Golf Communities in Bonita Springs, FL
Bonita Springs has 12 golf clubs, and each one sells golf to home buyers in one of five ways: bundled into every home, bundled by deed, a mandatory social club with optional golf, an optional private club, or public and semi-private play. This page compares all 12 with dated 2026 fees from the clubs' own documents, USGA course ratings, recorded sales and homes for sale. For the whole city's market, start with Bonita Springs homes for sale.
In the 12 months to September 25, 2026, Lee County recorded 734 home sales inside Bonita Springs golf communities at a $750,000 median, against 1,303 sales at a $540,000 median in the rest of Bonita Springs. The three busiest golf communities were Bonita Bay (184 recorded sales at $1,099,000), The Colony at Pelican Landing (146 at $2,150,000) and Pelican Landing (83 at $714,000).

Domain Realty Group, the #1 team in Southwest Florida since 2012, shows homes in every club on this page, and the comparison below is the same one we build for buyers before a first tour: what the club costs, how golf reaches the buyer, and what the recorded sales say.
Key takeaways for Bonita Springs golf community buyers
- Five membership models run Bonita Springs golf: bundled (Highland Woods, Worthington, Vasari), bundled by deed (Bonita National), mandatory social with optional golf (Palmira, Hunters Ridge), optional private clubs (Bonita Bay Club, The Colony, The Nest) and public or semi-private golf (Spanish Wells, Bonita Fairways, Saltleaf Golf Preserve).
- At Bonita National, 866 of 1,449 homes carry a golf deed. The club's August 1, 2026 packet lists golf and social homes by street, and a social home can never be upgraded to golf.
- Three bundled clubs publish 2026 dues: Highland Woods $13,812.79, Vasari $13,601.02 (association budget) and Worthington $13,058 a year. None charges an initiation fee, but each charges a one-time capital contribution at resale: $10,000, $12,000 and $12,500 in 2026.
- Optional golf costs far more up front: Palmira's golf initiation is $100,000 (2026, non-refundable and non-transferable), and The Colony's is $175,000 with its 275 golf memberships fully committed, so new members join through the $40,000 Sports category first.
- Our math from the clubs' published 2026 fees puts a Worthington golf household at $16,079.88 a year and $28,579.88 in year one, and a Palmira golf member at $22,430.12 a year and $122,430.12 in year one, both including sales tax where the club applies it.
- Capital charges are rising fastest: Highland Woods' resale capital contribution went from $6,500 (2025) to $10,000 (2026), Vasari's from $5,129 (2024) to $12,000 (2025), and Palmira's golf initiation from $50,000 (2020) to $100,000 (2026).
- The steepest courses in Bonita Springs by USGA Slope Rating are Cypress and Bay Island at Bonita Bay Club and Vasari, all 143 from the back tees; the longest is Cypress at 7,436 rated yards.
- Bonita National sold 54 homes at a $994,000 median on the county record (12 months to September 25, 2026) and its MLS median rose 37 percent year over year, the biggest rise among the golf communities.
- In a 30-parcel FEMA flood sample per community (October 2026), seven of the 12 sampled golf communities (San Remo, inside Palmira, sampled on its own) had no sampled parcel in an A or V zone; Bonita Bay had 24 of 30.
- Bonita Springs regulates golf course conversions through City Ordinance 19-07, and Florida's 2026 Infill Redevelopment Act does not reach Lee County.
Which Bonita Springs communities have golf, and how does membership work?
Bonita Springs golf works five ways. Highland Woods, Worthington and Vasari bundle the club into every home; Bonita National deeds each home golf or social only; Palmira and Hunters Ridge require a social membership and sell golf separately; Bonita Bay Club, The Colony and The Nest are optional private clubs; Spanish Wells, Bonita Fairways and Saltleaf are open to public play. Data updated: October 2026.
The five models, as each club's own documents describe them:
- Bundled, every home. Every owner is a club member and pays club dues, with no initiation fee, but the buyer pays a one-time capital contribution at closing. Highland Woods says "This is a bundled club." Worthington calls itself a "member-owned bundled community." Vasari says membership "is included with home purchase."
- Bundled by deed. Every home carries a membership, but the deed decides which kind. Bonita National's homes are deeded "SOCIAL or GOLF & SOCIAL," and a social home becomes a golf home only if its owner buys a different, golf-deeded home.
- Mandatory social, optional golf. Every home carries a club membership, and golf is an added cost. At Palmira, home ownership includes the Renaissance Center Club, while The Golf Club at Palmira is a separate member-owned club that does not require residency. At Hunters Ridge, every home carries a Charter, Golf or Social membership that runs with the title, and social homes may buy golf only when a slot opens under the 420-member golf cap.
- Optional private club. The home and the club are separate purchases. Bonita Bay Club is "a separate entity within the community of Bonita Bay." The Colony's golf and sports memberships are by application. Pelican Landing's master association says golf "is completely optional," with costs funded by club members.
- Public or semi-private. No membership is needed to play. Spanish Wells says it "is not an Equity Club" and keeps its course open to the public, with Cordova the one neighborhood whose homes must join. Bonita Fairways is a privately owned public executive course. Saltleaf Golf Preserve sells tee times, not memberships.
What does bundled golf mean in Bonita Springs?
Bundled golf means the golf membership comes with the home: the owner of record is a member, pays the club's dues every year and never pays a separate initiation fee to join. Data updated: October 2026.
Bundled does not mean free to enter. Every bundled club in Bonita Springs collects a one-time capital contribution from the buyer at resale, set by the club's board each year. Highland Woods' estoppel sheet says its amount "will be determined by the date of closing," so a buyer under contract across January 1 should expect the new year's figure. In 2026 the capital contributions are $10,000 at Highland Woods, $12,500 for a new owner at Worthington and $12,000 at Vasari, and Bonita National collects $5,000 for the HOA plus $5,000 for golf on a golf-deeded home.
What is the difference between equity, member-owned and bundled clubs?
An equity club sells members a share they may redeem when they leave; a member-owned club is governed by its members but may sell non-refundable memberships; a bundled club attaches membership to the home itself. Several Bonita Springs clubs are member-owned, and most new memberships sold today are non-refundable. Data updated: October 2026.
The clubs' own words: Worthington says it "eliminates equity fees." Spanish Wells "is not an Equity Club." Palmira sells new golf memberships as "Non-Refundable, Non-Transferable," although its membership page says "some homes have this option" to transfer golf under the club bylaws. The Colony calls itself "proudly Member-owned and governed" and sells non-refundable joining fees. Bonita Bay Club has been owned by its members since they bought it from the developer in 2010; it publishes no current fee sheet, and the only club document found online, from 2019, says all initiation fees are non-refundable. Equity status is not stated by Bonita Bay Club or The Nest in any document we read, so this page does not label either one.

