Genova condos for sale now

Every active Genova listing is linked below, filtered to the Genova development inside the community's map frame and sorted by price. On the October 22, 2026 MLS pull, 3 Genova condos were for sale at a median list price of $394,900, from $349,900 to $569,000, with 2 more under contract. At the 12-month sales pace that is about 3.0 months of supply. Data updated: October 2026.

The MLS files every Genova condo under one subdivision, Genova, and does not split Genova One from Genova Two; the building and unit number are in each listing. The search is limited to Estero, so the unrelated Genova in Naples does not appear. Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract.

Recorded sales on the county file

Over 24 months the county recorded 25 Genova sales at a median of $399,500, and over 60 months 67 at $495,000, every one a resale. We tracked every recorded Genova sale on the county file to build these numbers.

Genova Two 61 6 $419,500

How Genova prices moved, 2019 to 2026

Year County recorded sales County median
2019 71 $397,645
2020 31 $477,828
2021 31 $459,900
2022 15 $505,000
2023 13 $549,900
2024 12 $507,050
2025 13 $379,000
2026, to September 25 9 $459,000

The 71 sales in 2019 came the year after Genova One's two buildings were finished. The county median peaked at $549,900 in 2023, fell to $379,000 in 2025 and reads $459,000 for 2026 to date on only 9 sales, so the 12-month figure of $390,000 is the better guide.

The four Genova buildings and floor plans

Genova is four mid-rise condominium buildings on Strada Nuova Circle, in two condominiums recorded in 2018 and 2019. The units run 1,312 to 2,191 heated square feet on the county roll (marketed as 1,324 to 2,206), on floors 1 to 4; 99 of the 131 are three-bedroom and 32 two-bedroom. Data updated: October 2026.

Building Address Condominium Units Built
Building A 21450 Strada Nuova Cir Genova One 36 2018
Building B 21460 Strada Nuova Cir Genova One 34 2018
Genova Two 21490 Strada Nuova Cir Genova Two 28 2020
Genova Two 21530 Strada Nuova Cir Genova Two 33 2019

Who built Genova

Genova was developed by the Wallace family, whose earlier Estero communities include Rapallo and Lighthouse Bay, through Genova Partners, LLC. Every sale in the last five years was a resale.

Two associations, one club

Genova One Association, Inc. and Genova Two Association, Inc. are separate Florida condominium associations, and The Club at Genova, Inc. runs the shared amenities. FirstService Residential manages the community.

What does it cost to own a Genova condo?

Genova has no community development district and no equity or club initiation fee. Its FAQ says: "There is no annual non-valorem CDD property tax and no CDD lien on your property" and "There is NO equity fee." The condominium association assessment is not published by any primary source, so the figure below is the one listing agents entered on the MLS; confirm it on the estoppel letter. Data updated: October 2026.

Cost item Genova
CDD None
Equity or club initiation fee None
Condominium association fee $1,658 to $2,582 a quarter depending on the unit, plus a master fee of about $985 to $1,066 a quarter, as entered on MLS listings
Lease processing fee $100
Lease security check $50 or $100
Lease deposit refundable, one month's rent

Leasing rules

Genova's FAQ sets a minimum lease of 2 months and at most 3 leases a year, which allows seasonal renting. Confirm the current rules in the declaration of the building you are buying in.

Florida's condo safety law at Genova

Genova's buildings are three or more stories, so Florida's milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) rules apply to both associations. We found no special assessment reported for either; ask each association for its latest reserve study and any planned assessment.

Property taxes at Genova

Genova is inside the Village of Estero, which adopted 0.73 mills for 2026-27, and the school district adopted 5.271 mills; Lee County and the fire district add to that. With no CDD line, the bill is ordinary ad valorem tax plus any county non-ad valorem charges.

Is the final Genova phase being built?

Not yet. On January 14, 2025 the Village of Estero's Planning, Zoning and Design Board took up an infrastructure development order for 11 townhomes and 20 single-family villas on the vacant 3.6-acre north parcel, filed by Genova Partners, LLC. Marketing has named CC Homes with Barron Collier Companies as the builder, but the Village's development summary of July 16, 2026 listed the project as shelved, with the land put up for sale. Data updated: October 2026.

