Verdana Village Homes for Sale in Estero, FL

Verdana Village homes for sale are new Pulte and Lennar homes and a growing resale market in a gated Cameratta Companies community of about 2,400 homes on Corkscrew Road, with an Estero 33928 address. The Southwest Florida MLS recorded 172 Verdana Village closings in the 12 months to October 22, 2026, at a median of $616,000, while Lee County recorded 511 qualified sales at a $574,240 median in the 12 months to September 25, because most new homes here close directly with the builder and never reach the MLS. Updated October 2026.

This page is part of our Estero homes for sale and communities guide. It shows live Verdana Village listings, what new and resale homes actually sold for on the MLS and the county record, the builders' current collections, the V-Dana CDD and association costs, the West Village and East Village, flood and school facts, and what sits on every side of the community. On October 22, 2026 the MLS showed 41 Verdana Village homes for sale, listed from $400,000 to $1,249,900, and 12 under contract.

Key takeaways for Verdana Village buyers

  • Verdana Village is planned for 2,400 homes; the Lee County roll shows 2,386 home lots, 1,541 of them with a finished home, built from 2021 to 2026.
  • Lee County recorded 511 qualified sales in the 12 months to September 25, 2026, at a $574,240 median; about 420 of them were builder-direct and 91 were resales at a $615,000 median.
  • The MLS recorded 172 closings in the 12 months to October 22, 2026, at a $616,000 median, $260 per square foot and 98.7% of list price, with a 16-day median time on market.
  • Pulte Homes and Lennar are both still selling: Pulte from $412,990 and Lennar from $463,999 on their community pages on October 21, 2026.
  • Every home pays the V-Dana Community Development District on the tax bill: $1,319.15 to $2,356.38 a year for fiscal 2027, unchanged from fiscal 2026.
  • The East Village is where the building is: 409 of the 511 county sales in the 12 months, 375 of them builder-direct.
  • Verdana Village is in unincorporated Lee County, not the Village of Estero, with an Estero mailing address.
  • Every address and grid point we sampled mapped to FEMA Zone X.
  • There is no golf; the master amenity complex has a 50,000 square foot indoor sports building, 12 outdoor pickleball courts, clay tennis, a resort pool and three places to eat and drink.
  • A Publix anchors the Shoppes at Verdana Village at the main entrance, and the name is sometimes misspelled Veranda Village in searches.

Every active Verdana Village listing is linked below, filtered to the community's MLS name inside its map frame and sorted by price. Builder inventory is mostly sold off the MLS, so the builders' own quick move-in lists, in the new construction section below, add homes this search will not show. On October 22, 2026, 41 Verdana Village homes were for sale at a median list price of $624,900, from $400,000 to $1,249,900, with 12 under contract, about 2.9 months of supply at the 12-month MLS pace. The MLS has one name for the whole community, so a West Village or East Village search runs by street.

Why the MLS and the county disagree

Most new Verdana Village homes close straight from the builder to the buyer and are never marketed on the MLS. On the September 29, 2026 MLS file, 103 closings in 12 months were marketed listings and 68 more were entered by the builders after closing; the county file carries every deed. Read the county line for how many homes sold and the MLS line for how marketed homes, mostly resales, performed.

New construction or resale in Verdana Village?

Verdana Village buyers choose between a new Pulte or Lennar home and a resale that is often only two to four years old. Builder base prices start below the resale median, while resales come finished, landscaped and ready, at a $615,000 county median across 91 resales in the 12 months to September 25, 2026. Builder prices below are the base prices on each builder's community page on October 21, 2026. Data updated: October 2026.

How the two builders line up

Pulte's three collections run 19 plans, from the 1,405 square foot Contour to the 5,363 square foot Upton at $901,990 and the Layton Grande at $926,990, and its page listed 10 quick move-in homes on October 21, 2026. Lennar sells Executive Homes from $463,999 to the Monte Carlo at $576,999 and Manor Homes from $505,499 to the Sorrento at $640,999; its attached Villa Homes are sold out. Both builders use the word Executive for different collections, so always name the builder.