Before you compare homes across these clubs, compare the model: the same $800,000 can buy a home where golf is already paid for, a home where golf is a $100,000 decision, or a home where golf is closed to you by deed. Source: USGA National Course Rating Database (ncrdb.usga.org), every Bonita Springs course and tee, pulled October 24, 2026; renovation dates from each club's own pages and releases. "Reported" designer credits come from golf directories rather than the club. The USGA files Copperleaf Golf Club under Bonita Springs too; it sits in the Village of Estero and is listed in the box further down this page.
How hard are Bonita Springs golf courses?
The USGA Slope Rating runs from 55 to 155, and 113 is standard difficulty for a bogey golfer. Every private regulation course in Bonita Springs rates between 123 and 143 from its back tees, so all of them play harder than standard from the tips. Data updated: October 2026.
Five layouts sit at 140 or above from the back tees: Cypress (143) and Bay Island (143) at Bonita Bay Club, Vasari (143), Hurricane at The Nest (140) and Highland Woods (140). Cypress is also the longest course in the city at 7,436 rated yards, followed by Palmira's three combinations at 7,097 to 7,148 yards. Hunters Ridge is the shortest regulation 18 at 6,044 yards and 69.3 / 123. Every course is rated for men and women from every tee set; Creekside's back tee, for example, carries a women's rating of 79.0 / 149, and The Colony's tee II a women's rating of 77.4 / 142. Tee choice matters as much as the course: Bay Island and Creekside have 10 rated men's tee sets, Cypress and Sabal 11, Gator and Hurricane 13, and Highland Woods' forward tee plays 3,373 yards.
Why do advertised and rated yardages differ?
Clubs often advertise a course's total length from a tee that the USGA has not rated, or from an older layout. At three Bonita Springs courses the advertised length is longer than the longest rated tee, so this page prints the USGA rated yardage. Data updated: October 2026.
Saltleaf Golf Preserve advertises 7,075 yards; its longest rated tee is 7,006. Bonita Fairways' community association describes "3,500 yard, Par 61" golf; its longest rated tee is 3,237. A golf directory lists Hunters Ridge at 6,366 yards; the USGA's longest tee there is 6,044. Palmira says its redesign reaches 7,400 yards; its longest rated combination is 7,148. Use the rated number when you compare courses, and ask the club which tees members actually play.
Which Bonita Springs courses have been renovated recently?
Most Bonita Springs courses have been rebuilt since 2015. Bonita Bay Club has renovated four of its five courses since 2019 and has the fifth under way; Palmira rebuilt all 27 holes in 2021 and 2022; Saltleaf reopened in November 2023; Spanish Wells' North nine is due in 2027. Data updated: October 2026.
- Bonita Bay Club. Bay Island reopened November 14, 2019 after a $6 million renovation that rebuilt fairways, bunkers and irrigation; Marsh was revealed to members in early November 2020 with par-3 tees on all 18 holes; Cypress reopened in December 2022 after a 14-month rebuild that raised the course 12 to 18 inches and added six lakes; Sabal reopened December 2, 2024 after a rebuild of about $17 million. Creekside's renovation is under way with no published reopening date. The club says members have put about $250 million of capital into the club since buying it in 2010.
- The Colony. Greens rebuilt and the course converted to Platinum Paspalum tee to green, 2016 to 2017.
- The Nest. Jan Bel Jan rebuilt greens and bunkers on both courses, added 21 new tees and installed the Billy Bunker system; Hurricane was completed in 2015 and Gator reopened in November 2016.
- Palmira. Kipp Schulties redesigned all 27 holes with contractor RyanGolf beginning in spring 2021; the work finished in 2021 and 2022.
- Worthington. New cart paths, course restrooms and tee expansions on holes 5 and 7 in 2025; bunker rebuilds on holes 1 and 4 and new tees on 12 and 16 planned for 2026.
- Spanish Wells. South and East greens regrassed to TifEagle in a $1.5 million 2018 project; the North nine's greens, tees and bunkers are being rebuilt, with completion due in 2027 per the club.
- Saltleaf Golf Preserve. A 17-month rebuild of the former Raptor Bay course reopened in November 2023, and Troon Golf has managed it since July 1, 2024.
- Bonita National. Managed by Troon Prive since January 2022; the club reopened a renovated golf shop in 2026.
A renovation affects a buyer two ways: it can close holes for a season, and it is paid for through dues lines, capital contributions or assessments. Ask the club what is planned, how it is funded and whether any assessment is pending before you write an offer.
What does golf cost per year in each club?
On the clubs' published 2026 fees, a golf household pays about $14,313 a year at Highland Woods, $16,080 at Worthington, $17,643 at Hunters Ridge (including its neighborhood fee and sewer) and $22,430 at Palmira, before property tax and insurance. Year one adds the capital contribution or initiation: $10,000 to $100,000. Data updated: October 2026.
The totals below are our math from the clubs' published 2026 fees. Each row adds the recurring club lines a golfing household pays (dues, capital dues, food and beverage minimum, trail fee for a privately owned cart, and the other club lines named), then shows sales tax as its own line where the club's document says tax applies. Year one adds the one-time charges paid at closing or on joining. Property tax, insurance, food eaten above the minimum, guest fees, lessons and the neighborhood or condo association fees inside each community are excluded unless a row names them.

Source: our math from the clubs' published 2026 fees: Highland Woods 2026 estoppel information; Worthington 2026 fee schedule and cart fee election form; Bonita National Real Estate Informational Packet, August 1, 2026; Hunters Ridge Community Association 2026 membership program and fees; The Golf Club at Palmira 2026 club offerings brochure; The Colony Golf and Country Club 2026 brochure (revised December 1, 2025) and the Pelican Landing Community Association fee schedule. Worthington's form says "plus tax" on the trail fee; the 6.5% rate is the rate Palmira and Hunters Ridge print. Confirm every figure at estoppel.
Two more Worthington options change its total: leasing a club cart for $2,125 a year instead of paying the $1,875 trail fee, or paying $25 per player per round on club carts. On Worthington's 2027 preliminary budget the same household would pay $13,794 in dues, a $1,200 food minimum and a $15,000 new-owner capital contribution; the 2027 figures are preliminary and the 2026 schedule stays in force until the club approves a new one.
Bonita Bay Club and The Nest are missing from the table because neither publishes a fee schedule. Vasari is missing because its dues come from an association budget that carries no cart or trail line; its 2026 master association dues of $13,601.02 and its $12,000 capital contribution are in the trend table below.
How fast have dues and capital contributions risen?
Bonita Springs club charges have risen every year the clubs publish them. Highland Woods dues rose 27.7 percent from 2025 to 2026; Palmira's golf dues rose 45.6 percent from 2020 to 2026 while its golf initiation doubled; Vasari's capital contribution more than doubled from 2024 to 2025. Data updated: October 2026.
| Club | Line | Earlier figure | Later figure | Change (our math) |
|---|---|---|---|---|
| Highland Woods | Annual dues | $10,815.36 (2025) | $13,812.79 (2026) | +27.7% |
| Highland Woods | Replacement reserve line inside dues | $950 (2025) | $2,500 (2026) | +$1,550 |