What that means for a buyer

Today Genova is 131 condos. The county roll shows two placeholder Genova Three parcels and no homes on them. If the north parcel is built, it adds about 31 homes beside the condos; if it is sold, a new owner could bring a different plan to the Village.

Is Genova in a flood zone?

Mostly yes. Three of Genova's four buildings, 21450, 21490 and 21530 Strada Nuova Circle, sit in FEMA Zone AH, a shallow flooding zone inside the special flood hazard area, and the fourth, 21460, maps to shaded Zone X, the 0.2 percent annual chance area. Never assume flood insurance is unnecessary here. Data updated: October 2026.

Building sampled Condominium FEMA zone
21450 Strada Nuova Cir (four units) Genova One AH
21460 Strada Nuova Cir (two units) Genova One X, 0.2 percent annual chance (shaded)
21490 Strada Nuova Cir (one unit) Genova Two AH
21530 Strada Nuova Cir (three units) Genova Two AH

Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026 on US Census geocodes of county roll addresses; units in one building geocode to one point, so the sample is four building points. Lee County's current flood maps took effect November 17, 2022.

Evacuation zone and the building policy

Genova is in Lee County evacuation Zone C. The buildings are insured through each association's master policy; ask each association for its flood policy and the building's elevation certificate. The Village of Estero takes part in FEMA's Community Rating System at Class 6.

Storms

We found no primary record of Genova-specific damage in Ian, Helene or Milton. The buildings are 2018 to 2020 concrete mid-rises, so roof and wind mitigation questions go to the association's master policy.

What amenities does Genova have?

Genova's amenities center on a members' clubhouse with a prep kitchen, a beach-entry resort pool on the lake, a covered 25-meter lap pool, a staffed fitness center and saunas in the locker rooms, with two private pedestrian gates into Estero Community Park next door. There are no tennis courts, by design. The FAQ says "the main Genova entry is manned with controlled access." Data updated: October 2026.

Estero Community Park at the gate

The two pedestrian gates open straight into Estero Community Park, so its fields, paths and playgrounds are a short walk from every building.

Is Genova a 55+ community?

No age restriction appears in the Genova FAQ, and developer marketing was aimed at all buyers. Genova has no golf course.

Which schools serve Genova, and where is it?

Genova is on Strada Nuova Circle off Via Coconut Point, south of Corkscrew Road, with an Estero 33928 address inside the Village of Estero. Lee County assigns schools by choice within proximity zones; research on the 2026-2027 enrollment plan places Genova in elementary choice Zone Q, middle choice Zone GG and high school South sub-zones 2 and 3, and Estero High is 0.6 mile away in a straight line. Confirm the zone for the exact address with the School District of Lee County. Data updated: October 2026.

What Genova backs onto

Estero Community Park borders Genova, with the two pedestrian gates into it. Via Coconut Point runs along the west side, the unbuilt 3.6-acre north parcel lies toward Corkscrew Road, and a central lake sits between the buildings.

What is being built next to Genova?

Lumio Estero, a 330-unit rental community on 20 acres at 21650 Via Coconut Point, is going up directly across Via Coconut Point from Genova. It broke ground in December 2025 and expects to begin leasing in late 2026, and it comes with a donated one-acre public park, a dog park, a fishing pier and a path. Data updated: October 2026.

Other projects nearby

The Village Hub SportsPark on Williams Road, the Corkscrew Road widening east of Ben Hill Griffin Parkway (due for completion at the end of 2026) and the Estero RiverPark Phase 2 paths are the other public projects within a short drive.

How does Genova compare with other Estero condos?

Among the gated condominium communities around Coconut Point, Genova sells close to Rapallo's median, at a lower price per square foot than either Rapallo or The Residences at Coconut Point. The table uses the October 22, 2026 MLS pull, the same yardstick for each community. Data updated: October 2026.
