Recorded sales on the county file

Lee County recorded 6 qualified Villa Palmeras sales in the 12 months to September 25, 2026, at a $431,250 median, from $395,000 to $460,000. Over 24 months it recorded 11 sales at $430,000, from $389,900 to $460,000, and over 60 months 32 sales at $454,950, from $384,000 to $550,000. Every one was a resale; the newest qualified sale in the file closed September 10, 2026. We tracked every recorded Villa Palmeras sale on the Lee County file to build these numbers.

Villa Palmeras sales by price band

In the 24 months to September 29, 2026, 2 of the 12 MLS closings fell between $300,000 and $400,000 and the other 10 between $400,000 and $500,000. No Villa Palmeras villa sold above $500,000 in that window.

2026, to September5$432,5005$435,000

Villa Palmeras prices nearly doubled from 2019 to the 2023 peak, then reset: the 2026 MLS median of $435,000 is about 20 percent below 2023 and has held near that level for two years. No Villa Palmeras villa has closed above its list price on the MLS since March 2023, so buyers are negotiating from list, not bidding over it.

Two floor plans: The Crystal Sand and The Tidewater

Villa Palmeras was built with two floor plans, and the county roll shows exactly two heated sizes. The Crystal Sand is 1,434 heated square feet with two bedrooms and an optional den; The Tidewater is 1,525 heated square feet with two bedrooms, a den and a two-car garage. All 110 homes are one story. Data updated: October 2026.

Floor planHeated sq ft (county roll)LayoutMLS closings, 24 monthsPrice
The Crystal Sand1,4342 bedrooms, optional den2$389,900 and $395,000
The Tidewater1,5252 bedrooms plus den, 2-car garage10$435,500 median

The Tidewater sells far more often and for about $40,000 more in recent sales. Plan names come from Neal Communities' 2013 advertising and match the county's heated areas. The Tidewater plan has nothing to do with the Tidewater community on Corkscrew Road.

Lake lots and interior lots

Of the 110 homes, 26 sit on lake lots and 84 on interior lots, by the Lee County land use code. Listing data does not separate lake and interior sales cleanly, so ask us to pull the recorded sales for the row you are weighing.

Who built Villa Palmeras

Neal Communities built every home under permits issued from June 2013 to December 2014. The developer of record is Midtowne Estero, LLC (Sunbiz L11000135775), managed by Neal Communities of Southwest Florida. Sales opened in June 2013, and 41 homes had sold by December 13, 2013. Some marketing copy credits a different Estero developer; the permits and the plat name Neal.

Twin villas, owned like houses

Each Villa Palmeras home shares one party wall with its neighbor in a two-home building, but the owner holds the lot under the home in fee simple. The community is governed as a homeowners association under Florida Chapter 720, not as a condominium, so there is no condominium master insurance policy and no unit deed.

What does it cost to own in Villa Palmeras?

Villa Palmeras owners pay one neighborhood association assessment, the Lee County property tax bill and the solid waste charge on that bill. There is no CDD line, no master association and no club dues. The association does not publish its assessment on a public page and has no website, so the assessment below is the figure listing agents entered on the MLS. Data updated: October 2026.

What the assessment covers

The 2013 Declaration (section 13.01) has the association maintain each lot and charge it as an assessment: lawn care, lot irrigation, roof repair and replacement, and exterior paint and stucco. That is more than many Estero single-family associations cover, so compare the assessment with a detached home plus your own roof and paint reserve, not with a bare HOA fee.

Fees at closing

The Declaration (section 5.17) charges an initial assessment equal to one year of regular assessment, paid only by buyers who bought from the Declarant. We found no resale capital contribution in the documents read. Ask the closing agent to confirm on the estoppel certificate.

Property taxes

Villa Palmeras is inside the Village of Estero (taxing district 316 on all 110 homes), so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the Estero Fire Rescue district. The 2025 total was 13.0214 mills.

