcels. A Bonita Springs mailing address does not by itself tell you which side of a line a home sits on, so this page uses the parcel's taxing district.

What ZIP codes are in Bonita Springs?

Bonita Springs homes use ZIP 34134 and ZIP 34135; 34133 is post office boxes with few parcels. ZIP 34134 covers the west side, from Bonita Beach and the Bonita Bay towers to Pelican Landing, and part of it lies in Collier County. ZIP 34135 covers the larger inland side, from downtown and the Imperial River east past I-75, and on the Lee County roll, counting the Village of Estero parcels that share it, it holds 16,726 single family, 8,454 condo and 1,542 mobile home parcels. A few Village of Estero neighborhoods, including The Brooks, also use Bonita Springs ZIP codes; they belong to Estero and are covered on our Estero homes for sale page.

Which Bonita Springs-address communities are in Collier County?

Barefoot Beach, the barrier-island community south of Bonita Beach, and Bonita Shores, Little Hickory Shores, Hickory Bay West and Southport on the Bay carry Bonita Springs addresses but sit in Collier County. Over 12 months the MLS recorded 36 Barefoot Beach closings at a $2,525,000 median and $784 per square foot (38 for sale on October 21, 2026), 23 Bonita Shores closings at $635,500, 11 at Hickory Bay West at $440,000 and 4 at Little Hickory Shores at $2,137,500. Inside Barefoot Beach, the Barefoot Beach Club condos recorded 17 closings at $1,200,000 and Southport on the Bay 10 at $3,725,000. These homes pay Collier County taxes, face Collier County insurance averages (the state's July 2026 average homeowners premium with wind was $5,534 in Collier against $3,576 in Lee) and follow Collier's title custom, where the buyer usually pays for the owner's title policy, and none of them are in this page's Lee County figures. Barefoot Beach Preserve, the public beach park at the south end of the island, is a Collier County park.

Saltleaf and the Ritz-Carlton Residences: inside Bonita Springs city limits

Saltleaf on Estero Bay, with its two 22-story Ritz-Carlton Residences towers at 5000 Coconut Road, is inside the City of Bonita Springs: its county legal is Bayview South Tower A and its taxing district is the City of Bonita Springs with Estero Fire. London Bay Development Group's South Tower recorded 96 builder-direct sales in the 12 months at a $4,397,500 median, the North Tower topped out in September 2026 for delivery in 2027, and the developer reports total sales above $750 million across the 224 residences, with select residences from $3 million. The MLS showed 14 closings at a $5,270,000 median ($1,356 per square foot), from $2,805,000 to $13,636,540, and 16 for sale. The community also has a 72-slip marina with a public boat ramp and Saltleaf Golf Preserve, a Raymond Floyd 18-hole course with a nine-hole short course. Because Saltleaf sits on the Estero line and carries Estero branding, our full guide lives at Saltleaf on Estero Bay.

Sources: Southwest Florida MLS (Matrix), Residential, ZIP 34133 to 34135, pulled October 21, 2026, by MLS development name (the community index's level 1 definitions); golf models from each club's or association's own website, read October 24, 2026. "Mix of homes" is inferred from the share of condo and single family records. Sub-associations are not added to their parent: Bonita Bay's 223 closings include its towers, and Pelican Landing's 115 include The Colony. Barefoot Beach and Bonita Shores are Collier County. Every other community, including the smaller ones, is on the Bonita Springs communities index.

The MLS divides Bonita Springs into numbered areas, and the area figures show how much the market changes from one part of the city to the next. Each row is one MLS area, named here by the largest communities the MLS files in it.

The beach area is the outlier: $591 per square foot, about double the city median, and 11.7 months of supply. The areas around the big golf and gated master plans, from Bonita National and Village Walk to Pelican Landing, ran under four months of supply, the tightest in the city.

Bonita Beach, Little Hickory and the barrier islands

Bonita Beach is the Hickory Boulevard strip along the Gulf, from Bonita Beach Park south to Little Hickory Island Beach Park; Bonita Beach Road reaches it on a fixed bridge over Big Hickory Pass. It is Bonita Springs' most expensive ground: the single family homes the MLS files as Bonita Beach recorded 19 closings at a $2,600,000 median and $967 per square foot, and the year's top MLS sale in the city, $14,900,525, was on Bonita Beach in August 2026. The older beach condo buildings trade far lower: the Beach and Tennis Club, built from 1977 to 1980, recorded 22 closings at $280,000 for units with a median of 508 square feet, Bonita Beach Club 9 at $668,250 and Casa Bonita 7 at $703,000 with 14 for sale. South of the Lee County line, the Collier County homes of Barefoot Beach (36 at $2,525,000), Little Hickory Shores (4 at $2,137,500) and Hickory Bay West (11 at $440,000) share the Bonita Springs address. Older beach buildings are where Florida's condo inspection and reserve laws bite hardest, so read the condo section below before you write an offer.

