What was listed on October 22, 2026

Five Mariners Cove homes were listed for sale on the MLS on October 22, 2026, from $159,000 to $228,500, a median list price of $199,900, and one was under contract. At the MLS pace of 4 closings in 12 months that is about 15 months of supply, but the county record shows more sales than the MLS, so homes here also sell privately. Recorded sales on the county file

Over 24 months the county recorded 17 Mariners Cove resales at a $100,000 median, and over 60 months 50 sales at $99,500, from $25,000 to $277,000. We tracked every recorded Mariners Cove sale on the Lee County file to build these numbers.

Mariners Cove prices by year

Year County recorded sales County median
2019 19 $65,000
2020 14 $68,750
2021 12 $71,450
2022 20 $76,250
2023 8 $180,000
2024 6 $160,750
2025 9 $100,000
2026, to September 25 6 $124,000

The median jumped in 2023 on fewer, newer homes after Hurricane Ian; it swings with the age of the homes that sell in a given year.

Newer homes sell higher

The year a home was placed matters more than any other single fact here. On the county record a 990 square foot home built in 2017 sold for $250,000 on June 24, 2026, and an 877 square foot home built in 2015 sold for $204,900 on August 11, 2025, while older 1960s and 1970s homes make up most of the sales under $100,000.

Is Mariners Cove a 55+ community?

Yes. The community's Second Amended and Restated Declaration, dated March 5, 2018 and posted by the association, defines both the Primary Occupant and the Primary Owner as "the natural person, age 55 or over" (sections 1.32 and 1.33), and the association's buyers FAQ calls Mariners Cove "a 55 and over age community". Read the declaration itself before you buy.

What the rule means for a buyer

At least the primary occupant and the primary owner of each home must be 55 or older. Ask the association how it applies the rule to co-owners, guests and heirs, and whether it files the federal housing for older persons verification, before you write an offer.

Do you own the land in Mariners Cove?

Yes. The association says owners own the land, as stated in their deed, and the home. That makes Mariners Cove different from a rented-lot park: there is no lot rent and the Florida mobile home park lot rental rules do not apply. The homes sit on an unrecorded subdivision described in Official Records Book 2787 Page 2776. For the other Estero manufactured home communities, including the condominium, cooperative and land-lease parks, see our Estero mobile homes for sale guide.

The association and its fee

The governing body is Mariner's Cove Homeowners Association of Lee County, Inc. (Sunbiz N96000003966), filed in 1996 and managed by Alliant Property Management in Fort Myers. The monthly fee includes water and sewer, mowing and central trash containers; as entered on MLS listings in the 12 months to October 22, 2026, it is typically $151 a month, with $131 on some homes. The buyer, seller and transfer packet comes from the management company.

Leasing and pets

Leases must run at least 30 days and no more than 8 months in any 12, subleasing is not allowed, and an owner of two homes may lease only one. The buyers FAQ says no pets or animals are to be kept on a lot.

Property taxes

Mariners Cove is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the fire district. No community development district is known.

The river, the ramp and the docks

Mariners Cove sits on the Estero River, which runs to Estero Bay and the Gulf. The association's amenities are a pool, a clubhouse, a boat ramp to the river and the Gulf, pickleball and shuffleboard, with a social committee. Boat docks are leased yearly and have a waiting list, with 10, 8 and 7 foot slips.

Getting a dock

A dock does not come with a home, so if a boat is the reason you are buying, ask the association for the current waiting list and lease fee before you commit.

Which flood zones apply in Mariners Cove?

Mariners Cove is split by row. We sampled the north and south end of each of its five streets: the five northern addresses mapped to shaded FEMA Zone X, the 0.2 percent annual chance area, and the five southern addresses toward the river to Zone AE, with 20790 Garden Drive in the floodway. The whole community is in Lee County storm surge zone 1. Data updated: October 2026.

Addresses sampled

Addresses sampled FEMA zone
20510 Anchor, River, Basin, Garden and Port Dr (north end) X, shaded (0.2% annual chance)
20741 Anchor Dr, 20690 River Dr, 20721 Basin Dr, 20771 Port Dr (south end) AE
20790 Garden Dr (south end, river edge) AE, floodway

Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026 on US Census geocodes of county roll addresses; FIRM panel 12071C0579G, effective November 17, 2022. In Zone AE a federally backed loan requires flood insurance.

Hurricane Ian and wind

After Hurricane Ian in 2022 the Village of Estero named Mariners Cove among the West Broadway communities hit hardest, and the association now posts a hurricane page and a form for structure demolition after a storm. The community is in the 160 mile per hour design wind area. For a manufactured home, the HUD wind zone, the year it was built and its tie-downs decide what insurance you can get, so ask for all three.

How to check one home

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask for the home's data plate and tie-down records, and get an insurance quote before the inspection period ends.

What Mariners Cove homes are like

The county roll counts 207 manufactured homes and 21 vacant residential lots on Garden Drive (57 parcels), Port Drive (51), Anchor Drive (45), River Drive (39) and Basin Drive (38). Homes were placed from 1950 to 2025, a median year of 1973: 51 from the 1960s, 81 from the 1970s and 52 since 2000. They run 296 to 1,810 heated square feet, a median of 638, with 81 one-bedroom, 121 two-bedroom and 4 three-bedroom homes, on lots of a median 0.063 acre.

Buying a newer placement

Because owners own their lots, an older home can be replaced with a new placement, which is why the roll counts 52 homes from 2000 on. Ask the association for its architectural review steps before you plan one.
