Seasons at Bonita lots, phases and floor plans
Every Seasons at Bonita home is a detached single-family home, and the lot width is the first thing to know about one: the CDD assessment roll sorts the 548 homes into 197 on 40-foot lots, 263 on 50-foot lots and 88 on 60-foot lots, and the assessment rises with the width.
Lot widths
| Lot width | Homes on the CDD roll |
|---|---|
| 40 feet | 197 |
| 50 feet | 263 |
| 60 feet | 88 |
Ask for the lot width with any listing, because it sets the CDD line on the tax bill.
Phases
| Phase | Homes on the county roll | Built | Median heated sq ft | MLS closings, 24 months | Median sold, 24 months | County sales, 12 months | County median, 12 months |

Captiva Shell Loop runs through all three phases, so confirm the phase from the legal description for the exact address. The CDD's Series 2018 bonds cover 284 homes and its Series 2021 bonds cover 264; ask the district which series applies to a home.

Is there a CDD in Seasons at Bonita?
Yes. Seasons at Bonita lies in the East Bonita Beach Road Community Development District, created by City of Bonita Springs Ordinance 08-02 in 2008 over about 294.85 acres. Every home pays the district's assessment on the Lee County tax bill: an operations charge of $216.05 plus a debt service charge for the bonds that paid for the community's infrastructure, set by lot width and bond series.
The FY2027 CDD assessment by lot width
| Bond series | Lot width | Homes | Operations | Debt service | FY2027 total a year |
|---|---|---|---|---|---|
| Series 2018 | 40 feet | 98 | $216.05 | $1,064.29 | $1,280.34 |
| Series 2018 | 50 feet | 181 | $216.05 | $1,329.71 | $1,545.76 |
| Series 2018 | 60 feet | 5 | $216.05 | $1,595.13 | $1,811.18 |
| Series 2021 | 40 feet | 99 | $216.05 | $1,065.04 | $1,281.09 |
| Series 2021 | 50 feet | 82 | $216.05 | $1,330.65 | $1,546.70 |
| Series 2021 | 60 feet | 83 | $216.05 | $1,596.26 | $1,812.31 |
These are the district's adopted FY2027 figures, for October 1, 2026 to September 30, 2027, and each total is the same as in FY2026. The tax bill applies the county's discount for early payment, so the bill a buyer sees may differ slightly.
How long the CDD debt runs
The Series 2018 bonds had $4,525,000 of principal outstanding in the FY2027 schedule, at 4.375 to 5.000 percent, with the last payment due November 1, 2048. The Series 2021 bonds had $5,365,000 outstanding, at 3.000 to 4.000 percent, with the last payment due May 1, 2051. The adopted budget prints no payoff or prepayment terms, so ask the district manager for a payoff figure on a specific lot before you count on one.
What the CDD does and does not run
The district's budget says it assigned its on-site operation and maintenance to the master association, keeping only a 4.57-acre preserve and a 14 percent share, $34,580 in FY2027, of the costs that four communities share for Bonita Beach Road lighting, landscaping, sidewalks and drainage. The gate, clubhouse, lakes and grounds are the association's responsibility. Three of the five seats on the district's board are up for election in November 2026.
Why the CDD matters when you buy
Florida law requires a seller of a home in a CDD to disclose it in the contract, under section 190.048 of the Florida Statutes. Two homes at the same price can carry assessments about $530 a year apart because of the lot width, so put the CDD line beside the price when you compare.
What does it cost to own a home in Seasons at Bonita?
Ownership costs in Seasons at Bonita come in four parts: the association fee paid quarterly to Seasons at Bonita Community Association, the CDD assessment on the tax bill, a one-time capital contribution at closing, and property taxes. There is no golf membership or club equity to buy.
The association fee
The association's budget sits behind its members-only portal, so the figure here is the 2026 number reported by real estate brokers who read the approved budget: $1,326 a quarter, the same for every home, up from $1,081 in 2025, mostly because of a new bulk Comcast agreement. The estoppel certificate gives the exact current figure.
| Reported 2026 association fee | Per quarter | Per year | Per month |
|---|---|---|---|
| Every home | $1,326 | $5,304 | $442 |
What the association fee covers
Brokers report that the fee covers the gate, the clubhouse and amenities, the lakes and common grounds, reserves, lawn care and irrigation at every home, and Comcast cable and internet under the bulk agreement. Owners maintain their own homes and roofs.
The capital contribution
Brokers report a one-time capital contribution of $3,000 paid by the buyer at closing, set out in the association's resale registration form. Confirm the current amount on the estoppel certificate, which the title company orders under section 720.30851 of the Florida Statutes.
A year of costs, worked example
For a home on a 50-foot lot on the Series 2018 roll, bought near the 12-month median of $575,000, the reported 2026 association fee comes to $5,304 for the year and the FY2027 CDD assessment to $1,545.76, $6,849.76 together before property taxes. The same home on a 40-foot lot would carry a CDD line of $1,280.34 instead, and a buyer pays the $3,000 capital contribution once at closing.
Property taxes and the tax bill
Every Seasons at Bonita parcel is in Lee County taxing district 017, City of Bonita Springs and Bonita Springs Fire, where the 2025 total millage was 12.7970 mills, about $1,280 a year for each $100,000 of taxable value. A homestead owner pays less after exemptions and the Save Our Homes cap under section 193.155 of the Florida Statutes, which resets to market value after a sale. The CDD assessment and county solid waste charge appear as non-ad valorem lines on the November bill from the Lee County Tax Collector.
The association behind Seasons at Bonita
Seasons at Bonita has one homeowners' association: Seasons at Bonita Community Association, Inc., a Florida not-for-profit corporation filed on July 10, 2017, with a mailing address at 16509 Seasons Coast Drive. Castle Group manages it, and owners reach the manager through the association's TownSq site.
The board and the developer
The association's 2026 annual report lists five officers and directors, all with Seasons at Bonita addresses. The land was entitled and its CDD created in 2008, a decade before D.R. Horton opened sales in 2018, which is why the district's bonds and the association's documents carry different dates.
Age and occupancy

Clubhouse and amenities at Seasons at Bonita

The amenity center has a resort-style pool with lap lanes and a spa, a clubhouse room owners can reserve and a kitchen for events. The pool is open from dawn to dusk.
Fitness

Pets
Owners may keep up to three dogs or cats, on a leash outside the home, by broker report.

Vehicles park in garages and driveways, not on streets or lawns, and boats, trailers and recreational vehicles must be kept in the garage. Registered golf carts may use community roads.

A sample is a screen, not a determination, so pull the FEMA map panel and the elevation certificate for the exact address.
