Price bands over 24 months

Of the 9 MLS closings in the 24 months to September 29, 2026, 3 sold between $400,000 and $500,000, 5 between $500,000 and $750,000 and 1 between $750,000 and $1,000,000.

Recorded sales on the county file

Lee County recorded 7 qualified Colonial Oaks sales in the 12 months to September 25, 2026, at a $588,000 median, from $500,000 to $864,900, 10 over 24 months at $562,500, and 29 over 60 months at $575,000, from $410,000 to $864,900. All were resales. We tracked every recorded Colonial Oaks sale on the Lee County file to build these numbers.

Colonial Oaks prices by year

Year County recorded sales County median
2019 5 $370,000
2020 7 $400,000
2021 9 $467,500
2022 6 $602,500
2023 3 $635,000
2024 8 $520,000
2025 2 $505,000
2026, to September 25 6 $569,000

The county median rose from $370,000 in 2019 to $635,000 in 2023, fell back to $520,000 on 8 sales in 2024 and stood at $569,000 on 6 sales in 2026 to late September. Because home sizes here range from about 1,600 to over 4,000 square feet, the mix of homes that sell in a year moves the median more than the market does.

What are the homes in Colonial Oaks like?

Colonial Oaks is a single plat of 99 detached homes on about 28.9 acres, recorded in 2002 and built out from 2002 to 2004. The Worthington Group of Southwest Florida, Inc. applied for the approval in 2001, when Lee County allowed up to 100 homes; the builders of the individual homes are not on any public source we found.

Sizes and bedrooms

Homes run 1,571 to 4,161 heated square feet on the Lee County roll, a median of 2,167. The roll lists 61 three-bedroom, 30 four-bedroom, 5 two-bedroom and 2 five-bedroom homes, and many listings add a den.

Lake lots

45 of the 99 home sites are lake lots on the community's 3.17 acre lake. Ask for the lake lot sales when you price one, because they are a different comparison from the interior lots.

One name, several older labels

County records carry older names for the same ground: Estero Lake Estates from the 1988 zoning, Colonial Lakes RPD on the county planned development, and the legacy tags Estero Lakes East and Spring Ridge. They all describe what is now Colonial Oaks.

Is Colonial Oaks gated, and what does the HOA include?

Yes, Colonial Oaks is gated. Lee County allowed a guard gate on Colonial Walk South in a 2002 development order amendment, electric swing gates were permitted in 2006, and the gate was relocated in 2012. Inside the gate there is an 878 square foot clubhouse with a 552 square foot porch, built in 2003, and a community pool permitted by the Florida Department of Health. Data updated: October 2026.

The association

Colonial Oaks Community Association, Inc. was filed with the State of Florida on March 25, 2002 (Sunbiz N02000002332) and has filed an annual report every year since 2003. NextGen Community Management became its registered agent on February 19, 2026. The association does not publish its dues, capital contribution or transfer fee, so ask for the estoppel certificate, the budget and the rules before the inspection period ends.

Property taxes

Colonial Oaks is inside the Village of Estero, so the tax bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the fire district, with no district or special unit assessment on top. A new owner is taxed on the purchase price.

Gate and guests

We have not confirmed whether the gate is staffed at any hour; ask the association how guests and deliveries are cleared.

Is Colonial Oaks the same as Oaks of Estero?

No. Colonial Oaks and Oaks of Estero share the River Ranch Road corridor and part of a name, but they are separate communities with separate associations. Colonial Oaks is the 2002 plat of 99 homes around its own lake with Colonial Oaks Community Association; Oaks of Estero is a 23-home Neal Communities enclave built from 2015 to 2019, gated off Block Lane. Listings for one never belong to the other.

Is Colonial Oaks in a flood zone?

Most Colonial Oaks home sites map to FEMA Zone X, outside the mapped high-risk flood zone: a lot-by-lot check of every parcel's center in October 2026 found 89 homes in minimal Zone X, 7 in shaded Zone X and 3 adjoining lots on the west edge in Zone AH. The lake tract and the private streets are in Zone AE, so street-point lookups often read AH. Data updated: October 2026.

Address sampled (street point) FEMA zone
9652 Horne Ln X, minimal
9622 Horne Ln AH
9628 Horne Ln AH
9906 Colonial Walk N X, minimal
9935 Colonial Walk N AH
9847 Colonial Walk S AH
9823 Colonial Walk S AH
9926 Colonial Walk S AH

Source: FEMA National Flood Hazard Layer, street-point queries run October 21, 2026 on US Census geocodes, and a parcel-center count across all Colonial Oaks parcels on October 15, 2026; base flood elevation lines in the community run 14.0 to 15.5 feet. Colonial Oaks is in Lee County evacuation Zone C.

Why the street sample and the lot count differ

A Census geocode lands on the street in front of a home, and the mapped flood zone here follows the roads and the lake. The parcel center, where the home sits, is the better read for a lender, which is why most home sites are Zone X even though most street points read AH. Ask for the elevation certificate either way.

Storm record

We found no public record of Colonial Oaks-specific damage in Hurricane Ian. Homes built from 2002 to 2004 fall under the 2001 Florida Building Code or later, which can help with wind mitigation credits.

How to check one address

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the seller for the elevation certificate, and get an insurance quote before the inspection period ends.

Which schools serve Colonial Oaks?

Lee County assigns schools by choice within proximity zones, and Colonial Oaks sits in elementary Zone Q, middle Zone GG and high school Zone South 3, which includes Bonita Springs High, Estero High and South Fort Myers High. Estero High is about 0.4 miles away in a straight line and about 0.9 miles by road, inside the 2-mile distance within which the district does not provide a bus. Confirm the zone for the exact home with the School District of Lee County.

Where is Colonial Oaks?

Colonial Oaks is entered from Horne Lane off River Ranch Road, near Three Oaks Parkway, inside the Village of Estero with an Estero 33928 address. When Lee County approved the community in 2001 it kept Horne Lane as the access and limited any Three Oaks Parkway connection to right in and right out.