Insurance

Each owner insures the home, with the association named as an additional insured (Declaration section 8.02). Homes were permitted under the 2010 Florida Building Code, and a 2013 or 2014 roof is 12 or 13 years old in 2026, which insurers ask about. We do not quote premiums.

Is Villa Palmeras in a flood zone?

Every Villa Palmeras home lot maps to FEMA Zone X, minimal flood hazard, on the current flood map. A census of all 110 home lot centroids placed every one in Zone X on FIRM panel 12071C0591H, effective November 17, 2022, and our own sample of six street addresses on October 21, 2026 agreed. Data updated: October 2026.

Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026 on US Census geocodes of county roll addresses; all-lot census from McGreevy and Comisar research, October 15, 2026. Some common areas toward the Estero River are mapped higher risk: four north-row lots sit near a Zone AH band, and some common tracts touch Zone AE, Zone AH and the Estero River floodway. Check the exact lot.

Evacuation zone and map changes

Villa Palmeras is in Lee County evacuation Zone C, storm surge zone 3. FEMA's new Lee County flood maps take effect March 2, 2027, and panel 12071C0591H is not among the six panels revised. We found no official report of flooding or damage at Villa Palmeras in Hurricane Ian (2022), Helene or Milton (2024).

How to check one address

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the seller for the elevation certificate if one exists, and get an insurance quote before the inspection period ends.

Leasing and rules buyers ask about

Villa Palmeras allows leasing, with limits set in the Declaration. A lease must cover the whole home, run at least six consecutive months, and an owner may lease no more than twice a year. We found no purchase approval requirement in the documents read, which is unusual for Estero and makes closings simpler.

Is Villa Palmeras 55 and over?

No age restriction appears in the Declaration text we read, so Villa Palmeras is open to buyers of any age. Confirm in the recorded Declaration if age matters to you.

Is Villa Palmeras gated?

The 2013 Declaration lets the developer install electronic access gates, and some listings mention a gate, but we have not confirmed a gate from a current first-party record, so we do not call Villa Palmeras gated.

Amenities

The plat sets aside a half-acre recreation tract and a 12.84-acre conservation preserve. The Declaration lists a pool, spa and boardwalk among the common property; ask the association what is open today before you rely on it.

Which schools serve Villa Palmeras?

Lee County assigns schools by choice within proximity zones. Villa Palmeras falls in elementary Zone Q (Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks elementary schools), middle Zone GG (Bonita Springs Middle Center for the Arts and Three Oaks Middle) and high school Zone South 3 (Bonita Springs High, Estero High and South Fort Myers High). Confirm the zone for the exact home with the School District of Lee County.

Where is Villa Palmeras and what is nearby?

Villa Palmeras sits on the west side of Three Oaks Parkway about half a mile south of Corkscrew Road, between the parkway and the Estero River, beside Estero Town Commons. All 110 homes have Estero 33928 addresses on four private streets, Montevina, Cascina, Antori and Misano Drives, inside the Village of Estero. The plat covers 34.02 acres.

What Villa Palmeras backs onto

Three Oaks Parkway runs along the east side, the entrance side, with landscape buffer tracts between the road and the nearest homes. The 12.84-acre conservation preserve and the Estero River corridor wrap the west and north. Shadow Wood at The Brooks adjoins on the plat, and Estero Town Commons, a commercial center, sits alongside. The Village's approval for the Estero Crossing project nearby (the Corsa apartments, up to 306 units) carries a line of sight study and buffer plan written for Villa Palmeras.

What is changing nearby

Mission Grove of Estero, 163 independent living, assisted living and memory care units, is proposed at the northeast corner of Corkscrew Road and Three Oaks Parkway (Village workshop September 15, 2026; no approval found). Estero Fire Rescue is rezoning about 9.5 acres on Three Oaks Parkway just south of Corkscrew Road. The Village bought 20897 Three Oaks Parkway for $15 million for regional stormwater retention. Three Oaks Parkway is being extended north to Daniels Parkway (phase one 2027, phase two spring 2028), and FDOT holds public hearings on I-75 project 452544-1 on October 27 and 28, 2026.