Builder-direct closings on the record

Lee County recorded an estimated 420 builder-direct Verdana Village sales in the 12 months to September 25, 2026, 903 over 24 months and 1,749 over 60 months. By plat, the busiest 12-month sections were Phase 4A with 158 sales at a $580,298 median, Phase 3C with 143 at $568,000 and Phases 3A and 3B with 105 at $590,000.

Questions to ask a builder

Ask which lot premiums apply, what the base price includes, whether incentives depend on the builder's lender, which CDD bond series the lot carries, and when the home's phase amenities open. Bring the questions in writing to the model so the answers come back in writing too.

West Village or East Village?

Verdana Village has two neighborhoods with separate associations, separate CDD bond series and separate village centers: the West Village (Neighborhood 1, Phases 1 and 2, mostly finished and now mostly resale) and the East Village (Neighborhood 2, Phases 3 and 4, still being built). The MLS uses one name for both, so the split below comes from the county record. Data updated: October 2026.

The West Village

The West Village holds the first homes, built from 2021, on lots of 42 to 75 feet, and its heated areas run up to the community's largest, 5,273 square feet. With build-out nearly done, 57 of its 102 county sales in 12 months were resales, at a $615,000 median. Its own amenity center opened in September 2025 for Neighborhood 1 members.

The East Village

The East Village is the active build: 820 of its 1,214 lots were still coded vacant on the roll, and 375 of its 409 county sales in 12 months were builder-direct. Its lots start at 36 feet, the community's narrowest, which is why its new homes start lower. Its clubhouse has a certificate of occupancy, and the opening date had not been announced when we checked.

What does it cost to own in Verdana Village?

The yearly cost of a Verdana Village home is the master association, the neighborhood association, the V-Dana CDD line on the Lee County tax bill and the property tax. The district's fiscal 2027 budget is adopted, so its amounts are exact; the associations set their dues by lot width on fee sheets that are not public, so the dues below are the figures listing agents entered on the MLS. What the CDD pays for

The district is named V-Dana Community Development District, not Verdana Village CDD, and it appears as one line on the Lee County tax bill. Operations and maintenance is $70.00 per unit at every tier; the rest is debt service on four bond series issued from 2020 to 2025 and running to 2051 through 2055. Every tier is unchanged from fiscal 2026 after a bond paydown; the same schedule shows the Phase 3 and Phase 4 tiers would have risen $548 to $981 a year without it.

The associations

Owners belong to the Verdana Village Master Association and to one of two neighborhood associations, Neighborhood 1 (West) or Neighborhood 2 (East), and neighborhood dues rise with lot width. The recorded master declaration as amended also sets a yearly food and beverage minimum for every owner. Ask for both associations' current budgets and the seller's last statements before an offer.

Leasing rules

The association rules set a 30-day minimum lease and no more than three leases a year. Confirm the current rules with the association before you buy to rent.

Property taxes

Verdana Village is in unincorporated Lee County, so the bill carries county and school millage, the fire district, Lee County solid waste and the V-Dana CDD line, but no Village of Estero levy.

Is Verdana Village in Estero?

Verdana Village has an Estero mailing address, ZIP 33928 for every finished home, but it sits in unincorporated Lee County, outside the Village of Estero. On Domain Realty Group, Estero means the Village plus the Estero-address communities just outside it, and Verdana Village is one of those. It matters at permit time, when work goes through Lee County, and for flood insurance, because unincorporated Lee County's Community Rating System class earns a different discount from the Village's.

Is Verdana Village in a flood zone?

Every point we sampled in Verdana Village mapped to FEMA Zone X, an area of minimal flood hazard: 12 of 12 county-roll addresses in the West Village and Phase 3A, and all 15 grid points that answered across the East Village, where the newest streets cannot yet be geocoded. The community sits about 25 to 27 feet above sea level. Data updated: October 2026.

Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026 on US Census geocodes of county roll addresses and a grid across the East Village. Zone X means a lender is unlikely to require flood insurance, not that a home cannot flood.

How to check one address

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer and get an insurance quote before the inspection period ends. Every home was built from 2021 under the current Florida Building Code, and both builders include impact glass, which helps on the wind side of a quote.

Schools for Verdana Village addresses

Lee County assigns schools by choice within proximity zones, and both points we tested in Verdana Village, one in each village, fell in elementary Zone Q, middle Zone GG and high school Zone South 3. Families rank schools inside those zones; the nearest zone schools by road are Pinewoods Elementary about 7.7 miles away, Estero High about 10.6 and Three Oaks Middle about 12.0. Confirm the zone for the exact address with the School District of Lee County.

Where is Verdana Village and what is around it?

Verdana Village sits on the south side of Corkscrew Road about 8 to 9 miles east of I-75, with about 1.7 miles of frontage and its main gate and the Shoppes at Verdana Village midway along it. The table gives straight-line miles from a point in each village; driving distances run longer, about 9.1 miles from the main entrance to Exit 123 by road. Data updated: October 2026.

What it backs onto

  • North: Corkscrew Road, two lanes on this stretch. Across the road to the northwest sits The Place at Corkscrew; to the north and northeast, undeveloped and farm land.
  • West: Six L's Farm Road and rural acreage homesites, with Old Corkscrew Golf Club beyond.
  • East: Carter Road and rural estate lots, including a private ski lake development.
  • South: open restored land and flow-way, part of about 1,200 acres of conservation and restored land, then the Lee and Collier county line.
  • Inside: two sections of homes separated by a preserve strip, with the East Village still visibly under construction.

Homes on the north edge of both villages face Corkscrew Road traffic, and the main gate and the Publix entrance concentrate traffic at Verdana Village Boulevard.

What is changing nearby

Lee Health announced a 10,000 square foot primary care and walk-in center, Lee Health Verdana, for the Shoppes on May 8, 2026; it was not yet open when we checked. Corkscrew Road's Phase 2 widening is west of here, and no widening east of Alico Road is funded in a source we found. Further east, Cameratta's Kingston opened its models in October 2026. On June 2, 2026, Lee County Utilities issued a water shutdown and boil water notice for about 1,600 homes on Corkscrew Road east of I-75.

Amenities at Verdana Village

Verdana Village has no golf course and no golf membership; its amenities center on racquet sports, fitness and dining. The master amenity complex at the main entrance is open to every owner, and each village adds its own center for its own members, so check which one a home's association uses. Data updated: October 2026.

  • A 50,000 square foot indoor sports complex with 2 air-conditioned tennis courts, 4 pickleball courts and a basketball court.
  • 5 clay tennis courts and a practice court, and 12 outdoor pickleball courts.
  • A resort pool and a 24-hour fitness center.
  • Drift Restaurant, The Craft Lounge and the Paradise Patio Bar.
  • The West Village Amenity Center for Neighborhood 1 members, open since September 2025, and the East Village clubhouse for Neighborhood 2.
  • A staffed gatehouse at the main entrance.

The Shoppes at Verdana Village

The Publix at the Shoppes at Verdana Village opened on April 18, 2024, at the main entrance on Corkscrew Road, so groceries are inside the community's front door rather than a drive west toward I-75.

Verdana Village vs The Place at Corkscrew

Verdana Village and The Place at Corkscrew face each other across Corkscrew Road and share a developer, Cameratta Companies, but they sit at opposite ends of the build cycle: Verdana Village is still selling new homes and lists more inventory, while The Place is finished and trades as resales near $700,000. The table sets four Corkscrew Road communities on one yardstick, the Lee County record for the 12 months to September 25, 2026. Data updated: October 2026.