Downtown, Old 41 and the Imperial River

Downtown Bonita Springs runs along Old 41 Road and the Imperial River, around Riverside Park and the historic Liles Hotel, and it is where the city has put at least $30 million into redevelopment. The older single family neighborhoods here trade in the middle of the market: Bonita Farms, with homes built from 1947 to 2025, recorded 24 MLS closings at $607,500, Heitmans 14 at $425,000 and Pirates Cove 8 at $665,000, while the Sanctuary at Imperial River condos recorded 13 at $193,000. The whole MLS area that holds these neighborhoods closed 128 sales at $490,000 and $323 per square foot with 3.8 months of supply. The Imperial River is also the city's main flooding source in big storms, so check the flood zone and elevation of any home near the river.

Bonita Bay and the US 41 corridor

Bonita Bay is the city's largest master plan: about 2,400 acres, 2,928 parcels on the county roll (1,575 of them condos) built from 1985 to 2025, and the member-owned Bonita Bay Club. Its 223 MLS closings at an $832,500 median, $353 per square foot, came from every kind of home. Along Bonita Bay Boulevard the towers set the top of the range: Seaglass (11 at $1,960,000), Esperia South (8 at $925,000), Estancia (7 at $1,337,500), Horizons (6 at $1,438,000), Vistas (6 at $1,156,250), Tavira (7 at $2,200,000) and Azure (4 at $2,250,000), with Omega, finished in 2022, at a $4,700,000 county median on its 2025 sales. Low-rise condo villages such as Waterford (13 at $648,800), Wedgewood (10 at $503,475), Harbor Landing (10 at $502,500) and Bay Pointe (10 at $414,512) are the entry points, and single family neighborhoods such as Creekside (7 at $2,000,000) and Woodlake (5 at $1,792,000) are the top. There is no Esperia North building; Esperia South's sister tower is Seaglass. The Enclave near Palmira is a different community from Bonita Bay's Enclave.

Pelican Landing, The Colony and Saltleaf

Pelican Landing is a 2,365-acre master plan in ZIP 34134 whose amenities include a beach park, a private island, a marina and three 18-hole courses run by clubs that are separate from the homes. Its 115 MLS closings had a $585,000 median, and its villages run from Pointe at Pelican Landing condos (7 at $320,000) and Sawgrass Point (9 at $365,000) to Longlake single family homes (12 at $1,237,500). The Colony at Pelican Landing, mostly condos built from 1995 to 2025, recorded 48 closings at $1,400,000 and $501 per square foot, and its newest tower, Infinity at The Colony, recorded 77 builder-direct county sales at $2,995,000 and 10 MLS closings at $3,395,000. Altaira (7 at $2,250,000), Cielo and Terzetto (5 each at $1,350,000) and Palermo (6 at $1,042,500) are The Colony's other buildings. Sorrento at The Colony is not the separate Sorrento condo community in ZIP 34135. North along the bay, Saltleaf's Ritz-Carlton Residences recorded 96 builder sales at $4,397,500, and Estero Bay Shores, an older neighborhood with homes built from 1956 to 2025, recorded 15 closings at $650,000.

Spanish Wells and Bonita Beach Road east

Spanish Wells, whose club is at 9801 Treasure Cay Lane in ZIP 34135, has 1,428 parcels built from 1979 to 2022 and a 27-hole club that sells Golf, Sports and Social memberships. It recorded 74 MLS closings at a $577,500 median, with Marbella at Spanish Wells (22 at $407,500), Las Brisas (10 at $316,250) and the newer Cordova single family homes (8 at $946,500, built 2014 to 2018) inside it. The middle of the city holds several all-single-family neighborhoods without a golf club: Bonita Del Sol, Pulte's community built in 2024 and 2025 (23 at $635,000), Bonita Lakes (16 at $927,500, built 2012 to 2018), Bonita Isles (13 at $529,900), San Carlos Estates (22 at $997,500) and Hawthorne, single family and coach homes built from 2006 to 2013 (24 at $545,000). Highland Woods (34 at $412,500, bundled golf), Vasari (28 at $400,000, bundled golf and a 24-hour manned gatehouse) and Bonita Fairways (27 at $339,000, an executive course) are the lower-priced golf communities.

East Bonita: Bonita National, Village Walk, Valencia Bonita and the Bonita Grande corridor

The newer master plans in the eastern part of the city share one MLS area, which closed 461 sales at a $535,000 median with only 3.8 months of supply. Bonita National, built from 2015 to 2022, recorded 97 closings at $750,000; every home comes with a Golf or Social membership deeded to it. Village Walk, built from 2004 to 2015, recorded 77 at $485,000 with a median of 30 days on market, the quickest of the ten biggest communities in the city. Valencia Bonita, built from 2017 to 2023 by GL Homes and marketed by its developer as an active adult community, recorded 50 at $810,000. Seasons at Bonita (39 at $575,000, built 2018 to 2023), Worthington (55 at $340,000, gated and member-owned bundled golf), Hunters Ridge (34 at $412,500, optional golf), San Remo (20 at $387,500) and Solis Grande (24 at $405,495) fill out the area, and Palmira, across Bonita Beach Road from the approved Revana Lakes site east of I-75, recorded 38 at $725,000. The Bonita Springs Fire District's headquarters is on Bonita Grande Drive, and Midtown at Bonita, the new retail and apartment center, is going up on Bonita Beach Road a quarter mile east of I-75.

