Pulte recorded an estimated 58 builder-direct sales in the five years to September 25, 2026, from $1,067,627 to $2,026,626 on the county file, the high reached in April 2024. The last builder-direct sale on the county record falls inside the 24-month window; there has been none in the last 12 months.
How fast Corkscrew Estates homes sell
The median closing in the last 12 months took 108 days on market and sold at 95.2 percent of the list price. Two of the six closed within a month of listing; the rest took longer.
Who built Corkscrew Estates and how big are the lots?
Pulte Homes built all 59 Corkscrew Estates homes from 2021 to 2024, opening sales in January 2022, on lots of 0.771 to 0.918 acre. The size of the lot is what sets Corkscrew Estates apart from the other gated communities on Corkscrew Road. Data updated: October 2026.
Sizes and bedrooms
The Lee County roll lists heated areas from 2,524 to 5,767 square feet, a median of 4,389. Of the 59 homes, 7 have three bedrooms, 19 have four, 30 have five and 3 have six.
The streets
The homes sit on Panther Island Boulevard, the entry from Corkscrew Road, and on Arivaca Court and Calaveras Court. Fifty-seven have an Estero 33928 address and two a Fort Myers 33913 address.
Built to the current code
Every home was built from 2021 onward, under the current Florida Building Code, which insurers generally treat more favorably than older construction. Ask for the wind mitigation report and the builder warranty status on any home you consider.
The recorded name: Corkscrew Ranch
On the county record the lots are described as Corkscrew Ranch, under Lee County instrument 2007000298830, lots 1 to 59. Pulte sold the community as Corkscrew Estates, and the MLS files it that way. If you search the county records, search Corkscrew Ranch.
What does it cost to own in Corkscrew Estates?
Owners pay the Corkscrew Estates Homeowners Association and Lee County property tax. There is no CDD and no club. The association budget sets the assessment each year, and the association does not publish it, so we read it from current listings and the estoppel. Data updated: October 2026.
The association assessment
The Corkscrew Estates Homeowners Association, Inc. (Sunbiz N21000011200, filed September 21, 2021) is managed by Signature One. Its declaration (Lee County CFN 2021000356365) does not set a fixed amount; the board budget does. As entered on MLS listings in the 12 months to October 22, 2026, the association fee is $1,720 a quarter on most homes, with $1,530 on some earlier sales. Ask the seller for the last two statements and the estoppel certificate.
Resale assessment at closing
A 2024 recorded amendment (CFN 2024000184874) charges a buyer a $2,500 resale assessment at closing.
No CDD
There is no community development district on the Corkscrew Estates tax bill.
Property taxes
Corkscrew Estates is in unincorporated Lee County, so the tax bill carries no Village of Estero line. It carries Lee County's unincorporated rates, the school district's 5.271 mills and the fire district. A buyer's taxable value resets to the purchase price; ask for the seller's last bill and estimate your own.
What to ask for before an offer
Ask for the estoppel certificate, the association budget, the wind mitigation report, the remaining builder warranty, any pool and outbuilding permits, and the survey showing the preserve and lake lines on the lot.
Can you rent out a Corkscrew Estates home?
Yes, with board approval. Corkscrew Estates leases must run at least 30 days and no longer than one year, and an owner may lease up to three times a year, so seasonal rentals work and nightly rentals do not. Data updated: October 2026.
What that means for investors
The 30-day minimum and the three-a-year cap make Corkscrew Estates a seasonal and annual rental market.
Pets and outbuildings
Read the declaration and rules for pets, boats, trailers and outbuildings before you buy.
Is Corkscrew Estates in the Village of Estero?
No. Corkscrew Estates is in unincorporated Lee County, in tax district 079, zoned AG-2 inside the Density Reduction/Groundwater Resource area, though 57 of its 59 homes carry an Estero 33928 mailing address. Lee County, not the Village, issues its building permits. Data updated: October 2026.
What the county line changes
Lee County's zoning and permitting rules apply, the Village millage does not, and the flood insurance discount comes from Lee County's own Community Rating System class, not the Village's.
The Density Reduction/Groundwater Resource area
East of I-75, much of the land is in this Lee Plan category, which sharply limits residential density to protect the water supply. Corkscrew Estates is zoned AG-2 within it; The Place at Corkscrew nearby, by contrast, is built on 52 to 75 foot lots.
Searching the MLS
Most Corkscrew Estates listings sit in a Fort Myers MLS map area even though the mailing address is Estero, so an Estero-only search can miss them. The links on this page search the subdivision across every area.
Is Corkscrew Estates the same as Corkscrew Shores or Corkscrew Estates Court?
No to both. Corkscrew Shores is a separate, larger Pulte community with a clubhouse and a full set of shared amenities, and Corkscrew Estates Court is an older acreage enclave with its own 1998 association. Neither appears in any figure on this page. Data updated: October 2026.
Corkscrew Shores
Corkscrew Shores is about 645 single-family homes built 2014 to 2021 with a resort clubhouse, pool, courts and a lake with a kayak launch. Corkscrew Estates has none of those shared amenities and far larger lots.
Corkscrew Estates Court
Corkscrew Estates Court is a separate street of older metes-and-bounds acreage parcels, mostly agricultural, with two homes and its own Corkscrew Estates Association, Inc. (Sunbiz N98000004038, filed 1998). It is not part of the Pulte community, and its parcels are not in any figure on this page.
Is Corkscrew Estates in a flood zone?
Our FEMA flood map sample returned minimal-hazard Zone X at all six Corkscrew Estates addresses we tested, on FEMA panel 12071C0625F, outside the 1 percent annual chance flood area. Corkscrew Estates is in Lee County evacuation Zone D, well inland from the coast. Data updated: October 2026.
| Address sampled | FEMA zone |
|---|---|
| 14100 Arivaca Ct | X (minimal hazard) |
| 14120 Calaveras Ct | X (minimal hazard) |
| 19550 Panther Island Blvd | X (minimal hazard) |
| 19649 Panther Island Blvd | X (minimal hazard) |
| 19719 Panther Island Blvd | X (minimal hazard) |
| 19800 Panther Island Blvd | X (minimal hazard) |
Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026 on US Census geocodes.
How to check one address
Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the seller for the elevation certificate and get an insurance quote before the inspection period ends. A lender is unlikely to require flood insurance in Zone X, though many owners carry it anyway.
Storms and insurance
Every home was built from 2021 onward, so roofs are young and the homes were built to the current wind code. Ask for the wind mitigation report; it sets the discounts on the wind policy.

Corkscrew Estates vs other Corkscrew Road communities
Corkscrew Estates is the smallest and most expensive of the gated single-family communities along Corkscrew Road east of I-75 in this table, and the only one built on acre-class lots with no clubhouse. All four figures come from the same MLS pull, so price, size and pace compare directly. Data updated: October 2026.
