New Construction Homes for Sale in Estero, FL
New construction homes for sale in Estero are mostly outside the Village of Estero. In the twelve months to September 25, 2026, the Lee County Property Appraiser recorded 483 builder-direct sales in the Estero area, 23 percent of all 2,068 home sales, at a median of $588,955. 418 of those 483 builder-direct sales, 87 percent, were outside the Village, in unincorporated Lee County with Estero addresses, and most of them in Verdana Village on Corkscrew Road. Only 65 were inside the Village.
That matters for a buyer, because unincorporated Lee County and the Village of Estero are different governments with different tax lines, permitting offices and flood programs. This page is the new construction section of our Estero homes for sale and communities guide. It shows the builders selling now, what new homes actually recorded at, and what to check before you sign a builder contract. Updated October 2026.
We tracked every recorded Estero-area sale in the last twelve months and counted a sale as builder-direct when it was the first qualified sale of a home within a year of its year built, an estimate the county files support but do not label. On the Southwest Florida MLS, 40 new construction homes were for sale on October 22, 2026, and 120 closed in the 12 months to that date at a $667,500 median; many builder homes sell without an MLS listing, so these counts run well below the county's builder-direct count. Source: Southwest Florida MLS (Matrix), listing data, Active, Pending and Closed 0 to 365 days, pulled October 22, 2026, for listings marked new, pre-construction or under construction in Estero's named communities.
New construction homes for sale in Estero right now
Live new construction inventory is linked below, filtered to homes built in 2025 or later with an Estero address, and to the communities where builders are selling today. Builders list some homes on the MLS and sell others only from their sales centers, so the MLS view undercounts the new homes actually available.
- Every Estero home for sale built in 2025 or later
- Verdana Village new and resale homes for sale
- Kingston South homes for sale (Lennar, Pulte, Neal)
- Esplanade at Kingston homes for sale (Taylor Morrison)
- The Island at West Bay Club residences for sale
- Lakes of Estero homes for sale
Of the 40 new construction listings on October 22, 2026, Saltleaf on Estero Bay in Bonita Springs had 13, West Bay Club 8, Kingston 7, Lakes of Estero 4, and Verdana Village, El Dorado Acres and Coconut Landing 2 each. Counting every listing in Kingston South and Esplanade at Kingston, the MLS showed 15 Kingston homes for sale and 6 under contract that day, with no Kingston closing yet.

Data updated: October 2026.
| 12 months to September 25, 2026 | Sales | Median | Builder-direct | Resale (median) |
|---|---|---|---|---|

Why the builder-direct count is an estimate
The county does not flag a sale as new construction. We counted a sale as builder-direct when it was the first qualified sale of a home within a year of the year built on the roll. Over 24 months the Estero area recorded 4,050 sales at a median of $545,000, and 1,156 of them were builder-direct by the same rule.
Why 418 of 483 were outside the Village
The Village of Estero is close to built out, and the large tracts with builders on them sit east along Corkscrew Road in unincorporated Lee County. Verdana Village, the biggest of them, recorded about 420 builder-direct sales in the twelve months to September 25, 2026.
Estero communities with builders selling now
Four places in and around Estero have builders taking contracts in October 2026: Verdana Village and Kingston on Corkscrew Road in unincorporated Lee County, and the last lots at Lakes of Estero and the tower at The Island at West Bay Club inside the Village. Builder prices below are advertised "from" prices on each builder's own site when we checked in October 2026; they change weekly.
Data updated: October 2026.
| Community | Jurisdiction | Builders | Advertised from | District (CDD) per year |

| Verdana Village | Unincorporated Lee County, Estero address | Pulte Homes, Lennar | $412,990 (Pulte) | $1,319.15 to $2,356.38 (V-Dana CDD, fiscal 2027) |
| Kingston | Unincorporated Lee County, Estero address | Lennar, Neal Communities, Taylor Morrison, Pulte Homes | $329,999 (Lennar villas) | $1,244.68 to $2,563.83 (Kingston One CDD, fiscal 2027) |
| Lakes of Estero | Village of Estero | D.R. Horton (last lots) | $574,990 | none |
| The Island at West Bay Club | Village of Estero | Kolter Urban | MLS actives from $2,699,000 | see West Bay Club |
Verdana Village
Verdana Village is a Cameratta Companies community of 2,386 home lots on Corkscrew Road, about 8 to 9 miles east of I-75, in unincorporated Lee County with an Estero 33928 address. It is sometimes misspelled Veranda Village. The county recorded 511 sales in the twelve months to September 25, 2026, about 420 of them builder-direct, and the 91 resales had a median of $615,000.