Are there condos for sale in Bonita Springs?

Yes, and condos are 42 percent of the market. Lee County recorded 903 condo sales inside the City of Bonita Springs in the 12 months to September 25, 2026, at a $490,000 median and $284 per square foot, from $100,000 to $13,636,540. Without the new-tower sales, the resale condo median was $403,750. Data updated: October 2026.

Bonita Springs condos split cleanly by geography. In ZIP 34134, the bay and beach side, 576 condo sales recorded an $805,000 median, or $560,000 for resales alone, because the Bonita Bay towers, The Colony and Saltleaf are there. In ZIP 34135, 465 condo sales recorded a $349,000 median, all of them resales, in communities such as Highland Woods and Spanish Wells. Countywide, Florida Realtors reported a Lee County townhouse and condo median of $255,000 for September 2026, down 8.9 percent from a year earlier on 5.9 percent more sales, and statewide condo supply stood at 7.7 months against 4.4 months for single family homes, so condos are where Southwest Florida buyers have the most leverage right now.

What Florida condo law means for a Bonita Springs condo buyer

Two Florida laws now shape the price of almost every Bonita Springs condo three stories or taller. The milestone inspection law, section 553.899 of the Florida Statutes, requires a structural inspection of condo and co-op buildings of three habitable stories or more by December 31 of the year the building turns 30, and every 10 years after that; a local building official may move the first inspection to year 25 for buildings near salt water. Phase one is a visual inspection by a licensed engineer or architect, due within 180 days of the local notice, and only a building with substantial structural deterioration goes on to phase two testing, after which repairs must begin within 365 days of the report.

The structural integrity reserve study, or SIRS, under section 718.112(2)(g), requires the same buildings to study and fund reserves for the roof, structure, fireproofing, plumbing, electrical, waterproofing and painting, windows and exterior doors, and any other item over $25,000 (adjusted for inflation) whose failure would damage those. Existing associations had to finish their first SIRS by December 31, 2025, or by December 31, 2026 if they combined it with a milestone inspection, and repeat it every 10 years. Owners can no longer vote to waive or cut those reserves, except in a vote to end the condominium, so an under-reserved building has to raise its dues, levy a special assessment or borrow. The 2025 law (HB 913) added relief valves: associations may fund reserves with a loan or line of credit, may pause or reduce reserve contributions for up to two budgets adopted on or before December 31, 2028 after a recent milestone inspection, and must offer a substitute budget when a proposed budget tops 115 percent of the prior year's assessments.

The same 2025 law gave resale condo buyers seven days, up from three, to cancel after receiving the association documents. Under section 718.116, the association must issue an estoppel certificate within 10 business days of a request, and a new owner is jointly liable with the seller for any assessments unpaid at closing, which is why the estoppel matters. A Fort Myers law firm reported that the 2026 legislative session made no significant change to the condo, co-op or HOA statutes.

What that looks like in one budget: the Villas of Fountain Lakes, a 49-unit condominium in Fountain Lakes, an Estero community with a Bonita Springs 34135 mailing address, adopted 2026 dues of $8,504 a year per unit, or $708.67 a month, including $1,571 a unit for reserves, 18.5 percent of the dues. Its roof reserve held $124,368 against a $747,685 replacement cost, about 16.6 percent funded with 15 years of roof life left. That is a single sample, not a typical figure, but it shows why two buildings with the same price can carry very different monthly costs and very different special assessment risk.

What to ask for before you buy a Bonita Springs condo

Ask the listing agent for these before you write an offer, or make the offer contingent on them:

  1. The estoppel certificate (section 718.116(8)), showing every assessment due, any special assessment and the fees.
  2. The current budget and reserve schedule, and the last 12 months of approved board minutes, which associations must now post on their websites.
  3. The SIRS and the board's signed acknowledgment of it, and the milestone inspection report or the local exemption letter (section 553.899).
  4. Any approved or pending special assessment, line of credit or bank loan, with the repayment schedule.
  5. The master insurance declarations page, the windstorm deductible, which is often a percentage of insured value, and the latest insurance appraisal.
  6. The declaration, bylaws and rules: rental minimums, approval process, pet and vehicle limits, any litigation disclosure and the DBPR question-and-answer sheet.
  7. Whether the building is also in a community development district or a master association, with those budgets too.

Where are the new construction homes in Bonita Springs?

The new construction is a short list: Pulte's Solis Grande townhomes, Vivid Shores with Pulte and Stock Luxury Homes, and three condo towers, the Ritz-Carlton Residences North Tower, Infinity at The Colony and Cabana. By our estimate 262 of the city's 2,162 recorded sales in the 12 months were builder-direct, most of them tower condos. Every builder, price list and fee is on our new construction in Bonita Springs page. Data updated: October 2026.

The bigger pool of new-feeling homes is resale. Seasons at Bonita (547 homes, built 2018 to 2023), Bonita National (1,458 improved parcels, built 2015 to 2022) and Bonita Del Sol (212 improved parcels, built 2024 and 2025) are all past their builder phase: Bonita Del Sol recorded 250 county sales in 24 months at $659,946, 241 of them builder-direct by our estimate, and Pulte no longer lists it. Search Bonita Springs homes built in 2025 or later for the newest listings.

