|---|---|---|
| 2019 | 53 | $390,000 |
| 2020 | 60 | $404,000 |

The county median rose about 79 percent from 2019 to 2024 and has eased about 11 percent since, with the condo villages softer than the single-family ones. Year-by-year medians shift with the mix of villages that sold, so compare villages, not just the community total.
Which Grandezza village fits you?

The table compares them on the same yardstick, the MLS record for the 12 months to September 29, 2026. Data updated: October 2026.

Grandezza's 420 condominium homes are in three villages, Sabal Palm, Oakwood and Avalon, and together they are the community's lower price tier: 21 MLS closings in 12 months between them, from $220,000 to $601,000. Each village runs its own condominium association under the master association, and Sabal Palm alone holds more than half of Grandezza's condominium homes.

What Florida's condo safety law means here
Florida's milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) apply to condominium buildings three or more stories tall. As entered on recent MLS listings, the Sabal Palm, Oakwood and Avalon buildings are low-rise and two stories tall (a few Oakwood and Avalon listings show one story), which would put them under the three-story line; confirm the count with the association. Ask the association for its latest reserve study and any special assessment before you write an offer.

Savona, Cypress Cove and Villa Grande are the liquid middle of the market, with 25 MLS closings between them in 12 months. Most homes are three bedrooms; the county roll counts 613 three-bedroom homes across Grandezza.

Savona also has its own gate on Corkscrew Road.
What does it cost to own in Grandezza?
The yearly cost of a Grandezza home is the master association assessment, your village association, the compulsory social club membership and the property tax, with no community development district on top. None of the associations or the club publish their current amounts on a public page, so the fees below are as entered on recent MLS listings; confirm them on the seller's statements. Data updated: October 2026.
- No CDD. Grandezza is not on the Lee County Board of County Commissioners' special district roster, so there is no CDD line on the tax bill.
- Master association. Grandezza Master Property Owners Association, managed by Vesta Property Services. Its budget sits behind the owner login, and the master fee is not entered consistently on MLS listings, where the master field often carries a village or club fee instead, so ask the seller for the latest master statement.
- Village association. Each village has its own association, and Cypress Cove has two. As entered on recent MLS listings, village fees typically run about $1,300 a quarter in Saraceno and Villa Grande, $1,325 in Savona, $1,600 in Cypress Cove, $1,625 in Grande Estates, $2,000 in Oakwood, $2,090 in Sabal Palm and $2,150 in Avalon.
- Club. Social membership is compulsory for residents without a higher tier; the club does not publish its dues. As entered on MLS listings, the mandatory club fee is typically $5,004 a year, with entries from about $4,093 to $5,329, and a one-time club fee of typically $7,500 is due at purchase.
- Gate tag. A resident RFID windshield tag is $15, installed at the gatehouse.
- Taxes. Grandezza is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the fire district.
Ask for the seller's last tax bill, the last two quarterly association statements and the club's current schedule before you make an offer, and ask the master association for any capital contribution or transfer fee at closing, which we could not confirm from a public source.
Is golf membership required at Grandezza?
No. Golf at Grandezza is optional, but club membership is not: The Club at Grandezza states that "Social memberships are compulsory for all Grandezza residents who do not hold a higher membership level." The club lists five categories, and the club does not publish what each costs. Data updated: October 2026.
| Membership | Who can hold it |
|---|---|
| Full Golf | Residents and non-residents |
| Executive Golf | Residents and non-residents |
| Sports | Residents only |
| Club | Residents only |
| Social | Residents only, compulsory floor |
You can buy in Grandezza, never play golf, and pay only the social floor. If you plan to play, ask the club whether a golf tier is open when you close, and get the current schedule in writing.
The Club at Grandezza and daily life
The Club at Grandezza is an 18-hole, par-72 course designed by Darwin Sharp III and opened in 2001, about 6,818 yards from the black tees, with a clubhouse of about 53,000 square feet, a resort-style pool and spa, six Har-Tru clay tennis courts, a fitness center, bocce and dining. The golf course and 24 lakes weave between the villages.
Ownership has changed twice. Stock Development, the community's developer, sold the club to the Klaas family for $7 million in 2010, saying the community was sold out, and Heritage Golf Group bought it in 2023, its 33rd club and its seventh in Florida. For what daily life inside the gates is like, from the club calendar to the village associations, see McGreevy and Comisar's Grandezza community guide.
Gates and access
The main gatehouse is on Ben Hill Griffin Parkway at Grande Oak Boulevard and is staffed. Residents use an RFID windshield tag, and visitors are cleared through the GoAccess system. There is a second entrance on Corkscrew Road at Grande Oak Way, and Savona has its own entrance at Palermo Lake Court.
Is Grandezza in a flood zone?
Every Grandezza address we sampled mapped to FEMA Zone X, an area of minimal flood hazard: 27 of 27 addresses across all ten villages, and all 26 grid points that answered inside the community. The FIRM panel at the center of the community is 12071C0584F, effective August 28, 2008. That is a sample, not a guarantee for any single lot. Data updated: October 2026.

FEMA maps Zone AE and AH areas in the surrounding area, and none touched a sample point inside Grandezza. For any home you are serious about, check the address on the FEMA Flood Map Service Center and ask for the elevation certificate. Zone X does not mean flood insurance is pointless, only that a lender is unlikely to require it.

What Grandezza backs onto
Ben Hill Griffin Parkway runs along the west side, and Avalon and Cypress Cove are the homes closest to it. Corkscrew Road, six lanes on this stretch, runs along the south side, behind Santa Lucia, Solemar and the south side of Savona; across it are Stoneybrook Golf Club, Pinewoods Elementary and an Estero fire station. A canal and tree line edge the north side, and a cleared utility corridor separates Savona from the rest of the community.
What is changing nearby
The Village of Estero's planning board approved a Chick-fil-A of 5,695 square feet with a dual-lane drive-thru on the former Perkins pad at the Shoppes at Grande Oak on December 9, 2025. Lee County's Corkscrew Road Phase 2 widening, east of Corkscrew Shores to Alico Road, is about a $27 million project expected to finish at the end of 2026, and the county has said it may slip.
Originally platted as Grande Oak
Grandezza was first named Grande Oak. The master association was filed in 2000 as Grande Oak Master Property Owners Association and changed its name to Grandezza in 2001, and the recorded plats still carry the old name: Grande Oak, Grande Oak East (Savona) and Grande Oak Tracts 5 and 6 (Solemar and Santa Lucia). That is why county records and some older listings say "Grande Oak" for homes inside Grandezza. The Shoppes at Grande Oak, the shopping center at the southwest corner, kept the original name.
