Recorded sales on the county file
Lee County recorded 83 qualified RiverCreek sales in the 12 months to September 25, 2026, at a $769,900 median, from $555,000 to $1,199,900. 63 were GL Homes first sales and 20 were resales at a $812,450 median. Over 24 months the county recorded 254 sales at $835,531 (230 first sales, 24 resales at $754,950), and over 60 months 567 at $821,279. We tracked every recorded RiverCreek sale on the Lee County file to build these numbers. A first sale here means the first qualified sale within a year of the year built, an estimate, and the 60-month count runs above the lot count because some lots recorded a land transfer before the home sale.
RiverCreek prices by year
| Year | County recorded sales | County median |
|---|---|---|
| 2023 | 91 | $781,556 |
| 2024 | 291 | $838,412 |
| 2025 | 134 | $832,813 |
| 2026, to September 25 | 51 | $765,000 |
2024 was the peak building year, with 291 recorded sales at an $838,412 median. As the builder's last phases closed out, the 2026 median eased to $765,000 on 51 sales, close to the MLS resale median.
RiverCreek prices by budget
| MLS closings, 12 months to September 29, 2026 (n=42) | Closings |
|---|---|
| $500,000 to $750,000 | 19 |
| $750,000 to $1,000,000 | 20 |
| $1,000,000 to $1,500,000 | 3 |
Most RiverCreek resales land between $500,000 and $1,000,000. The MLS closings in that window ran 1,904 to 4,435 square feet, a median of 2,976, with 4 two-bedroom, 18 three-bedroom, 14 four-bedroom and 6 five-bedroom homes.
Built by GL Homes from 2022 to 2026, now resale
RiverCreek was platted in three phases by Lee County Homes Associates IV, LLLP, a GL Homes affiliate, and GL Homes built every house. Its GL Homes community page now forwards to the builder's home page, and no home lot is still owned by the developer on the county parcel layer, so a buyer today is buying from an owner, not from a sales center.
The homes on the county roll
The roll carries 534 single-family homes, built 2023 to 2025 with a median year of 2024, from 1,905 to 4,435 heated square feet, a median of 3,099. Of the built homes with a story count on the county layer, 121 are one story and 314 are two stories. The roll lists 22 two-bedroom, 169 three-bedroom, 143 four-bedroom and 99 five-bedroom homes, with 101 not yet assessed for bedrooms. With 15 platted lots still coded vacant, the roll holds 549 lots against the 554 homes GL Homes and the district count.
The three phases
| County legal group | Lots | Recorded sales, 12 months | 12-month median |
|---|---|---|---|
| RiverCreek Phase One | 139 | 31 | $782,929 |
| RiverCreek Phase Two | 211 | 5 | $650,000 |
| RiverCreek Phase Three | 199 | 47 | $759,900 |
The phases are a construction sequence, not separate neighborhoods: one association, one district, one builder and one MLS subdivision cover all three. Phase Three closed out last, which is why it carried most of the recent first sales.
The RiverCreek association
RiverCreek Homeowners Association, Inc. (Sunbiz N21000008541) was filed on July 15, 2021 and is managed by GRS Community Management. RiverCreek is gated. A 2008 plat named RiverCreek Subdivision on RiverCreek Court in Alva is a different place with no tie to this association; our county numbers leave it out.
What does it cost to own in RiverCreek?
The yearly cost of a RiverCreek home is the association assessment, the Corkscrew Crossing CDD line on the Lee County tax bill and the property tax. Together the association and the district come to about $6,590 a year before tax. No club dues or golf fees apply, and the association does not publish a capital contribution or transfer fee on a public page, so we do not print one. Data updated: October 2026.
| Cost | Amount | Source |
|---|---|---|
| RiverCreek association, billed quarterly | about $1,158 a quarter ($4,632 a year) | GRS Community Management |
| Corkscrew Crossing CDD, fiscal 2026-27, per home | $1,957.79 | CDD final budget |
| of which operations and maintenance | $374.78 | CDD final budget |
| of which Series 2023 debt service | $1,583.01 | CDD final budget |
| Association plus district, a year | about $6,590 | derived |
The Corkscrew Crossing CDD
The Corkscrew Crossing Community Development District was set up under Chapter 190 by Village of Estero Ordinance 2022-04 on July 6, 2022, to finance RiverCreek's roads, water and drainage. Its fiscal 2026-27 assessment is $1,957.79 per home, against $1,961.17 in 2025-26 and $2,012.67 in 2024-25. The Series 2023 bonds were issued at $12,670,000, stood at $12,270,000 on January 1, 2026, and run to May 2053, so the debt line stays on the bill for decades.
Property taxes
RiverCreek is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County, the Estero fire district and the Corkscrew Crossing CDD line.
What to ask for before an offer
Ask for the seller's last tax bill, the last two association statements and the association's current budget, and confirm the 2027 assessment with GRS before you sign. For a full breakdown of RiverCreek's HOA, CDD and tax bill, read McGreevy and Comisar's RiverCreek guide.
The RiverCreek clubhouse and amenities
RiverCreek's amenity center is a 12,000 square foot clubhouse on a recreation complex of more than 4 acres, with a fitness center, an indoor sports court, a resort pool, a splash park, 4 tennis courts, 6 pickleball courts, 2 bocce courts, a playground and cabanas. Walking trails run along the lakes and preserve, which GL Homes said cover more than half the land. There is no golf course.
Is RiverCreek in a flood zone?
All 13 RiverCreek addresses and parcel points we sampled, across all three phases, mapped to FEMA Zone X, the area of minimal flood hazard, and to Lee County evacuation Zone D, surge zone 4. The FIRM panel for the site, 12071C0625F effective August 28, 2008, shows no special flood hazard area. Data updated: October 2026.
| Sample | Points | FEMA zone | Evacuation zone |
|---|---|---|---|
| Phase One parcels and addresses (Estero Crossing Blvd, Woodbury Dr, Camellia Crosse Ln, Hawkins Dr) | 7 | X, minimal | D |
| Phase Two parcels and address (Fair Oak Ln) | 3 | X, minimal | D |
| Phase Three parcels (Teak Tree Ter, Alderson Ave, Fair Oak Ln) | 3 | X, minimal | D |
Source: FEMA National Flood Hazard Layer point queries, October 21, 2026, on Lee County parcel centroids and US Census geocodes; Lee County evacuation zones layer. Zone X means a lender is unlikely to require flood insurance, not that a home cannot flood. The Village of Estero holds Community Rating System Class 6, a 20 percent flood insurance discount in special flood hazard areas.
Built to the current code
Every RiverCreek home was permitted from 2022 to 2025 under the 2020 or 2023 edition of the Florida Building Code, and none was standing when Hurricane Ian came ashore in September 2022. Ask for the wind mitigation report anyway; it sets the insurance discount.
How to check one address
Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the seller for the elevation certificate, and get an insurance quote before the inspection period ends.