Solis Grande (Pulte)

Solis Grande is Pulte's gated community of 118 townhomes, and it is the lowest-priced new construction in Bonita Springs. On October 24, 2026, Pulte's site showed only quick move-in homes, nine of them from $399,990 to $430,990 with April and May 2027 move-in dates, in plans of about 1,657 to 1,816 square feet with three bedrooms, two and a half baths, a one-car garage and impact glass. Pulte states the community has no CDD; read the recorded declaration for the HOA amount, which the builder page does not show. The county roll shows 78 townhomes built in 2024 and 2025 out of 127 parcels, 90 sales in 24 months at a $429,995 median, every one builder-direct, and 43 builder-direct sales in the last 12 months at $419,000; the MLS counted 24 closings at $405,495, from $379,990 to $450,000. Solis Grande sits just outside the city limits in unincorporated Lee County, in the Bonita Springs Fire district, and Pulte markets it as walking distance to Midtown at Bonita.

Vivid Shores (Pulte and Stock Luxury Homes)

Vivid Shores is a 1,031-acre gated lakefront community in ZIP 34135 with two builders at two price points. Pulte showed 13 homes on October 24, 2026, one of them a quick move-in, with plans from the Brixton at $759,990 (about 2,366 square feet, three to four bedrooms) and the Regency at $809,990 to the Brixton Grande at $929,990 and the Regency Grande from $1,009,990 (about 3,665 square feet, five bedrooms). Stock Luxury Homes builds on 76-foot and 90-foot homesites, about 2,700 to more than 4,000 square feet, from $2 million, with model homes open. The developer lists a 14,000-square-foot clubhouse with fitness and saunas, a resort pool with a beach area, an outdoor restaurant and bar, pickleball, tennis and bocce. No home had closed on the county record or the MLS by our October 2026 read; the 7 MLS listings ran from $1,517,313 to $3,471,465. The City of Bonita Springs created the Vivid Shores CDD in September 2025 (Ordinance 25-11), so expect a CDD line on the tax bill and ask for its budget.

New condos: Cabana, Infinity at The Colony and the Ritz-Carlton North Tower

The Ritz-Carlton Residences North Tower at Saltleaf topped out in September 2026 and is scheduled for 2027 delivery; the developer says the South Tower is nearly sold out and lists select residences from $3 million. Infinity at The Colony, inside Pelican Landing, recorded 77 builder-direct county sales at a $2,995,000 median, and 10 units were for sale on the MLS. Cabana, a resort-style condo development on Bonita Beach Road, advertises residences from the $600,000s to over $4 million; its developer reports Building 1 sold out with occupancy expected in the fourth quarter of 2026 and Building 2 taking reservations, and it markets a voluntary leaseback rental program, so read the program's written terms rather than relying on any projected return.

What is approved but not selling yet (Revana Lakes)

Revana Lakes is Seagate Development Group's planned gated community of custom homes on Bonita Beach Road, east of I-75 and across from Palmira. On January 21, 2026, the City Council approved the annexation of about 89.5 acres, a comprehensive plan amendment covering about 204 acres and a rezoning capped at 299 homes, after a 4 to 3 vote in October 2025 to send the plan change to the state; Gulfshore Business reported room for about 100,000 square feet of retail and office space, and more than 1,200 people had signed a petition asking the city to pause Bonita Beach Road development. No prices, builders or sales center have been published. If you want to hear when it opens, tell us and we will let you know.

Bring your agent on the first builder visit

Most national builders pay a buyer's agent only if the agent registers the buyer on the first visit to the sales center, and some will not add an agent after you have signed in alone. Neither Pulte nor Stock posts its written registration terms for these two communities, so ask before you sign the guest book. Contact Domain Realty Group or call 239-441-2816 before your first model tour, and one of our agents will register you and come with you.

Which Bonita Springs communities have golf, and is membership included?

Bonita Springs golf works five ways. Highland Woods, Worthington and Vasari bundle the club into every home; Bonita National deeds each home golf or social only; Palmira and Hunters Ridge require a social membership and keep golf optional; Bonita Bay, Pelican Landing and The Colony keep their clubs optional; Spanish Wells and Bonita Fairways are open to public play. Club fees and the buyer's path to golf at each club are on our Bonita Springs golf communities page. Data updated: October 2026.

"Bundled" means a club membership is attached to every home and its dues come with ownership. "Optional" means the home and the club are separate purchases, so you can buy without joining. "Member-owned" or "equity" means the members own the club and usually pay an initiation fee or equity deposit to join. Only the club's own documents settle which model applies, so the table lists only what each club or association states.

