The Nature's Cove association and setting

The club describes Nature's Cove as luxurious villa homes, many bordering the 17th hole, with sunset views. We found no separate Nature's Cove association for West Bay Club on the state register (other Florida associations share the name); owners belong to the West Bay Club Community Association.

What does it cost to own in Nature's Cove?

The yearly cost of a Nature's Cove home is the Nature's Cove association where there is one, the West Bay Club master association, optional club dues if you join, and property tax. Every purchase also carries one-time amounts the club sets at closing. None of the associations publish current budgets on a public page, so we print the club's published closing amounts and the fees as entered on recent MLS listings. Data updated: October 2026.

Amount due at closing Figure
Community contribution $15,000
Transfer fee $350
Estoppel request fee $100

Source: West Bay Club, estoppel and amounts due at closing, read October 21, 2026. The club's page does not say whether the buyer or the seller pays; the purchase contract decides.

Association fees

Recent Nature's Cove MLS listings show the master assessment and, in all but one case, no separate neighborhood fee; the one listing that filled the HOA field entered $2,435 a quarter, a figure other listings give for the master, so ask the seller whether a neighborhood fee applies. The West Bay Club master assessment is typically $2,595 a quarter as entered on MLS listings.

The club

Golf membership is optional and wait-listed through the club's Premier Member-in-Waiting option, and the club does not publish dues or an initiation fee. Residents use the Beach Club and River Park without a golf membership.

No CDD found

We found no community development district for West Bay Club. Confirm on the seller's tax bill that there is no non-ad valorem district line.

Property taxes

West Bay Club is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the fire district.

Leasing rules

Leasing rules differ by neighborhood. As entered on recent Nature's Cove MLS listings, the minimum lease is 30 days, and most listings allow up to six leases a year while some show three; confirm the current rule in the association documents.

What to ask for before an offer

Ask for the seller's last tax bill, the last two association statements and the club's current membership schedule, and agree in the contract who pays the $15,000 community contribution.