| Bonita National | HOA capital contribution | $4,000 (effective January 1, 2025) | $5,000 (effective August 1, 2026) | +$1,000 |
| Bonita National | Golf capital contribution | $4,000 (effective January 1, 2025) | $5,000 (2026) | +$1,000 |
| Palmira | Golf dues | $9,785 (2020) | $14,248 (2026) | +45.6% |
| Palmira | Capital dues | $1,700 (2020) | $3,400 (2026) | +100% |
| Palmira | Golf initiation | $50,000 (2020 and 2021); $75,000 (2022) | $100,000 (2026) | +100% since 2020 |
| Palmira | Private cart trail fee | $2,200 (2022) | $2,400 (2026) | +$200 |
Source: each club's own fee schedules, estoppel sheets and brochures for the years shown; Vasari's 2024 and 2026 figures and Bonita National's 2025 figures come from association documents found on third-party sites, so ask the club for its own copy before relying on them. Percent changes are our arithmetic.
Two details explain much of the movement. At Highland Woods, the replacement reserve line inside dues rose from $950 to $2,500 in one year. At Worthington, 2024 dues carried a $1,271 "GC Renovation (2017)" line and $1,200 of capital reserves; by 2025 the renovation line was gone and capital reserves were $3,600 per unit. That is what a completed course renovation looks like inside bundled dues: the project line ends and the reserve line grows.
The national picture points the same way. The Club Management Association of America's January 2026 brief, built on data from more than 1,200 clubs, found that capital income at golf clubs in the second and third size quartiles rose 104 and 125 percent from 2019 to 2024, "fueled by intentional increases in capital dues." The National Golf Foundation counted 29.1 million on-course golfers in 2025, private-club rounds up 3 percent against 1 percent at public courses, and private club membership up almost 50 percent since 2019. Waitlists and rising initiation fees in Bonita Springs fit that national demand story rather than the habits of one club.
What do cart and trail fees add?
Cart and trail fees are a separate line from dues at most Bonita Springs clubs: $1,875 a year at Worthington, $2,400 at Palmira, $1,600 plus tax at Hunters Ridge and $2,300 for Colony resident golf members who own a cart. Data updated: October 2026.
| Club (2026) | Private cart trail fee | Club cart lease or rental | Per-round cart fee |
|---|---|---|---|
| Worthington | $1,875 per household, plus tax, billed in three parts | $2,125 annual lease; private cart storage $450 | $25 per player per round |
| Palmira | $2,400 per year, plus tax | $2,800 annual rental; $2,100 seasonal (January to May) | $35 per person |
| Hunters Ridge | $1,600 plus 6.5% tax | Not published | $30 per person per 18 holes; $20 per 9 |
| The Colony | $2,300 per year (resident golf members and Golf in Waiting only) | Not published | Not published |
| Vasari | Not published | Not published | $29 per 18 holes, $19 per 9 (member, November to April) |
| Bonita National | Not published | Not published | Member round fee $28.50 per 18, $20 per 9, walking $10 |
| Highland Woods | Not published on the estoppel sheet | Not published | Not published |

Palmira's members "may own their own golf carts," which is why its trail fee exists. None of these lines shows up in the "annual dues" figure a listing or a portal usually prints.
Is sales tax charged on club dues?
Yes, at some Bonita Springs clubs. Palmira and Hunters Ridge state on their 2026 documents that dues and fees are subject to 6.5 percent sales tax, and Worthington's trail fee form says "plus tax." Highland Woods, Bonita National and The Colony do not state a tax line on the documents we read. Data updated: October 2026.
Hunters Ridge shows the difference inside one club: golf dues of $5,400 carry $351 of tax, while its $4,775 social dues carry none on the 2026 sheet. Ask each club for an invoice sample, not just a fee schedule, so the tax and any monthly assessments are in your numbers.
Which clubs do not publish their fees?
Bonita Bay Club, The Nest and Spanish Wells publish no current fee schedule online, and Bonita Fairways' summer package page carries no year. For those clubs this page gives the model and the process, and no dollar figure. Data updated: October 2026.
Third-party pages print Bonita Bay Club figures from 2023 or with no date at all, and AI search summaries have blended them into ranges. Bonita Bay Club's membership page returned a 404 in October 2026, and the club handles membership by inquiry. The Nest's site was down during our October 2026 checks, so its prices are not confirmed. Spanish Wells' membership page lists the benefits of each category with no prices. Ask each club's membership office for its current schedule in writing, and ask the seller for the estoppel.
How does a buyer actually get golf at each club?
At Highland Woods, Worthington, Vasari and golf-deeded Bonita National homes, golf transfers with the deed at closing. At Hunters Ridge, the membership already attached to the home transfers. At Palmira, The Colony, The Nest and Bonita Bay Club, you buy the home, then apply to the club, and golf may mean a waiting list. Data updated: October 2026.
| Club | Does golf come with the home? | Who approves | When you become a member | Waitlist and order | Nonresidents |

