Estero Mobile and Manufactured Homes for Sale

Estero mobile homes for sale are spread across seven communities, and each one is owned a different way: two resident-owned condominiums, two owned-lot communities under a homeowners association, one owned-lot street neighborhood, one share cooperative and one land-lease park. Lee County recorded 93 mobile home sales in Estero in the 12 months to September 25, 2026, at a median of $133,000, and all but one sold under $300,000. Updated October 2026.

This page is part of our Estero homes for sale and communities guide. It shows the mobile and manufactured homes for sale in Estero right now, what each community sells for on the MLS and on the county record, how ownership works in each, and the flood, sewer and age rules a buyer should check first. All seven communities sit inside the Village of Estero, with Estero 33928 addresses. On October 22, 2026, 35 homes were listed for sale across the five communities that trade on the MLS.

Key takeaways for Estero mobile home buyers

  • "Lot rent" applies in only one Estero park, Estero Bay Village, a 225-lot land-lease park under Florida's Chapter 723.
  • Riverwoods Plantation (640 units) and Cypress Bend RV Resort (358 homes) are resident-owned condominiums, so you buy a condominium unit, not a home on a rented lot.
  • Corkscrew Woodlands owners own their lots under a homeowners association, and its recorded declaration says no unit may be an owner's permanent residence.
  • Mariners Cove is the one Estero manufactured home community we found that is 55 and over by a recorded declaration; the others describe themselves as 55+ on their own sites.
  • Sunny Grove Park is a resident-owned cooperative of 155 shares; share sales do not record as county sales.
  • The Village of Estero named Estero Bay Village, Riverwoods Plantation and two Broadway lanes among the communities hit hardest by Hurricane Ian.

Every listing below comes from the Southwest Florida MLS and is filtered to the Estero mobile home and RV communities that trade there, sorted by price. Listing data refreshes throughout the day, and a listing shown may already be under contract. Sunny Grove Park and Estero Bay Village homes are sold through the cooperative, the park operator and private sales, so they rarely appear in an MLS search. Data updated: October 2026.

What do mobile homes sell for in Estero?

Inside the Village of Estero the county recorded 92 of those sales at a $131,500 median. The community figures below show how much the parks differ. Data updated: October 2026.

Sources: Lee County Property Appraiser sale files, qualified sales in the 12 months to September 25, 2026 (the Estero total uses the county mobile home use code across all Estero addresses); Southwest Florida MLS (Matrix), Residential, Development list, Closed 0 to 365 days, pulled October 22, 2026.

Why the MLS and county counts differ

The MLS counts homes an agent listed; the county counts every qualified deed. At Cypress Bend RV Resort the county recorded 26 sales against 7 MLS closings, and at Corkscrew Woodlands 30 against 17, because many sales there close without an MLS listing. At Riverwoods Plantation the two counts run close. We tracked every recorded sale in these communities on the Lee County file to build these numbers.

Which Estero mobile homes cost the least?

On the October 22 MLS pull, the lowest list prices were at Cypress Bend RV Resort, from $63,000, and Riverwoods Plantation, from $89,000. The lowest recorded sale in the last 12 months across the Estero mobile home use code was $40,000. Small park models and older single-wides make up most of the bottom of the range, so compare square footage and year as well as price.

Are Estero mobile home prices falling?

At Riverwoods Plantation, the busiest park, MLS calendar-year medians were $170,000 in 2023 and 2024, $140,000 in 2025 and $119,000 in 2026 to late September. Corkscrew Woodlands' county median moved from $160,000 in 2023 to $129,900 in 2026 to date. Prices in both peaked in 2023 and 2024 and have come back since.

How does ownership work in Estero mobile home communities?

Ownership is the first question for any Estero mobile home, because the seven communities use five different legal models, and each comes with its own buyer documents, its own fees and its own rules on who may live there and for how long. "Lot rent" is true in only one of them. Read the model before you read the price. Data updated: October 2026.

