How Pebble Pointe began

Pebble Pointe began as a separate parcel at the eastern end of Coconut Road inside The Brooks, a decade after the original Brooks communities. The Estero Development Report for December 2013 described the 38.05-acre parcel's sale to Taylor Morrison for a neighborhood of 91 home sites, then spelled Pebble Point; the county roll and the Village approval carry 90 homes. Pebble Pointe Community Association, Inc. was filed with the state on August 19, 2014.

What does it cost to own in Pebble Pointe?

The yearly cost of a Pebble Pointe home is the Pebble Pointe Community Association assessment, property tax, homeowners and flood insurance, and any club you choose to join. There is no golf club fee with a Pebble Pointe home, which sets it apart from Spring Run and Copperleaf, where the club fee comes with the house. Data updated: October 2026.

Association fees

Pebble Pointe Community Association, Inc. (Sunbiz N14000007753, active, articles amended and restated March 20, 2024) is managed in care of RealManage in Bonita Springs. It does not publish its dues; the three MLS listings in the 12 months to October 22, 2026 all show $1,085 a quarter, as entered by the listing agents. Before closing, the association's estoppel certificate states the regular assessment, any amount owed and any pending special assessment for that home, under section 720.30851 of the Florida Statutes.

The CDD line on the tax bill

The Brooks of Bonita Springs Community Development Districts' adopted fiscal 2027 budget sets an operations and maintenance assessment of $1,017.25 per unit in the Brooks neighborhoods it lists, but the budget does not name Pebble Pointe. Read the non-ad valorem section of the seller's tax bill to see whether a CDD line applies to the home you are buying.

Property taxes

Pebble Pointe is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County, the Estero Fire District and any non-ad valorem lines. A buyer's first bill resets to the purchase price, so the seller's bill, which may carry a homestead cap, is a poor guide.

The Commons Club

The Commons Club at The Brooks is a member-owned club of 2,300 families on Coconut Road, with a Health and Lifestyle Center, The Rookery restaurant, pickleball and a private Beach Club for Gold members. Its site says its memberships are for residents of The Brooks communities but does not name Pebble Pointe, so ask the club in writing whether a Pebble Pointe owner may join before you count on it.

Leasing, pets and exterior changes

Pebble Pointe's leasing, pet and architectural rules sit in its recorded declaration and rules, which are not public. All three MLS listings in the 12 months to October 22, 2026 record a 30-day minimum lease and at most four leases a year, as entered by the listing agents. The association's site posts an alteration application, so plan on written approval before any exterior change, from paint to a pool cage.

What to ask for before an offer

Ask for the seller's last tax bill, the association's last two statements, the estoppel, the declaration and rules, any special assessment and any capital contribution charged at closing, and the wind mitigation report and elevation certificate for the insurance quote.

Does Pebble Pointe have golf?

No. Pebble Pointe has no golf course, and no golf membership comes with a Pebble Pointe home. In The Brooks, golf comes with the house only in Spring Run and Copperleaf; Shadow Wood's club is optional and sold separately, and Lighthouse Bay has no course. A Pebble Pointe buyer who wants golf prices it as a separate club decision.

Is Pebble Pointe in a flood zone?

Yes. All six Pebble Pointe addresses we sampled, three on Coconut Road and three on Pebble Pointe Lane, mapped to FEMA Zone AH, a special flood hazard area, and the federal layer shows no base flood elevation inside that polygon. A federally backed mortgage on a Zone AH home requires flood insurance unless a FEMA letter removes the lot. Data updated: October 2026.

Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026 on US Census geocodes of county roll addresses (one further point returned no answer and is left out). Census geocodes are interpolated along the street, so a point can fall a few lots off.

How to check one address

Look the address up on the FEMA Flood Map Service Center, ask the seller for the elevation certificate and any FEMA letter of map amendment for the lot, and get a flood quote before the inspection period ends. Lee County's evacuation layer placed Pebble Pointe in Evacuation Zone C and storm surge zone 3 at the two addresses our research team checked on October 17, 2026; the flood zone and the evacuation zone are separate maps.

Where is Pebble Pointe at The Brooks?

Pebble Pointe sits at the eastern end of Coconut Road inside The Brooks, in the southeast part of the community with Lighthouse Bay, east of US 41 and Coconut Point and west of I-75. Every Pebble Pointe home has a Bonita Springs 34135 mailing address inside the Village of Estero, and 51 of its 90 homes carry a Coconut Road address.

What is changing nearby

At the Brooks Town Center, on the northwest corner of Three Oaks Parkway and Coconut Road, a 137-unit apartment building is expected to be finished by fall 2026. FDOT's I-75 project along the east side of The Brooks proposes added lanes and noise walls at qualifying locations, and the Village has asked for a noise wall along The Brooks' east edge.

Schools near Pebble Pointe

Pebble Pointe addresses sit in the School District of Lee County's elementary Proximity Zone Q, middle Zone GG and high school South Zone, Sub-zone 3, on the district's 2026 to 2027 map, read at a Pebble Pointe test address on October 17, 2026. Zone Q elementary schools are Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks; Zone GG middle schools are Bonita Springs Middle and Three Oaks Middle; South 3 high schools are Bonita Springs High, Estero High and South Fort Myers High. Families rank schools in their zone, so confirm the address with the district before you rely on it.

Is Pebble Pointe in Estero or Bonita Springs?

Pebble Pointe is in the Village of Estero. Its homes carry a Bonita Springs 34135 mailing address because The Brooks was planned as the Brooks of Bonita Springs before Estero incorporated in 2014; the county roll puts every Pebble Pointe lot in the Village of Estero and Estero Fire taxing district, and Village zoning and taxes apply.

Pebble Pointe vs the other Brooks communities

Pebble Pointe is the smallest and newest of the five Brooks communities and the only one built entirely after 2014. It is also one of two with no golf course: Lighthouse Bay is the other, and Lighthouse Bay's homes are condominiums and villas, while every Pebble Pointe home is a detached single-family house. The table compares the five on the county record. Data updated: October 2026.