Does golf come with the home at Bonita National?
Only if the home's deed says golf. Bonita National deeds every home "SOCIAL or GOLF & SOCIAL," and the club's August 1, 2026 packet says social members can only become golf members by buying a property with a golf deed. Data updated: October 2026.
The packet lists golf and social homes by street and building, so you can check an address before you tour it:
- Golf and social, single family: Cavan, Newtown, Derry, Lisburn, Westmeath, Longford, Monaghan and Bonita National Blvd.
- Social only, single family: Cherrywood, Kerry, Edenderry, Wicklow, Galway and Foxrock.
- Golf and social, attached: Coach Homes I and II, Terrace I to IV, and Veranda I, II, IV and V.
- Social only, attached: Coach Homes III, IV and V, Terrace V and Veranda III.
A golf-deeded resale pays $10,150 at closing in 2026: the $150 resale application, the $5,000 HOA capital contribution (effective August 1, 2026) and the $5,000 golf capital contribution. The application with its fee must reach the club at least 30 days before the sale. Social residents may play May to October at $65 per 18 holes (2026), which does not make a social home a golf home. Full club documents, the declarations, bylaws and rules, are "available through the seller."
How do you get golf at The Colony?
You join The Colony Golf and Country Club in two steps. Golf membership ($175,000, capped at 275) is fully committed, so a new member first joins as a Sports Member ($40,000, capped at 215) and then moves up through Golf in Waiting. When both categories are full, applicants join a Sports Waitlist. Data updated: October 2026.
The club's 2026 brochure (revised December 1, 2025) sets out the path:
- Apply. All new applicants "must apply and be approved."
- Sports Waitlist, when needed. A $10,000 non-refundable deposit holds a place and is credited toward the Sports joining fee. The list ranks Colony residents first, then nonresidents, then by date of application and deposit.
- Sports Member. $40,000 joining fee, $6,415 dues, $1,750 capital, a $1,200 food minimum and a $255 monthly renovation contribution (2026). Sports privileges include six in-season rounds per person from November to April and unlimited golf from May to October.
- Golf in Waiting. A Sports Member pays the gap up to 85 percent of the prevailing golf joining fee, locked in at that point, and pays 85 percent of golf dues plus a $285 monthly renovation contribution while waiting. The top 40 get unlimited in-season golf after 9:30 a.m. in November and December and after noon from January to April.
- Golf Member. $175,000 joining fee, $18,430 dues, $3,400 capital, $1,200 food minimum and $285 a month (2026). Members book tee times up to eight days ahead, with "no Chelsea System."
The clubhouse renovation runs from summer 2026 to fall 2027. The Colony sits inside Pelican Landing, so a Colony buyer also pays the Pelican Landing Community Association's $6,000 resale capital assessment (closings on or after January 1, 2026) and its $299 estoppel fee.
Can a Palmira golf membership transfer with the home?
Usually not. The Golf Club at Palmira sells new golf memberships as "Non-Refundable, Non-Transferable," but its membership page says "some homes have this option" to transfer golf under the club bylaws. Ask the seller for the membership certificate and the club to confirm in writing. Data updated: October 2026.
The club's history shows why the answer differs by home. Its 2021 and 2022 brochures listed a "Transfer of Membership with Sale of Home" fee ($5,000 in 2021, $15,000 in 2022); the 2026 brochure lists no such transfer, only a $2,000 lessee transfer. The 2026 Wait List for Golf costs $40,000, and "100% of Initiation Fee applies to Full Golf Membership" (the 2020 brochure credited 80 percent). On January 1, 2027 the wait list splits into Member in Waiting Select, with dues about 50 percent of full golf, and Member in Waiting Plus, about 75 percent, initiation paid in full and limited to 10 members. Palmira's Heritage category, from July 1, 2026, is for long-tenured golf members and requires surrendering the golf membership, "forfeiting transferability or redemption."
Can a Hunters Ridge social home upgrade to golf?
Yes, but only when a golf slot is open. Hunters Ridge caps golf at 420 memberships; a social home may upgrade for $50,000 (2026) only while golf memberships are below 420, in the board's priority order. Surrendering golf is one-way: rejoining costs the then-current initiation. Data updated: October 2026.
The association's Third Amended Master Declaration says membership "shall be mandatory" at the Charter, Golf or Social level and that memberships are "appurtenant to and run with the title." Its 2026 program says "Homes with Golf or Charter Memberships attached do not pay an upgrade fee," so a home that already carries golf passes it to the buyer. No new Charter memberships have been issued since November 22, 1991, and a Charter member who elected social "may always convert" back the next year regardless of the cap. Every buyer pays a $3,000 resale capital assessment, unless the contract says otherwise in writing, and a $400 transfer fee. Ask the association office how many golf memberships are active today and where a new request would rank.
Can you rent first and use the golf?
At several Bonita Springs clubs, yes, under each club's lessee rules. Highland Woods transfers amenity privileges to tenants for stays of 30 days or more; Palmira lets a member designate a lessee for a $2,000 fee; Bonita National prices Transfer Member golf at $125 per 18 holes in season. Data updated: October 2026.
| Club (2026) | Renter or trial path |
|---|---|
| Highland Woods | Transfer of Membership to a tenant, 30-day minimum, form due 30 days before arrival, fee tiered by length of stay |
| Palmira | A member may designate a lessee of one month or more, approved by the club and HOAs; $2,000 transfer fee; up to three transfers per lessee; the owner keeps paying dues |
| Bonita National | Transfer Member rates $125 (November to April) or $60 (May to October) per 18 holes; golf transfer fee $500 |
| Worthington | Renters pay a $95 season greens fee; rental processing $350 plus a $100 application |
| Vasari | Leases of 30 days minimum, up to six a year; guest golf after noon January to March |
| Hunters Ridge | When a home is leased, the owner loses amenity use except as a guest |
| The Colony | Sports Waitlist members have no privileges except as accompanied guests |

Renting first answers questions a fee schedule cannot: how busy the tee sheet is in February, how the course plays in August and how far the cart path runs from the lanai you are considering.
Bonita Springs golf clubs, one by one
Each card uses the same labels in the same order, so you can compare clubs line for line. Cards run in order of Bonita Springs search demand for the club's name. Fees are 2026 and come from the club's own document unless the card says otherwise; "recorded sales" are the Lee County record for the 12 months to September 25, 2026, and "MLS" figures are the Southwest Florida MLS for the 12 months to October 21, 2026. Data updated: October 2026.
Bonita Bay Club (Bonita Bay)

- Location: 1.9 miles to Bonita Beach Park, 5.1 miles to I-75 exit 116, 3.8 miles to Coconut Point (straight line).
Bonita Bay is the busiest golf community in Bonita Springs on the county record, and the one where the home and the club are most clearly separate purchases: buying in Bonita Bay buys the community association's amenities, not a golf membership. The club adds a Golf Academy and Golf Lab (opened February 2024) and 15 pickleball courts to its five courses. No capital assessment for the West Clubhouse had been announced in any club document we read, so ask the club how the project is funded before you join. See Bonita Bay homes for sale.

- Homes: the Saltleaf residences are covered on our Saltleaf page; this page carries no county figure for them.
- Flood sample: not sampled for this page.
- Location: 23001 Saltleaf Blvd, Bonita Springs 34134 (published address).
Saltleaf Golf Preserve is 150 acres beside a 144-acre preserve and Estero Bay, with no formal bunkers, TifEagle and Bimini Bermuda grasses, a 40,000-square-foot practice facility and a 12,500-square-foot clubhouse. Its golf course parcel shows an Estero site city in the Estero Fire taxing district on the Lee County Property Appraiser's record, outside both the City of Bonita Springs and the Village of Estero, which is why some coverage places it in Estero; the Saltleaf residences are inside the City of Bonita Springs. See Saltleaf homes and condos.
Bonita National Golf and Country Club (Bonita National)
- Courses and architect: one 18-hole course, par 72, Gordon Lewis, opened 2014; 17 of 18 greens protected by water; 10 sets of tees from 4,488 to 6,988 yards.

- 2026 fees: Master HOA $4,256; new capital fund $145; capital replacement $526; cable $914; Golf Association $3,002 and golf reserves $946 on golf deeds. Our sums: $9,789 golf-deeded, $5,841 social-deeded. Member round fee $28.50 per 18 holes.

- Recent renovations: managed by Troon Prive since January 2022; renovated golf shop reopened in 2026; Celebration Bermuda tees, fairways and rough with TifEagle greens.
- Homes: 54 recorded sales at a $994,000 median, all single family; 97 MLS closings at $750,000, up 37 percent on the prior 12 months, 28 active, 60 median days on market, 3.5 months of supply.
- Flood sample: 0 of 30 sampled parcels in an A or V zone (29 in zone X, 1 with no map result).
- Location: 11.1 miles to Bonita Beach Park, 4.9 miles to I-75 exit 116, 10.2 miles to Coconut Point.
Bonita National is the newest club community on this page: the roll shows its parcels built in the 2010s and 2020s, and 94 percent of sampled homes have a pool. Its two medians differ for a reason: the county record matched 54 single-family sales and no condos, while the MLS counts every listed home type, including 35 two-bedroom closings. Check the deed list in the club's packet before you tour, because the street decides whether golf is ever possible. See Bonita National homes for sale.
The Golf Club at Palmira (Palmira)
- Courses and architect: 27 holes (Egret, Ibis, Osprey), Gordon Lewis original, redesigned by Kipp Schulties.
- USGA rating / slope: Egret / Ibis 73.4 / 137 at 7,147 yards; Ibis / Osprey 73.3 / 133 at 7,148; Osprey / Egret 73.1 / 132 at 7,097.

