Why the MLS and county counts differ
Over 60 months the MLS caught 29 of the 130 sales the county recorded, about 22 percent. Most Cypress Bend RV Resort units change hands without an MLS listing, so the county median is the better price guide here, and a buyer who watches only the MLS sees about a quarter of the market.

How does ownership work at Cypress Bend RV Resort?
Cypress Bend RV Resort is a condominium under Florida Chapter 718, run by Cypress Bend RV Resort Condominium Association, Inc., filed with the Florida Division of Corporations on August 28, 1981, active, and managed by Alliant Property Management. Each unit is its own parcel on the county roll, so the buyer owns the unit and pays the association; there is no lot rent. Data updated: October 2026.
The plats and the units
The resort was recorded in five units: Unit 1 at Plat Book 35, Page 13; Unit 2 at Plat Book 35, Page 103; Unit III at Plat Book 39, Page 18; Unit 4 at Plat Book 44, Page 54; and Unit 5 at Plat Book 48, Page 40. The declaration is at Official Records Book 1545, Page 330. The county roll shows 412 parcels: 358 homes, 43 vacant units and 11 common parcels.
The homes
Homes on the roll were placed from 1974 to 2023, a median year of 1992, and run 216 to 1,012 heated square feet, a median of 495; 252 have one bedroom, 102 two and 4 three. Streets include Orange Tree, Lime Tree, Plum Tree and Apple Tree Lanes and Firwood, Pepperwood and Covewood Drives.
Your rights as a resale buyer
Florida section 718.503 entitles a resale buyer to the declaration, articles, bylaws, rules, the frequently asked questions sheet and the current budget. Section 718.116 caps the estoppel certificate at $299, plus $119 for a rush and up to $179 more if the unit is delinquent. The estoppel shows the current fee and any special assessment.
Fees and taxes
The association does not publish its fee on a public page; as entered on MLS listings, it is typically $431 a quarter. No community development district appears on the roll. The tax bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus any Village utility assessment line described below.
The Cypress Bend sewer conversion and assessment
The Village of Estero is replacing Cypress Bend RV Resort's failing package treatment plant with a Lee County Utilities sewer connection through its Utilities Expansion Program. The Council approved the Village's 25 percent share, $557,681, on December 17, 2025, with Wright Construction building the work, and set completion for July 12, 2026. Owners who did not prepay may carry an assessment. Data updated: October 2026.
Resolution 2025-25
On December 3, 2025, the Council adopted Resolution 2025-25, its notice of intent to levy a non-ad valorem assessment on owners who did not prepay, spread equally across 402 properties. The final assessment roll was on the May 20, 2026 agenda. The per-unit amount was not published on the pages we read, so read the seller's tax bill for the assessment line and ask the association for the payoff.
Why the plant was replaced
News-Press reported in July 2024 that the Cypress Bend community appeared to be leaking sewage to the Estero River. The connection to central sewer is the Village's fix; ask the association whether the old plant has been taken out of service.
Is Cypress Bend RV Resort 55 and older?
The resort's own website describes Cypress Bend RV Resort as "a very active 55+ community", and the same site lists the aim "To abide by the Condominium laws of the State of Florida." We have not read the declaration's age clause or a federal age verification survey, so treat 55+ as the resort's statement and confirm it in the recorded documents if the rule matters to you. Data updated: October 2026.
How a 55+ rule is proved
Federal rules in 24 CFR 100.304 let a community limit residents by age only if at least 80 percent of occupied units have a resident 55 or older, it publishes and follows an age policy, and it verifies ages. Our Estero 55+ communities guide lists the communities whose rule we confirmed on the record.
Is Cypress Bend RV Resort in a flood zone?
Not in a special flood hazard area at the points we sampled. All five Cypress Bend RV Resort addresses we sampled, and two more in an earlier sample, mapped to shaded FEMA Zone X, the 0.2 percent annual chance area, on FIRM panel 12071C0583G. The resort is in Lee County evacuation Zone B, and the Village did not name it among the communities hit hardest by Hurricane Ian. Data updated: October 2026.
| Address sampled | FEMA zone |
|---|---|
| 20224 Orange Tree Ln | X (0.2% annual chance, shaded) |
| 8523 Firwood Dr | X (0.2% annual chance, shaded) |
| 8716 Pepperwood Dr | X (0.2% annual chance, shaded) |
| 20183 Lime Tree Ln | X (0.2% annual chance, shaded) |
| 20160 Plum Tree Ln | X (0.2% annual chance, shaded) |
Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026 on US Census geocodes of county roll addresses. It is a sample, not a parcel census. Shaded Zone X means a lender is unlikely to require flood insurance, not that a home cannot flood.
Insuring a Cypress Bend unit
The National Flood Insurance Program covers a manufactured home up to $250,000 for the building and $100,000 for contents, and optional flood coverage is usually cheaper outside the special flood hazard area. Wind coverage depends on the home's HUD data plate wind zone, its age and its tie-downs. Price both during the inspection period.
How to check one address
Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, and ask the seller for any elevation certificate.
