Single-family homes or a Heatherstone townhome

Rookery Pointe splits two ways on every record: the single-family plat, which is the community itself, and Heatherstone, a separate townhome plat with its own sub-association. The two differ by about $200,000 in median price and about $800 a quarter in fees. Data updated: October 2026.

The single-family homes

The single-family streets are Rookery Drive, Rookery Circle, Eagle Glen Way, Talon Trace, Raven Court and Falconer Way. Across the whole community the Lee County parcel layer records 194 two-story and 161 one-story homes, so both layouts come up. Recent listings describe Rookery Pointe as a natural gas community.

Who built Rookery Pointe

The developer of record was Rookery Pointe, L.C. (Sunbiz L00000000060, formed in 2000, now inactive). Rookery Pointe is the residential half of the Creekside planned development, Lee County case DCI930135, rezoned by Resolution Z-94-009 on May 2, 1994; the Heatherstone townhomes were added by amendment ADD2001-00058. Builder names that circulate online are not confirmed by any record we found.

What does it cost to own in Rookery Pointe?

Rookery Pointe owners pay the master homeowners association, Heatherstone owners pay a sub-association as well, and everyone pays the property tax. There is no CDD, no mandatory club and no condominium fee. The association does not post its assessments on a public page, so the figures below are from listing data, with the date. A buyer pays a $1,500 transfer fee and a $150 application fee, $1,650 in all, per listing data. Estoppel certificates and resale documents come from FirstService Residential, which manages the master association.

Not the Rookery CDD

A "Rookery CDD" exists, but it is a different community in Clay County. Rookery Pointe has no community development district line on its tax bill.

Property taxes

Rookery Pointe is inside the Village of Estero (taxing district 316 on all 355 home parcels the county parcel layer returned), so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the Estero Fire Rescue district; the 2025 total in the Village district was 13.0214 mills.

Is Rookery Pointe in a flood zone?

Part of it is, after a 2026 map revision. On October 21, 2026 we tested every Rookery Pointe home parcel against the live FEMA flood map: 281 of 344 returned (79 percent) were Zone X, and 63 (18 percent) fell in a Zone AE regulatory floodway, all of them on the single-family plat. Eleven queries timed out. Data updated: October 2026.

The 63 floodway parcels sit on Rookery Drive (about house numbers 20290 to 20621), Talon Trace (about 20350 to 20440), Falconer Way (9621 to 9651) and two lots on Rookery Circle. The floodway comes from FEMA letter of map revision 25-04-3811P, effective February 5, 2026, the same revision that redrew Country Creek to the south; revisions 23-04-0983P (July 15, 2024) and 24-04-6934X (April 8, 2025) also cover the site, on panel 12071C0583G (November 17, 2022).

What a floodway centroid means for one house

A parcel centroid is not the house pad. A home on a parcel the floodway crosses can still have its structure outside it, so a lender's flood determination or an elevation certificate governs for each address. Older descriptions of Rookery Pointe as "predominantly Zone X" without qualification predate this revision. Ask for the elevation certificate and a flood quote on any single-family home before the inspection period ends.

Evacuation Zone B

Every Rookery Pointe parcel we checked, single-family and Heatherstone, is in Lee County evacuation Zone B, storm surge zone 2. Country Creek, across Corkscrew Road, is in Zone A. The Village of Estero is a Community Rating System Class 6 community, worth a 20 percent flood insurance discount inside the high-risk zone. Hurricane Ian brought wind and rain to this inland corridor and no storm surge, and no record we found names Rookery Pointe as a damage area.

How to check one address

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the seller for the elevation certificate, and get an insurance quote before the inspection period ends.

What amenities does Rookery Pointe have?

Rookery Pointe is a gated community, and the association's own portal lists the amenities: a junior olympic pool, a clubhouse, a fitness center, a covered and screened lanai with a barbecue grill, an inline skate rink, basketball, clay tennis, pickleball, a tot lot, five lakes with fountains, two preserves and on-site staff. The clubhouse is at 20460 Rookery Drive. Data updated: October 2026.

Is Rookery Pointe 55 and over?

No age restriction appears in any source we reviewed, and the amenity list, with a tot lot and a skate rink, is built for all ages. Confirm in the recorded Declaration if age matters to you.

Is Rookery Pointe gated?

Yes. The association describes "a beautiful gated community." Whether the gate is staffed is not stated.

Which schools serve Rookery Pointe?

Lee County assigns schools by choice within proximity zones. On the district's 2026-27 zone map, every Rookery Pointe parcel we checked, single-family and Heatherstone, falls in elementary Zone Q (Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks elementary schools), middle Zone GG (Bonita Springs Middle Center for the Arts and Three Oaks Middle) and high school Zone South 2. Confirm the zone and the school list for the exact home with the School District of Lee County.

What Rookery Pointe backs onto

Three Oaks Parkway runs along the entry side, and homes nearest it are the road-side edge. Estero Parkway lies to the north. A separate 31.26-acre commercial tract from the same 1994 Creekside plan sits beside the community and is not part of the association. Inside, five lakes and two preserves surround the homes, and the floodway corridor runs through the middle of the single-family plat. Country Creek lies just south, across Corkscrew Road.

What is changing nearby

FDOT's I-75 project 452544-1 adds express lanes from Golden Gate Parkway to Corkscrew Road, one express lane through the Exit 123 interchange, ramp changes and noise walls in 20 segments, with construction from mid 2026 for about three years and public hearings October 27 and 28, 2026. The Three Oaks Parkway extension north from Alico Road to Daniels Parkway is due in spring 2028. Estero Crossing (the Corsa apartments, 306 units, and about 60,000 square feet of retail) is planned on the south side of Corkscrew Road between Three Oaks Parkway and I-75; Mission Grove of Estero (163 senior living units) is proposed at Corkscrew Road and Three Oaks Parkway; and Estero Fire Rescue plans a station at 21500 Three Oaks Parkway.