Verdana Village builders and prices
Pulte's Verdana Village page lists three collections: Scenic from $412,990 (the Contour plan, 1,405 square feet), Executive from $477,990 and Echelon from $601,990, with the largest plans, the Upton and the Layton Grande, at $901,990 and $926,990. Lennar lists Executive Homes from $463,999 and Manor Homes from $505,499; its Villa Homes are sold out. See Verdana Village homes for sale.
Verdana Village's district assessment
The V-Dana Community Development District's fiscal 2027 adopted budget holds every lot tier unchanged from fiscal 2026, from $1,319.15 a year for a 36-foot lot to $2,356.38 for a 66-foot lot in the Phase 3 and Phase 4 bond series, collected on the Lee County tax bill. Every address in our flood sample, 12 county-roll addresses and 15 grid points, mapped to FEMA Zone X.
Kingston
Kingston is Cameratta Companies' new master-planned community on Corkscrew Road, east of Verdana Village, in unincorporated Lee County with an Estero address. It held its grand opening with models from all four builders on October 17, 2026. The county roll holds 1,128 recorded vacant home lots so far, and no home had closed: the MLS showed 15 actives, 6 pendings and no closing on October 21, 2026. See Kingston homes for sale.
Kingston builders and prices
Lennar's Kingston South villas are advertised from $329,999, Neal Communities from $347,990, Taylor Morrison's Esplanade at Kingston from $369,900 and Pulte from $389,990, on the builders' own pages in October 2026. The developer's site says builders start from the $400s; the builder pages are the better guide. At the October 21 pull, Esplanade at Kingston's 8 listings ran $476,865 to $1,543,227 and Kingston South's 7 listings $360,999 to $894,405. See Esplanade at Kingston.
Kingston's district assessment and permit history
The Kingston One district's fiscal 2027 final budget, adopted August 19, 2026, sets yearly assessments from $1,244.68 for a condominium unit to $2,563.83 for a 72-foot single-family lot, including collection costs. The project's federal Clean Water Act Section 404 wetlands permit, issued by the Army Corps of Engineers in 2025, was challenged in federal court; a judge declined to halt the project in March 2026, and one challenge was settled in August 2026.
Lakes of Estero
D.R. Horton is selling the last five lots at Lakes of Estero, a non-gated community of about 102 lots first built from 2003 to 2005, from $574,990; four homes were listed at $609,855 to $669,855 in October 2026. There is no CDD. Two of the new homes sit on lots that mapped to flood Zone AH at the lot center, so expect a lender flood determination. See Lakes of Estero.
The Island at West Bay Club
The Island is Kolter Urban's 86-residence, 25-level tower inside West Bay Club in the Village of Estero, with delivery anticipated in mid-2027 according to the developer. The MLS showed 8 Island listings from $2,699,000 to $10,099,000 and no closings on September 29, 2026. Golf membership at West Bay Club is optional and wait-listed. See The Island at West Bay Club.
Recently built Estero communities, now resale
Three of the biggest Estero new construction communities of the last decade are sold out, and buying there today means buying a recent resale rather than a builder contract. They are useful comparisons for anyone pricing a new home on Corkscrew Road, because they show what a five- to ten-year-old home in the same corridor sells for.
| Community | Built | Jurisdiction | County sales, 12 months | County median |
|---|---|---|---|---|
| RiverCreek | 2022 to 2026, GL Homes | Village of Estero | 83 | $769,900 |
| The Place at Corkscrew | 2017 to 2023, Pulte and Lennar | Unincorporated Lee County | 105 | $700,000 |
| Corkscrew Shores | 2014 to 2021, Pulte with Cameratta | Unincorporated Lee County | 51 | $885,000 |
RiverCreek
GL Homes built RiverCreek's 554 single-family homes from 2022 to 2026, and its last first sale recorded on June 9, 2026. The county recorded 83 sales at a median of $769,900 in the twelve months to September 25, 2026, 63 of them GL Homes first sales, and 230 first sales over 24 months. The Corkscrew Crossing district charges $1,957.79 a home for fiscal 2026-27, and the association about $1,158 a quarter. See RiverCreek homes for sale.
The Place at Corkscrew
The Place at Corkscrew is built out: 1,316 single-family homes by Pulte and Lennar, 2017 to 2023, and no builder-direct sales in 24 months. Its 105 resales in twelve months had a median of $700,000. See The Place at Corkscrew.
Corkscrew Shores
Corkscrew Shores sold out between 2014 and 2021, with Pulte as the builder and Cameratta Companies as the land developer; it has no CDD. Its 51 resales in twelve months had a median of $885,000. See Corkscrew Shores.
