Recorded sales on the county file

The Lee County Property Appraiser recorded 53 qualified West Bay Club sales in the 12 months to September 25, 2026, at a median of $1,000,000, from $485,000 to $3,000,000. Over 24 months the county recorded 82 sales at $1,050,000, and over 60 months 196 at $957,000. All but one were resales. The county high of $3,000,000 sits below the MLS high of $4,500,000, a January 2026 Riverbrooke closing that is not yet in the county file as a qualified sale, so we show both sources side by side. We tracked every recorded West Bay Club sale on the county file to build these numbers.

West Bay Club sales by price band

$3,000,000 and up 2

Twenty of the 51 closings were under $750,000, and 25 were $1,000,000 or more. That split is the condominium tier on one side and the single-family and villa tier on the other.

How West Bay Club prices moved, 2019 to 2026

Year County recorded sales County median
2019 37 $575,000
2020 61 $650,000
2021 72 $727,500
2022 27 $920,000
2023 40 $965,000
2024 45 $959,000
2025 35 $1,300,000
2026, to September 25 40 $916,000

The county median more than doubled from 2019 to 2025, then eased in 2026 as more condominiums sold. Year-by-year medians move with the mix of neighborhoods that traded, so compare neighborhoods, not just the community total. On the MLS, 2025 closed 33 sales at a $1,235,000 median and 2026 to date 40 at $916,000.

West Bay Club prices by budget

West Bay Club splits cleanly into price tiers by neighborhood, which makes a budget the fastest way to narrow a search. Which West Bay Club neighborhood fits you?

West Bay Club is ten named neighborhoods under one master association, and the neighborhood decides the product, the price and most of the monthly cost. Three resale neighborhoods are condominiums, including the twin 21-story Jasmine Bay towers; six are single-family homes and villas from 19 to 117 homes; and The Island is a new tower. The table compares them on one yardstick, the MLS record for the 12 months to September 29, 2026. Data updated: October 2026.

Sources: Southwest Florida MLS (Matrix), Development WEST BAY CLUB by Subdivision, pulled September 29, 2026; homes from the Lee County Property Appraiser roll; FEMA National Flood Hazard Layer point queries, October 21, 2026. The eleven resale neighborhoods add up to the community's 699 homes. One more MLS closing in the last 12 months, $1,520,000, was entered under the bare name "West Bay Club" with no neighborhood.

Jasmine Bay North at West Bay Club

Jasmine Bay North is one of the community's twin 21-story towers at 4761 West Bay Boulevard, 108 condominiums completed in 2007 with views over Estero Bay. It closed 13 MLS sales in 12 months at a $702,500 median, more than any other West Bay Club neighborhood. See Jasmine Bay North condos for sale.

Jasmine Bay South at West Bay Club

Jasmine Bay South is the second tower, 109 condominiums at 4751 West Bay Boulevard, also from 2007 and on the same floor plans as its twin. It closed 5 MLS sales in 12 months at a $660,000 median and held 4 listings on September 29. See Jasmine Bay South condos for sale.

Indigo Shores at West Bay Club

Indigo Shores is 92 low-rise condominiums on Indigo Bay Boulevard and Emerald Bay View, built 1999 to 2004; the club says many face the sunset and offer spacious floor plans. It closed 8 MLS sales in 12 months at a $649,500 median. See Indigo Shores condos for sale.

Turtle Pointe at West Bay Club

Turtle Pointe is 64 condominiums on Marsh Pointe Run and Marsh Turtle Trail, built 1999 to 2004, which the club places near River Park and bordering the preserve. It is the community's entry price, a $490,000 median on 3 MLS sales, and held 8 listings on September 29. See Turtle Pointe condos for sale.

Turtle Pointe Cove at West Bay Club

Turtle Pointe Cove is 19 single-family homes on Ridgepoint Drive, built 2003 to 2005, the least expensive single-family homes in West Bay Club. Its two MLS sales in 12 months closed at $825,000 and $907,000. See Turtle Pointe Cove homes for sale.

