2026, to September 259$220,000

The county median climbed from $165,000 in 2019 to $302,500 in 2023, then gave back about 27 percent to $220,000 in 2026 to date. Sales volume tells the same story: 44 recorded sales in 2022 against 8 in 2024. For a buyer, that means today's prices sit close to 2021 levels, and sellers have been accepting a median of about 92 cents on the listed dollar.

Den or no den

Of the 14 MLS closings in the 12 months to October 22, 2026, 6 were two-bedroom plus den plans, at a median of $224,350, and 8 were standard two-bedroom plans, at a median of $218,500. The highest sale of the year, $257,600 in September 2026, was a 1,417 square foot den plan on Kingbird Loop. MLS living areas in that year ran from 1,121 to 1,418 square feet.

Terrace or Veranda: the two Osprey Cove building types

Osprey Cove was built by U.S. Home Corporation in 2006 as five recorded condominiums. Terrace I (72 units), Terrace II (72), Terrace III (80) and Terrace IV (80) make up the 304 units in eight four-story elevator buildings; Veranda I (24 units) is two two-story buildings with garages. A clubhouse of 5,076 heated square feet sits at 8510 Kingbird Loop. The streets are Osprey Cove Boulevard and Kingbird Loop.

One association since 2011

The five condominiums were merged into Osprey Cove Master Association, Inc. (Sunbiz N05000001402, filed February 4, 2005) by articles of merger filed January 5, 2011, so today one association runs the whole community. Claims from before the merger stay with the old associations. The registered agent changed to Guardian Property Management on April 27, 2025. Ask the association for its current rules, because pet and lease limits we have seen quoted online could not be confirmed from a public record.

What Osprey Cove does not have

There is no golf course: the 2001 zoning allowed one and it was never built. The amenities are the clubhouse, a pool, a fitness room, a business center and the elevators in the Terrace buildings. The entry is gated; we found no record that the gate is staffed.

What does it cost to own an Osprey Cove condo?

The yearly cost of an Osprey Cove condo is the association assessment and the property tax, with no community development district line on top. The association does not publish its assessment on a public page, so the figure below is the one listing agents entered on the MLS; confirm it with the association. Data updated: October 2026.

No CDD

The 2026 TRIM notice for Osprey Cove carries no community development district assessment, so the tax bill is the millage and the solid waste line only.

Property taxes

Osprey Cove's total rate was 13.0924 mills in 2025 and is proposed at 12.9934 mills for 2026. The bill carries the Village of Estero's millage, adopted at 0.73 mills for 2026-27, and the San Carlos Park Fire District. A Florida homestead exemption and the Save Our Homes cap lower the bill for a full-time owner.

Florida's condo safety law

Florida's milestone inspection (F.S. 553.899) and structural integrity reserve study, or SIRS (F.S. 718.112), apply to condominium buildings three or more stories tall, so they cover the eight four-story Terrace buildings and not the two-story Veranda buildings. The SIRS deadline was December 31, 2025, and we could not confirm on a public record that the association finished it. Ask for the completed study, the reserve schedule and any special assessment before you write an offer.

The elevator certificate

The state elevator register showed the building 3 elevator certificate, at 8451 Kingbird Loop, expired on August 1, 2025. Ask the association whether it has been renewed; it is a buyer checklist item, not a reason to walk away.

What to ask for before an offer

Ask for the seller's last tax bill, the last two association statements, the current budget, the SIRS and milestone reports, and the estoppel certificate. Under F.S. 718.503 a resale buyer who does not receive the condominium documents has a cancellation right of 7 days, excluding weekends and holidays, after receiving them.

Is Osprey Cove in a flood zone?

All 12 Osprey Cove addresses we sampled, across six building points in Terrace I to IV, mapped to FEMA Zone X, minimal flood hazard. Check the exact unit and ask the association for the building's elevation certificate. Data updated: October 2026.

Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026 on US Census geocodes of county roll addresses; FIRM panel 12071C0579G, effective November 17, 2022. The Veranda I buildings were not in the sample. Ground elevation across the site runs from about 11.2 to 18.4 feet NAVD88, with a median near 15.4 feet. Osprey Cove is in Lee County evacuation Zone B and storm surge zone 2. Zone X means a lender is unlikely to require flood insurance, not that a building cannot flood.

Storm history

We found no primary record of Osprey Cove damage in Hurricanes Ian (2022), Helene or Milton (2024). The buildings are 2006 concrete construction, built after Florida's 2002 statewide building code. A condo owner's HO-6 policy covers the unit interior, and the association's master policy covers the structure, under F.S. 718.111(11).

How to check one address

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the association for the building's elevation certificate, and get an HO-6 and flood quote before the inspection period ends.

Is Osprey Cove in Estero or Fort Myers?

Osprey Cove is in Estero. It sits inside the Village of Estero, on Village taxing district 315, but every unit carries ZIP 33967, which the post office names Fort Myers. That is why some listing sites label Osprey Cove "Fort Myers." On Domain Realty Group, Estero means the Village plus the Estero-address communities just outside it, and Osprey Cove is on the Village side of the line. Search filters set to ZIP 33928 miss Osprey Cove; use the community name or 33967.

A name to watch

Most searches for "Osprey Cove homes for sale" are for a golf community of the same name in St. Marys, Georgia. Add "Estero" to the search, or use the links on this page.

Where is Osprey Cove?

Osprey Cove is off Estero Parkway just east of US 41, behind the Walmart Supercenter at 19975 S Tamiami Trail, with Belle Lago on the same 2001 planned development. It is commercial-adjacent rather than preserve-adjacent: the Walmart opened on August 26, 2015, about 0.2 mile from the center of the community.
