Recorded sales on the county file

The Lee County Property Appraiser recorded 51 qualified Corkscrew Shores sales in the 12 months to September 25, 2026, at a median of $885,000, from $440,000 to $1,575,000. Over 24 months the county recorded 75 sales at $875,000, and over 60 months 203 at $900,000. Every one was a resale; the county file shows no builder-direct sale in five years. We tracked every recorded Corkscrew Shores sale on the county file to build these numbers.

Corkscrew Shores sales by price band

Price band, MLS closings, 12 months to September 29, 2026 Sales
$400,000 to $500,000 3
$500,000 to $750,000 19
$750,000 to $1,000,000 10
$1,000,000 to $1,500,000 16
$1,500,000 to $2,000,000 1

Seventeen of the 49 closings were $1,000,000 or more and 22 were under $750,000, so Corkscrew Shores trades as two markets inside one gate, with few sales between $750,000 and $1,000,000.

How Corkscrew Shores prices moved, 2019 to 2026

Year County recorded sales County median
2019 85 $540,000
2020 98 $563,500
2021 100 $592,872
2022 43 $900,000
2023 32 $941,000
2024 40 $975,000
2025 29 $810,000
2026, to September 25 41 $885,000

Homes were still being built through 2021, so the 2019 to 2021 rows include first sales of new homes, and the jump to 2022 mixes a price rise with the end of new construction. Since the 2024 peak of $975,000 the county median has eased about 9 percent, and the MLS showed 102 median days on market over the last 12 months, against 36 over five years.

Corkscrew Shores prices by plat phase

Corkscrew Shores was recorded in five plat phases under one master association and one assessment, and the phases sell at different price levels: Phases 3 to 5 posted the highest county median and Phase 1B the lowest. The table uses the county record for the 12 months to September 25, 2026, the same yardstick for every phase. Data updated: October 2026.

Plat phase (county legal name) Homes on the roll County sales, 12 months County median, 12 months
Corkscrew Shores Phases 3 to 5 202 21 $960,000
Corkscrew Shores Phase 1C 165 8 $930,000
Corkscrew Shores Phase 1B 111 12 $682,005
Corkscrew Shores Phase 2 104 4 $694,500
Corkscrew Shores (initial plat) 62 6 $695,000
Corkscrew Shores Parcel 1 1 0 none

Source: Lee County Property Appraiser parcel roll and sale files; the phase counts add up to the 645 single-family homes on the roll. The Phases 3 to 5 row includes one parcel the roll spells "Phases 3-5".

Why the phases differ

Phase 1B, Phase 2 and the initial plat sold at county medians under $700,000 in the last 12 months, while Phases 3 to 5 and Phase 1C sold at $930,000 to $960,000. The gap reflects home size and lot, so compare a listing with sales in its own phase and with homes of the same series and view, not with the community median.

Who built Corkscrew Shores, and what are the homes like?

Cameratta Companies developed Corkscrew Shores and its amenities, and Pulte Homes was the builder. The developer describes the project as "Developed by Cameratta Companies and Pulte Homes, with Pulte Homes as the premier builder." Homes went up from 2014 to 2021, and the community is sold out, so every home for sale is a resale. Data updated: October 2026.

The Pulte series

The four Pulte series run from the smaller Cottage homes to the larger Estate and Premier homes. The series is a price band and a floor plan family, not a separate neighborhood: every home shares the same master association, gate, clubhouse and assessment.

The land under the community

Corkscrew Shores was built on a former limerock mine, and the mine pit is now the 240-acre lake at the center of the community. Lee County approved it as the first residential use of its Density Reduction/Groundwater Resource overlay on former mined land, and about 114 acres were placed in conservation next to the Corkscrew Regional Ecosystem Watershed lands, according to the project's engineer, Morris-Depew Associates.

The home count

The master association describes "a stunning 722-acre, residential master planned community" and "a gated, master-planned community consisting exclusively of single-family homes." The Lee County roll carries 645 single-family parcels under the Corkscrew Shores legal names, plus 57 common-area and lake tracts.

What does it cost to own in Corkscrew Shores?

Owning in Corkscrew Shores costs the master association assessment, the yearly Captain's Club food and beverage minimum and the property tax, with no community development district and no golf membership. The association's 2025 fee summary is the most recent schedule we could read at a primary source, so the 2025 amounts are printed with their year. Data updated: October 2026.

Cost Amount Source
Master association assessment, 2025 $1,729 a quarter Association 2025 fee summary
Master association assessment, current $1,782 a quarter on most listings, as entered on MLS listings Southwest Florida MLS (Matrix) listing data, pulled Oct 22, 2026
Captain's Club food and beverage minimum, 2025 $480 a year, billed with the first quarter Association 2025 fee summary
Community development district None Association buyer FAQ; developer
Golf membership None (no golf course) Association

No CDD

The master association's buyer FAQ answers the question directly: "No. Corkscrew Shores does not have a CDD, which helps maintain a competitive overall cost of ownership compared to some nearby communities." The developer's page lists "No CDD fees." That sets Corkscrew Shores apart from many newer east Estero communities, where a district assessment appears as a separate line on the tax bill.

What the assessment covers

The 2025 fee summary lists the amenities, common-area landscaping and irrigation, the lakes, the common areas and management. Cable and internet are not included. The community is managed by FirstService Residential.

Leasing rules

The association's 2025 Rules and Regulations require an owner to hold the home 365 days before leasing it, set a 30-day minimum lease and allow up to 3 leases a year. Ask the association for the current rules before you buy a home to rent out.

