Highland Woods Homes for Sale in Bonita Springs, FL
Highland Woods Golf and Country Club is a gated, bundled golf community of 799 residences on US 41 in the City of Bonita Springs, about 1.6 miles from the shops and riverfront of Old 41 downtown. Every owner is an equity member of the club with full golf privileges, and every home was built from 1996 to 2001. On October 21, 2026 the Southwest Florida MLS showed 26 Highland Woods homes for sale, from $299,000 to $1,099,000, and 34 closings in the previous 12 months at a $412,500 median.
Highland Woods is five neighborhoods with very different prices: Heathermoor and Terrace condominiums that sell from the $200,000s to about $400,000, St Andrews Verandas condominiums near $410,000, and villas and single-family homes on the course from about $600,000 to $1,100,000. This page splits every number that way and adds up what ownership costs, because the bundled club dues, $13,812.79 in 2026, are the largest line in a Highland Woods budget. Highland Woods is one of the Bonita Springs communities we track for buyers shopping Bonita Springs homes for sale.

How Highland Woods prices moved, 2019 to 2026
| Year | County qualified sales | County median |
|---|---|---|
| 2019 | 44 | $191,000 |
| 2020 | 51 | $230,000 |
| 2021 | 105 | $232,000 |
| 2022 | 72 | $389,500 |
| 2023 | 50 | $448,500 |
| 2024 | 39 | $429,000 |
| 2025 | 40 | $430,000 |
| 2026 (to Sep 25) | 25 | $415,000 |
The county median more than doubled from 2019 to 2023, from $191,000 to $448,500, as the market rose and more single-family homes traded, then settled near $430,000. Sales volume peaked at 105 in 2021 and has run at about 40 a year since 2024. The mix of condominiums and houses sold in a year moves these medians, so compare a home with its own neighborhood.
Which Highland Woods neighborhood fits your search?
Highland Woods sorts into five neighborhoods by home type and building height, and the price gap between them is wider than the gap between Highland Woods and its neighbors. The county roll and the club's own roster agree on the same five groups, so every number below is filed by neighborhood.
| Neighborhood | Home type | Units on the roll | Built | Living area (median) | County 12-month sales, median | County 5-year median |
|---|---|---|---|---|---|---|
| Highland Woods Phase 1 | single-family homes and villas | 132 | 1996 to 1999 | 1,399 to 2,967 sq ft (1,730) | 5, $605,000 | $595,000 |
| Highland Woods Phase II | single-family homes | 31 | 1996 to 2000 | 1,774 to 2,949 sq ft (2,214) | 2, $1,100,000 | $849,000 |
| Highland Woods Phase III | single-family homes and villas | 69 | 1998 to 2001 | 1,487 to 3,625 sq ft (1,749) | 2, $612,500 | $563,750 |
| St Andrews Verandas I to VIII | two-story condominiums | 356 | 1996 to 2000 | 1,256 to 1,556 sq ft (1,327) | 16, $412,500 | $420,000 |
| Terrace I to IV at Highland Woods | three and four-story condominiums | 120 | 1997 to 1998 | 1,130 to 1,294 sq ft (1,161) | 6, $317,500 | $320,625 |
| Heathermoor Golf I to III | three-story condominiums | 90 | 1996 | 1,042 to 1,125 sq ft (1,042) | 4, $262,500 | $310,000 |
The six rows add to 798 units and 35 sales in 12 months, the same totals as the county file above. The club counts 799 residences.
Single-family homes and villas
The 232 single-family lots sit on Summer Greens Drive and Clarkston Drive across Phases 1, II and III. Villas I and II are smaller attached homes with two-car garages, and the detached homes run to 3,625 square feet, many with private pools and golf or lake views. Phase II is the premium section: its 31 homes have the largest median size and the highest prices in the community.
St Andrews Verandas
St Andrews Verandas is the largest neighborhood, 356 two-story condominium units in eight associations along Clarkston Drive and Sunderland Drive. Every unit is a two-bedroom on the roll, with 1,256 to 1,556 square feet, and they sold for a $412,500 county median over the last 12 months.
Terrace at Highland Woods
The four Terrace buildings hold 120 condominium units, 30 per association, in three and four-story buildings on Highland Woods Boulevard built in 1997 and 1998. Terrace units are the community's mid-priced condominiums, at a $317,500 county median over 12 months.
Heathermoor
Heathermoor Golf I to III is 90 condominium units in three-story buildings from 1996, the oldest and smallest homes in Highland Woods at 1,042 to 1,125 square feet. Heathermoor is the community's entry price, with a $262,500 county median over 12 months and a $310,000 median over five years.
Condos in Highland Woods
Condominiums are 566 of the 798 homes on the roll, so most Highland Woods buyers are buying a condominium. Two-bedroom units dominate: the roll shows 689 two-bedroom homes across the community. Our Bonita Springs condos for sale page compares Highland Woods condominiums with every other Bonita Springs condominium market.
What Florida's condo safety law means here
Florida's structural integrity reserve study law, section 718.112, applies to condominium buildings three habitable stories or taller, and the milestone inspection law, section 553.899, applies to the same buildings once they reach 30 years from their certificate of occupancy. On the Lee roll the 90 Heathermoor units sit in three-story buildings and the 120 Terrace units in three and four-story buildings, so about 210 Highland Woods condominium units are inside both laws, while the 356 St Andrews Verandas units are in two-story buildings and outside them. Associations that existed by July 1, 2022 had to complete the study by December 31, 2025, with a final outer deadline of December 31, 2026 where a milestone inspection is due. Before you buy in Heathermoor or Terrace, ask the association for its study, its milestone report if one is due, and the current budget with reserve funding.
Condominium insurance
Under section 718.111 the association insures each building as originally installed, and the unit owner insures interior finishes, fixtures, appliances and contents with an HO-6 policy. The association must update the building's replacement cost appraisal at least every three years, and its premium is paid through the neighborhood association's dues.
Single-family homes in Highland Woods
The 232 single-family homes and villas sold for a county median of about $605,000 to $1,100,000 by phase over the last 12 months, and about $564,000 to $849,000 over five years. Only nine single-family sales were recorded in 12 months, so a single closing moves these medians, and our team prices any single-family offer against the exact phase and floor plan.
Single-family homes vs villas vs condominiums
| Single-family homes and villas | St Andrews Verandas | Terrace and Heathermoor | |
|---|---|---|---|
| Units | 232 | 356 | 210 |
| Buildings | detached homes and attached villas | two-story buildings | three and four-story buildings |

