Hunters Ridge Homes for Sale in Bonita Springs, FL

Hunters Ridge homes for sale across single-family streets, villas and three coach home condominiums, with recorded sales by neighborhood, the 2026 social and golf dues and what a buyer pays at closing. Updated October 2026.
All Bonita Springs Communities

Hunters Ridge Golf and Country Club is a gated community of 562 home sites on 275 acres just east of I-75 at the Bonita Beach Road exit, inside the City of Bonita Springs. The homeowners' association owns the 18-hole course and the clubhouse, every home carries a mandatory Social membership, and Golf is an optional membership that runs with the deed. On October 21, 2026 the Southwest Florida MLS showed 5 Hunters Ridge homes for sale, all single-family homes from $439,900 to $799,000, and 34 closings in the previous 12 months at a $412,500 median.

Hunters Ridge is three kinds of home at three price levels: 206 attached villas that sell in the $300,000s and $400,000s, 110 coach home condominiums in Grand Pines, Pheasant Hollow and Lynx Pass in the high $300,000s, and about 246 single-family homes from about $450,000 to $800,000. This page splits every number that way and adds up the 2026 fees by home type, because the quarterly fee changes more between a villa and a house than the club dues do. Hunters Ridge is one of the Bonita Springs communities we track for buyers shopping Bonita Springs homes for sale.

Updated October 2026. Data updated: October 2026.

Key takeaways for Hunters Ridge buyers

  • Hunters Ridge has 562 home sites under its recorded declaration: about 246 single-family homes, 206 villas and 110 coach home condominiums. The Lee County roll shows 560 built homes from 1988 to 2023, all in ZIP 34135 inside the City of Bonita Springs.
  • The MLS recorded 34 Hunters Ridge closings in the 12 months to October 21, 2026, at a $412,500 median, $261 a square foot and 38.5 median days on market; only 5 homes were for sale and 4 were pending, about 1.8 months of supply.
  • Neighborhood medians run from $336,250 for the South villas to $669,500 and $685,000 for the newer single-family sections on Silverthorn Court and L Burton Fletcher Court.
  • Every home pays 2026 Social dues of $4,775. A Golf membership costs $10,526 a year all in, runs with the home that carries it and can be added to a Social home for $50,000 only while the declaration's cap of 420 Golf memberships has room.
  • A buyer pays a $3,000 capital assessment and a $400 transfer fee at closing; there is no CDD and no age restriction.
  • Before club dues and taxes, the 2026 quarterly fee is $582 for a single-family home, $1,878.20 to $1,950.95 for a villa and $2,050 to $2,500 for a coach home.
  • All 60 parcels in our FEMA sample mapped to Zone X, outside the high-risk floodplain, and the community sits in Lee County evacuation Zone C.
  • The guardhouse is staffed around the clock, and leases must run at least 30 days, no more than three times a year.

Hunters Ridge homes for sale right now

On October 21, 2026 the Southwest Florida MLS listed 5 active Hunters Ridge homes, priced from $439,900 to $799,000 with a $759,000 median asking price, and 4 more under contract. At the 12-month pace of about 2.8 closings a month, that is 1.8 months of supply, one of the tightest markets among the Bonita Springs golf communities, so a well-priced Hunters Ridge home rarely waits long.

Ready to tour Hunters Ridge homes?

Every visit starts at the staffed gatehouse on Hunters Ridge Boulevard, and the guards admit only guests and service providers an owner or agent has registered ahead of time. A private showing arranged through your agent is the easiest way to see a villa, a coach home and a single-family home in one trip.

What do Hunters Ridge homes sell for?

Hunters Ridge homes sold for a $412,500 median over the 12 months to October 21, 2026, across 34 MLS closings at $261 a square foot, and for a $446,000 median over five years. Sellers accepted about 95.5 percent of the final list price this year, against about 96.2 percent over five years, so prices have eased from the 2022 and 2023 peak while homes still sell in about five to six weeks.

The 12-month sales covered homes of 1,186 to 2,460 square feet, with a 1,735 square foot median; 22 of the 34 had three bedrooms and 11 had two. The $1,250,000 high in the longer windows is one 4,462 square foot home on Alfred Moore Court that closed in December 2024, the largest house in the community.