How you own it Estero communities What you buy Documents to ask for
Condominium (Florida Chapter 718) Riverwoods Plantation, Cypress Bend RV Resort A condominium unit, its own county parcel Declaration, rules, budget, resale disclosure under section 718.503, estoppel certificate
Owned lot under a homeowners association Corkscrew Woodlands (a Chapter 720 association), Mariners Cove The lot and the home, by deed Declaration and amendments, HOA disclosure summary where section 720.401 applies, estoppel certificate
Owned lot, no association found Broadway Mobile Home Village The lot and the home, by deed Deed, survey, septic and well records, tax bill
Cooperative share Sunny Grove Park A share in the park corporation plus the home Cooperative documents, by-laws and rules, resale disclosure under section 719.503
Land lease (Chapter 723) Estero Bay Village The home only; you rent the lot The park prospectus, lot rental agreement and rules, under sections 723.011 and 723.031

Condominium parks

At Riverwoods Plantation and Cypress Bend RV Resort each unit is its own parcel on the Lee County roll, owned by the buyer. Owners pay the condominium association, not a landlord. Florida section 718.503 gives a resale buyer the right to the declaration, rules, budget and frequently asked questions sheet, and section 718.116 caps the estoppel certificate fee at $299, plus $119 for a rush and up to $179 more when the unit is delinquent.

Owned lots under a homeowners association

At Corkscrew Woodlands and Mariners Cove the buyer gets a deed to the lot and owns the home on it, and a homeowners association runs the common areas. Corkscrew Woodlands' association is a Florida homeowners association under Chapter 720, where section 720.401 requires a disclosure summary before you sign and section 720.30851 caps the estoppel fee at the same amounts as the condominium cap. Mariners Cove's monthly association fee includes water, sewer, mowing and trash, according to its association.

A cooperative share

At Sunny Grove Park the park corporation owns the land as one county parcel, and each of the 155 owners holds a share. A buyer buys a share and the home together. Because the share is not a deed, the sale does not appear on the county sale file.

A land lease

At Estero Bay Village the park owner keeps the land and the buyer owns only the home. Florida Chapter 723 requires the park to give a prospectus that sets the lot rent, user fees and rules, and section 723.037 governs how lot rent can rise. Read the prospectus and the current rent notice before you write an offer.

How a mobile home is titled

A manufactured home in Florida can be titled by the state like a vehicle, or its title can be retired so the home becomes part of the land. On a leased lot or in a cooperative the home stays personal property. Ask how the home you want is titled and taxed, because that decides whether the home and lot convey together on one deed and how a lender will treat the loan.

How do the Estero mobile home communities compare?

The table sets the seven communities side by side on size, ownership model, recorded sales, flood sample and the age rule each one states, so you can see quickly which parks fit a year-round buyer, a seasonal buyer or a buyer who wants a boat slip on the Estero River. Every figure is dated in the sections above and in the sources below. Data updated: October 2026.

Community Homes Ownership County sales, 12 months Flood sample Age rule
Riverwoods Plantation 640 units Condominium 24 at $137,500 3 of 5 points AE, 2 shaded X Association says 55 and older

Riverwoods Plantation vs Corkscrew Woodlands vs Cypress Bend

The three largest parks split cleanly. Riverwoods Plantation has the most listings (21 on October 22) and a riverfront park; Corkscrew Woodlands has the tightest supply (3 listings) and the most recorded sales (30), but its declaration bars permanent residence; Cypress Bend RV Resort has the smallest homes, a median of 495 heated square feet on the county roll, and sits in shaded Zone X at every point we sampled.

Broadway Mobile Home Village (Luettich and Sherrill Lanes)

Broadway Mobile Home Village is about 101 manufactured homes on owned lots along Luettich Lane and Sherrill Lane, north of Broadway Avenue West and west of US 41. The lots are about a quarter acre, a median of 0.279 acre, in an unrecorded subdivision, and a 2026 listing reports no homeowners association. Lee County recorded 3 sales in the 12 months to September 25, 2026, at a $140,000 median. Data updated: October 2026.

Homes and lots in Broadway Mobile Home Village

The county roll shows 110 parcels: 101 mobile homes, 6 vacant lots, 2 single-family homes and 1 multi-family parcel. Homes were placed from 1966 to 2025, a median year of 1975, and run 480 to 1,836 heated square feet, a median of 828; 75 have two bedrooms. Luettich Lane has 56 parcels and Sherrill Lane 54, zoned MH and MH-1. You may also see the name "Broadway Mobile Manor" on an MLS listing; it is a variant label for a lot on Sherrill Lane, not a separate park.