| County 5-year median | $563,750 to $849,000 by phase | $420,000 | $310,000 to $320,625 |

| Club dues | same $13,812.79 | same $13,812.79 | same $13,812.79 |
Because the club dues are the same for every residence, they weigh more heavily on a $262,500 Heathermoor condominium than on a $1,100,000 Phase II home, so compare all-in monthly costs, not only prices.
What does it cost to own in Highland Woods?
Every Highland Woods owner pays the club's annual dues, $13,812.79 for 2026, plus a $500 food and beverage minimum, plus the dues of the neighborhood association for that home, plus property taxes. A buyer also pays the club a $10,000 resale capital contribution and a $250 to $450 estoppel fee at closing, before any neighborhood association charges.
| 2026 club dues line | Amount |
|---|---|
| Operating and maintenance fund | $10,020.45 |
| Replacement reserve fund | $2,500.00 |
| Golf course improvement fund | $75.00 |

| Bulk cable and internet | $1,127.34 |
| Total annual club dues | $13,812.79 |
| Per month | $1,151.07 |
| Food and beverage minimum (per year) | $500 |
The dues are billed by October 31 and due on or before January 1, and they include bulk cable and internet. An unused food and beverage balance is not carried past December 31.
What changed from 2025 to 2026
The club's 2025 schedule set dues at $10,815.36 and the capital contribution at $6,500. For 2026 the dues rose $2,997.43, or 27.7 percent, and most of the increase is the replacement reserve, which went from $950 to $2,500. The capital contribution rose to $10,000. The Board of Trustees sets the contribution each year, and the amount due is fixed by the closing date.

