Estero Land for Sale
Estero land for sale is scarce, and most of what exists is not on the open market. The Lee County roll shows 603 vacant residential parcels inside the Village of Estero and 1,938 vacant home lots in unincorporated Estero, most of them builder lots in Verdana Village. In the twelve months to September 25, 2026, only 19 qualified vacant-land sales recorded inside the Village, at a median of $59,000, from $19,500 to $785,000, and 3 on the unincorporated side.
This page is the land section of our Estero homes for sale and communities guide. It shows live land listings, where Estero's vacant lots actually are, the acreage enclaves where a buyer can still find a lot of an acre or more, and the checks that decide whether a lot can be built on. Updated October 2026.
We tracked every vacant residential parcel and every recorded land sale in the Estero area to build this page, from the Lee County Property Appraiser's own parcel and sale files. On the Southwest Florida MLS, 24 Estero lots and acreage parcels were for sale on October 22, 2026, at a median asking price of about $145,000, and 22 land sales closed in the 12 months to that date at a $182,500 median. Source: Southwest Florida MLS (Matrix), Lot and Land listing data, Active and Closed 0 to 365 days, pulled October 22, 2026, for Estero's named communities, leaving out same-named subdivisions in other Florida cities.
Estero land for sale right now
Live Estero land and lot listings are linked below, filtered to the Land property type with an Estero address. Builders sell most new lots in Verdana Village and Kingston only as part of a home package, so they will not appear here as land; the listings that do appear are mostly in-fill lots and acreage.
- See every Estero lot and acreage listing
- Estero lots listed under $250,000
- Estero lots and acreage listed at $250,000 and up
- Ultimate Ski Lake homes and lots for sale
- Corkscrew Estates homes for sale, acre lots off Corkscrew Road
Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract. On October 22, 2026, most land listings were in Estero Springs (8, from about $25,000 to $59,000) and Mariners Cove (4), with two each in El Dorado Acres, Wildcat Farms and Estero River Heights.

What Estero land actually sold for
Qualified vacant-land sales in the Village of Estero recorded at a median of $59,000 in the twelve months to September 25, 2026, across just 19 sales, from $19,500 to $785,000. The unincorporated side recorded 3. A sample that small moves with every sale, so treat the median as a marker, not a price list.
Data updated: October 2026.