- Food minimum: Golf $1,200; Wait List $800; Social $800.
- Cap and waitlist: 375 golf members (club page); Wait List for Golf, becoming Member in Waiting Select and Plus on January 1, 2027.

- Homes: 50 recorded sales at a $578,500 median; 38 MLS closings at $725,000, 13 active, 63 median days on market, 4.1 months of supply. San Remo, a neighborhood inside Palmira with its own association, adds 18 recorded sales at $385,750 and 20 MLS closings at $387,500 with 28 median days on market.
- Flood sample: 0 of 30 sampled parcels in an A or V zone, and 0 of 30 in San Remo.
- Location: 8.1 miles to Bonita Beach Park, 2.0 miles to I-75 exit 116, 7.9 miles to Coconut Point.
Palmira's golf club is the clearest case on this page of golf as a separate decision: the Renaissance Center Club comes with the home, and the $100,000 golf initiation is the buyer's call. The club's own 2026 brochure is the most complete fee document any Bonita Springs club publishes, down to the $2,400 trail fee and the $100 Celebration Fund. See Palmira homes for sale.

The homeowners association bought the club in January 2018, and the club says it "is not an Equity Club." Golf members get six discounted guest rounds a year and Sports members get May to October reciprocal play. Because two of the three 18-hole combinations use the North nine, expect rotation while that rebuild finishes. See Spanish Wells homes for sale.

The club told agents there are no planned assessments "at this time," and a new owner's extra cost "depends on whether the owner has an outstanding assessment," so read the estoppel line by line. The course closed May 6, June 1 to 18 and August 3 to 20 in 2026 for maintenance, and in May 2025 the club cut every association to one irrigation day a week after 2.57 inches of rain from January to April against an 8.21-inch average. The MLS median sits well below the county median because 25 of the 55 MLS closings were under $300,000, while 21 of the 28 county sales were single-family homes. See Worthington homes for sale.

Hunters Ridge ties San Remo for the tightest supply of any golf community on this page, with five homes for sale on October 21, 2026. Its documents live on the community association's site; a separate site using the club's name belongs to a real estate brokerage and is not a club source. Because golf runs with the title, two similar homes on the same street can carry different memberships, so confirm the membership by address before you write an offer.
What sells in golf communities, and for how much?
Golf community homes in Bonita Springs recorded 734 sales at a $750,000 median in the 12 months to September 25, 2026, against $540,000 outside them. By model, bundled-by-deed Bonita National had the highest median ($994,000) and the three bundled clubs the lowest ($400,000). Data updated: October 2026.

Source: Lee County recorded sales, 12 months to September 25, 2026, grouped by our model column. The Colony at Pelican Landing (146 sales at $2,150,000) is shown separately below.
The model medians reflect the housing, not the golf. Two of the three bundled clubs are mostly condominium (Highland Woods' roll is 836 condos to 232 single-family homes, Vasari's 572 to 200), while Bonita National's county sales are all single family. A bundled home's price also carries a lower entry cost to golf than an optional club's: the bundled buyer pays a capital contribution of $10,000 to $12,500, while a Palmira buyer who wants golf adds a $100,000 initiation on top of the price.
How do recorded sales and MLS closings differ here?
Recorded sales are every qualified deed at the county, listed or not, for parcels inside each community. MLS closings are the homes agents listed, and they add days on market, the sold-to-list ratio and today's supply. The two can differ widely in a golf community when one counts more condos or builder sales than the other. Data updated: October 2026.
We tracked both counts for every community on this page so you can see where they agree and where they do not. At Bonita National the county median is $994,000 and the MLS median $750,000; at Worthington the county median is $543,750 and the MLS median $340,000; at The Colony the county median, $2,150,000, includes 77 builder-direct sales by our estimate, while the MLS median is $1,235,000. When the two disagree, look at the price spread and the home type before you read anything into a median.

Source: Southwest Florida MLS (Matrix), Residential, ZIP 34133 to 34135, Active, Pending and Closed, pulled October 21, 2026; 12 months to October 21, 2026 (MLS). Months of supply is active listings divided by the 12-month monthly closing pace. The 12-month change compares the last 12 months' median with the 12 months before; shifts between condos and houses move it.
Three readings stand out. Bonita National's MLS median rose 37 percent while Worthington's fell 37 percent, and both moves track what sold: Worthington's last 12 months included 25 MLS closings under $300,000. Hunters Ridge and San Remo, with 1.8 months of supply each, are the tightest golf markets, while Highland Woods (9.2 months), Vasari (8.6) and Bonita Fairways (8.4) give a buyer the most to choose from. And sold-to-list ratios sit between 93.6 and 96.9 percent in every golf community, so plan an offer around the recorded comparables, not the asking price.