Broadway Mobile Home Village sales

Over 60 months the county recorded 19 qualified sales at a $125,000 median, from $35,000 to $350,000, and the MLS recorded 10 closings at a $157,500 median. On October 22, 2026, one home was listed, at $299,900. With so few sales, price each home from its own size, year and lot, not from a park median.

Flood, Ian and the sewer retrofit in Broadway

Two of five sampled addresses, at the south end of Sherrill Lane, mapped to FEMA Zone AE and three to shaded Zone X, and the area is in Lee County evacuation Zone A. The Village named Sherrill Lane and Luettich Lane among the communities hit hardest by Hurricane Ian. Listings report well and septic today; the neighborhood is one of five in the $20,254,479 federal hazard mitigation grant for the Broadway Avenue West sewer and water retrofit approved by the Village Council on June 17, 2026, and the Council has said it expects little or no cost to owners.

Sunny Grove Park (resident-owned cooperative)

Sunny Grove Park is a resident-owned cooperative on the Estero River, west of US 41, where 155 owners each hold a share in Sunny Grove Park, Inc. and own their homes. The corporation bought the park as one county parcel on June 1, 1981, for $1,500,000, a month after it was formed. Because a share is not a deed, the county shows no sales and the MLS shows no park homes. Data updated: October 2026.

What a Sunny Grove Park buyer gets

The park's streets are Lychee, Grapefruit, Coralberry and Loquat Lanes, with the office at 3610 Lychee Lane. The park lists two air-conditioned recreation halls, a heated pool, a river-edge recreation area, boat slips and a ramp with Gulf access by the Estero River, shuffleboard, a library and laundry. It also rents 12 RV sites at the front, published at $300 a week, $1,150 a month from January to March and $750 a month from April to December, plus electric. Share prices and monthly maintenance are not published.

The Sunny Grove MLS name trap

An MLS listing labelled "Sunny Grove" is almost never in the park. On October 22, 2026, the one active MLS listing under that label was a house on Burgundy Farms Road listed at $995,000, and the only sale in the last 12 months was a house on Sandy Lane. Ask the park office directly for shares for sale.

Sewer and flood at Sunny Grove Park

The Village is replacing the park's failing package plant with Lee County Utilities sewer; the Village share is $726,777, and the park told the Council in December 2025 it would pay its own share directly, without a property assessment. Two of four sampled addresses, on Lychee and Grapefruit Lanes near the river, mapped to Zone AE and two to shaded Zone X. The park describes itself as "55 & older friendly", which is not an age restriction.

Estero Bay Village (formerly Tahiti Mobile Village)

Estero Bay Village, formerly Tahiti Mobile Village, is a 225-lot land-lease park on the Estero River at 20518 Tahitian Boulevard, run under Florida Chapter 723. Buyers own the home and rent the lot from the park owner, an investor limited liability company that bought the park in 2019; the county records that deed at $15,250,000. Cove Communities operates it. Data updated: October 2026.

The Estero Bay Village prospectus and lot rent

The Florida DBPR park record lists an initial prospectus approved June 25, 1985, for 228 lots, later prospectuses in 1993 and 2018 for 225, and an amendment dated April 22, 2024, covering the lot rental amount, user fees, rules, utilities and lot layout. The current lot rent is set in that prospectus and is not posted on a public page, so ask for the prospectus and the latest rent notice before you make an offer.

Life in Estero Bay Village

The operator describes Estero Bay Village as a gated 55+ community with docks and boat access on the Estero River, a pool and bocce, and the DBPR record shows an entry gate transmitter rule added in 2000. The age statement is the operator's; we did not read a recorded age survey. Because homes on leased lots are personal property, the county shows no home sales and the MLS had no listings on October 22, 2026.

Flood and storm history at Estero Bay Village

The Village of Estero named Estero Bay Village first among the West Broadway mobile home communities hit hardest by Hurricane Ian in 2022. Two of five sampled Tahitian Boulevard addresses mapped to Zone AE and three to shaded Zone X. Ask the operator for the home's elevation, its HUD data plate and its wind zone before you buy.

Is an Estero mobile home community 55 and older?