Why so few land sales record
Most of the vacant parcels on the roll are builder lots inside active new communities, where the county records the sale when the finished home closes, not as a land sale. At Kingston, for example, the 222 transfers recorded from April to August 2026 were bulk conveyances of lots to builders, one price stamped across many parcels, so none of them tells a buyer what a single lot is worth.
New homes still coded as land
At the roll date, 244 recorded Estero-area home sales in twelve months were still coded vacant, at a median of $585,000, because the roll had not yet caught up with the finished house. They are home sales, not land sales, and we have kept them out of the land figures above.
Where Estero's vacant land is
Estero's vacant land falls into four groups, and each has a different route to purchase: in-fill lots inside the Village, builder lots on Corkscrew Road, a few acreage enclaves on both sides of I-75, and commercial frontage. The profiles below cover the places where a buyer can actually buy a lot, with the recorded sale evidence for each.
In-fill lots inside the Village
The 603 vacant residential parcels inside the Village are scattered: individual lots in older plats west of US 41, the last lots in finished communities, and odd parcels between them. The Village of Estero, not Lee County, handles zoning and building permits for them. The Special Flood Hazard Area clusters west of US 41 and along the Estero River, so check the flood map before the price.
Builder lots on Corkscrew Road
The 1,938 vacant home lots on the unincorporated side are mostly in Verdana Village, where Pulte and Lennar sell house-and-lot packages, and the roll now also holds 1,128 recorded lots at Kingston. These lots reach buyers as new homes; see our new construction homes for sale in Estero page for the builders and prices.
Ultimate Ski Lake
Ultimate Ski Lake is an enclave of 13 estate lots on Slalom Course Ct and Barefoot Ski Blvd, about 8.9 miles east of I-75 Exit 123, in unincorporated Lee County with an Estero address. Twelve lots have homes, three of them completed in 2025, and the median parcel is about 2.5 acres. The roll's common tracts include the lake, wetland preserve and cypress head.
Ultimate Ski Lake lot sales
The last vacant lot, Lot 3 at 20200 Slalom Course Ct, resold on July 28, 2025 for $400,000. Earlier vacant lot resales recorded $172,500 in 2020, and $290,000, $190,000 and $179,261 in 2021. Every lot in our flood sample mapped to Zone X, and Lee County places the enclave outside the surge evacuation zones.
River Ranch Estates
River Ranch Estates is a plat of custom homes built from 1977 to 2019 on Coralee Avenue near Estero Community Park, inside the Village of Estero. Its 16 parcels hold 13 homes and 3 vacant lots on 0.99 to 1.42 acres, zoned AG-2 and AG. A vacant 1.09-acre parcel at 9480 Coralee Ave sold on May 28, 2024 for $443,333. All eight addresses we checked mapped to FEMA Zone AH.
Burgundy Farms
Burgundy Farms is an unrecorded lot split on a private road off Corkscrew Road, east of Corkscrew Shores, with no plat and no association on record. The county roll names six parcels in the split, four homes built from 1989 to 2015 and two vacant, and the one qualified county sale among them in five years was $647,538 in December 2023. The road holds more homes than those six: the Southwest Florida MLS, which files Burgundy Farms Road under a Fort Myers area, recorded a $1,125,000 sale there on July 2, 2026, and a $975,000 sale entered after closing on November 26, 2025, and a home at 19790 Burgundy Farms Rd was listed at $995,000 on October 21, 2026. The five addresses we checked mapped to Zone X. Burgundy Farms is covered with the other acreage streets on our Estero page.
Corkscrew Estates: acre lots with homes already built
Corkscrew Estates is not land for sale, but it is where an acre-lot buyer usually ends up: 59 gated Pulte estate homes on 0.77 to 0.92 acre lots off Corkscrew Road, built from 2021 to 2024, zoned AG-2 in the Density Reduction/Groundwater Resource area, with no CDD. Five resales recorded a median of $1,500,000 in twelve months. See Corkscrew Estates.
Commercial frontage is not residential land
Some Estero lots that look residential are commercial. In Trail Acres, off Broadway West, five vacant commercial lots on Broadway W changed hands with a neighboring parcel in one $325,000 transfer in April 2021 and are held together. Check the DOR use code on the roll and the zoning before you assume a lot can take a house.
What to check before you buy land in Estero
A lot's price says little until four things are known: which government permits it, what the zoning and land-use plan allow, what the flood map and elevation require, and how water and sewer reach it. Each of the checks below can turn a cheap lot into an expensive one, and each takes days, not weeks, if it is started before the contract is signed.
Village of Estero or unincorporated Lee County
Inside the Village, the Village of Estero handles zoning and building permits; outside it, Lee County does. Many lots with an Estero address are in unincorporated Lee County, including everything at Ultimate Ski Lake, Corkscrew Estates and the Corkscrew Road communities. The Lee parcel layer's taxing district tells you which applies to a given lot.
Zoning and the Density Reduction/Groundwater Resource area
East of I-75 much of the land is in Lee County's Density Reduction/Groundwater Resource area, where the Lee Plan sharply limits residential density to protect the water supply. Corkscrew Shores was the first residential use of the overlay on former mined land. Lots zoned AG-2, as at River Ranch Estates and Corkscrew Estates, carry agricultural zoning with residential use on large lots.
Flood zone and elevation
A lot in Zone AE or AH must be built to the base flood elevation, which adds fill and foundation cost. Every River Ranch Estates address we checked was Zone AH; Ultimate Ski Lake and Burgundy Farms sampled in Zone X. Order a survey with elevations, and read Florida's 2025 change to the substantial improvement look-back if you plan to rebuild an older home.
Wetlands and federal permits
Land with wetlands may need a federal Clean Water Act Section 404 permit from the Army Corps of Engineers before it can be filled. The Kingston project east of Verdana Village needed one, and it was challenged in federal court. On a single lot, ask the seller for any prior wetland determination.
Water and sewer
Many older Estero lots rely on wells and septic. The Village's septic-to-sewer program covers 1,631 properties; Cypress Bend and Sunny Grove were under construction in fall 2026, and a $20,254,479 federal hazard mitigation grant was approved in June 2026 for five Broadway West neighborhoods. Ask the utility for the connection cost on the exact lot.
Property taxes on vacant land
A vacant lot pays the full tax bill with no homestead exemption, because Florida's homestead exemption applies to a home occupied as a permanent residence on January 1. Inside the Village the bill carries the Village's 0.73 mills; in unincorporated Lee County it carries the county's unincorporated 0.8398 mills and All Hazards 0.0693 mills instead, at fiscal 2025-26 rates.
Access, survey and title
Confirm legal access to the lot. On the county roll, three of Ultimate Ski Lake's common tracts read "access undetermined", and Burgundy Farms is on a private road. A boundary survey and a title commitment answer both questions before closing.
Flood, storms and schools for an Estero lot
Inland Estero land is mostly outside the FEMA Special Flood Hazard Area, while land west of US 41 and along the Estero River often is not. Across a random sample of 300 Village homes, 15 percent sat in the Special Flood Hazard Area, and all 60 unincorporated homes sampled were Zone X. The same pattern holds for land.
Storm history
Hurricane Ian brought 8 to 12 feet of inundation above ground in Estero and nearby in September 2022, and the Village reported its worst damage west of US 41. Hurricane Milton in October 2024 brought 4 to 6 feet of surge south of Boca Grande through Bonita Beach. River Ranch Estates sits in Lee County storm surge zone 3.
Schools
Every Estero address the area pack sampled sits in elementary choice Zone Q. Ultimate Ski Lake and River Ranch Estates are in middle Zone GG and high South 3. A zone is not a seat guarantee; check the district's map for the lot.