The county median roughly doubled from 2019 to 2023, from $252,500 to $514,000, then eased back to about $400,000 in 2026. Sales have held near 30 to 36 a year since 2022. The share of villas and houses sold in a year moves these medians, so compare a home with its own neighborhood. The 2026 county figures run to September 25 and the MLS figures to October 21.

Hunters Ridge sorts into eight neighborhoods by plat and home type, and the price gap between a South villa and a Silverthorn Court house is wider than the gap between Hunters Ridge and its neighbors. The county roll and the association's 2026 budget agree on the home counts, so every number below is filed by neighborhood.

South villas

The 134 Hunters Ridge Villas are the community's first homes, attached villas in two, three and four-unit buildings built from 1988 to 1995 on Maiden Cane Lane, Marsh Elder Court, Glen Hollow Drive, Wild Coffee Court and Hunters Court. They run from 922 to 1,854 square feet, 85 with two bedrooms and 49 with three, each with a garage, and they are the entry price at a $336,250 county median over 12 months. The master association insures and reserves for the villa shells, roofs and painting through the villa quarterly fee.

North villas

The 72 North villas are paired homes on half lots in Hunters Ridge North Unit Two, built from 1998 to 2005 on Fox Ridge Drive and F B Fowler Court. They are larger than the South villas, at about 1,700 square feet, and they sold for a $450,000 county median over 12 months. The 2026 reserve schedule gives the North villa roofs 22 years of remaining life, far longer than the South villas.

Single-family homes in the original sections

The original single-family streets, Hunters Ridge Drive, Glen Hollow Drive, Sweet Bay Lane and Buttonbush Place, hold 112 homes built mostly from 1988 to 1998, with a few rebuilt since, at a median of 1,787 square feet. They sold for a $465,000 county median over 12 months and $527,000 over five years.

Phase 5, 5B and Silverthorn Court

Phase 5 and 5B add 70 single-family homes from 1993 to 2006 on Silverthorn Court, Hunters Lakes Court and part of Hunters Ridge Drive, the largest at about 3,000 square feet. Silverthorn Court was among the last sections built, by Parker Hunters Ridge, LLC, and these homes carry the community's highest prices, a $669,500 county median over 12 months.

Hunters Ridge North single-family homes

Hunters Ridge North Units 3 to 5 hold 62 single-family homes from 1999 to 2021 on L Burton Fletcher Court and Alfred Moore Court, at a 2,101 square foot median. Three of the five homes for sale in October 2026 were on L Burton Fletcher Court, and the community's two largest recorded sales, $930,000 and $1,250,000, were on Alfred Moore Court.

Condos in Hunters Ridge

Hunters Ridge has 110 coach home condominium units in three associations, Grand Pines, Pheasant Hollow and Lynx Pass, each with its own pool and cabana, and every unit has a garage. All three condominium associations have been self-managed since January 1, 2022, and none of them had a unit listed for sale on October 21, 2026.

Grand Pines

Grand Pines Condominium at Hunters Ridge is 46 units in two-story buildings on Fox Ridge Drive, built from 1996 to 2005 under a 1996 declaration recorded at Official Records Book 2687, Page 2325. Units run from 1,331 to 1,743 square feet with two or three bedrooms, and they sold for a $365,000 county median over both 12 months and five years. Grand Pines allows dogs and cats under 10 pounds.

Pheasant Hollow

Pheasant Hollow at Hunters Ridge is 40 units in ten four-unit buildings on Hiram Street, built in 2006 by Parker Hunters Ridge, LLC. The developer's filing describes two plans: two bedrooms plus den or three bedrooms at 1,647 to 1,667 square feet, and three bedrooms plus den or four bedrooms with a bonus room over the garage at 2,150 square feet, each with a 438 square foot lanai and a two-car garage. Pheasant Hollow allows two household pets.

Lynx Pass

Lynx Pass at Hunters Ridge is 24 units in three eight-unit buildings on Donnavid Court, also built in 2006 by Parker Hunters Ridge, LLC, with two bedrooms plus den or three bedrooms at 1,627 to 2,021 square feet. Lynx Pass is the smallest neighborhood in Hunters Ridge, with two sales in five years, so a listing there comes up rarely. Lynx Pass allows two household pets.