Under $400,000, the recorded sales concentrate in Highland Woods (33), Bonita Fairways (23), Spanish Wells (19), Hunters Ridge (17), Bonita Bay (16) and Vasari (16), most of them condos and villas. Above $2,000,000, the recorded sales come from just three communities: The Colony (82), Bonita Bay (39) and Pelican Landing (8). Bonita National's sales sit almost entirely between $600,000 and $2,000,000.
Over five years the county record shows how each community has moved. Bonita Bay recorded 168 sales at a $1,575,000 median in 2024 and 154 at $1,094,000 in 2026 through September 25; Bonita National held near $1,000,000 every year from 2022 (69 at $999,000) to 2026 (42 at $982,500); Spanish Wells rose from 23 sales at $460,000 in 2021 to 59 at $637,500 in 2026; and The Colony's 2026 count of 135 sales at $2,300,000 reflects the Infinity tower's builder closings. What should you check before buying a golf course home?
Read the recorded covenants, the club rules and the estoppel before you write an offer. In Bonita Springs, recorded documents say golf course views are not guaranteed, the club may reshape the course, golfers have an easement for errant balls, and the course may get irrigation priority in a drought. Data updated: October 2026.
| Check | What the recorded documents or club rules say | What to ask |
|---|---|---|
| Errant balls | Palmira's master covenants grant perpetual easements for "the flight of golf balls over and landing of golf balls on the adjacent properties," and let golfers retrieve balls at reasonable times, asking permission where a yard is fenced or walled | Is the home in a landing zone? Does the HOA keep a record of ball damage claims? |
| Assumption of risk | Bonita National's rules say owners accept that golf balls "may enter Owner's airspace"; Palmira's covenants say the owner "assumes all risks," including "loss of view, noise pollution" | How does your insurance treat lanai screens and windows near the course? |
| Who reports damage | Worthington Rule 1.n: the golfer "is responsible for reporting any property damage caused by errant golf balls" | Ask for the golf rules as well as the HOA rules |
| Views | Palmira: "There are no express or implied easements over the Golf Club Facilities for view purposes," and no duty "to prune or thin trees" | Walk the hole; note trees and bunkers that could be added or grow |
| Course changes | Palmira's club may change the "location, configuration, size and elevation of bunkers, fairways and greens" without liability | Is a renovation or master plan pending? |
| Cart paths | Bonita National: owners may walk cart paths only when the course is closed for play; "no bicycles, scooters, skateboards" | How close is the path to the lanai, and does morning cart traffic pass the driveway? |
| Maintenance hours | Bonita National: maintenance "may begin early in the morning and extend late into the evening, ordinarily occurring from sunrise to sunset," and the course "will be heavily fertilized" at times | Visit at 6:30 a.m. on a weekday |
| Summer closures | Worthington 2026: closed May 6, June 1 to 18 and August 3 to 20 for maintenance | Ask every club for its aerification and closure calendar |
| Reclaimed water | Bonita National: "the golf course may be watered with reclaimed water" | What water source irrigates the course and your lot, and with what restrictions? |
| Lake levels | Palmira: the golf club may use any lake for irrigation, and the course has "first priority of irrigation" in a shortage | Will a lake-view lot show a lower waterline in a dry spring? |
| HOA disclosure | Florida Statutes 720.401: the disclosure summary must be presented before the contract is signed, or the contract is voidable within 3 days of receiving it or before closing | Ask for the disclosure summary with the club documents |
| Estoppel | Florida Statutes 720.30851: the HOA estoppel must state whether a "capital contribution fee, resale fee, transfer fee" is due, issued within 10 business days | At an independent club, ask the club for its own statement |
| Course ownership | Bonita Springs Ordinance 19-07 governs any change of use of "an operating, defunct, or vacant portion of a golf course" | Who owns the course, and what vote do the documents require to sell it or change its use? |

Does a golf course view come with the lot?
No. A golf course lot gives you frontage, not a right to a view. Palmira's recorded covenants say there are "no express or implied easements" over the golf club's land for view purposes, and the club may move bunkers, reshape fairways and greens or build fences without liability. Data updated: October 2026.
Treat the view you see on a showing as today's view. Trees grow, renovations move tees and bunkers, and a club can plant a buffer where a hole meets a yard. Walk the hole from tee to green, look at the yard from the course side, and ask the club whether a master plan or a renovation is coming. At Worthington, the club posts a master design subcommittee charter and weekly golf course news on its real estate page, which is the kind of document to request at any club.
Who pays when a golf ball breaks a window?
Usually the owner. Bonita National's rules release the declarant, the association and the course owner from errant ball claims "regardless of number," and Palmira's covenants say the owner "assumes all risks." Worthington puts the reporting duty on the golfer, but that does not shift the risk to the club. Data updated: October 2026.
Ask your insurance agent how the policy treats a broken lanai screen or window, and ask the HOA whether owners on the course carry any extra coverage. The landing zones on the right side of a par 4 or par 5, for a right-handed golfer, are the places to look hardest.
Which Bonita Springs golf communities are in a flood zone?
Seven of the 12 golf communities we sampled had no parcel in a FEMA A or V zone in a 30-parcel sample: Bonita National, Worthington, Vasari, Palmira, San Remo, Hunters Ridge and Spanish Wells. Bonita Bay had 24 of 30 parcels in zone AE and The Colony 17 of 30. Data updated: October 2026.
| Community | Parcels sampled | FEMA zones (count) | In an A or V zone | Base flood elevations seen (ft, NAVD88) | Residential parcels on the roll | Home types | Pool share |
|---|---|---|---|---|---|---|---|
| Bonita Bay | 30 | AE 24, X 6 | 24 of 30 | 9, 10, 11 | 2,755 | 1,575 condo, 1,180 single family | 87% |
| The Colony at Pelican Landing | 30 | AE 17, X 13 | 17 of 30 | 11 | 1,189 | 1,171 condo, 18 single family | 52% |

| Bonita National | 30 | X 29, no result 1 | 0 of 30 | none | 656 | 656 single family | 94% |
| Worthington | 30 | X 29, no result 1 | 0 of 30 | none | 349 | 279 single family, 70 condo | 70% |

Source: FEMA National Flood Hazard Layer, queried October 25, 2026, for 30 random residential parcels per community; Lee County Property Appraiser parcel layer and roll (residential parcels, home types and pool share). A 30-parcel sample is a screen, not a flood determination: pull the FEMA map and the elevation certificate for the exact address.
The flood line tracks distance from the Gulf. Bonita Bay, 1.9 miles from Bonita Beach Park, had the most sampled parcels in zone AE, while Bonita National, Palmira, Vasari, Worthington and Hunters Ridge, all between 0.6 and 4.9 miles from I-75 exit 116, had none. A zone X result does not mean no flood risk, and a zone AE condo on an upper floor carries a different risk from a ground-floor villa in the same zone, so ask for the elevation certificate either way.
Can a golf course in Bonita Springs be turned into housing?
Only through a public rezoning. Since 2019, Bonita Springs Ordinance 19-07 has required a planned development rezoning for any golf course conversion, with a 50-foot vegetated buffer, 40 percent open space, a 35-foot height cap and no gates or walls on the project boundary. Florida's 2026 Infill Redevelopment Act does not apply in Lee County. Data updated: October 2026.
The City paused golf course conversion applications with Ordinance 17-21 in December 2017, a 12-month moratorium on "land development applications for golf course conversions within all of Bonita Springs," and extended it in 2018. Ordinance 19-07, adopted July 17, 2019, set the rules that still apply:
- Redevelopment only through the planned development process, with a master concept plan, a compatibility analysis, a recorded monthly maintenance plan and a before-and-after stormwater study.
- No grade changes within 30 feet of the course boundary.
- A 50-foot vegetated buffer with a 6-foot screen at 80 percent opacity within two years.
- Building height of 35 feet, up to 50 feet only by deviation.
- At least 40 percent open space, half of it green.
- No gates or walls on the project boundary; new roads must extend the existing network.
Florida's Infill Redevelopment Act (CS/CS/SB 1434, signed in 2026) lets developers convert idle golf courses next to homes administratively, but only in counties with more than 1.475 million residents and at least 15 municipalities. Lee County's July 1, 2025 population estimate is 875,607, well below that line, so a Bonita Springs conversion still runs through Ordinance 19-07 and its public hearings.
What a buyer should ask is simpler than the law: who owns the course (members, an HOA, a developer or a third party), and what vote the governing documents require before it could be sold or its use changed. Every operating Bonita Springs course on this page is member-owned, owned by its HOA or tied to a bundled association, except Saltleaf Golf Preserve (owned by its developer, London Bay, and run as a daily-fee course) and Bonita Fairways (a privately owned public course).
What happened to Bonita Springs Golf and Country Club?
The historic Bonita Springs Golf and Country Club course closed and its land was redeveloped. City Council approved a plan for the property in February 2023 after years of disputes, and Pulte's Bonita del Sol, now sold out, was built on part of the former course; the communities still selling new homes are on Bonita Springs new construction. Data updated: October 2026.
The Barron Collier Companies filed plans for the 113-acre course in 2021, Lee County declined to consider it for Conservation 20/20 purchase in 2022, and Council's February 2023 approval included drainage improvements for the neighbors, according to news coverage. Bonita Springs Utilities still bills a Special Service Charge for the "Bonita Springs Golf & Country Club" area, $3,365 as a lump sum or $21.68 a month for a single-family home connecting to sewer, so a buyer in the surrounding neighborhood should ask whether that charge is open on the parcel. Searches for "Bonita golf course" also return a course in Bonita, California, which is unrelated.
Where can you play golf in Bonita Springs without joining?
Three Bonita Springs courses take public play: Saltleaf Golf Preserve (daily fee, The Preserve and the 9-hole The Leaf), Bonita Fairways (a public executive course, par 61) and Spanish Wells (semi-private, its 27 holes open to the public). Every other club on this page is private to members and their guests. Data updated: October 2026.
| Course | Access | Holes and par | Rated yards (back tee) | Booking | Published rates |
|---|---|---|---|---|---|
| Saltleaf Golf Preserve | Public daily fee; no membership | The Preserve 18, par 72; The Leaf 9, par 3 | 7,006; The Leaf 2,004 (rated as 18) | Up to 90 days ahead; cancel 48 hours ahead | On the booking pages, plus 6.5% sales tax; not printed here |
| Bonita Fairways Golf Club | Public executive course | 18, par 61 | 3,237 | Pay per round | Summer package page carries no year; not printed here |
| Spanish Wells Golf and Country Club | Semi-private; course open to the public, clubhouse members only | 27 (three 18-hole combinations), par 72 | 6,500 to 6,733 | Online tee times | Not published by the club |