Property taxes

Corkscrew Shores is in unincorporated Lee County, so the tax bill carries Lee County's own levies and the unincorporated services rather than the Village of Estero's, plus the school district's 5.271 mills and the Estero Fire Rescue district. Ask for the seller's last tax bill, because the homestead cap means a buyer's first bill can be higher than the seller's.

Ask for the last two association statements, the current budget and an estoppel letter before you write an offer; the estoppel confirms the current quarterly assessment and any one-time charges at closing.

Can you boat on the Corkscrew Shores lake?

Yes, within the rules. The 240-acre lake is open to residents' boats powered by electric motors, wind or human power, at 10 horsepower or less, under the association's 2025 Rules and Regulations. Fishing is catch and release, and swimming in the lake is not allowed. The community has a kayak and canoe launch and a fishing pier. Data updated: October 2026.

Lakefront homes

On the October 22, 2026 MLS pull, 9 of the 18 active listings were marked lakefront in their waterfront fields; a lakefront premium is not printed here. Ask us for the lakefront sales in the phase you are considering.

The clubhouse and the Captain's Club

The amenity center sits on the lake at 14700 Corkscrew Woods Parkway. The developer and the association list the Captain's Club restaurant and bar for members and guests, a resort pool and spa, a fitness center and studio, Har-Tru tennis courts, pickleball, bocce, fire pits, the kayak and canoe launch, the fishing pier and a play field with a pavilion. Data updated: October 2026.

The yearly dining minimum

The $480 Captain's Club food and beverage minimum on the 2025 fee summary is billed with the first quarter and credited to the owner's dining account, so it is spent at the club rather than lost.

Is there golf?

No. Corkscrew Shores has no golf course and no golf membership. Buyers who want golf nearby look at the private Pandion Club planned on the former Old Corkscrew course farther east, or at the Estero golf communities west of I-75.

Is Corkscrew Shores in the Village of Estero?

No. Corkscrew Shores is in unincorporated Lee County with an Estero 33928 address. On the Lee County parcel layer, all 643 of its single-family parcels carry the Estero Fire taxing district without the Village of Estero, and Lee County, not the Village, handles its zoning, permits and code enforcement. On this site, Estero means the Village plus the Estero-address communities outside it. Data updated: October 2026.

What that changes for an owner

Building permits and code questions go to Lee County, and flood insurance discounts follow unincorporated Lee County's Community Rating System standing rather than the Village's. The postal address, the MLS area and the schools are the same as for the Village communities nearby.

Is Corkscrew Shores in a flood zone?

Corkscrew Shores maps to FEMA Zone X, minimal flood hazard. We checked every one of its 643 single-family parcels on the Lee County parcel layer against FEMA's National Flood Hazard Layer in October 2026, and every one, lakefront homes included, returned Zone X. An earlier 14-address sample across 12 streets, two of them points in the lake, also returned Zone X. Data updated: October 2026.

Address sampled (October 21, 2026) FEMA zone
20313, 20233 and 20808 Corkscrew Shores Blvd X, minimal

The Lee County FIRM panel at the community is 12071C0625F, effective August 28, 2008, an unprinted panel with no special flood hazard area.

Evacuation zone and storms

Corkscrew Shores is in Lee County evacuation Zone D, storm surge zone 4, at both points we checked. Hurricane Ian in September 2022 was a wind event here; the storm surge damage in Estero was west, along US 41 and West Broadway. Zone X means a lender is unlikely to require flood insurance, not that a home cannot flood, so get a quote for the exact address before the inspection period ends.

Which schools serve Corkscrew Shores?

Lee County assigns schools by choice within proximity zones. Two Corkscrew Shores points we checked on the district's 2026-27 zone layer fell in elementary Zone Q (Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks elementary schools), middle Zone GG (Bonita Springs Middle and Three Oaks Middle) and high school Zone South 3 (Bonita Springs High, Estero High and South Fort Myers High). Data updated: October 2026.

Families rank the schools in their zone, and placement runs on preference, proximity and lottery. Confirm the zone for the exact address with the School District of Lee County.

Where is Corkscrew Shores and what is changing nearby?

Corkscrew Shores is on Corkscrew Road about three miles east of I-75 Exit 123, east of Bella Terra, with a main entrance on Corkscrew Road and a second entrance on Wayside Lane. The community runs about a mile from north to south, with the lake in the middle and the clubhouse on the water. Data updated: October 2026.

What Corkscrew Shores backs onto

Corkscrew Road runs along the north side, so the homes nearest the main entrance and the Wayside Lane gate are the ones to ask about for road noise. Inside, the 240-acre lake fills the middle of the community, and about 114 acres of the land was set aside in conservation next to the Corkscrew Regional Ecosystem Watershed lands. Check each lot on a satellite view for what it backs onto before you write an offer.

Corkscrew Road widening

Lee County's Corkscrew Road widening Phase 2, from Bella Terra to Alico Road, reached Corkscrew Shores in October 2026: the Village of Estero's October 16, 2026 update reported paving on the north side from the Corkscrew Shores main entrance east to Alico Road from the week of October 12, with completion expected in December 2026.

Pandion Club

The Hoffmann Family of Companies has announced the Pandion Club, a private club on the former Old Corkscrew Golf Club course east of Corkscrew Shores on Corkscrew Road.

Living in Corkscrew Shores

Corkscrew Shores is a lake community rather than a golf community: daily life runs around the 240-acre lake, the kayak launch and fishing pier, and the Captain's Club, with Miromar Outlets, FGCU and I-75 within about four miles. Every home is a Pulte single-family home from 2014 to 2021 under one master association, with no CDD. Data updated: October 2026.