Community Golf Membership model (as stated by the club or association) MLS closings, 12 months (median)
Bonita National On site Bundled: a Golf or Social membership is deeded to every home 97 ($750,000)
Worthington 18 holes, gated Member-owned bundled community with no equity fee 55 ($340,000)
Highland Woods On site, renovated in 2016 and 2022 Bundled; 2026 club dues $13,812.79 a year 34 ($412,500)
Vasari On site, 24-hour manned gatehouse Every home bundled with membership 28 ($400,000)
Hunters Ridge 18 holes Social membership required for every home; golf optional (2026 association fee sheet) 34 ($412,500)
Pelican Landing Three 18-hole courses: The Colony Golf and Country Club and two Tom Fazio courses at The Nest Golf optional; all costs funded by club members 115 ($585,000)
Palmira 27 holes, 42,000 sq ft clubhouse Member-owned private club with 375 golf members and a waitlist; membership is separate from the home, check current dues 38 ($725,000)
Bonita Bay Bonita Bay Club Member-owned private club; whether a membership is required with a given home is not stated 223 ($832,500)
Spanish Wells 27 holes Club sells Full Club Golf, Sports and Social memberships; bundling not stated 74 ($577,500)
Bonita Fairways Executive course, par 61, 3,488 yards Model not verified 27 ($339,000)
Saltleaf (Ritz-Carlton Residences) Saltleaf Golf Preserve, Raymond Floyd 18 holes plus a nine-hole short course No ownership membership terms found 14 ($5,270,000)

Highland Woods is the one Bonita Springs club with a current, dated fee sheet on its own website, and it shows what a bundled club really costs. The 2026 annual club dues of $13,812.79 break down as $10,020.45 operating, $2,500.00 reserve, $75.00 golf course improvement, $90.00 Palmetto reserve and $1,127.34 for bulk cable and internet. A buyer also pays a one-time $10,000 resale capital contribution, and the estoppel runs $250 to $450. On a $412,500 Highland Woods home, those dues add about $1,151 a month on top of the mortgage, taxes and insurance, which is the real comparison against an optional-golf community where you pay only if you join.

Pelican Landing shows the other side. Its community association's April 2026 resale estoppel form for an Infinity unit lists a prorated 2026 common assessment of $2,362.19 from January 6, 2026, a $6,000 resale capital contribution, a $299 estoppel fee (plus $100 expedited or $150 if delinquent) and no board approval or right of first refusal for that unit type, while golf at The Colony or The Nest is a separate membership. Neighborhood and condo associations inside Pelican Landing charge their own dues on top. No Bonita Springs club posts current initiation fees or dues on an official page except Highland Woods, so for Bonita Bay, Palmira or Spanish Wells ask the club's membership office for the current offering sheet and ask the seller for a current estoppel, which shows every recurring charge.

Which Bonita Springs homes have Gulf access, and what limits the boats?

2,027 Bonita Springs-address parcels carry a seawall or boat dock on the county roll, and 125 of them sold in 12 months at a $725,000 median. That count includes lake seawalls, so it is a waterfront proxy, and the fixed 10-foot Big Hickory Pass bridge limits what boats can reach the Gulf. Data updated: October 2026.

Feature on the county parcel record Sales, 12 months Median Parcels with it

Bonita Springs boaters reach the Gulf three ways, according to NOAA's Coast Pilot. Big Hickory Pass, at Bonita Beach, is crossed by the Bonita Beach Road bridge, a fixed span with 10 feet of vertical and 40 feet of horizontal clearance, so only low-profile powerboats pass; sailboats and tall tower boats cannot. Private daybeacons mark a channel from the pass south through Hogue Channel, Big Hickory Bay and Fish Trap Bay to the Imperial River, and north through Broadway Channel toward New Pass and Big Carlos Pass, with local knowledge advised. New Pass, north of Big Hickory Island, has a 30-foot bridge but reported severe shoaling in 2016, and Wiggins Pass, in Collier County, is subject to frequent changes. Little Hickory's canal homes reach the Gulf through Big Hickory Pass, so the bridge sets their boat height.

Do not count on dredged water. Florida's June 2026 Big Hickory Pass Inlet Management Plan funds about 19,500 cubic yards a year of sand bypassing, 17,300 to Bonita Beach and 2,200 to Big Hickory Island, and repairs to two Ian-damaged groins, but it excludes navigation dredging from state cost share; about 350,000 cubic yards of offshore sand were placed on Bonita Beach in 2025. Before you buy a canal home, measure the dock depth at low tide, check every bridge between the dock and open water, and ask for the seawall's age and permit history.

For a slip without a waterfront house, the Saltleaf Marina has 72 slips, 10 transient slips and a public boat ramp, and Pelican Landing's association lists a marina, a sailing center and a kayak and canoe park among its amenities. Waterfront in Collier County, at Bonita Shores, Little Hickory Shores and Hickory Bay West, follows Collier's permitting and flood maps.

Are there gated communities in Bonita Springs?

Yes. The gated communities we can confirm from the community's own materials include Worthington, Vasari, Pelican Landing, Bonita Bay, Solis Grande and Vivid Shores, and association records describe Village Walk and Paloma as gated too. Medians run from $340,000 at Worthington to $832,500 at Bonita Bay. Gate type by entrance, guest rules, who pays for the gate and buyer approvals for all 28 gated communities are on our Bonita Springs gated communities page. Data updated: October 2026.