A worked example: a St Andrews Verandas condominium
Take a two-bedroom Verandas unit whose 2025 proposed property tax bill was $4,432.68 for a non-homestead owner. A year of ownership costs $13,812.79 in club dues, $500 in food and beverage minimum and $4,432.68 in taxes, a total of $18,745.47 or about $1,562 a month, before the Verandas association's own dues and the owner's HO-6 policy. At closing the buyer also hands the club $10,250 to $10,450 for the capital contribution and estoppel.
The associations behind Highland Woods
Highland Woods Golf and Country Club, Inc. is a Florida not-for-profit corporation, Document N95000000818, filed February 20, 1995 and active on Sunbiz; it describes itself as a private, member-owned club with one membership type, Owner Equity Members. Under it sit separate associations for each condominium group, the villas and the single-family homes. Five management companies serve them, and the single-family association is run by its own officers.
| Neighborhood group | Management on the club's 2026 sheet |
|---|---|
| Verandas II | NextGen Management |
| Verandas III and V | Resort Management |
| Verandas IV, VII and VIII | Tropical Isles Management |
| Verandas VI, Heathermoor I to III, Terrace I and II | Compass Rose Management |
| Verandas I, Terrace III, Villas I and II | Alliant Property Management |
| Terrace IV | Gulf Breeze Management |
| Single-family homes | association officers |
The club does not publish neighborhood association dues, and they differ by building. Ask for each association's current budget before you write an offer; we will request it with the listing documents.
Property taxes and the tax bill
Every Highland Woods parcel is in Lee County taxing district 017, City of Bonita Springs and Bonita Springs Fire, where the 2025 total millage was 12.7970 mills, or $12.80 per $1,000 of taxable value. There is no community development district line in that district. As a rough guide, a non-homestead owner taxed on a $412,500 value would pay about $5,279 a year in ad valorem tax; a homestead owner pays less after exemptions and the Save Our Homes cap, which resets to market value after a sale. Solid waste and other non-ad valorem charges appear only on the November bill from the Lee County Tax Collector, which offers up to a 4 percent discount for November payment.
Is golf membership required at Highland Woods?
Yes. Highland Woods is a bundled club: every owner of a lot or living unit is a member, with full golf privileges, so golf, the clubhouse, dining, fitness, racquet sports and the pools come with the deed. There is one membership type, Owner Equity Members, no separate initiation fee and no golf versus social choice. Membership activates 24 to 48 hours after the deed and fees reach the club office. Our Bonita Springs golf communities page compares Highland Woods with the optional and semi-private clubs nearby.
Highland Woods Golf and Country Club and daily life
The 18-hole, par 72 course was designed and built by architect Gordon Lewis and plays 6,799 yards from the back tees, rated 73.6 with a slope of 140 on the club's 2025 scorecard, down to 3,373 yards from the forward tees. Six tee sets and three combination tees fit a wide range of players. Holes 12 and 13 border Tuttle Preserve, an environmentally protected area played as a penalty area.
Practice facilities
The practice area includes an aqua driving range with a 50,000 square foot tee and a mat area, a 7,000 square foot putting green and an 11,400 square foot chipping and putting area with three bunkers. PGA professionals run clinics and lessons.
Clubhouse, dining and the 2016 and 2022 renovations
The club completed a $6.5 million renovation in 2016 that added a two-story cart barn with a fitness center above it, redid the clubhouse interior and the Grille Room kitchen, and spent $1.6 million re-grassing the course and replacing the greens. Project '22, an $8.3 million renovation, added six pickleball courts, resurfaced the tennis courts, built an indoor and outdoor cafe and a zero-entry pool, and opened a new golf shop. Dining is at the Grille Room, overlooking the 18th green, and The Woods Cafe at the pool.
Fitness, racquets, bocce and pools
The fitness center is open 24 hours, with a 1,750 square foot equipment room and a 1,750 square foot studio. Racquet players have three lit tennis courts and six pickleball courts with daily open play, and there are three bocce courts with seasonal leagues. The community has seven heated common pools: the resort-style clubhouse pool and six neighborhood pools.
Gates and access
Highland Woods has one main entrance, on Highland Woods Boulevard off US 41, with a gatehouse and a visitors' lane. Residents enter guests in the club's ISN online pass system, which can take up to 15 minutes to reach the gate, and request RFID access devices through the administration office. The club does not publish gatehouse staffing hours. Our gated communities in Bonita Springs page compares every gate in the city.
Rules worth knowing before you buy
- Owners may transfer club privileges to a tenant at most 12 times a year, for a minimum of 30 consecutive days, with a transfer application, a fee and General Manager approval; neighborhood documents may require longer minimum leases.
- Boats, trailers, campers, motor homes, recreational vehicles and pick-up trucks may not be parked overnight unless fully enclosed or approved; Heathermoor and Terrace residents may park a pick-up in an assigned carport with their association's approval.
- The community speed limit is 20 miles an hour, and there is no parking on the grass.
- Walking pets on the golf course is prohibited.
- Privately owned golf carts are not allowed on club property except for temporary medical need, so carts are club carts.
- For-sale signs follow a club standard: one small green-on-cream sign per veranda, villa or home, and a chain sign at Terrace and Heathermoor.
Is Highland Woods in a flood zone?
Most of it is not in a high-risk zone. We checked 60 randomly chosen Highland Woods parcels against FEMA's National Flood Hazard Layer: 49 mapped to Zone X, outside the 1 percent annual chance floodplain, and 11 mapped to Zone AE, a coastal floodplain with a 9 foot base flood elevation (NAVD88), where a federally backed mortgage requires flood insurance. Highland Woods also sits in Lee County's evacuation Zone A, the first zone called to leave before a storm surge. A sample is a screen, not a determination, so pull the FEMA map panel and the elevation certificate for the exact address.
Hurricane history
Lee County carried federal disaster declarations for Hurricane Ian in 2022 and Hurricanes Helene and Milton in 2024. FEMA's individual assistance records for the whole of ZIP 34135 show only a handful of homeowner registrations in each storm, and we found no club or county notice of storm damage or a course closure at Highland Woods. Ask the neighborhood association and the seller for any insurance claims, roof dates and impact window or shutter permits on the home you choose.
Schools near Highland Woods
The School District of Lee County assigns schools by address through its enrollment zones. For 2026 to 2027 Highland Woods falls in elementary zone Q, middle zone GG and high zone South 3 on the district's own zone layer, and the district places each student within those zones through its choice plan. Check the exact address in the district's SchoolSite Locator before you rely on a particular school.

Built in six years, 1996 to 2001
Highland Woods went up in one wave: the club incorporated in 1995, Heathermoor was built in 1996, the Verandas and the single-family phases from 1996 to 2000, Terrace in 1997 and 1998, and the last Phase III homes in 2001. That is why every sale is a resale, why the neighborhoods age together, and why the club raised its replacement reserve to $2,500 a home in 2026 while the condominium buildings work through Florida's newer reserve and inspection rules.