Private clubs open in narrower ways. Bonita National sells unaccompanied guest rounds only from May to October ($65 in 2026) and prices reciprocal play at $60 and Troon Prive members at $105 from January to April or $55 from May to December. Worthington runs a $35 summer reciprocal program in 2026. Palmira's social members get golf from May to October for a fee. Anyone can join Spanish Wells as a Golf, Sports or Social member without owning there. And at The Colony, a Sports Member plays six in-season rounds from November to April and unlimited golf from May to October.
If you are new to the area, playing Saltleaf, Bonita Fairways and Spanish Wells in the same week is a quick way to learn what kind of course you want to live on before you choose a club.
Golf clubs often listed as Bonita Springs that are not
Several golf clubs that carry a Bonita Springs mailing address or appear on Bonita Springs golf lists sit in the Village of Estero, Fort Myers or Naples. They are not part of the Bonita Springs comparison above, and each one has its own page where we have one. Data updated: October 2026.

Talk to a Domain Realty Group golf community specialist
Domain Realty Group, the #1 team in Southwest Florida since 2012, works out of a home office in Bonita Springs and shows homes in every club on this page. Tell us the two or three clubs you are weighing, and we will pull the club's current fee schedule, the deed or membership type for each address and the recorded sales before you tour. Data updated: October 2026.
What that looks like in practice: at Bonita National we check the address against the club's golf and social street list before a showing; at Hunters Ridge we confirm whether the home carries Golf, Charter or Social membership and whether a golf slot is open; at Palmira we ask the seller for the membership certificate and the club for its current wait list status; at Highland Woods and Worthington we put the capital contribution, the food minimum carryover and the closing-document deadlines in your numbers before you write an offer; and at The Colony and The Nest we line up the club application alongside the purchase. We tracked every fee schedule, capital contribution and recorded sale on this page so you can compare clubs on the same terms.

