Estero Golf Communities and Homes for Sale

Estero golf communities come in five membership models, and the model decides the cost more than the price of the home does. Twelve Estero communities have a course inside the gates: in five every home is a golf member (bundled), in three every owner joins the club but golf is optional, two have optional golf memberships with waitlists, one has a public course owned by its community district, and one has a nine-hole resident par-3. This page compares all twelve side by side. Updated October 2026.

The figures come from each club's and association's own published documents, the Lee County Property Appraiser's recorded sales, and the community district budgets, and we tracked every recorded sale in each community for the last twelve months to build the tables below. Where a club does not publish its dues, we say so rather than estimate. This page is the golf section of our Estero homes for sale and communities guide.

On October 22, 2026, the Southwest Florida MLS showed 201 homes for sale across the twelve communities, with the count and median asking price for each in the benchmark section. Source: Southwest Florida MLS (Matrix), listing data by development, Active, Pending and Closed 0 to 365 days, pulled October 22, 2026.

Estero golf community homes for sale right now

Live listings in each Estero golf community are linked below, filtered by the community's MLS subdivision and sorted by price. Several of these communities carry Bonita Springs or Fort Myers mailing addresses although they sit inside the Village of Estero, so a search by city alone misses them.

Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract.

Estero golf communities compared

The benchmark table below sets the twelve Estero golf communities side by side by course, membership model, size and recorded price. Read the membership column first: a bundled community includes golf in every home's cost, while an optional club can mean a waitlist, an equity purchase or both. County figures are each community's twelve-month window from its research pack.

Bundled golf: every home is a golf member

In a bundled community the club fee comes with every home, so every buyer pays it whether they play or not, and there is no waitlist. The trade is a higher fixed cost for guaranteed access. Five Estero communities work this way, from Pelican Sound's 27 holes to Breckenridge's par-3 course.

Pelican Sound

Pelican Sound's 1,299 homes, 275 single-family and 1,024 condominium, share 27 holes in three nines (Sound, River and Lakes) by Chip Powell and Mike Hill, and the River Club on the Estero River. The 2026 fact sheet sets the annual assessment at $11,495 and the first-time initiation at $20,300; the River Ridge district adds $1,207.64. The county recorded 67 sales at a median of $565,000. See Pelican Sound.

Spring Run at The Brooks

Spring Run's 847 homes, 620 condominiums and 227 villas, share an 18-hole Gordon Lewis course redesigned by John Sanford. The 2026-27 club fee is $9,820, up 7.2 percent, with a $12,000 resale fee for an outside buyer. The county recorded 47 sales at a median of $380,000. See Spring Run at The Brooks.

Copperleaf at The Brooks

Copperleaf's 570 homes, 416 single-family and 154 carriage homes, share an 18-hole par-72 Gordon G. Lewis course redesigned by Kipp Schulties in 2015. Membership is bundled with every home and member-owned, with no initiation fee but a $15,000 capital contribution. The county recorded 27 sales at a median of $750,000. See Copperleaf.

Breckenridge

Breckenridge's 842 homes share a private 18-hole par-3 course (par 54) bundled with ownership. The 2026 master fee is $2,800 a year, with a $2,800 capital contribution at resale. The county recorded 51 sales at a median of $243,000, the lowest of the twelve. See Breckenridge.

Country Creek

Country Creek's 966 homes share an 18-hole executive course, par 61, with golf bundled. The county recorded 53 sales at a median of $308,000. See Country Creek.

Club membership required, golf optional

In these three communities every owner must join the club at some level, usually social, and golf is an upgrade. The required level sets the floor of the yearly cost, and the golf upgrade can be bought later. Ask for the club's current schedule of fees, because two of the three do not publish theirs.

Grandezza

Grandezza's 977 homes sit east of I-75 and Ben Hill Griffin Parkway, north of Corkscrew Road, around an 18-hole par-72 Darwin Sharp III course opened in 2001 and owned by Heritage Golf Group since 2023. Social membership is compulsory for residents without a higher tier; the club does not publish dues. The county recorded 54 sales at a median of $627,500. See Grandezza.

Wildcat Run

Wildcat Run's 448 homes sit south of Corkscrew Road around an 18-hole par-72 course by Arnold Palmer with Ed Seay, renovated for $8 million by Kris Spence in 2023. One social membership is attached to every home under the declaration; golf is optional and the club has been member-owned since 2002. The county recorded 34 sales at a median of $560,000. See Wildcat Run.

