Gulfshore Business reported vertical construction under way in 2025, and the Business Observer interviewed Kolter Urban's regional executive in February 2026 with The Island in the company's pipeline.

What a delivery date means for a buyer

Until the condominium is complete and the developer can deliver title, a buyer holds a contract, not a home. Plan the sale of a current home, a rate lock and any move around a mid-2027 delivery that can move, and read the contract's completion and delay terms.

The Island floor plans and amenities

The Island at West Bay Club has 86 residences, all of them corner homes with only four residences per floor, in three- and four-bedroom plus den layouts from about 3,300 to more than 6,270 square feet, according to the developer's FAQ. Kolter's groundbreaking release describes most residences at 3,300 to over 3,600 square feet, plus two half-floor penthouses of more than 6,000 square feet each. Data updated: October 2026.

The Island amenities and West Bay Club's

Island owners get the tower's own amenities and, as West Bay Club residents, the Beach Club, which the club opens to residents and their guests, and River Park, with its private boat launch, kayaks and canoes. Golf is separate: the developer's FAQ says residents may use the course "once approved for membership", and that owners have "a rare opportunity to apply for expedited club membership".

Buying an Island residence before completion

Buying a condominium from a Florida developer before it is built comes with two statutory protections. The developer must pay deposits up to 10 percent of the sale price into an escrow account (F.S. 718.202), and the buyer may cancel the contract by written notice within 15 days after receiving all of the required condominium documents (F.S. 718.503). Data updated: October 2026.

What to ask before you sign

Ask for the deposit schedule and whether any deposit above 10 percent may be used for construction, the estimated association budget and reserve schedule in the offering documents, the completion and delay terms, and whether West Bay Club's $15,000 community contribution applies to a first purchase from the developer. The club's estoppel page lists the contribution, a $350 transfer fee and a $100 estoppel fee as amounts due at closing without saying whether they apply to developer sales.

Costs after closing

As entered on MLS listings, the Island's estimated condominium fee is typically about $3,277 a month, with entries from about $3,191 to $6,019 a month by residence, and the West Bay Club master assessment is typically $2,595 a quarter. The tower is inside the Village of Estero, so the tax bill will carry the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the fire district. We found no community development district for West Bay Club.

Is The Island at West Bay Club in a flood zone?

The Island's address did not return a Census geocode, so it was not in our FEMA point sample, and a parcel-point test of the site is still owed. Nearby, all three sampled Indigo Shores addresses and the Jasmine Bay North tower address mapped to FEMA Zone AE with an 11 foot base flood elevation. Data updated: October 2026.

Nearby address sampled FEMA zone
4761 West Bay Blvd (Jasmine Bay North) AE (BFE 11 ft)
5070 and 5081 Indigo Bay Blvd; 19505 Emerald Bay View (Indigo Shores) AE (BFE 11 ft)

Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026. All of West Bay Club is in Lee County Evacuation Zone A, storm surge zone 1. Ask the developer for the tower's elevation and the association's insurance budget.

Florida's condo safety law and a new tower

Florida's milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) rules apply to condominium buildings three stories or taller, so they will apply to The Island as it ages. Ask how the developer's budget funds reserves from the first year.
