The 62 villas that front Bella Terra Boulevard cannot be separated from the single-family homes by street, so they sit in the first row.
Single-family homes
About 1,086 detached homes sit on 50, 60 and 75 foot lot classes, the three single-family classes in the Habitat CDD schedule (497, 408 and 181 units). They line Bella Terra Boulevard, Torre Del Lago Street, Ardore Lane, Belvedere Lane, Troia Drive, Velino Lane, Messino Court, Lazzaro Court and the smaller courts. The single-family association is the Bella Terra Single Family Homeowners Association (Sunbiz N04000011544). With the Boulevard villas, this group recorded 70 county sales at a $575,000 median in 12 months, from $330,000 to $865,000, and over 60 months 290 sales at $595,000. Homes run up to 4,370 heated square feet on the county roll, and the four, five and six bedroom homes are all here.
Twin villas
Bella Terra's 260 twin villas are attached pairs in three villa associations: Villas I (79), Villas II (67) and Villas III (114), Sunbiz N04000009523, N06000006556 and N09000001660. 198 of them are on six streets, Serre Drive, Lucera Court, Martone Court, Cleto Drive, Cosenza Court and Boccala Lane, where the county recorded 17 sales at a $367,500 median in 12 months, from $270,000 to $440,000. They run 1,411 to 1,896 heated square feet with two or three bedrooms, built 2004 to 2011.
Townhomes
The 217 townhomes on Larino Loop and Lesina Court belong to Townhomes I at Bella Terra Association (Sunbiz N05000002302), under one recorded declaration from 2005. Every one is a three-bedroom home of 2,174 to 2,376 heated square feet, built 2005 to 2008. The county recorded 16 sales at a $392,500 median in 12 months, from $340,000 to $450,000, and 75 over 60 months at $430,000.
The Barletta condominiums
Barletta is Bella Terra's condominium enclave: 336 two-bedroom units in seven recorded condominiums on Barletta Lane at the north end, with their own pool. It is the entry price in Bella Terra, 20 county sales at a $259,500 median in 12 months. See the full Barletta at Bella Terra condos for sale page.
Searching by product
The MLS files every Bella Terra home under the Bella Terra development and splits only Barletta out by subdivision, so the searches above filter villas and townhomes by property type. If you want only a townhome, tell us and we will set up a search on Larino Loop and Lesina Court.
What does it cost to own in Bella Terra?
The yearly cost of a Bella Terra home is the Habitat CDD line on the property tax bill, the master association with its club, the sub-association for your kind of home and the property tax. The district publishes its fiscal 2027 amounts, so those are below; the associations do not publish their dues on a public page, so we do not print a figure we cannot source. Data updated: October 2026.
| Habitat CDD class, FY2027 | Who pays it | Operations | Bond share | FY2027 total | FY2026 total |

The Habitat CDD
Bella Terra's district is the Habitat Community Development District, not a district named after Bella Terra, so a search for a "Bella Terra CDD" finds nothing. Habitat CDD charges every home the same $860.69 for operations in fiscal 2027, plus a bond share of $179.37 to $418.53 that ends with the last Series 2015 bond payment in May 2035. Nine homes that prepaid their bond share pay operations only. An owner can pay off the bond share early; the district quotes the payoff in an estoppel letter, for a $150 fee.
Why the CDD rose for 2027
The operations charge went from $735.69 to $860.69 a home, 17 percent, while the bond share stayed the same. The adopted budget, approved August 18, 2026, raised the irrigation distribution repair line to $200,400 from $60,000 and the lake erosion repair line to $250,000 from $50,000, and the general fund to $1,655,357 from $1,425,692.
Association dues and the club
Owners pay the master association, Bella Terra of Southwest Florida, which runs the gate and the clubhouse, and one sub-association for their kind of home. None of them publishes current dues on a public page. As entered on MLS listings, the master association fee is typically $573 a quarter. Listings also enter a sub-association fee, typically $238 a quarter, and Barletta condominium listings a condominium fee, typically $1,226 a quarter.
Property taxes
Bella Terra is inside the Village of Estero: the Lee County parcel layer puts every Bella Terra parcel in the Village of Estero and Estero Fire taxing district. The bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County, the fire district and the Habitat CDD line.
First-year arithmetic
For fiscal 2027 the district line alone runs $1,040.06 for a Barletta condo, $1,099.85 for a villa or townhome and $1,159.64 to $1,279.22 for a single-family home, before association dues and the property tax.
What to ask for before an offer
Ask for the seller's last tax bill, which shows the Habitat CDD line, the last two statements from the master and the sub-association, and any capital contribution or transfer fee at closing, which we could not confirm from a public source. For a deeper guide to living in Bella Terra, including how the master, sub-association and Habitat CDD layers stack up, see McGreevy and Comisar's Bella Terra community guide.
Is Bella Terra in a flood zone?
Every one of the 14 Bella Terra addresses we sampled across all four kinds of home, and the parcel centers of all 28 Barletta buildings, mapped to FEMA Zone X, an area of minimal flood hazard, with no base flood elevation. That is a sample, not a survey of every lot, so check the exact address and ask the seller for the elevation certificate. Data updated: October 2026.

Zone X means a lender is unlikely to require flood insurance, not that a home cannot flood.
Storms
Bella Terra is inland, east of I-75, and points we checked at the clubhouse and at Barletta are in Lee County evacuation Zone D. The Habitat CDD budget carries a $5,000 hurricane line and the $250,000 lake erosion line; the budget does not say whether the erosion work is storm damage.
How to check one address
Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the seller for the elevation certificate, and get an insurance quote before the inspection period ends.
Is Bella Terra a golf or a 55+ community?
No to both. Bella Terra has no golf course, and its association describes it as an inter-generational community, with a playground and youth baseball and soccer fields inside the gate; we found no recorded age restriction. The amenity list comes from the association's own site, read October 21, 2026. Data updated: October 2026.
The clubhouse and the fields
The association lists a clubhouse with a fitness center and game room, a resort pool with a hot tub, tennis, pickleball, bocce, basketball, sand volleyball, street hockey, baseball and soccer fields, a playground and a separate condo pool at Barletta. The association puts the land at 100 acres of lakes and 400 acres of conservation preserve.
The gate
Bella Terra has one guard-gated entrance, Bella Terra Boulevard off the south side of Corkscrew Road, about 3 miles east of I-75. Security is contracted by the association.
Who built Bella Terra
Habitat Lakes, LLC petitioned for the Habitat CDD under Lee County Ordinance 03-10 in 2003 and developed the community; homes were built from 2004 to 2014, with a median year of 2007.
Where is Bella Terra?
Bella Terra sits on the south side of Corkscrew Road east of I-75, inside the Village of Estero. Its boundary in the district ordinance runs along Corkscrew Road on the north, The Preserve at Corkscrew on the west, Corkscrew Shores on the east and the CREW Wildlife and Environmental Area to the south and east. Barletta and the entrance are the parts nearest Corkscrew Road. Every Bella Terra home has an Estero 33928 address.

Single-family or attached: how the Bella Terra price gap works
Inside one gate, a Bella Terra single-family home sold for more than twice a Barletta condo over the last year: a $575,000 county median against $259,500, with townhomes at $392,500 and villas at $367,500 between them. Per square foot the gap narrows, because the attached homes are smaller: on the October 22 MLS record single-family homes and Boulevard villas closed at a median of $247 per square foot, Barletta condos at $220, the six-street villas at $216 and the townhomes, the largest attached homes at about 2,282 square feet, at $173. Data updated: October 2026.
