Kingston South

Kingston South is the larger neighborhood and the one with the most choice: three builders, villas to estate homes, and the developer calls it multigenerational. Its MLS subdivision is Kingston South.

Esplanade at Kingston

Esplanade at Kingston is Taylor Morrison's Esplanade brand, with its own club program the builder describes as "concierge services, active wellness programs, dining experiences". The full detail is on our Esplanade at Kingston page.

What is the Kingston CDD fee?

Every platted Kingston home pays the Kingston One Community Development District on the Lee County tax bill. The district's FY2027 Final Budget, adopted August 19, 2026, sets totals from $1,244.68 a year for a condo to $2,563.83 for a 72-foot single family lot, including collection costs, for the 1,208 units of Assessment Area One. The bonds behind the debt line

The debt service line repays the district's Special Assessment Bonds, Series 2025, with a par amount of $84,000,000 and final maturity in 2057. Ask the builder which lot width your home sits on, because that sets the line on your bill.

Future phases

The budget carries 2,857 future units at $74.47 a year, operations and collection only, until a future bond series sets their debt line. Buyers in later phases should expect a debt line of their own.

What are the HOA fees in Kingston?

Kingston's master association dues and the Esplanade club dues are not published by the developer or any builder yet, so the only figures available are the ones listing agents entered on the MLS, below. Ask the builder's sales office for the current association budget, any capital contribution at closing and what the dues include before you sign. Data updated: October 2026.

HOA fee fields on current listings

As entered on MLS listings to October 22, 2026, Kingston South homes show one association fee of $1,121 to $1,218 a quarter for a single-family home and about $1,019 for a villa, and Esplanade at Kingston homes show $1,454 to $1,898 a quarter. No listing enters a separate club fee. These are listing-agent entries on builder listings, not a published budget.

What to ask the builder

Ask for the master and neighborhood budgets, the capital contribution or transfer fee, the CDD line for your lot width, any amenity fee, and when the amenity center opens.

Is Kingston in the Village of Estero?

No. Kingston is in unincorporated Lee County with an Estero address, east of the Village of Estero on Corkscrew Road. Every Kingston lot on the county roll carries an Estero 33928 address, and every builder lists its sales center in Estero, but the parcels sit in the Estero Fire district with no Village of Estero levy. Data updated: October 2026.

What that means for your tax bill

Your bill carries the Lee County unincorporated levy, the school district and Estero Fire Rescue, plus the Kingston One CDD line, and not the Village of Estero's millage. A new home is assessed at its full market value in its first year on the roll.

Has any Kingston home sold yet?

Not yet. No improved Kingston home had a qualified sale on the Lee County file through September 25, 2026, and the MLS showed no closing in the 365 days to October 22, 2026. The 222 transfers recorded from April to August 2026 were bulk conveyances of vacant lots from the developer to the builders. Data updated: October 2026.

Why the lot transfers are not prices

Each bulk conveyance stamped one total price across many parcels, so no price per lot or per home can be read from them. The first real prices will be the first home closings; we track them as they record.

What is Kingston, and who is building it?

Kingston is Cameratta Companies' master-planned community on Corkscrew Road in eastern Lee County, which the developer describes as "an over 7,600-acre, gated, master-planned community" with about 10,000 residences and 700,000 square feet of commercial space. Cameratta also developed Corkscrew Shores, The Place at Corkscrew, The Preserve at Corkscrew and Verdana Village nearby.

How big is Kingston?

The developer's figure is over 7,600 acres; the federal permit coverage reported by Gulf Coast News Now in 2025 was 6,676 acres. Both describe the same project at different stages, so we print each with its source.

Amenities

The developer lists lagoon-style pools, cabanas, a social club with live music and dining, pickleball courts and fitness. Opening dates for the amenity center are not published; ask the sales office.

Is Kingston gated?

The developer describes Kingston as gated. Whether the gate is staffed is not yet confirmed.

What comes later

The master map shows Estates at Kingston, a commercial area and a future Kingston School site as later areas, and the first commercial lots on Kingston Village Parkway recorded in 2026.

Is Kingston in a flood zone?

Every Kingston point we sampled in October 2026 maps to FEMA Zone X, an area of minimal flood hazard: 30 of 30 answered points across Kingston South, Esplanade at Kingston and the other Kingston tracts. The FIRM panel is 12071C0650F, effective August 28, 2008. It is a sample, not a guarantee for any single lot. Data updated: October 2026.

Evacuation zones

Lee County evacuation Zone E covers parts of Kingston South: 8 of 12 sampled points in Pod 1 and 2 of 12 in Pod 2. Every Esplanade at Kingston point and every other Kingston tract point sits outside the evacuation zones.

Storm history

No Kingston home existed for Hurricane Ian in 2022 or Hurricane Milton in 2024; the land was farmland and former groves, and every home is new construction.

Which schools serve Kingston?

Lee County assigns schools by choice within proximity zones, and the two Kingston neighborhoods fall in different zones. Kingston South points sit in elementary Zone Q, middle Zone GG and high Zone South 3; Esplanade at Kingston and the northern tracts sit in elementary Zone L, middle Zone HH and high Zone East 3. Data updated: October 2026.

Confirm the zone for the exact home

Lee County is a choice district, so confirm the zone and current school list for the address with the School District of Lee County before you rely on it.

Where is Kingston and what is nearby?

Kingston sits on Corkscrew Road east of Verdana Village, with Kingston South on the south side of the road and Esplanade at Kingston on the north side where the road turns north, just north of Corkscrew Swamp Sanctuary. The table gives straight-line distances from the model center at 20064 Kingston Southern Parkway. Data updated: October 2026.

What Kingston backs onto

Corkscrew Road runs between the two neighborhoods. Corkscrew Swamp Sanctuary and CREW conservation lands lie to the south and east, Verdana Village to the west, and farmland to the north. Lots beside Corkscrew Road and the Kingston Village Parkway commercial frontage are the busy-road edges; ask the builder for a lot map before you pick a homesite.

What is changing nearby

Lee County's Corkscrew Road Phase 2 widening, east of Corkscrew Shores to Alico Road, is expected to finish at the end of 2026, and the county has said it may slip. Kingston's own commercial frontage on Kingston Village Parkway began recording in 2026.

Is the Kingston wetlands permit settled?

Mostly. The Army Corps of Engineers issued Kingston's federal wetlands permit under Section 404 of the Clean Water Act in April 2025, a federal judge declined to halt the development in March 2026, and a federal suit over the permit was settled in August 2026. Gulfshore Business reported that a separate suit was filed in April; we have not confirmed its docket or status. Data updated: October 2026.

What the settlement means for buyers

The settled suit and the court's refusal to halt the project let construction and sales go ahead; the open question is the separate suit, which we will follow. Ask the builder's contract for its terms if construction were delayed.

Should you buy new in Kingston or resale nearby?

Kingston offers a new home with a builder warranty and today's code, against a CDD line and a community still being built; nearby resale communities offer finished amenities and recorded sale prices to compare. Neighbors on Corkscrew Road include Verdana Village, Corkscrew Shores and The Place at Corkscrew. See every builder in the area on Estero new construction homes for sale.

Buying from a builder with your own agent

The builder's sales agent represents the builder. Builders usually ask that your own agent be registered at your first visit, so bring us to the first tour; we read the contract, the lot premium and the incentive terms for you.
