Builder sales and the first resale on the county file
Lee County recorded 44 builder-direct Milan Villas sales, all in 2024, at a $407,999 median, from $380,000 to $514,935, and one resale, $380,000 on September 14, 2026. In the 24 months to September 25, 2026 the county recorded 22 sales at a $404,499 median, 21 of them from the builder. We tracked every recorded Milan Villas sale on the Lee County file to build these numbers.
| Year | County recorded sales | County median | Seller |
|---|---|---|---|
| 2024 | 44 | $407,999 | D.R. Horton |
| 2026, to September 25 | 1 | $380,000 | Owner resale |
What the first resale tells a buyer
One sale is not a trend, but it set the first owner-to-owner price $27,999 under the 2024 builder median. The 2026 county roll puts each villa's just value at $344,392 to $347,463. With only one resale, we price a Milan Villas offer from the builder sales, that resale and nearby one-story villas.
What Milan Villas homes are like
Milan Villas are one-story single-family attached homes, two to a building with a firewall between them. The Village of Estero's Planning, Zoning and Design Board reviewed the plan in August and December 2022, when the land was rezoned from commercial to residential with four deviations, and the approvals describe three bedrooms, two baths and a two-car garage.
The plan
The villas run about 1,500 square feet: 1,497 heated on the county roll and 1,503 living on the MLS. Lots run a median 0.087 acre. All 44 were built in 2024. The roll's bedroom field reads two for every villa, but the approvals and every MLS closing describe three, so we use three.
The site and its amenities
Milan Villas covers about 10 acres on one street, Milan Villas Lane, with a dog park, sidewalks throughout, a monument sign and a tiered landscape buffer with decorative fencing along Three Oaks Parkway and Williams Road. The approvals name no pool or clubhouse.
The association
Milan Villas Homeowners' Association, Inc. (Sunbiz N22000004893) was filed on May 16, 2022 and is active, managed by Tropical Isles Management in Fort Myers. Its dues are not posted on a public page; the one MLS sale in the 12 months to October 22, 2026 showed $855 a quarter, as entered by the listing agent. Read the recorded declaration for leasing, pet and any age rules before you offer.
What does it cost to own in Milan Villas?
The yearly cost is the association, the property tax and insurance. No community development district is known for Milan Villas; check the seller's last tax bill for any non-ad valorem line. Insurance is the cost most buyers underestimate here, because the villas sit in a mapped flood zone. Data updated: October 2026.
Property taxes
Milan Villas is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the fire district. A 2024 villa bought now is assessed at the sale price in the next year, so the seller's bill is a poor guide to yours.
What to ask for before an offer
Ask for the elevation certificate, the association's budget and estoppel, the recorded declaration, the seller's tax bill and the builder's warranty papers, since a 2024 home may still carry part of its builder warranty.
Is Milan Villas in a flood zone?
Yes. All four Milan Villas points we sampled mapped to FEMA Zone AH, a shallow-flooding special flood hazard area, and the villas sit in Lee County storm surge zone 3. In Zone AH a federally backed mortgage requires flood insurance, so get the villa's elevation certificate and a quote early. Data updated: October 2026.
Points sampled
| Addresses sampled | FEMA zone |
|---|---|
| 21851, 21876, 21904 and 21930 Milan Villas Ln | AH (shallow flooding) |
Source: FEMA National Flood Hazard Layer point queries on Lee County roll parcel points, October 17 and 21, 2026; FIRM panel 12071C0591H (Lee County Property Appraiser). The panel shows no static base flood elevation on these polygons, so the elevation certificate is the document that sets the premium.
Storm record and wind
Milan Villas was built in 2024, after Hurricane Ian in 2022, under the current Florida Building Code. The villas sit in the 160 mile per hour design wind area; a wind-mitigation report lowers the wind premium.
How to check one villa
Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, and ask the seller for the elevation certificate from permitting.
Where is Milan Villas?