Only one Estero manufactured home community, Mariners Cove, sets a 55 and over rule in a recorded declaration we read. Riverwoods Plantation, Corkscrew Woodlands, Cypress Bend RV Resort and Estero Bay Village each describe themselves as 55+ on their own sites, and Sunny Grove Park calls itself 55 and older friendly. Ask for the recorded documents if the age rule matters to you. Data updated: October 2026.

How a 55+ claim is proved

Federal rules in 24 CFR 100.304 let a community limit residents by age only if at least 80 percent of occupied units have a resident 55 or older, it publishes and follows an age policy, and it verifies ages. Florida section 760.29 adds a state registration. A sentence on a website is not that proof, so read the declaration and ask the association for its age verification survey. Our Estero 55+ communities guide covers the communities whose rule we confirmed on the record.

Can you live in an Estero RV park year-round?

It depends on the park. Corkscrew Woodlands' 1982 declaration says no unit shall be the permanent residence of its owner, and the Village land development code bars permanent residence in an RV unit in that zoning district. The condominium and cooperative parks set their own rules in their documents. Ask the association and the Village planning department in writing before you count on a year-round stay.

Flood zones, Ian and insurance for Estero mobile homes

Flood risk in the Estero mobile home communities follows the Estero River and the low ground west of US 41. Riverwoods Plantation, Mariners Cove, Broadway Mobile Home Village, Sunny Grove Park and Estero Bay Village each sampled partly in FEMA Zone AE, Corkscrew Woodlands sampled entirely in Zone AH, and Cypress Bend RV Resort sampled entirely in shaded Zone X. These are samples, not parcel maps. Data updated: October 2026.

What the flood zones mean

Zone AE is a special flood hazard area with a base flood elevation, where a lender with a federally backed loan requires flood insurance. Zone AH is shallow ponding, also a special flood hazard area. Shaded Zone X is the 0.2 percent annual chance area, outside the special flood hazard area, where flood insurance is optional but still worth pricing.

Hurricane Ian in the Estero parks

The Village of Estero reported in November 2022 that about 1,000 homes west of US 41 were drastically affected by Hurricane Ian and named Estero Bay Village, Riverwoods Plantation, and Sherrill and Luettich Lanes among the mobile home communities hit hardest. Cypress Bend RV Resort and Corkscrew Woodlands were not on that list. Ask any seller what was repaired after Ian and for the permits.

Insuring a manufactured home

The National Flood Insurance Program covers a manufactured home up to $250,000 for the building and $100,000 for contents. Wind coverage depends on the home's HUD data plate and its wind zone under 24 CFR 3280.305, and on its age and tie-downs. Get a wind and flood quote during the inspection period, before you rely on a price.

How to check one address

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, check its evacuation zone on Florida's Know Your Zone map, and ask the seller for any elevation certificate.

Septic to sewer in the Estero parks

The Village of Estero is moving several older parks off septic tanks and package plants to central sewer through its Utilities Expansion Program, and the cost to a buyer depends on the park. Cypress Bend RV Resort owners who did not prepay may carry a non-ad valorem assessment on the tax bill; Sunny Grove Park is paying its share directly; Broadway Mobile Home Village is in a federally funded retrofit. Data updated: October 2026.

What to check on the tax bill

For any Cypress Bend RV Resort home, read the seller's last tax bill for a Village utility assessment line created under Resolution 2025-25. For a Broadway Mobile Home Village lot, ask whether the home is still on well and septic and when the retrofit reaches the lane. For a Sunny Grove share, ask the cooperative whether any sewer cost is billed to members.

Where are the Estero mobile home communities?

Five of the seven communities sit west of US 41 near the Estero River and Broadway Avenue West, a short drive from Coconut Point and the beaches at Lovers Key; Cypress Bend RV Resort sits east of US 41 near the river; and Corkscrew Woodlands sits east of US 41 off Corkscrew Road, about a mile from I-75. Distances below are straight lines from each community. Data updated: October 2026.

Schools near the Estero parks

Lee County assigns schools by choice within proximity zones. Riverwoods Plantation, Corkscrew Woodlands, Cypress Bend RV Resort, Broadway Mobile Home Village, Sunny Grove Park and Estero Bay Village all sampled in elementary Zone Q; the river parks west of US 41 sampled in middle Zone MM, and Corkscrew Woodlands and Cypress Bend RV Resort in middle Zone GG. Confirm the zone for the exact address with the School District of Lee County.