A gate is only one line of a community's cost, and gate staffing is paid for through the association dues, so ask what the gate adds to the budget. Gate status for the many other Bonita Springs communities is not confirmed on an official source, so ask the association before you rely on it. Revana Lakes, planned on Bonita Beach Road, is also described by its developer as gated.

Are there 55+ communities in Bonita Springs?

Yes, a few. Imperial Harbor is deed restricted to residents 55 and older, and Imperial Bonita Estates is a resident-owned 55+ cooperative; both say so on their own sites. Valencia Bonita, built by GL Homes, is 55+ under its HOA rules, Bonita Fairways contains one 55+ neighborhood, and Spring Creek Village is listed as 55+ but we have not confirmed it. Bonita National, Hawthorne, Spanish Wells and Worthington are not age-restricted. Only the recorded declaration or the association’s own rules set an age rule, so read them before you buy. Data updated: October 2026.

Valencia Bonita recorded 50 MLS closings at an $810,000 median in the 12 months, with 21 homes for sale on October 21, 2026, and its 993 residential parcels were built from 2017 to 2023. Its recorded plat name is Bonita Beach Road Estates. Seasons at Bonita and Village Walk have no age restriction we could confirm. The declaration, not a brochure, decides whether an age rule applies. If an age rule matters to you either way, we will pull the declaration from the Lee County Clerk before you make an offer.

Is Bonita Springs in a flood zone?

Much of it is. In a random sample of 240 Bonita Springs residential parcels, 92, about 38 percent, were in a FEMA special flood hazard area (Zone AE or VE). By land area, about 34 percent of the city is in the 100-year floodplain. The city's CRS Class 5 rating cuts NFIP premiums 25 percent. Data updated: October 2026.

Source: our own GIS calculation, labelled as an estimate: the Census Bureau's Bonita Springs city boundary intersected with FEMA's National Flood Hazard Layer, water subtracted, equal-area projection, run October 24, 2026. The resulting 38.45 square miles of land matches the Census land area of 38.42. It measures land, not homes, and much of the AE land is wetland and preserve.

The two measures agree on the shape of the risk: a little over a third of Bonita Springs is in the 100-year floodplain, whether you count land or sampled homes. The city's current FEMA flood maps took effect on November 17, 2022. The city holds Community Rating System Class 5, which FEMA confirmed on November 21, 2024 after warning in March 2024 that it might downgrade the rating, and Class 5 is worth a 25 percent discount on NFIP flood policies; private flood carriers price separately. The city's floodplain office says each foot a home sits above the base flood elevation lowers the annual flood premium by nearly 50 percent, and each foot below roughly doubles it, so ask for the elevation certificate on any home you are considering and check the address on FEMA's Flood Map Service Center.

Flood zone and evacuation zone are different maps

A FEMA flood zone sets flood insurance rules; a Lee County evacuation zone tells you when to leave before a hurricane. Lee County names its surge evacuation zones A through E, with Zone A ordered out first, and it no longer ties them to storm categories. A home can be Zone X on the flood map and still sit in an early evacuation zone, because the two maps measure different things. Look up both for the exact address: the flood zone on FEMA's map service and the evacuation zone on the Florida Division of Emergency Management's Know Your Zone map. Hurricane season runs June 1 to November 30.

Hurricane Ian in Bonita Springs

Hurricane Ian made landfall in southwest Florida on September 28, 2022 at Category 4 intensity, according to the National Hurricane Center. The Center recorded maximum inundation of 8 to 12 feet above ground in Estero, Bonita Beach, Bonita Springs and North Naples, with inland high-water marks of 5 to 7 feet in Bonita and North Naples, and it named the Imperial River among the rivers that took surge. The city's own damage assessment counted 19,427 parcels: 28 destroyed, 1,332 with major damage, 1,660 with minor damage, 3,796 affected and 12,610 unaffected, so about 7 percent of assessed parcels were destroyed or badly damaged. The city collected 252,534 cubic yards of debris by January 27, 2023.

What changed for buyers since then: the new FEMA maps of November 2022, the city's Flood Hazard Reduction Ordinance 22-05, and an August 2026 post-storm permitting guide. Hurricane Irma in 2017 flooded the Imperial River neighborhoods, and the city's voluntary buyout program had bought 13 homes in the Quinn, Downs and Dean area by December 2023 with $5 million in federal disaster funds, while a nine-phase stormwater project is rebuilding drainage there. Ask any seller for the home's storm history, insurance claims and repair permits.

What schools serve Bonita Springs homes?

Bonita Springs homes are in the School District of Lee County's choice system, so families rank schools within a zone. In the 2025-26 state grades, Bonita Springs High earned a B, Bonita Springs Middle Center for the Arts a B, Spring Creek Elementary a B and Bonita Springs Elementary a C. Data updated: October 2026.

Source: Florida Department of Education, 2025-26 School Grades as of September 1, 2026 (SchoolGrades26.xlsx), Lee County rows. Elementary schools earn an A at 62 percent of possible points, middle schools at 64 percent, high and combination schools at 65 percent.

