Jasmine Bay South: the tower and its floor plans

Jasmine Bay South is a 21-story condominium tower at 4751 West Bay Boulevard, completed in 2007 with 109 units on the county roll, 107 of them three-bedroom and 2 four-bedroom, from 1,551 to 4,369 heated square feet with a median of 1,924. The club describes the twin towers' residences as ranging from large penthouses to three-bedroom, three-bath condominiums with views of Estero Bay and the Gulf. Recent MLS closings used the same three plan sizes as the North tower: 1,766, 2,150 and 2,342 square feet under air.

The Jasmine Bay South association and setting

The building is run by Jasmine Bay South Condominium Association (Sunbiz N07000004586), under the Jasmine Bay Master Association (N07000004588) shared with Jasmine Bay North, and under the West Bay Club Community Association. After Hurricane Ian, a press release by the vendor that sourced the part says the Jasmine South Tower lost a main circuit breaker to flooding and had it replaced within days.

What does it cost to own in Jasmine Bay South?

The yearly cost of a Jasmine Bay South home is the Jasmine Bay South association where there is one, the West Bay Club master association, optional club dues if you join, and property tax. Every purchase also carries one-time amounts the club sets at closing. None of the associations publish current budgets on a public page, so we print the club's published closing amounts and the fees as entered on recent MLS listings. Data updated: October 2026.

Amount due at closing Figure
Community contribution $15,000
Transfer fee $350
Estoppel request fee $100

Source: West Bay Club, estoppel and amounts due at closing, read October 21, 2026. The club's page does not say whether the buyer or the seller pays; the purchase contract decides.

As entered on recent Jasmine Bay South MLS listings, owners pay two fees: a neighborhood association fee of about $1,208 to $1,602 a quarter and a condominium fee of about $4,052 to $5,374 a quarter, both varying from listing to listing. The West Bay Club master assessment is typically $2,595 a quarter as entered on MLS listings.

The club

Golf membership is optional and wait-listed through the club's Premier Member-in-Waiting option, and the club does not publish dues or an initiation fee. Residents use the Beach Club and River Park without a golf membership.

No CDD found

We found no community development district for West Bay Club. Confirm on the seller's tax bill that there is no non-ad valorem district line.

Property taxes

West Bay Club is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the fire district.

Leasing rules

Leasing rules differ by neighborhood. As entered on recent Jasmine Bay South MLS listings, the minimum lease is 30 days and every listing allows up to six leases a year; confirm the current rule in the association documents.

What to ask for before an offer

Ask for the seller's last tax bill, the last two association statements and the club's current membership schedule, and agree in the contract who pays the $15,000 community contribution.

Florida's condo safety law

Florida's milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) apply to condominium buildings three or more stories tall, and Jasmine Bay South is 21 stories, per the club. Ask the association for its latest reserve study, milestone inspection report and any special assessment before you write an offer.

Jasmine Bay South's own address was not point-sampled, but its twin on the same site at 4761 West Bay Boulevard mapped to FEMA Zone AE with an 11 foot base flood elevation, and a parcel footprint test of the towers in our research found Zone AE and Zone X both crossing each footprint. The 2022 breaker damage shows what ground-level flooding means for a tower. Data updated: October 2026.
