What are the Lighthouse Bay fees in 2026?

Each Lighthouse Bay association bills quarterly, and its 2026 purchase and lease packet prints the amount per unit. The quarterly figure includes the master association, the Commons Club Bronze dues, a 2021 special assessment of $108.25 a quarter, reserves, cable and internet, trash removal and landscaping. What the fee covers

The associations' Maintenance Fees Coverage sheet lists the Harbour Club amenities, two gated entrances with 24/7 fully autonomous access control, landscaping and irrigation, all exterior building structural repairs, boat rentals, Bronze Commons Club membership with access to The Brooks Common Center and the club restaurant, Bluestream Fiber TV and internet, water and sewer for non-villa units, pest control, and the electricity for exterior lighting and the 52 lake fountains.

The CDD line: operations only, no debt

The Brooks has two community development districts, the Brooks of Bonita Springs CDD (Brooks I) and the Brooks of Bonita Springs II CDD (Brooks II). Their adopted budget for fiscal year 2027 (October 1, 2026 to September 30, 2027) sets operations and maintenance at $1,017.25 a home in every Brooks neighborhood, collected on the Lee County property tax bill, with a debt line only on neighborhoods that still carry bonds. Lighthouse Bay is listed as paid in full on both Brooks I debt schedules, so its owners pay $1,017.25 a year in fiscal 2027 and no debt line.

The all-in yearly cost

The association fee plus the CDD comes to about $10,800 a year in Lighthouse Bay Six and about $14,300 in Villas One, before property taxes and insurance. The Brooks is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County, the fire district and the CDD line. For how the eight associations compare and what our partners watch for at resale, ask us for the estoppel on the exact unit before you write an offer.

Florida's condo safety law in Lighthouse Bay

Florida's milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) apply to condominium buildings three or more stories tall. Lighthouse Bay's buildings are low-rise: MLS listings, as entered by listing agents, show one- and two-story buildings and attached villas, with none entered at three stories. Ask the association for its latest reserve study and any special assessment.

Is there golf at Lighthouse Bay?

No. Lighthouse Bay is a non-golf community. Every owner is automatically a Bronze member of The Commons Club under the Lighthouse Bay declaration, with the dues inside the association fee, which brings the club restaurant and The Brooks Common Center; the Commons Club fitness center and private Beach Club are optional upgrades. Golfers in The Brooks buy in Spring Run or Copperleaf, where golf is bundled, or join Shadow Wood's club. Data updated: October 2026.

The Commons Club

The Commons Club at The Brooks is a separate, member-owned club of 2,300 families on Coconut Road, with a 10,000-square-foot Health and Lifestyle Center, an Enrichment Center, a lakeside restaurant called The Rookery, seven pickleball courts and a private Beach Club on Little Hickory Island for Gold members. Its Gold memberships, which include the Beach Club, are offered only to Brooks residents.

Lighthouse Bay vs Spring Run

Lighthouse Bay and Spring Run are The Brooks' two lowest-priced communities, and they sit on opposite sides of Three Oaks Parkway south of Coconut Road. The difference is golf and flood exposure. The table puts them side by side on the same records.

Is Lighthouse Bay in Estero or Bonita Springs?

Lighthouse Bay is in the Village of Estero. Its homes carry a Bonita Springs or Estero 34135 mailing address because The Brooks was planned as the Brooks of Bonita Springs before Estero incorporated in 2014; the Brooks districts lie within the boundaries of the Village of Estero, and Village zoning and taxes apply.

Is Lighthouse Bay in a flood zone?

Mostly no, but some lake-edge addresses are. Fifteen of 19 points we sampled mapped to FEMA Zone X, an area of minimal flood hazard, and 4 mapped to Zone AH with a 15-foot base flood elevation: one Two-C building on Crooked River Road, one Five address on Costa Del Sol Road and two Villas One addresses on Cape Roman Road. Census geocodes are interpolated along the street, so a point can fall on a lake edge a few units off. The condominium building is insured through each association's master policy.

How to check one Lighthouse Bay address

Look the unit up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the association for the building's elevation certificate, and get a contents and loss-assessment quote before the inspection period ends.

Schools near Lighthouse Bay

In our Estero area sample of 360 homes, every home was in elementary choice Zone Q (Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks Elementary), every sampled home with a 34135 address was in high school zone South 3 (Bonita Springs High, Estero High and South Fort Myers High), and most of Estero was in middle zone GG (Bonita Springs Middle and Three Oaks Middle). The district's address lookup has not been run for individual Lighthouse Bay addresses for this page, so confirm the zone for the exact home with the School District of Lee County before you rely on it.
