Recorded sales on the county file

Lee County recorded 5 qualified Grande Estates sales in the 12 months to September 25, 2026, at a median of $1,300,000, from $843,582 to $2,250,000. Over 24 months it recorded 10 sales at $1,292,500, with a high of $3,195,000, and over 60 months 23 at $1,300,000. All were resales. The 12-month MLS high ($2,600,000) and county high ($2,250,000) differ because the MLS window runs to September 29 and the county window to September 25, and the two records do not match sale for sale. We tracked every recorded Grande Estates sale on the Lee County file to build these numbers.

Grande Estates prices by year

Year County recorded sales County median
2019 1 $820,000
2020 3 $857,000
2021 14 $963,000
2022 1 $1,253,000
2023 4 $1,362,000
2024 5 $1,400,000
2025 4 $1,192,500
2026, to September 25 4 $1,300,000

Grande Estates sells four or five homes in a normal year; 2021, with 14 recorded sales, was the exception. With so few sales, the price of each custom home matters more than the yearly median.

Custom estate homes and remaining lots

Grande Estates is Tract 4B of the original Grande Oak plat (Plat Book 67): 72 homes on Markward Crossing, 10 on Oak Fairway Court, 5 on Glen Oak Court and 4 on Legacy Court, 91 in all, built 2001 to 2013 with a median year of 2005. Homes run 2,488 to 7,925 heated square feet on the county roll, a median of 3,235, with 36 three-bedroom, 52 four-bedroom and 3 larger homes. recent MLS closings ran from 2,861 to 8,274 square feet under air.

The Grande Estates association and setting

The county roll also shows about 22 vacant residential lots in the tract, where a buyer might still build a custom home inside Grandezza. On the October 22, 2026 MLS pull, no Grande Estates lot was listed for sale and none had sold in the previous 12 months. The neighborhood association is Grande Estates Neighborhood Association (Sunbiz N00000006285), originally filed as Grande Oak Preserve Association. Markward Crossing is shared with Villa Grande, so search by village name, never by street.

What does it cost to own in Grande Estates?

The yearly cost of a Grande Estates home is the Grande Estates association, the Grandezza master association, the compulsory social club membership and the property tax, with no community development district (CDD) on top. None of the associations or the club publish current amounts on a public page, so the fees below are as entered on recent MLS listings; confirm them on the seller's statements. Data updated: October 2026.

No CDD

Grandezza is not on the Lee County Board of County Commissioners' special district roster, so the tax bill carries no community development district line.

Association fees

Grande Estates owners pay Grande Estates Neighborhood Association (Sunbiz N00000006285), originally filed as Grande Oak Preserve Association and the Grandezza Master Property Owners Association, managed by Vesta Property Services. As entered on recent Grande Estates MLS listings, the Grande Estates association fee is typically $1,625 a quarter, with entries from $1,325 to $1,675. Grandezza's master fee is not entered consistently on MLS listings, where the master field often carries a village or club fee instead, so ask the seller for the latest master association statement.

The club

Social membership at The Club at Grandezza is compulsory for residents without a higher tier; golf is optional, and the club does not publish dues. As entered on MLS listings, the mandatory club fee is typically $5,004 a year, and a one-time club fee of typically $7,500 is due at purchase. A resident RFID windshield tag is $15, installed at the gatehouse.

Property taxes

Grandezza is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the fire district.

Leasing rules

Leasing rules differ by village. As entered on recent Grande Estates MLS listings, the minimum lease is 30 days and listings allow up to three leases a year; confirm the current rule in the association documents.

What to ask for before an offer

Ask for the seller's last tax bill, the last two association statements and the club's current schedule, and ask about any capital contribution or transfer fee at closing, which we could not confirm from a public source.

Is Grande Estates at Grandezza in a flood zone?

All three Grande Estates addresses we sampled mapped to FEMA Zone X, an area of minimal flood hazard, as did every other sampled address in Grandezza. That is a sample, not a guarantee for one lot, so check the exact address and ask for the elevation certificate, especially on a custom home built after the first wave. Data updated: October 2026.

Address sampled FEMA zone
11544 Glen Oak Ct X
19865 Markward Crossing X
20051 Legacy Ct X

Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026 on US Census geocodes of county roll addresses; the FIRM panel at the center of Grandezza is 12071C0584F, effective August 28, 2008. Zone X means a lender is unlikely to require flood insurance, not that a home cannot flood.

How to check one address

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the seller for the elevation certificate, and get an insurance quote before the inspection period ends.