Do Florida's condo safety laws apply here?

Florida's structural integrity reserve study law, section 718.112, and the milestone inspection law, section 553.899, apply to condominium buildings three habitable stories or taller. On the Lee County parcel layer every Grand Pines, Pheasant Hollow and Lynx Pass building has at most two stories, so none of the three is inside those rules. Each association still keeps its own reserves and roof plan, so ask for the current budget and the last reserve schedule with the resale documents under section 718.503.

Condominium insurance

Under section 718.111 a condominium association insures each building as originally installed, and the unit owner insures interior finishes, fixtures, appliances and contents with an HO-6 policy. The building premium is paid through the association's dues.

A Golf membership adds $5,751 a year, plus $600 of golf capital assessment until January 2027, so a single-family home with Golf runs about $15,338.80 a year before taxes. These totals come from the association's 2026 fee sheet; ask each condominium association whether it bills anything beyond the master fee.

A worked example: a single-family home at the median

Take a Hunters Ridge single-family home bought for $408,000, the 12-month county median, by a non-homestead owner. A year of Social-level ownership costs $9,587.80 in association charges and about $5,221 in property tax at the 2025 rate of 12.7970 mills, a total of about $14,809 or about $1,234 a month, before insurance. At closing the buyer also pays $3,400 for the capital assessment and transfer fee.

The South villa roof reserve

The 2026 reserve schedule puts the South villas' roof replacement at $4,221,000 with nine years of remaining life. The fund held $653,737 on September 30, 2025, and the schedule shows $1,519,560 unfunded against its target, about $11,340 a villa if it were collected at once. The association funds villa roofs through the villa quarterly fee, so a South villa buyer should read the latest reserve study and board minutes on roof funding before writing an offer.

The associations behind Hunters Ridge

Hunters Ridge Community Association, Inc. is a Florida not-for-profit corporation, Document N26528, filed May 20, 1988 and active on Sunbiz. It owns the golf course, clubhouse, activity center, pools and courts, runs the club as Hunters Ridge Country Club and manages the community with its own on-site staff rather than a management company. The three condominiums have their own associations.

Lynx Pass Condominium Association, Inc.N0400000725324

The single-family homes and villas have no separate neighborhood association; the master association runs their budgets. The September 2026 newsletter reports that the association and its club company will combine on January 1, 2027.

Property taxes and the tax bill

Every Hunters Ridge parcel is in Lee County taxing district 017, City of Bonita Springs and Bonita Springs Fire, where the 2025 total millage was 12.7970 mills, or $12.80 per $1,000 of taxable value. There is no community development district on the roll or in the association's documents, so the tax bill carries no CDD line. A homestead owner pays less after exemptions and the Save Our Homes cap under section 193.155, which resets to market value after a sale. Solid waste and other non-ad valorem charges appear on the November bill from the Lee County Tax Collector, which offers up to a 4 percent discount for November payment.

Is golf membership required at Hunters Ridge?

No. A Social membership is required for every home, and Golf is optional. Under the recorded declaration the membership type runs with the home: a buyer takes whatever membership the seller's home carries, Golf, Social or a pre-1991 Charter membership. The declaration caps total memberships at 562 and Golf memberships at 420, and the 2026 budget funds dues for 358 Golf members. A Social home can add Golf for the $50,000 upgrade only while the cap has room, and an owner who gives up Golf can regain it only on the terms then in force.

That makes the membership attached to a home part of its price. Before you write an offer, ask the listing agent and the association office which membership the home carries, and compare it only with sales of homes carrying the same one. Our Bonita Springs golf communities page compares Hunters Ridge with the bundled and semi-private clubs nearby.

What a Social membership includes

Social members use the clubhouse, dining, the activity center, pool, fitness room and courts. They may book one tee time a month for themselves and a spouse, one day ahead, and may not bring golf guests.

Hunters Ridge Golf and Country Club and daily life

The 18-hole, par 72 course was designed by Gordon Lewis and is rated 69.3 with a slope of 123 for men from the back tees and 75.2 with a slope of 134 for women from the same tees, on the Florida State Golf Association's USGA ratings, with six sets of tees. Golf members pay no green fees, and the course is irrigated with treated effluent from the community's own plant.

