Key takeaways for Meadows of Estero buyers

  • Meadows of Estero is 262 condominium units in 45 two-story buildings: 131 ground floor and 131 second floor.
  • Every unit is three bedrooms on the Lee County roll, either the ground floor Falcon (1,917 heated square feet) or the second floor Sandpiper (2,542).
  • The MLS recorded 18 closings in the 12 months to September 29, 2026, at a $423,750 median.
  • There is a CDD: the River Ridge Community Development District bills $177.20 per unit for fiscal 2027, so listing remarks that say "no CDD" are wrong.
  • Listing data from 2025 and 2026 puts the condominium dues at about $1,996 to $2,022 a quarter, with water, cable and internet included.
  • Every unit we tested maps to FEMA Zone X, yet the whole community is in Lee County evacuation Zone A, the first ordered out.
  • The buildings are two stories, so Florida's milestone inspection and structural reserve study laws do not apply on their face.
  • The gated entry sits on Pelican Sound Drive, about a mile from Coconut Point.

The MLS price per square foot uses listing living area, which includes non-heated space on many Sandpiper listings, so it reads lower than a heated-area figure. A fresh MLS pull on October 22, 2026 showed 17 closings at a $422,500 median for the 12 months to that date.

Recorded sales on the county file

Ground floor or second floor: the Falcon and the Sandpiper

Meadows of Estero has exactly two unit types, split evenly. The ground floor Falcon is 1,917 heated square feet with a 383 square foot garage; the second floor Sandpiper is 2,542 heated square feet with a 616 square foot garage. Each building holds four, six or eight units, half of them on each floor. Data updated: October 2026.

Source: Lee County Property Appraiser roll and sale files, and the Lee County parcel layer, which records one story on 131 units and two on 131. MLS listings show Sandpiper totals up to 2,878 square feet because they add non-heated area. Some second floor owners have added private elevators by permit; ask whether the unit you are weighing has one.

The buildings

The 45 buildings break down as 16 four-unit, 17 six-unit and 12 eight-unit buildings, recorded as 45 phases of one condominium under the Declaration recorded as instrument 2005000036677. They are concrete block and stucco with tile roofs, and the site's Florida Building Code design wind speed is 160 mph.

Who built Meadows of Estero

Shelby Homes of Fort Lauderdale developed the community; the land partnership bought the 49.85-acre site on August 16, 2004 for $8,500,100. About 75 units first sold from 2009 to 2012, in a post-crash sale of the remaining inventory. Alliant Property Management has managed the association since 2005.

Drywall history, plainly

About 120 of the 262 units had full interior drywall and systems replacement under Lee County permits from 2009 to 2015. A 2011 state arbitration petition was dismissed for lack of jurisdiction, with no finding on the merits. Ask the seller for the permit history of the unit you are weighing; it is public record.

What does it cost to own in Meadows of Estero?

Meadows of Estero owners pay the condominium association's quarterly dues, the River Ridge CDD line on the Lee County tax bill and the property tax. There is no master association, no club and no golf. The association does not publish its dues on a public page, so the figure below is from listing data, with its date. Data updated: October 2026.

The River Ridge CDD

The River Ridge Community Development District bills "The Meadows" for 262 units. Its adopted fiscal 2027 budget sets $177.20 per unit, against $177.21 in fiscal 2026 and $143.38 in fiscal 2025. The district's fiscal 2027 debt table lists only Pelican Sound, so the Meadows line appears to be operations and maintenance only; confirm on the unit's 2026 tax notice.

What a tax bill looks like

A homesteaded Sandpiper bill for 2025 came to $3,772.35 gross, including $366.39 for solid waste and $177.21 for the CDD. Non-homestead sample bills ran about $5,000 to $5,300. The 2026-27 rates are the Village of Estero's 0.73 mills and the school district's 5.271 mills, plus Lee County and the Estero Fire Rescue district.

Insurance

The association carries the building master policy under Florida Statutes section 718.111(11), and each owner carries an HO-6 policy with at least $2,000 of loss assessment coverage under section 627.714. In 2020 the association sued its then insurer, American Capital Assurance; that insurer was placed in liquidation in 2021 and the Florida Insurance Guaranty Association was substituted in 2022. From January 1, 2027, Citizens condominium policies go through a new clearinghouse under Chapter 2026-150. We do not quote premiums.

Fees at closing

The condominium estoppel certificate fee is capped by Florida Statutes section 718.116(8). The association has not published a capital contribution or transfer fee; resale documents come through HomeWiseDocs, and the estoppel certificate states what is due.

Is Meadows of Estero in a flood zone?

Every Meadows of Estero unit we could test maps to FEMA Zone X, minimal flood hazard. On October 21, 2026 we tested all 262 unit parcels against the FEMA flood map: 249 returned Zone X, none fell in a special flood hazard area, and 13 queries timed out. Ten street addresses across all four streets agreed. Data updated: October 2026.

