Pebble Pointe's recent sales are shown as a range because a median on fewer than 10 sales says little. The five community counts add up to the 3,638 Brooks homes on the roll, and the five county sale counts add up to 187.
Shadow Wood at The Brooks
Shadow Wood is the largest and highest-priced Brooks community: 1,477 homes in 34 neighborhoods, from coach homes to custom estates, built 1998 to 2013, around 54 holes of golf at Shadow Wood Country Club. Club membership is optional and sold separately from the home. The county recorded 79 sales at a $900,000 median in 12 months. See Shadow Wood at The Brooks homes for sale.
Spring Run at The Brooks
Spring Run is 847 homes, 620 garden and carriage condominiums and 227 villas, built 1998 to 2002 by Pulte Homes around an 18-hole course designed by Gordon Lewis and redesigned by John Sanford. Every owner becomes a member of the Spring Run Golf Club by buying, and the 2026-27 club fee is $9,820. The county recorded 47 sales at $380,000. See Spring Run at The Brooks homes for sale.
Copperleaf at The Brooks
Copperleaf is 570 homes, 416 single-family homes and villas and 154 carriage homes, built 2000 to 2003 by Pulte Homes. The club calls itself a private, bundled, member-owned community: buying a home makes you a full member of Copperleaf Golf Club. The county recorded 27 sales at $750,000. See Copperleaf at The Brooks homes for sale.
Lighthouse Bay at The Brooks
Lighthouse Bay is 654 condominium homes on 162 acres, built 2000 to 2004 by Wallace Homes, every one on the water according to the community. It has no golf course; every owner is automatically a Bronze member of The Commons Club, paid inside the association assessment. The county recorded 30 sales at $356,000, the lowest median in The Brooks. See Lighthouse Bay at The Brooks condos for sale.
Pebble Pointe
Pebble Pointe is The Brooks' newest enclave: 90 single-family homes built 2015 to 2019, with its own MLS development name and no golf course. It trades rarely: the county recorded 4 sales in 12 months, from $659,900 to $950,000, and 19 in five years. See Pebble Pointe at The Brooks homes for sale.
Golf in The Brooks: bundled, optional or none
Golf is the biggest difference between Brooks communities, because it decides whether a club fee comes with the house. Spring Run and Copperleaf are bundled: buying the home makes you a member and the club fee is mandatory. Shadow Wood's club is optional and sold separately. Lighthouse Bay and Pebble Pointe have no golf course. Data updated: October 2026.
| Community | Golf model | What a buyer pays the club |
|---|---|---|
| Spring Run | Bundled; every owner a member by buying | $9,820 annual fee for 2026-27, including capital, reserve and a $725 prepaid food minimum; resale fee $12,000 |
| Copperleaf | Bundled, member-owned; every owner a full member | $14,828 a year in 2025 (dues $10,500, Project 2024 assessment $3,500, cable and internet $828), a $1,000 food minimum and a one-time $15,000 capital contribution |
| Shadow Wood | Optional, separate membership | No club charge unless you join; see the Shadow Wood page |
| Lighthouse Bay | No golf | Bronze Commons Club membership, inside the association assessment |
| Pebble Pointe | No golf | None |
Copperleaf's 2026 schedule sits behind the club's member login, so the 2025 figures are the latest published. Ask for the current schedule in writing before you write an offer.
Spring Run vs Copperleaf: the two bundled golf communities
Spring Run and Copperleaf both put golf in the price of the house, but they sell at very different levels. Spring Run's county median was $380,000 across 47 sales, mostly two-bedroom condominiums; Copperleaf's was $750,000 across 27, mostly single-family homes. Spring Run's 2026-27 club fee is $9,820; Copperleaf's published 2025 total was $14,828 plus the food minimum and a $15,000 capital contribution at purchase.
What ties The Brooks together?
The Brooks has no master homeowners association and no Brooks-wide association fee. What the five communities share is two community development districts, the Bonita Bay Group master plan, The Commons Club and the roads and lakes between them. Data updated: October 2026.
The two community development districts
The Brooks has two community development districts, the Brooks of Bonita Springs CDD (Brooks I) and the Brooks of Bonita Springs II CDD (Brooks II). Their adopted budget for fiscal year 2027 (October 1, 2026 to September 30, 2027) sets operations and maintenance at $1,017.25 a home in every Brooks neighborhood, collected on the Lee County property tax bill, with a debt line only on neighborhoods that still carry bonds. The two districts cover about 1,249 and 1,223 acres, and their 2027 budget spreads $3,684,534 of operations and maintenance across 3,622 homes on the district rolls, 2,382 in Brooks I and 1,240 in Brooks II.
| Neighborhood examples, fiscal year 2027 | Debt | Operations | Total a year |
|---|---|---|---|
| Lighthouse Bay (paid in full) | $0 | $1,017.25 | $1,017.25 |
| Spring Run neighborhoods except three buildings | $0 | $1,017.25 | $1,017.25 |
| Winding Stream buildings 30, 31 and 32 | $556.84 | $1,017.25 | $1,574.09 |
| Wisteria Pointe (except building 11) and Sago Pointe | $736.30 | $1,017.25 | $1,753.55 |
| Whispering Ridge and Copper Lakes | $1,178.07 | $1,017.25 | $2,195.32 |
Source: Brooks of Bonita Springs and Brooks of Bonita Springs II CDDs, adopted budget for fiscal year 2027. Every Brooks neighborhood has its own line in that budget, and the community pages show theirs.
