Across all 292 homes the roll shows 172 three-bedroom, 81 four-bedroom, 36 five-bedroom and 3 six-bedroom homes. The streets are North, East, South and West Golden Elm Drive, North, East, South and West Silver Palm Drive, Tin Maple Drive, Olivewood Way and Brassy Pine Way.

Lakes and lakefront homes

Copper Oaks covers 48.08 acres with four lakes totaling 8.43 acres, according to the district engineer. Fifty-five homes are coded lakefront: 22 single-family homes and 33 town villas. There are no docks or seawalls.

Owner-occupants and investors

Copper Oaks has a large rental share. About 48.6 percent of homes carry a homestead exemption, and 42 town villas, about a quarter of the villas, have been held by one investor since a 2010 bulk transfer. Ask about leasing rules before you buy to rent; the declaration's leasing terms were not available for this page.

Who built Copper Oaks?

Copper Oaks was developed from 2005 to 2008 by Southern Construction and Design, Inc. of Miami, which built under the service mark Stellar Homes, under a 2004 Lee County planned development first named Longwood Villas and Longwood Townhomes. Lennar built the final 50 town villas on the Tin Maple Drive lots in 2019. There is no builder selling new homes here today; every sale in the last five years was a resale. Data updated: October 2026.

What the build years mean for a buyer

The 2005 to 2008 homes were built under the Florida Building Code of that era, and the 2019 Lennar villas are the newest homes in Copper Oaks. For an older home, ask for the roof age and a wind mitigation report, which can lower an insurance premium.

What does it cost to own in Copper Oaks?

Owning in Copper Oaks means three lines beyond the mortgage: the homeowners association, the Copper Oaks Community Development District on the tax bill, and ordinary property taxes. The CDD's fiscal 2027 adopted budget sets $1,352.67 a year for a single-family home and $1,314.67 for a town villa, and the association does not publish its dues, so we leave that figure to the listing data. Data updated: October 2026.

Cost item Single-family home Town villa
CDD operations and maintenance, fiscal 2027 $416.67 $416.67
CDD debt service, fiscal 2027 $936.00 $898.00
CDD total, fiscal 2027 $1,352.67 $1,314.67
Homeowners association about $840 to $864 a quarter, as entered on MLS listings $999 a quarter typical, as entered on MLS listings

Source: Copper Oaks CDD fiscal year 2027 adopted budget, page 6; unchanged from fiscal 2026.

When the CDD debt ends

The debt line pays the district's Series 2021 Special Assessment Refunding Bonds, collected on the Lee County tax bill, and the bonds end after the May 1, 2035 payment. After that, only the operations and maintenance line of about $417 a year should remain, subject to each year's budget.

The homeowners association

Copper Oaks Homeowners' Association, Inc. was filed in 2005 and is managed by FirstService Residential through a resident portal. No primary source publishes the assessment, and a third-party figure we found cannot be confirmed, so the figures above are the ones listing agents entered on the MLS in the 12 months to October 22, 2026. Ask for the estoppel letter on the exact home; it states the dues and any special assessment.

Property taxes in Copper Oaks

Copper Oaks is in Lee County tax district 316, the Village of Estero with Estero Fire, at about 13.02 mills in total on the 2025 roll before the CDD line. Within that, the Village of Estero adopted 0.73 mills for 2026-27 and the school district 5.271 mills.

Is Copper Oaks in a flood zone?

Yes. Every one of 12 Copper Oaks addresses we sampled in October 2026, across both plats and nine streets, maps to FEMA Zone AE, a high-risk flood zone, so a federally backed mortgage will require flood insurance. Ask for the elevation certificate on any home you consider; it sets the premium. Data updated: October 2026.

Evacuation zone and insurance discounts

Copper Oaks is in Lee County evacuation Zone C. The Village of Estero takes part in FEMA's Community Rating System at Class 6, which gives a 20 percent discount on NFIP flood policies inside the special flood hazard area.

The stormwater project next door

In January 2024 the Village bought the former School Board site directly south of Copper Oaks, 20897 Three Oaks Parkway, for $15 million to build a regional stormwater retention area that reduces flooding along the North Branch of the Estero River. On June 17, 2026 the Village Council moved Phase 1 design forward with a FEMA hazard mitigation grant of $320,250. That is a flood-mitigation investment next door; we found no primary record of Copper Oaks-specific flooding in Ian, Helene or Milton.

What amenities does Copper Oaks have?

The Copper Oaks association portal describes a 24/7 private gated community with a clubhouse, two heated pools and a poolhouse, a 24-hour fitness center, two playgrounds, a basketball court and walking paths around the lakes, on two recreation tracts of 0.27 and 0.40 acre. The clubhouse address is 20699 Three Oaks Parkway. Whether the gate is staffed was not confirmed for this page. Data updated: October 2026.

Is Copper Oaks a 55+ community?

No age restriction appears in the public documents, and the playgrounds and basketball court point to a family community. Copper Oaks has no golf course.

Which schools serve Copper Oaks?

Lee County assigns schools by choice within proximity zones. Research on the district's 2026-2027 enrollment plan places Copper Oaks in elementary choice Zone Q (Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks Elementary), middle choice Zone GG (Bonita Springs Middle and Three Oaks Middle) and high school sub-zone South 2 (Bonita Springs, Cypress Lake, Dunbar, Estero, Fort Myers and South Fort Myers High).