What is coming next in Estero
Most of what the Village of Estero has in its development pipeline is apartments, senior housing and in-fill, not new single-family neighborhoods. The Village's October 2026 development presentation counts about 2,900 new residential units in process, including Summercrest by Toll Brothers with 154 townhomes and models open, the TRG Estero planned development at 370 units, and Mission Grove, a 163-unit assisted living and continuing care community.
Corkscrew Road
Lee County's Corkscrew Road widening, Phase 2 from Bella Terra east to Alico Road, is scheduled for completion in December 2026, according to the Village's October 16, 2026 update. It is the road every Verdana Village, Kingston, The Place and Corkscrew Shores buyer will drive to reach I-75.
Genova's final phase
The Village approved Genova's final phase, but the Village's October 2026 presentation lists it as stalled. Ask before you count on it.
What a new Estero home costs to own
A new Estero home carries four yearly costs beyond the mortgage: the property tax bill, any community development district assessment, the homeowners association and insurance. Inside the Village the bill carries the Village's 0.73 mills; in unincorporated Lee County it carries the county's unincorporated levy of 0.8398 mills and the All Hazards levy of 0.0693 mills instead, at fiscal 2025-26 rates.
Community development districts
Most new Estero communities finance roads, water and amenities through a community development district, and the assessment appears on the Lee County tax bill as a non-ad valorem line. Verdana Village, Kingston and RiverCreek each have one; Corkscrew Shores and Lakes of Estero do not. Ask for the district's current budget and the debt schedule for your lot width.
Your first tax bill
A new home's first tax bill is often for the lot alone, because the county values the improvement once it is complete. Budget for the full bill after the first January 1 that the home is finished, and for the school district's 5.271 mills for 2026-27.
Flood, storm and schools for new Estero homes
The new communities east of I-75 sit on higher, inland ground: every unincorporated Estero address in the area pack's 60-home sample mapped to FEMA Zone X, and Lee County evacuation zones there are D, E or outside a zone. Kingston's 30 answered flood queries all returned Zone X; RiverCreek's 13 returned Zone X and evacuation Zone D.
Flood disclosure and insurance
Section 689.302 requires a seller to disclose flood insurance claims and federal flood assistance before closing, and section 627.351 phases a flood coverage requirement into Citizens Property Insurance policies. On a new home, ask the builder for the elevation certificate before closing.
Storm history
Hurricane Ian in September 2022 brought 8 to 12 feet of inundation above ground in Estero, Bonita Beach, Bonita Springs and North Naples, with the Village's worst damage west of US 41. Hurricane Milton in October 2024 surged 4 to 6 feet south of Boca Grande through Bonita Beach.
Schools
Every Estero address the area pack sampled sits in elementary choice Zone Q. Esplanade at Kingston, north of Corkscrew Road, is in different zones from Kingston South. Check the district's proximity zone map for the exact lot; a zone is not a seat guarantee.
How to buy new construction in Estero
Buying from a builder in Estero is a different transaction from a resale: the contract is the builder's own form, the deposit schedule is the builder's, and the price you negotiate is often the options and the lot premium rather than the base price. The steps below are the ones we walk every new construction buyer through.
Register your agent on the first visit
Most builders require your agent to be with you, or registered, on your first visit to the sales center. Call us before you walk into a model.
Compare the builder's price with recorded resales
A builder's "from" price is the smallest plan on the cheapest lot. Compare the price of the home you actually want with recorded resales of similar homes nearby; in Verdana Village the 91 resales had a median of $615,000.
Read the district and association documents
Ask for the community development district's budget and debt schedule, the association's budget, and any amenity, capital or food and beverage charge in the declaration.
Inspect during and after construction
Hire your own inspector for the pre-drywall stage and before closing, even on a new home with a builder warranty.
Talk to a Domain Realty Group new construction specialist
Domain Realty Group represents buyers in Verdana Village, Kingston and every other Estero new construction community, and our main office is a short drive south on US 41 in Bonita Springs. We can compare a builder's price with recorded resales, read the district budget for the lot you want and register with the builder before your first visit.
Talk to our team about an Estero builder contract
Contact Domain Realty Group or call 239-441-2816. For Jesse and Marc's advice on choosing between Estero builders and negotiating a new construction contract, read their guide to new construction in Estero, and search current listings any time.
Thinking of selling an Estero home to buy new?
A resale competes with builder incentives on the same road, so price it from recorded resales, not from the builder's base price. Start with a Domain Realty Group home valuation.