Bonita Springs sits in the district's South choice zone, where high school families can rank Bonita Springs High, Estero High and South Fort Myers High. Bonita Springs High opened in 2018 and offers the FGCU Collegiate and Cambridge AICE programs; the middle school is a Center for the Arts with music, dance, media, theatre and visual arts. Spring Creek Elementary has about 700 students from pre-K to fifth grade and a full-time gifted program. Bonita Springs Elementary is being rebuilt on its campus as a $40 million project due in September 2027. On the state's February 2026 capacity report, Pinewoods ran at 103 percent of capacity, Bonita Springs High at 87 percent, Bonita Springs Elementary and Spring Creek at 85 percent and Bonita Springs Middle at 76 percent. The district as a whole kept a B for 2025-26 with no D or F schools.

Seats are assigned by the district within each zone, so enter the exact address on the district's school enrollment zones map before you rely on a school. Registration opens the first Monday in November, and the choice window runs at student open enrollment in late January. Collier County addresses, such as Barefoot Beach and Bonita Shores, fall under Collier County's school district, not Lee's.

What do property taxes, insurance, HOA and CDD fees cost in Bonita Springs?

A City of Bonita Springs tax bill adds Lee County, the schools, the city's 0.847 mills and the Bonita Springs Fire District, for a 2025 total of 12.797 mills. On a $549,500 homestead that is about $6,525 a year before any CDD or HOA. Lee County's average homeowners premium with wind was $3,576 in July 2026. Data updated: October 2026.

Estimate on a $549,500 purchase (price used as taxable value) School tax Non-school tax Ad valorem total Per month
2025 final rates, with homestead $2,789.82 $3,735.26 $6,525.08 $543.76
2025 final rates, no homestead $2,922.79 $4,109.16 $7,031.95 $586.00
2026 proposed rates, with homestead $2,764.64 $3,771.57 $6,536.21 $544.68
2026 proposed rates, no homestead $2,896.41 $4,149.11 $7,045.52 $587.13

This is an estimate, not a bill. The homestead case takes $25,000 off every levy and a second $25,000 off the non-school levies, so the taxable value is $524,500 for schools and $499,500 for everything else; using 2025's inflation-adjusted second exemption of $25,722 instead lowers the homestead bill to about $6,520. Lee County's just value often sits below the sale price, so a real bill may come in lower, and a home is reassessed at just value on January 1 after it sells, so do not budget from the seller's capped bill. In this district the fire levy is more than twice the city levy: on the homestead case the city's share is $423.08 and the fire district's $972.33. Add non-ad valorem charges such as the city's stormwater fee, $50 a year for homes over 1,800 square feet or $20 for condos and smaller homes, and any CDD. Bills go out in November, are due March 31, and earn a 4 percent discount if paid in November. A parcel in the Estero Fire part of the city (district 255) paid 13.1384 mills in 2025, and an unincorporated Bonita Springs address (district 086) paid 12.8591.

Two changes are on the way. Bonita Springs voters approved up to $35 million in general obligation bonds for the Bonita Estero Rail Trail on August 18, 2026, repaid from city property taxes over up to 30 years; the amount per home is not set until the bonds are issued. And Amendment 3 on the November 3, 2026 statewide ballot would raise the non-school homestead exemption, starting in 2027, and lower the non-homestead assessment cap; it needs 60 percent to pass, so check the result after November 3.

Homeowners and flood insurance

Florida's Office of Insurance Regulation reported Lee County's average homeowners premium with wind at $3,576 a year and without wind at $2,119, and the average condo unit-owner policy with wind at $1,494, in its July 1, 2026 report on data as of March 31, 2026. Those are county averages across every home value and age, so a larger or older home, or one with an older roof, can run higher; Collier County's averages were $5,534 for homeowners and $2,271 for condo owners. Citizens Property Insurance cut its homeowners multiperil rates an average 8.8 percent for 2026, effective July 1 for new policies and at renewal for existing ones. For flood, the average NFIP policy in Lee County was $1,556 a year in a May 2026 summary of FEMA data, and the city's CRS Class 5 discount of 25 percent applies to NFIP policies. A lender requires flood insurance on a federally backed mortgage in a special flood hazard area. Get quotes on the specific home, with its wind mitigation report and elevation certificate, before you finish your inspection period.

CDD and HOA fees, with real examples

A community development district, or CDD, is a special district that builds and maintains a community's roads, water and amenities, and it bills owners on the property tax bill in two parts: operations and maintenance, and debt service on its bonds. Palmira's district, Parklands West CDD, set fiscal 2026-27 assessments from $990.31 for an Enclave four-plex coach home and $1,108.75 for a 50-foot lot to $3,037.19 for a 125-foot Siena lot, with the bonds due to end in May 2032. The Bonita Landing CDD adopted $1,477.81 a year for a 50-foot lot and $1,601.52 for a 60-foot lot for 2027. Vivid Shores has a new CDD created in 2025, and Pulte says Solis Grande has none. The Brooks of Bonita Springs CDDs, despite the name, are inside the Village of Estero.