Course renovation and 2026 work

Gordon Lewis walked members through a full course renovation in January 2022, with new tees, bunker sand and coquina cart paths. In summer 2026 the club finished a new bridge at the 13th hole, and it has engaged USGA consultants for a five to ten year course and greens plan.

Clubhouse, Community Center and dining

The 13,500 square foot clubhouse holds the Main Dining Room and the Grill Room with outdoor dining, and there is a poolside bar and restaurant. The association's Community Center renovation and expansion, budgeted at about $3,000,000, is open, and the September 2026 newsletter reports it came in slightly under budget, with a grand opening this fall. It was paid for partly from reserves and partly by the $4,000 member assessment.

Racquets, fitness and pools

The club has four tennis courts, eight pickleball courts and four bocce courts, with lighted tennis and pickleball, plus croquet. The 5,000 square foot activity center holds the fitness room with a full-time instructor, a library and card rooms, beside a 2,500 square foot lap pool, sun deck and spa. Golfers also have a driving range, chipping and putting greens and three golf simulator studios.

Gates and access

Hunters Ridge has two gates. The main gate on Hunters Ridge Boulevard has a guardhouse staffed 24 hours, and a second resident gate opens onto Bonita Grande Drive between 6:30 am and 10:00 pm. Residents use RFID tags, and guests and contractors must be registered with the office or the gatehouse in advance. Our gated communities in Bonita Springs page compares every gate in the city.

Hunters Ridge rules worth knowing before you buy

Hunters Ridge's recorded declaration and the association's Rules and Regulations govern leasing, pets, parking and exterior changes for every home, and the condominium documents add their own pet limits. These are the rules buyers ask about most; the full documents come with the resale package and the association posts them online.

  • Leases must run at least 30 consecutive days, no more than three times a year and no longer than one year, renewable once, and the board approves every lease in advance.
  • While a home is leased, the owner gives up use of the amenities except the restaurant, and a tenant plays golf only when the home's Golf membership is transferred to them.
  • No boats, trailers, recreational vehicles or commercial vehicles may be kept outside, and there is no street parking.
  • Fences are not allowed, garages may not be enclosed, and exterior changes, including paint and hurricane shutters, need Architectural Review Board approval.
  • For-sale signs are limited to 6 by 12 inches unless the board allows otherwise.
  • Private golf carts must be electric, registered each year and insured.
  • No aggressive dog breeds, hybrids or reptiles are allowed anywhere, and pets are not allowed on the course, courts, pool or clubhouse grounds.
  • Contractors work weekdays and Saturdays from 7 am to 5 pm, never on Sundays.

Is Hunters Ridge in a flood zone?

No part of our sample was in a high-risk zone. We checked 60 randomly chosen Hunters Ridge parcels against FEMA's National Flood Hazard Layer, and all 60 mapped to Zone X, an area of minimal flood hazard outside the 1 percent annual chance floodplain, where a federally backed mortgage does not require flood insurance. Hunters Ridge also sits in Lee County's evacuation Zone C at every sampled point, well inland of the coastal zones A and B. A sample is a screen, not a determination, so pull the FEMA map panel and the elevation certificate for the exact address.

Hurricane history

The City of Bonita Springs reported more than 19,000 damage assessments citywide after Hurricane Ian in 2022, and Lee County also carried federal disaster declarations for Helene and Milton in 2024. We found no association, city or county record of storm damage specific to Hunters Ridge. Ask the seller and the association for any insurance claims, the roof date and impact window or shutter permits on the home you choose.

Built from 1988 to 2006

Hunters Ridge was developed in stages. The association was incorporated on May 20, 1988 and its original declaration was recorded at Official Records Book 2003, Page 4209; the first villas and single-family homes went up from 1988 to 1990, and BBA Development Corp., registered in 1990, served as master developer through the 1990s. Grand Pines followed from 1996 to 2005 and the North villas from 1998 to 2005, and Parker Hunters Ridge, LLC built the last sections, Silverthorn Court, Pheasant Hollow and Lynx Pass, by 2006. The roll shows 128 homes from the 1980s, 199 from the 1990s and 228 from the 2000s, and about half of all homes, 290 of 560, carry a pool on the county layer. The declaration was most recently amended and restated in July 2025.