The Commons Club
The Commons Club at The Brooks is a separate, member-owned club of 2,300 families on Coconut Road, with a 10,000-square-foot Health and Lifestyle Center, an Enrichment Center, a lakeside restaurant called The Rookery, seven pickleball courts and a private Beach Club on Little Hickory Island for Gold members. Membership is optional for Shadow Wood, Spring Run and Copperleaf owners. Lighthouse Bay owners are Bronze members automatically under their declaration, with the dues inside the association assessment. The club does not publish current dues on its public pages, and its Gold memberships are offered only to Brooks residents.
The developer and the master plan
Bonita Bay Group opened The Brooks in 1998 on 2,532 acres with 3,551 homes permitted, and its own history calls The Brooks the fastest-selling community in Southwest Florida history. The developer turned the Spring Run association over to residents in 2001, Copperleaf's in 2002 and Shadow Wood's master association in 2006, and sold the Shadow Wood Country Club to its members in 2010.
What does it cost to own in The Brooks?
The yearly cost of a Brooks home is your community association, any club the community bundles, the CDD line on the tax bill and the property tax, and the mix differs by community. We print only figures we can source. Data updated: October 2026.
- CDD. $1,017.25 a year for operations in every Brooks neighborhood for fiscal 2027, plus a debt line where bonds remain, from $556.84 to $1,178.07 in the examples above.
- Club. Spring Run $9,820 for 2026-27; Copperleaf $14,828 plus a $1,000 food minimum in 2025; Shadow Wood only if you join; none in Lighthouse Bay or Pebble Pointe beyond Lighthouse Bay's Bronze Commons Club membership.
- Association. Every community has its own association. Lighthouse Bay's 2026 association packets print quarterly assessments from $2,450 to $3,328 a unit. Spring Run and Copperleaf neighborhood fees are not published. As entered on MLS listings, the master fee is typically $4,874 a year in Shadow Wood, $9,159 a year in Spring Run and $11,515 a year in Copperleaf; the Lighthouse Bay condominium fee is typically $2,480 a quarter, and the Pebble Pointe master fee typically $1,085 a quarter.
- Taxes. The Brooks is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County, the fire district and the CDD line.
Ask for the seller's last tax bill, the last two association statements and the club's current schedule before you make an offer, and ask about any capital contribution or resale fee at closing.
Is The Brooks in Estero or Bonita Springs?
The Brooks is in the Village of Estero. Its homes carry a Bonita Springs 34135 mailing address because the community was planned as the Brooks of Bonita Springs in 1997 to 1999, before Estero incorporated in 2014, and both districts still carry that name. The districts' own description places them within the boundaries of the Village of Estero, and Village zoning, permits and taxes apply. Data updated: October 2026.
Is The Brooks in a flood zone?
Mostly no, but it depends on the address. The Brooks is a mosaic of FEMA Zone X with Zone AH pockets along the lake system, and the share differs by community. Lee County's current flood maps took effect November 17, 2022. Data updated: October 2026.
| Community | Points sampled | Zone X (including shaded X) | Zone AH (shallow ponding) |
|---|---|---|---|
| Shadow Wood | 101 | 91 | 10 (BFE 15 to 15.5 ft) |
| Copperleaf | 19 | 17 | 2 (BFE 15.5 ft) |
| Lighthouse Bay | 19 | 15 | 4 (BFE 15 ft) |
| Spring Run | 20 | 8 | 12 (BFE 15 ft) |
Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026 on US Census geocodes of county roll addresses. Spring Run is the one Brooks community where most sampled addresses fall in a Special Flood Hazard Area, where a federally backed mortgage requires flood insurance. Check the exact address on the FEMA Flood Map Service Center and ask the seller for the elevation certificate.
Schools near The Brooks
Lee County assigns schools by choice within proximity zones. In our Estero area sample of 360 homes, every home was in elementary choice Zone Q (Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks Elementary), every sampled home with a 34135 address was in high school zone South 3 (Bonita Springs High, Estero High and South Fort Myers High), and most of Estero was in middle zone GG (Bonita Springs Middle and Three Oaks Middle). The district's address lookup has not been run for individual Brooks addresses for this page, so confirm the zone for the exact home with the School District of Lee County before you rely on it.

What is changing near The Brooks

FDOT's I-75 project from Golden Gate Parkway to Alico Road proposes added lanes and noise walls at qualifying locations; Brooks residents have asked for a 22-foot noise barrier along the west side of I-75, and Engage Estero names Shadow Wood, Copperleaf and Lighthouse Bay among the communities that could be affected. At US 41 and Coconut Road, the 45.6-acre Woodfield Estero mixed-use project is planned for 596 homes.