HOA and club dues are set by each association every year and are not published in one place. The verified examples on this page are Highland Woods' $13,812.79 bundled club dues, Pelican Landing's master assessment and $6,000 resale capital contribution, and the $708.67 monthly dues at one sampled condo. No official source posts current club dues for Bonita Bay, Palmira or Spanish Wells, so ask for the association budget, the club's offering sheet and a current estoppel on the exact home.

What it costs each month to own a Bonita Springs home

Homeowners or condo insurance (Lee County OIR average) $298 ($3,576 a year) $298 ($3,576 a year) $125 ($1,494 a year)
Condo association dues (one 2026 sample) not included not included $709 ($8,504 a year)
Total before HOA, club, CDD and flood about $4,324 about $3,861 about $3,081

Inputs: Freddie Mac's 30-year fixed average of 7.32 percent for October 22, 2026; 20 percent down and a 30-year term are assumptions. Prices are the ZIP 34135 single family resale median ($620,000), the city MLS median for all homes ($549,500) and the ZIP 34135 condo median ($349,000). Tax uses the 2025 district 017 millage with homestead exemptions; insurance is the Lee County average from the OIR July 2026 report; the condo dues are the Villas of Fountain Lakes 2026 budget. This is a model, not a quote.

Add what applies to the exact home: an average NFIP flood policy adds about $130 a month, a bundled club like Highland Woods about $1,151, and a Palmira CDD $83 to $253. A second-home buyer pays the tax without the homestead exemptions, about $7,032 instead of $6,520 on the $549,500 case.

Closing costs for a Bonita Springs buyer

Florida sets the biggest closing taxes by statute. The deed stamp tax is 70 cents per $100 of price, customarily paid by the seller in Lee County. On a mortgage the buyer pays 35 cents per $100 of the loan in note stamps and a 2-mill intangible tax, which on the three worked loans above comes to $1,736 and $992 on the $620,000 home, $1,539 and $879 on the $549,500 home, and $977 and $558 on the $349,000 condo; a cash buyer pays neither. The owner's title insurance premium is set by the state: $5.75 per $1,000 up to $100,000 and $5.00 per $1,000 from $100,000 to $1 million, which comes to $3,175 on $620,000, $2,822.50 on $549,500 and $1,820 on $349,000.

In Lee County the seller customarily pays for the owner's title policy and chooses the closing agent, while in Collier County, including Barefoot Beach and Bonita Shores, the buyer customarily pays; the contract can change either, so it is always negotiable. A buyer also pays the lender, appraisal, inspection, survey and recording costs, prepaid insurance and tax escrows, and any association application fee and capital contribution, such as Pelican Landing's $6,000, Highland Woods' $10,000 or the $2,500 master contribution plus a $2,000 working capital contribution at the Villas of Fountain Lakes.

Can you rent out a Bonita Springs home?

Usually yes, within your association's rules. The City of Bonita Springs requires a $100 rental permit, valid three years and subject to an inspection, for every non-owner-occupied home rented short or long term, except in association-governed buildings of more than six units. State law bars the city from banning vacation rentals, but associations can restrict them. Data updated: October 2026.

Section 509.032(7)(b) of the Florida Statutes stops a city or county from prohibiting vacation rentals or regulating how long or how often they rent, unless the local rule dates from before June 1, 2011. Associations are different. An HOA may amend its rules to prohibit or regulate rentals of less than six months and to bar renting a home more than three times a year, and those two limits bind every owner (section 720.306(1)(h)); other new rental limits bind only owners who buy after the amendment or who agree to it. In a condominium, a rental amendment applies only to owners who consent and to later buyers (section 718.110(13)), so a buyer inherits the declaration as it reads on the day of purchase. One example: the Villas of Fountain Lakes allow leases of at least one month and no more than four a year. Lease minimums and approval steps vary from one association to the next, so read the declaration and rules of the exact community before you count on rental income.

The city counted about 1,100 new residential units and the Midtown commercial center under construction in February 2026, and it is writing a citywide mobility plan, with an open house on October 22, 2026. Two smaller items buyers ask about: an internet relay station approved in 2025 at Bonita Beach Road and Imperial River Road, which city officials describe as a small two-story building for a fiber network rather than a large data center, and East Terry Street, which is being redesigned with stormwater work and a multi-use path. Bonita Beach Road traffic, already a common complaint, will be the test of all this growth, so drive your route at rush hour in season before you buy.

Bonita Springs vs Naples vs Estero: which fits you?

Bonita Springs sits between its two neighbors on price and paperwork. Its city sales recorded a $575,000 median against $525,000 in Estero, while Collier County's single family median was $785,000 in September 2026. Bonita and Estero share Lee County's lower insurance averages and title custom; Naples is in Collier County. Data updated: October 2026.

How to choose by the home you need. If you want the Gulf beach inside your own city, older beach and bay condos with Lee County costs, or a bundled-golf community at a mid-market price, Bonita Springs fits. If you want newer gated single family homes at a slightly lower county median and a town center at Coconut Point, compare Estero. If your search is Gulf-front or in-town luxury and the higher Collier County price and insurance averages are not a barrier, look at Naples. Many buyers tour all three in one weekend, because downtown Bonita Springs is about 16 minutes from Coconut Point and 26 minutes from Fifth Avenue South.
