55+ Communities in Estero, FL

55+ communities in Estero are fewer than most searches suggest. Only three Estero communities carry an age restriction in their recorded governing documents: Tidewater by Del Webb, where every occupied home must have a resident 55 or older; Cascades at Estero, where at least 80 percent of homes must; and Mariners Cove, a resident-owned manufactured home community whose declaration defines its primary occupant and owner as 55 or older. This page covers those three and no others. Updated October 2026.

We tracked every recorded sale in all three communities for the last twelve months and read the recorded age restriction for each one, because a listing remark or a marketing page is not the same thing as a recorded declaration. This page is the 55+ section of our Estero homes for sale and communities guide. The Village of Estero has an older population than most of Florida: the Census Bureau estimates 51.9 percent of its 38,365 residents are 65 or older.

On October 22, 2026, the Southwest Florida MLS showed 16 homes for sale across the three communities, Tidewater 6, Cascades at Estero 5 and Mariners Cove 5, with 6 more under contract. Source: Southwest Florida MLS (Matrix), listing data by development, Active, Pending and Closed 0 to 365 days, pulled October 22, 2026.

55+ homes for sale in Estero right now

Live listings in each of Estero's three age-restricted communities are linked below, filtered by the community's MLS subdivision and sorted by price. The MLS age-restricted field is not filled in consistently, so these community filters are the reliable way to see 55+ inventory in Estero.

Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract. The MLS also has a housing-for-older-persons field. Across active, pending and sold listings in the 12 months to October 22, 2026, it was marked on 39 of 39 Tidewater listings, 46 of 48 at Cascades at Estero and 8 of 10 at Mariners Cove, and on most listings in the parks that describe themselves as 55+: Riverwoods Plantation 50 of 50, Corkscrew Woodlands 18 of 20 and Cypress Bend RV Resort 10 of 12. One or two listings carry the flag in twelve communities with no age rule, such as Bella Terra and The Place at Corkscrew; listing agents set the field, so the recorded declaration, not the MLS, decides whether a community is 55+.

Estero 55+ communities compared

The three communities differ more than the label suggests: Tidewater is a 2015 to 2021 Del Webb neighborhood with the strictest occupancy rule, Cascades at Estero is a larger 2003 to 2007 Levitt and Sons community under the federal 80 percent rule, and Mariners Cove is a riverfront manufactured home community where owners own their lots.

Tidewater by Del Webb

Tidewater's 385 homes were built by Pulte under its Del Webb brand from 2015 to 2021, between I-75 and Ben Hill Griffin Parkway at Estero Parkway, inside the Village of Estero. The county recorded 31 resales at a median of $525,000 in the twelve months to September 25, 2026, and the MLS 30 closings at $520,000 in the twelve months to October 21, 2026. Homes run 1,544 to 2,911 square feet. See Tidewater homes for sale.

Tidewater's age restriction

Pulte recorded Tidewater's Declaration of Restrictions as Instrument 2015000161950 in July 2015. It requires every occupied home to have at least one resident 55 or older at all times, bars anyone under 19 from living there, and caps visits by anyone under 19 at 90 days in any twelve months. The Village of Estero's Ordinance 2018-06 staff report quotes the same instrument.

Cascades at Estero

Cascades at Estero's 613 homes were built by Levitt and Sons from 2003 to 2007, off Estero Parkway, inside the Village of Estero; 452 of them have two bedrooms. The county recorded 38 resales at a median of $419,000 in the twelve months to September 25, 2026, and the MLS 41 closings at $417,500 in the twelve months to October 21, 2026. Five listings against that sales pace on October 21 made it the tightest market of the three. See Cascades at Estero.

Cascades at Estero's age restriction

The original Declaration, recorded in 2002 at OR Book 3706, Page 4023, cites the Housing for Older Persons Act and requires at least 80 percent of homes to be occupied by at least one person 55 or older, with no permanent residents under 18. The Amended and Restated Declaration of 2024, Instrument 2024000065632, keeps both rules in section 8.10 and lets the Board allow residents 18 to 54 only within the exemption.

Mariners Cove

Mariners Cove is a resident-owned manufactured home community on the north bank of the Estero River, off Broadway Avenue West, inside the Village of Estero. Its 207 homes sit on deeded lots, so there is no lot rent, and the association fee includes water, sewer, mowing and trash. The county recorded 7 resales at a median of $128,000. See Mariners Cove.

Mariners Cove's age restriction

The association's Second Amended and Restated Declaration of March 5, 2018 defines the "Primary Occupant" and the "Primary Owner" each as a natural person age 55 or over (sections 1.32 and 1.33), and the association's buyers' guide calls it a 55 and over community. We did not find a federal or state registration record for the community, so ask the association how it verifies occupancy.