Frequently asked questions about Bonita Springs golf communities
Short answers drawn from the sections above. Each figure carries its date there and its source in the list below.
What are some bundled golf communities in Bonita Springs, Florida?
Highland Woods, Worthington and Vasari bundle golf into every home, and Bonita National bundles it by deed: 866 of its 1,449 homes are deeded golf and social, the rest social only. Inside Spanish Wells, the Cordova neighborhood requires a club membership. Palmira and Hunters Ridge require a social membership and sell golf separately.
Are bundled golf communities worth it?
That depends on how much golf you will play, and the numbers make the comparison concrete. A bundled Worthington home costs $16,079.88 a year in club lines and $12,500 to enter (2026, our math), while golf at Palmira, an optional club, costs $22,430.12 a year plus a $100,000 initiation. Bundled clubs charge every owner, golfer or not.
Is Bonita National a bundled community?
Yes, by deed. Every home carries a membership, but the deed sets it as golf and social or social only, and a social home cannot be upgraded. The club's August 1, 2026 packet lists golf and social homes by street, so check the address before you tour.
How much does it cost to join Bonita National golf club?
There is no initiation. A golf-deeded resale pays $10,150 at closing in 2026: a $150 application, a $5,000 HOA capital contribution (effective August 1, 2026) and a $5,000 golf capital contribution. The yearly lines on a golf-deeded home sum to $9,789, plus $28.50 per 18-hole member round.
How much does it cost to join the Bonita Bay Club?
Bonita Bay Club does not publish its initiation fee or dues, and third-party figures disagree or carry no date, so this page shows none. Membership is separate from buying a home in Bonita Bay, the club has kept a waiting list since 2014, and its 2019 sheet called all initiation fees non-refundable. Ask the club for its current schedule.
Is Bonita Bay Golf Club private?
Yes. Bonita Bay Club is a private club owned by its members since 2010 and is "a separate entity within the community of Bonita Bay," so owning a home there does not make you a member. It runs five courses, three in Bonita Springs and two at its Naples campus.
How much does a membership at Spanish Wells Country Club cost?
Spanish Wells does not publish its prices; its membership page lists the benefits of the Golf, Sports and Social categories and an inquiry form. The club is semi-private and "not an Equity Club," its course is open to the public, and only homes in Cordova must join.
Do you have to join the golf club to buy in Palmira?
No for golf, yes for the social club. Home ownership at Palmira includes the Renaissance Center Club, while The Golf Club at Palmira is separate and optional: $100,000 initiation, $14,248 dues plus $3,400 capital dues and a $1,200 food minimum (2026), with a $40,000 Wait List category credited in full toward golf.
Does Hunters Ridge require a club membership?
Yes. Every Hunters Ridge home carries a Charter, Golf or Social membership that runs with the title, and Social at $4,775 a year (2026) is the minimum. Golf is added for $50,000 only when golf memberships are below the 420 cap, and every buyer pays a $3,000 resale capital assessment and a $400 transfer fee.
How much are Highland Woods club dues?
Highland Woods' 2026 dues are $13,812.79, including $1,127.34 for bulk cable and internet, with a $500 food and beverage minimum. A buyer pays a $10,000 resale capital contribution at closing on a separate check, and the estoppel costs $250 to $450.
How much are Worthington Country Club dues?
Worthington's 2026 dues are $13,058 per unit, billed at $1,088 a month, with a $1,000 food minimum and a $12,500 capital contribution from a new owner. A private cart owner adds a $1,875 trail fee. The club's 2027 preliminary budget proposes $13,794 in dues and a $15,000 new-owner contribution.
How much does a yearly golf membership cost in Bonita Springs?
Among clubs that publish 2026 fees, golf club lines run from $9,789 a year on a golf-deeded Bonita National home to $26,450 for a Golf Member at The Colony, our math from the clubs' published fees. Year one adds a capital contribution of $10,000 to $12,500 at the bundled clubs, or an initiation of $40,000 to $175,000 at the optional ones.
What does golf course community mean?
A golf course community is a neighborhood built around one or more golf courses, usually with a club that owns or runs them. In Bonita Springs the important question is the membership model: whether golf comes with the home, by deed, as an option, or not at all.
What is an equity golf membership?
An equity membership is a share in a member-owned club that a departing member may sell or redeem under the club's bylaws. Several Bonita Springs clubs are member-owned, but the new memberships they sell are mostly non-refundable: Palmira sells new golf as "Non-Refundable, Non-Transferable," Worthington "eliminates equity fees" and Spanish Wells "is not an Equity Club."
Are there public golf courses in Bonita Springs?
Yes, three. Saltleaf Golf Preserve is a public daily-fee course with an 18-hole Raymond Floyd layout and the 9-hole The Leaf; Bonita Fairways is a public executive course, par 61; and Spanish Wells is semi-private with its 27 holes open to the public.
Is Saltleaf Golf Preserve in Bonita Springs?
It has a Bonita Springs address, 23001 Saltleaf Blvd, 34134, and the Saltleaf residences are inside the City of Bonita Springs. The golf course parcel itself shows an Estero site city in the Estero Fire taxing district on the county record, outside both the City and the Village of Estero. It is the rebuilt former Raptor Bay course.
Is Spring Run in Bonita Springs?
No. Spring Run Golf Club at The Brooks is in the Village of Estero, although it uses a Bonita Springs mailing address. Shadow Wood at The Brooks, Pelican Sound, Wildcat Run and Copperleaf are in the Village of Estero too; Mediterra, Quail West and Old Collier are in Naples.
How much is Bonita golf course?
If you mean the old Bonita Springs Golf and Country Club, it is closed: its land was redeveloped, and Pulte's Bonita del Sol, now sold out, sits on part of it. For public golf in Bonita Springs today, play Saltleaf Golf Preserve, Bonita Fairways or Spanish Wells. "Bonita golf course" searches also return a course in Bonita, California.
Can you golf at a country club without a membership?
At most Bonita Springs private clubs, only as a member's guest or under a reciprocal or summer program. Bonita National sells unaccompanied guest rounds from May to October ($65 in 2026), Worthington runs a $35 summer reciprocal program, and Spanish Wells, Bonita Fairways and Saltleaf take public play.
Is golf growing or declining?
Growing. The National Golf Foundation counted 29.1 million on-course golfers in the United States in 2025 and more than 500 million rounds for the sixth straight year, with private-club rounds up 3 percent against 1 percent at public courses and private club membership up almost 50 percent since 2019.
How much does it cost to join The Colony Golf and Country Club?
The Colony's 2026 brochure (revised December 1, 2025) lists Golf at $175,000, capped at 275 and fully committed, and Sports at $40,000, capped at 215 and open by application; both are non-refundable. When both are full, a $10,000 Sports Waitlist deposit holds a place and is credited toward the Sports fee.
Is golf membership available at The Nest in Pelican Landing?
Not right away. The Nest Golf Club says "Our Full Golf Membership is currently sold out and we have started a waitlist," overseen by its Membership Committee and Director of Membership. The club publishes no fees, and its site was down during our October 2026 checks.
Is golf included with a home in Pelican Landing?
No. Pelican Landing's master association says golf "is completely optional; all costs are funded by club members." Both clubs inside Pelican Landing, The Colony and The Nest, are joined separately, and a Pelican Landing buyer pays the HOA's $6,000 resale capital assessment and $299 estoppel either way.
How much does it cost to join Vasari Country Club?
There is no initiation, because Vasari is bundled: membership "is included with home purchase." A new owner pays a $12,000 capital contribution, and the 2026 master association dues are $13,601.02, from an association budget found on a third-party site. Vasari has no food and beverage minimum.
What is a capital contribution in a golf community?
A capital contribution is a one-time charge a buyer pays to the club or association at closing, set by the board each year and used for capital projects and reserves. In 2026 it is $10,000 at Highland Woods, $12,500 for a new owner at Worthington, $12,000 at Vasari and $5,000 plus $5,000 on a golf-deeded Bonita National home.
Can a social home at Bonita National be upgraded to golf?
No. Bonita National's August 1, 2026 packet says social members can only become golf members by purchasing a property with a golf deed. The packet lists which streets and buildings are golf and which are social, so check the address before you tour.
Which Bonita Springs golf course is the hardest?
By USGA Slope Rating from the back tees, three courses tie at 143: Cypress and Bay Island at Bonita Bay Club and Vasari. Hurricane at The Nest and Highland Woods follow at 140, and Cypress is also the longest at 7,436 rated yards.
Which Bonita Springs golf communities have the lowest home prices?
On the county record for the 12 months to September 25, 2026, the lowest medians were Bonita Fairways ($360,000), San Remo inside Palmira ($385,750), Highland Woods ($389,950) and Hunters Ridge ($408,000). Most of the lower-priced sales are condos and villas.
Which Bonita Springs golf communities are outside a flood zone?
In our 30-parcel FEMA sample (October 2026), Bonita National, Worthington, Vasari, Palmira, San Remo, Hunters Ridge and Spanish Wells had no sampled parcel in an A or V zone. A sample is a screen, not a flood determination, so pull the map and elevation certificate for the exact address.
Is Bonita Bay Club building a new clubhouse?
Not yet. Members approved a $110 million West Clubhouse in April 2026, with 80,000 square feet under air, and the club targets groundbreaking at the end of the 2028 season. No capital assessment for the project had been announced in any club document we read.
How long does it take to sell a home in a Bonita Springs golf community?
It varies widely by club. In the 12 months to October 21, 2026, MLS median days on market ran from 28 in San Remo and 38 in Hunters Ridge to 96 in Bonita Fairways and 100 in Worthington, and supply ran from 1.8 months in Hunters Ridge and San Remo to 9.2 months in Highland Woods.
Can a Bonita Springs golf course be turned into homes?
Only through a public planned development rezoning under City Ordinance 19-07, which requires a 50-foot vegetated buffer, 40 percent open space, a 35-foot height cap and no gates or walls on the project boundary. Florida's 2026 Infill Redevelopment Act applies only in counties over 1.475 million residents, and Lee County's 2025 estimate is 875,607.