The Vines

The Vines' 435 homes sit inside the Village of Estero with a Fort Myers 33967 mailing address, around the 18-hole par-72 Gordon Lewis course of Estero Country Club. The recorded declaration requires every owner to join the club; golf is optional. The county recorded 33 sales at a median of $390,000. The rail corridor across the course is planned as the Bonita Estero Rail Trail. See The Vines.

Optional golf with a waitlist

In an optional club, buying the home does not buy golf. You apply, you may wait, and you may pay an equity price or a capital contribution when you join. The two Estero clubs that work this way are also the two highest-priced golf communities in Estero by recorded median.

Shadow Wood at The Brooks

Shadow Wood's 1,477 homes in 34 neighborhoods share 54 holes, three par-72 courses renovated by Rees Jones and completed in 2020. Membership is optional, the club has been member-owned since 2010, and golf has a waitlist with priority for residents; certain homes carry a transferable golf membership. The county recorded 79 sales at a median of $900,000. See Shadow Wood.

West Bay Club

West Bay Club's 699 homes sit on the Estero River and Estero Bay side of US 41, around an 18-hole Pete and P.B. Dye course. Golf is an optional equity membership with a "member-in-waiting" path, and every buyer pays a $15,000 community contribution at closing. The county recorded 53 sales at a median of $1,000,000, the highest of the twelve. The club hosted the West Bay Collegiate in October 2026. See West Bay Club.

Public and resident courses

Two Estero communities have golf without a private club. Stoneybrook's course is open to the public and owned by the community development district, and Fountain Lakes has a nine-hole par-3 course for residents. Both are the lowest-commitment way to live on a course in Estero.

Stoneybrook

Stoneybrook's 1,114 homes surround an 18-hole par-72 course by Jed Azinger with Gordon G. Lewis, opened in 1999, owned and operated by the Stoneybrook district, played by the round or on an annual pass. The golf debt is paid from golf revenue, not homeowner assessments. The district charges $1,514.11 a home for fiscal 2027. The county recorded 48 sales at a median of $415,000. See Stoneybrook.

Fountain Lakes

Fountain Lakes has a nine-hole par-3 resident course of about 681 yards, built in 1979, inside a gated community with 751 homes on the county roll. The 2026 master assessment is $370 a quarter. The county recorded 37 sales at a median of $335,000. See Fountain Lakes.

How to compare the real cost of golf in Estero

The yearly cost of a golf community is the club fee, the master and neighborhood association fees, any community development district, and the property tax, plus what you pay once to join. Comparing two homes by price alone can be off by tens of thousands of dollars in the first year. The questions below are the ones we answer for every golf buyer.

Bundled or optional

Bundled means the fee is fixed and certain; optional means the fee depends on the tier you choose and whether a spot is open. If you play three or more times a week, bundled is usually the simpler budget; if you rarely play, a social-only floor costs less.

Equity or non-equity

In an equity club the member owns a share and may recover some of it on resale; in a non-equity club the fee buys use only. West Bay Club and The Vines are equity clubs; Pelican Sound is non-equity.

One-time charges at closing

Expect a joining charge in most Estero golf communities: Pelican Sound's $20,300 initiation, Spring Run's $12,000 resale fee, Copperleaf's $15,000 capital contribution, West Bay Club's $15,000 community contribution, Shadow Wood's resale capital contribution and Breckenridge's $2,800.

Food and beverage minimums

Several clubs bill a food and beverage minimum whether you dine or not: Copperleaf $1,000 a year, and Spring Run's fee includes a $725 prepaid minimum. Ask for the minimum in writing.

Community development districts

Pelican Sound, Stoneybrook and The Brooks communities pay a district assessment on the tax bill. West Bay Club, Breckenridge and Wildcat Run have none on record.

Flood, evacuation and taxes in Estero golf communities

Flood risk varies inside a single golf community, so the community name is not enough. Grandezza's 27 sampled addresses and Wildcat Run's 17 all mapped to FEMA Zone X, while Pelican Sound's Island Sound and Torrey Pines addresses mapped to Zone AE along the Estero River and Pelican Sound sits in evacuation Zone A. Stoneybrook is evacuation Zone D.

Flood checks by community

The Vines' Zone AE homes are in the Palmbridge plat along Vintage Trace Circle; the rest of its sample was Zone X. Breckenridge mapped to flood Zone X but evacuation Zone A. Check the elevation certificate for the exact home.

Taxes

All twelve communities are inside the Village of Estero, so each tax bill carries the Village's 0.73 mills for 2026-27, the school district's 5.271 mills and the fire district, plus any community district.