Nature's Cove at West Bay Club

Nature's Cove is 81 single-family villa homes on Natures Cove Court, Baybridge Boulevard and Bridge Run Court, built 2000 to 2007, many of them bordering the 17th hole. All 8 of its MLS sales in 12 months closed between $1,537,500 and $1,900,000. See Nature's Cove homes for sale.

Chapel Trace: Chapel Ridge and Sunset Trace

The club markets Chapel Ridge and Sunset Trace together as one neighborhood, Chapel Trace: custom single-family homes on the street of the same name, built 2000 to 2014, with ample lot sizes. Chapel Ridge (52 homes, Block C of the West Bay Club plat, 2,981 to 4,892 heated square feet) closed 1 MLS sale in 12 months at $2,100,000 and 5 in 24 months at a $2,100,000 median; it held 2 listings on September 29, at $1,645,000 and $2,099,000. Sunset Trace (65 homes, Blocks E and F and Unit II, 2,484 to 5,014 square feet) closed 3 MLS sales in 12 months at a $1,115,000 median and 7 in 24 months at $1,675,000. On the county file, Chapel Ridge recorded 2 qualified sales at a $2,232,500 median in the 12 months to September 25, 2026, and Sunset Trace 4 at $1,317,500. Neither name has its own recorded plat or association, so both are covered here rather than on separate pages. Flood maps split the street: all three Sunset Trace addresses we sampled were in Zone AE, while two of three Chapel Ridge addresses at the south end of Chapel Trace were in shaded Zone X.

Laurel Oaks at West Bay Club

Laurel Oaks at West Bay Club is 33 custom single-family homes on Red Laurel Lane (Block D of the plat and Unit V), built 2000 to 2016 with a median year of 2007, on large lots, some overlooking the 2nd hole and others the preserve. The county roll counts 6 three-bedroom, 25 four-bedroom and 2 five-bedroom homes from 3,334 to 5,747 heated square feet, a median of 3,917. It is not the separate Laurel Oaks subdivision (Units 1 and 2) on Grey Fox Run elsewhere in Estero.

The MLS recorded 2 closings in the 12 months to September 29, 2026, at $1,975,000 and $2,400,000, a $584 median per square foot and 87.3 percent of the final list price; one more sale was entered as Sold Data Entry. Lee County recorded 3 qualified sales at a $2,300,000 median in that window and 5 over five years at a $2,166,364 median. No Laurel Oaks home was for sale on September 29 or October 22, 2026, so a saved search is the way to catch the next one.

Recent listings show no separate neighborhood fee, only the West Bay Club master assessment, typically $2,595 a quarter as entered on MLS listings, plus the club's $15,000 community contribution, $350 transfer fee and $100 estoppel fee at closing. All three Red Laurel Lane addresses we sampled were shaded Zone X, the only West Bay Club street with no Zone AE result in our sample; the community is still in Evacuation Zone A.

Westlake Court at West Bay Club

Westlake Court, which the club spells West Lake Court, is the newest resale neighborhood: 25 villas on Montserrat Lane and Saint Barts Lane, built 2016 to 2023, overlooking the 7th and 8th holes. Its sales have run near $2.7 million, the highest price per square foot in the community. See Westlake Court villas for sale.

Riverbrooke at West Bay Club

Riverbrooke is the estate tier: 51 custom homes on Riverbrooke Run and Blocks A and B of the plat, built 2000 to 2024, from 3,841 to 6,667 heated square feet on large properties. It closed 3 MLS sales in 12 months at a $3,000,000 median, including the community's $4,500,000 high. See Riverbrooke homes for sale.

The Island at West Bay Club

The Island is a new 86-residence condominium tower by Kolter Urban at 5100 Baybridge Boulevard, with delivery anticipated in mid-2027. Eight residences were listed on the MLS on September 29, from $2,699,000 to $10,099,000. See The Island at West Bay Club residences.