Address sampledFEMA zone
21501, 21546, 21560, 21585 and 21717 Baccarat LnX, minimal
3510, 3540 and 3580 Lansing LoopX, minimal
21524 Taft Ct; 3524 Cherry Blossom CtX, minimal

Source: FEMA National Flood Hazard Layer, parcel centroid and point queries run October 21, 2026; FIRM panel 12071C0587G, effective November 17, 2022, with no pending map change found. Zone X means a lender is unlikely to require flood insurance, not that a unit cannot flood.

Evacuation Zone A is a different map

The whole community is in Lee County evacuation Zone A, the first zone ordered out in a storm surge threat; Zones A and B were ordered to leave before Hurricane Milton in 2024. Evacuation zones measure storm surge risk for planning, not flood insurance. Ground across the site sits mostly at about 14.5 to 17 feet above sea level (NAVD88), and the nearest Hurricane Ian high water marks were about 10.8 feet at the Estero River at US 41. No source we found says whether Meadows of Estero flooded in Ian.

How to check one unit

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the association for the building's elevation certificate, and get an HO-6 and flood quote before the inspection period ends.

Buying a condo here: estoppel, insurance and the condo safety laws

Meadows of Estero sits under Florida's condominium law, Chapter 718, so a buyer gets the association's governing documents, an estoppel certificate and the master insurance summary before closing. The two newer condo safety laws work differently here than in a tower, because every building is two stories. Data updated: October 2026.

Milestone inspections and structural reserve studies

Florida's milestone inspection (Florida Statutes section 553.899) and structural integrity reserve study (section 718.112) apply to condominium buildings three or more stories tall. Meadows of Estero's buildings are two stories, so neither law applies on its face. The My Safe Florida Condo program also starts at three stories. Ask for the association's latest reserve schedule and any planned special assessment anyway.

What to ask for before an offer

Ask for the last two quarterly dues statements, the current budget and reserve schedule, the master policy declarations page with its wind deductible, the unit's permit history and the association's rules on leasing and pets. Listing fields mention a 90-day minimum lease and a two-pet limit, but the Declaration is not public, so confirm both in the resale package.

Is Meadows of Estero 55 and over?

No age restriction appears in any source we reviewed. The Declaration text is not public, so confirm in the resale package if age matters to you.

Amenities inside the gate

Meadows of Estero is gated, with one entry off Pelican Sound Drive, and the clubhouse at 21516 Baccarat Lane anchors the community. The association lists a pool and spa and a fitness center; Shelby's original marketing described a 5,000 square foot clubhouse with billiards, card and media rooms. There is no golf course, marina or beach club.

The land

The site is 49.85 acres, with 10 acres of native vegetation and 2.2 acres of pine flatwoods preserved under Lee County Resolution Z-98-029, plus interior lakes. Units on Baccarat Lane make up nearly half the community (124 units), with 64 on Lansing Loop, 52 on Cherry Blossom Court and 20 on Taft Court.

Which schools serve Meadows of Estero?

Lee County assigns schools by choice within proximity zones. Meadows of Estero falls in elementary Zone Q (Pinewoods, Three Oaks, San Carlos Park, Spring Creek and Bonita Springs elementary schools), middle Zone GG (Three Oaks Middle and Bonita Springs Middle Center for the Arts) and high school Zone South 3 (Estero High, Bonita Springs High and South Fort Myers High). Confirm the zone for the exact unit with the School District of Lee County.

Where is Meadows of Estero and what is nearby?

What Meadows of Estero backs onto

Pelican Sound Drive and the entry run along one side, and Pelican Sound, the golf and river community, lies next door to the west. The US 41 commercial corridor is to the east, and Williams Road and the Hertz Global headquarters campus, about 0.4 mile away, are to the south. Units nearest Pelican Sound Drive and the entry are the road-side edge; interior units look onto lakes and the preserved tracts.

What is changing nearby

News reports name the Roers Companies as applicant for up to 219 apartments in two three-story buildings on 11 acres at 21681 Pelican Sound Drive; the Village's planning board said the first proposal needed significant revisions, and we found no 2026 hearing. Two Live Local Act inquiries in March 2026, for the northwest corner of US 41 and Pelican Sound Boulevard and the vacant Hertz parcel on Williams Road, had not gone forward. The Village approved a Williams Road west roundabout (Resolution 2026-21, September 9, 2026), heard an organic grocer proposal at Woodfield (September 15, 2026), and agreed to buy about 4.1 miles of the Bonita Estero Rail Trail corridor for $19,792,209 (March 4, 2026).

Meadows of Estero vs the Pelican Sound condos next door

Meadows of Estero and Pelican Sound share a road, a CDD and a ZIP code, so buyers often weigh them together. The difference is the club: Pelican Sound condos carry bundled golf and a $11,495 annual club assessment for 2026, while Meadows of Estero has no club and a much smaller CDD line. The table uses the MLS record for the 12 months to September 29, 2026. Data updated: October 2026.