Thinking of selling Estero land?
With only 19 qualified land sales in the Village in a year, pricing a lot takes the recorded sales, the zoning and the utility status together. Start with a Domain Realty Group valuation.
Frequently Asked Questions about Estero land for sale
These answers cover how much land there is, what it sells for, where the acreage is and what to check before you buy. Figures come from the Lee County Property Appraiser, FEMA, Lee County, the Village of Estero and Florida law, dated in the sections above and listed in the sources below.

Qualified Village land sales ran from $19,500 to $785,000 in the twelve months to September 25, 2026.
Why are there so few land sales in Estero?
Most vacant lots are builder lots sold as finished homes, and Kingston's recorded lot transfers were bulk conveyances to builders. Few individual lots trade on their own.
Can I buy a lot in Verdana Village without a builder?
Verdana Village's lots reach buyers through Pulte and Lennar home packages. Ask us to check for any resale lot listed by an individual owner.
Where can I find an acre lot in Estero?
River Ranch Estates has lots of 0.99 to 1.42 acres inside the Village, Ultimate Ski Lake has estate lots with a median parcel of about 2.5 acres, and Corkscrew Estates has homes on 0.77 to 0.92 acre lots.

Is Corkscrew Estates land for sale?
It is built out: 59 Pulte homes on 0.77 to 0.92 acre lots, with five resales at a median of $1,500,000 in twelve months.
Who issues building permits for an Estero lot?
The Village of Estero inside the Village; Lee County in unincorporated Estero, which includes Ultimate Ski Lake, Corkscrew Estates and the Corkscrew Road communities.
What is the Density Reduction/Groundwater Resource area?
It is a Lee Plan land-use category east of I-75 that sharply limits residential density to protect the water supply. Corkscrew Estates is zoned AG-2 inside it.
Can I build in a flood zone in Estero?
Yes, but the home must meet the base flood elevation, which adds fill and foundation cost. Get a survey with elevations before you price the build.
Do Estero lots have sewer?
Many older lots use septic. The Village's septic-to-sewer program covers 1,631 properties, with work under way in Cypress Bend and Sunny Grove in fall 2026.

Is there a homestead exemption on vacant land?
No. Florida's homestead exemption applies to a home occupied as a permanent residence on January 1, so a vacant lot pays the full tax bill.
What tax rate applies to land in unincorporated Estero?
The Lee County unincorporated levy of 0.8398 mills and All Hazards 0.0693 mills at fiscal 2025-26 rates, instead of the Village's 0.73 mills, plus school and fire lines.
Are there commercial lots in Estero?
Yes. Five vacant commercial lots in Trail Acres on Broadway W are held together after one $325,000 transfer in 2021. Check the use code and zoning before you assume a lot is residential.
How do I check a lot's flood zone?
Use FEMA's Flood Map Service Center or the Lee County Property Appraiser's flood map, then order an elevation survey for the lot.
Which schools serve Estero land east of I-75?
Ultimate Ski Lake sampled in elementary Zone Q, middle Zone GG and high South 3. Check the district's map for the exact lot.
How far is Ultimate Ski Lake from I-75?