The Island at West Bay Club: new construction

The Island at West Bay Club is the only new construction inside West Bay Club: 86 residences in a tower by Kolter Urban, designed by Garcia Stromberg, every one a corner home with four residences per floor and plans from about 3,300 to more than 6,270 square feet. The developer reported reaching the 24th floor on September 3, 2026, with one floor left before topping out, and anticipates delivery in mid-2027. Data updated: October 2026.

Kolter Urban announced its groundbreaking on February 19, 2025. On the September 29 MLS pull, 8 Island residences were listed from $2,699,000 to $10,099,000 at a $4,073,500 median, and none had closed, because a new condominium closes only when the building is finished. By the October 22, 2026 MLS pull, 14 Island contracts were pending.

Island owners are West Bay Club residents: the developer's FAQ says residents may use the golf course "once approved for membership" and can "apply for expedited club membership". The tower adds its own amenities, including two resort-style pools, one of them on the roof, a clubroom and a game room, according to the club.

Buying a new condominium before it is built

Florida law protects pre-construction buyers in two ways. A developer must hold deposits up to 10 percent of the price in escrow (F.S. 718.202), and a buyer may cancel within 15 days after receiving all of the required condominium documents (F.S. 718.503). Read the contract for how any deposit above 10 percent may be used during construction.

What does it cost to own in West Bay Club?

The yearly cost of a West Bay Club home is the master association assessment, your neighborhood association, optional club dues if you join, and property tax. On top, every purchase carries one-time closing amounts set by the club. None of the associations publish their current budgets on a public page, so we print the club's published closing amounts and the fees as entered on recent MLS listings. Data updated: October 2026.

Amount due at closing Figure Source
Community contribution $15,000 West Bay Club, estoppel and amounts due at closing
Transfer fee $350 Same page
Estoppel request fee $100 Same page

The club's page does not say whether the buyer or the seller pays these; the purchase contract decides. A $15,000 contribution on the 12-month median of $930,000 is about 1.6 percent of the price.

  • Master association. West Bay Club Community Association, Inc. As entered on MLS listings, the master assessment is typically $2,595 a quarter.
  • Neighborhood associations. Each condominium and some villa neighborhoods have their own association. As entered on recent MLS listings, condominium fees typically run about $3,445 a quarter at Indigo Shores, $3,516 at Turtle Pointe and $4,052 or more at Jasmine Bay North and South, where owners also pay a neighborhood fee of about $1,208 to $1,614 a quarter; The Island's estimated fee is about $3,277 a month. Villa neighborhood fees are about $1,190 a quarter at Turtle Pointe Cove and $1,800 at Westlake Court, and the single-family neighborhoods mostly show only the master assessment.
  • Club. Golf membership is optional and wait-listed, and the club does not publish dues or an initiation fee. On MLS listings, the one-time club fee reads $5,000 on most recent closings and $15,000 on most current listings, which matches the $15,000 community contribution in the table above.
  • CDD. We found no community development district for West Bay Club; confirm on the seller's tax bill that there is no non-ad valorem district line.
  • Taxes. West Bay Club is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the fire district.

Ask for the seller's last tax bill, the last two association statements and the club's current schedule before you make an offer. For the club's history, its membership choices and what daily life inside the gates is like, read the West Bay Club area guide from McGreevy and Comisar.

Is golf membership required at West Bay Club?

No. Golf at West Bay Club is an optional, wait-listed membership, not a bundled or mandatory one. The club offers a Premier Member-in-Waiting membership with golf privileges while a buyer waits, and the golf club itself is a separate corporation, The West Bay Golf Club, Inc. Residents use the Beach Club and River Park whether or not they golf. Data updated: October 2026.

The club's own page lists the Member-in-Waiting terms: from December 1 to April 30, six afternoon rounds per member per month, and from May 1 to November 30, unlimited golf. If golf is the reason you are buying, ask the membership office how long the wait is when you write your offer.