How the 55+ rules work in Florida

A community may limit residents by age only under the housing-for-older-persons exemption in the federal Fair Housing Act, 42 U.S.C. 3607, and Florida's matching statute, section 760.29. The usual route requires at least 80 percent of occupied homes to have at least one resident 55 or older, published policies showing the intent, and age verification the community updates regularly.

The 80 percent rule and the stricter rule

Federal law sets 80 percent as the floor, and a community may be stricter. Cascades at Estero uses the 80 percent rule, which leaves room for up to 20 percent of homes without a resident 55 or older. Tidewater's declaration requires a resident 55 or older in every occupied home.

Age verification

HUD's rules at 24 CFR part 100, subpart E, require a community claiming the exemption to verify occupancy by reliable surveys and affidavits, updated at least every two years. Expect the association to ask for proof of age before it approves a sale or a lease.

Who can live with you

Under-age rules differ: Tidewater bars residents under 19, and Cascades at Estero bars permanent residents under 18. Both limit visits by younger guests. Read the declaration before you plan for a caregiver or family member to live with you.

What Estero's 55+ homes cost to own

None of the three communities has a community development district, so the yearly cost is the association fee, the property tax and insurance. Each is inside the Village of Estero, which set its tax rate at 0.73 mills for 2026-27 on September 23, 2026; the bill also carries Lee County, the school district at 5.271 mills and the fire district.

Association fees

Tidewater and Cascades at Estero do not publish their dues on a public page, and Tidewater also pays into a larger umbrella association. As entered on MLS listings in the 12 months to October 22, 2026, the association fee is typically $1,467 a quarter for a Tidewater villa and $1,562 to $1,646 a quarter for a Tidewater single-family home, typically $1,562 a quarter at Cascades at Estero and typically $151 a month at Mariners Cove. Ask for the current budget and the estoppel before you write an offer.

Homestead and senior exemptions

A buyer who makes the home a permanent residence by January 1 can apply for Florida's homestead exemption. Ask the Lee County Property Appraiser which other exemptions apply to you.

Leasing rules

Tidewater requires a 90-day minimum lease and allows at most two leases a calendar year; Mariners Cove allows leases of 30 days to 8 months in any twelve. If you plan to rent the home part of the year, read the leasing section first.

Flood and storm risk in Estero's 55+ communities

Flood risk is the biggest difference between the three. Tidewater sits mostly in FEMA Zone AE on the current map: 11 of 14 sampled addresses and 23 of 36 grid points, under a 2023 map revision. Cascades at Estero sampled mostly in shaded Zone X with no high-risk zone, and Mariners Cove splits by row.

Tidewater

Most of Tidewater mapped to Zone AE in our October 2026 sample, with the Zone X points in its eastern third, so most buyers will need flood insurance for a federally backed loan. The west edge backs onto the I-75 canal and right of way.

Cascades at Estero

Twelve of 14 Cascades points mapped to shaded Zone X (0.2 percent annual chance) and two to unshaded Zone X; none sampled in Zone AE.

Mariners Cove

The five northernmost Mariners Cove addresses mapped to shaded Zone X and the five southern addresses to Zone AE, one of them in the floodway; the community is in Lee County storm surge zone 1. Ask for each home's HUD wind zone and tie-down records along with the flood zone.

Storm history

Hurricane Ian in September 2022 brought 8 to 12 feet of inundation above ground in Estero and nearby, with the Village's worst damage west of US 41, where Mariners Cove sits. Hurricane Milton in October 2024 brought 4 to 6 feet of surge south of Boca Grande through Bonita Beach.

Living near Estero's 55+ communities

All three sit within a few miles of Coconut Point, Florida Gulf Coast University and I-75: Tidewater is about 0.9 miles from Exit 123 and 1.2 miles from FGCU, Cascades at Estero 2.9 miles from Coconut Point, and Mariners Cove 2.3 miles from Coconut Point, all straight-line. The Bonita Estero Rail Trail is planned along the Seminole Gulf rail corridor that crosses Estero.

Other Estero communities are not age-restricted

Estero's population skews older, but an older population does not make a community 55+. The recorded declarations for Island Club at Corkscrew, The Preserve at Corkscrew and The Reserve at Estero carry no age restriction, and we found no recorded age restriction in any of Estero's twelve golf communities. See our Estero golf communities page.

Senior care is a different category

Mission Grove, a proposed 163-unit assisted living and continuing care community in the Village's October 2026 development presentation, is senior care, not a 55+ neighborhood of homes for sale.
