Residences IV, over the shops

Residences IV is an airspace condominium: its units are built above the retail on Fashion Drive, the main shopping street of the town center, so the front door is a short elevator ride from the stores and restaurants. It recorded 5 sales at a $375,000 median in 12 months.

Sizes and bedrooms

Units run 925 to 2,091 heated square feet on the county roll, a median of 1,380. Of the 290 units, 46 are one-bedroom, 196 two-bedroom and 48 three-bedroom.

The master association

The four condominium associations merged on May 1, 2017 into The Residences at Coconut Point Master Condominium Association, Inc. (Sunbiz N07000002472). The developer was Kosene and Kosene Residential of Indiana.

What does it cost to own at The Residences?

The yearly cost of a Residences condo is the condominium fee and the property tax. There is no community development district and no separate club. The association does not publish its fee on a public page, so we do not print a figure we cannot source. Data updated: October 2026.

Property taxVillage of Estero millage, no CDD lineLee County Property Appraiser

No CDD

The Residences are not in a community development district on the state's special district list or the Lee County roster, so the tax bill carries no CDD line.

Property taxes

Every Residences parcel is in the Village of Estero and Estero Fire taxing district on the Lee County parcel layer. The bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the fire district, with no CDD line.

Lease and pet rules

The declarations require association approval of every lease, allow at most three leases a year with a 30-day minimum, allow two dogs or two cats, and do not allow tenants to keep pets. Storm-rated glass is required and shutters are not allowed. Ask for the current rules and any amendment before you write an offer.

What to ask for before an offer

Ask for the seller's last tax bill, the last two association statements, the master association's budget, its milestone inspection status and reserve study, and any special assessment, transfer or application fee at closing, which we could not confirm from a public source.

Florida's condo safety law at The Residences

Florida's milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) apply to condominium buildings three or more stories tall, and every Residences building is three or four stories on the Lee County parcel layer. A milestone inspection is due by December 31 of the year a building turns 30, which for buildings completed in 2007 and 2008 falls in 2037 and 2038, and every 10 years after. The reserve study requirement applies now. Data updated: October 2026.

What to ask the association

Ask for the most recent structural integrity reserve study, the current year's budget with the reserve lines, the board's minutes for the last year, and whether any special assessment is planned. A reserve study that is current and funded is one of the strongest signals a buyer can get in a mid-rise Florida condo.

Is The Residences at Coconut Point in a flood zone?

Every one of the nine Residences building parcels mapped to FEMA Zone X, an area of minimal flood hazard, at its Lee County parcel layer center, and so did the four Residences addresses in our earlier sample, on FIRM panel 12071C0593H, effective November 17, 2022. Zone X means a lender is unlikely to require flood insurance, not that a unit cannot flood. The Residences are in Lee County evacuation Zone C. Data updated: October 2026.

Schools near The Residences

Lee County assigns schools by choice within proximity zones. Points we checked at The Residences, at both ends of Mirasol and in Rapallo all fell in elementary Zone Q (Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks elementary schools), middle Zone GG (Bonita Springs Middle and Three Oaks Middle) and high school Zone South 3 (Bonita Springs High, Estero High and South Fort Myers High) on the district's 2026-27 layers. Confirm the zone for the exact unit with the School District of Lee County.

The Residences vs Mirasol and Rapallo

The Residences trade in the middle of the Coconut Point range: a $368,375 MLS median against $348,750 at Mirasol and $400,000 at Rapallo. What sets them apart is the address itself, mid-rise buildings on the town center streets, against Mirasol's two-story garden buildings south of the center and Rapallo's gated community with its own club to the north. The table compares the three on the same yardstick. Data updated: October 2026.