Golf, the Beach Club and River Park

West Bay Club's amenities sit in three places: the Golf House and Bay House on the main grounds, River Park on the Estero River, and a private Beach Club on the Gulf of Mexico away from the main grounds. The club states the community covers nearly 870 acres, 500 of them wetlands and nature preserve. Data updated: October 2026.

  • Golf. An 18-hole course designed by Pete and P.B. Dye, with the Golf House clubhouse. In October 2026 the course hosted the West Bay Collegiate, a college golf event.
  • Bay House and sports. The Bay House pool and fitness center, plus tennis, pickleball, bocce and a dog park.
  • River Park. A private boat launch on the Estero River, kayaks and canoes, an exercise course, basketball courts, and storage for residents' boats and kayaks "based on availability".
  • Beach Club. Rebuilt and expanded after Hurricane Ian and completed in March 2024; "residents of West Bay and their guests enjoy direct access", with a full-service restaurant.

Is there a marina at West Bay Club?

No. West Bay Club has a private boat launch and boat storage at River Park, not a marina, and the club publishes no boat slip count or length limit. Boaters reach Estero Bay and the Gulf from the launch. Ask about storage availability before you buy if a boat matters to you.

Gates and access

The main entrance is at 4606 West Bay Boulevard off US 41. The developer of The Island describes West Bay Club as "a fully gated, staffed community". Ask the master association how guests and contractors are cleared.

Is West Bay Club in a flood zone?

Yes, mostly. Of 26 West Bay Club addresses we sampled, 19 sit in FEMA Zone AE, the coastal floodplain, with an 11 foot base flood elevation, and 7 sit in shaded Zone X, the 0.2 percent annual chance area. None were in Zone VE. The single-family streets are mostly AE too: 14 of the 21 single-family addresses sampled were AE, including every Riverbrooke and Sunset Trace address. Data updated: October 2026.

Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026 on US Census geocodes of county roll addresses. Jasmine Bay South and The Island were not point-sampled; a parcel footprint test of the Jasmine Bay towers in our research found AE and Zone X both crossing each footprint. A sample is not a determination for any one home: check the exact address on the FEMA Flood Map Service Center and ask for the elevation certificate.

Evacuation zone

Every West Bay Club point we checked is in Lee County Evacuation Zone A, storm surge zone 1, on the Lee County Property Appraiser's hazards layer. Zone A is the first zone ordered to leave in a hurricane, so plan where you will go before the season starts.

Hurricane record

Hurricane Ian on September 28, 2022 destroyed the old Beach Club, which the club rebuilt and expanded and completed in March 2024. A February 2023 press release on Ian recovery says one of the Jasmine South Tower's main circuit breakers was "ruined in the flooding" and replaced within days. The National Hurricane Center's Ian report records a high-water mark of 8.3 feet above ground near Mullock Creek. We found no West Bay Club specific record for Hurricanes Helene or Milton in 2024. Condominium buyers should ask for the association's structural integrity reserve study and milestone inspection reports.

Schools for West Bay Club addresses

Lee County assigns schools by choice within proximity zones, and every West Bay Club address checked falls in elementary Zone Q, middle school Zone GG and high school zone South 3. Zone Q's elementary choices are Bonita Springs, Pinewoods, San Carlos, Spring Creek and Three Oaks; South 3's high schools are Bonita Springs High, Estero High and South Fort Myers High. Data updated: October 2026.

Families rank their choices in the district's enrollment process, so the zone is a menu, not a single assigned school. Confirm the zone for the exact address with the School District of Lee County before you rely on it.

Where is West Bay Club?

What West Bay Club backs onto

Estero Bay and the Estero Bay Aquatic Preserve's mangroves run along the west side, which is why so much of the community is preserve. The Estero River forms the north edge, where River Park sits. Formerly Estero Pointe: how West Bay Club began
