The 2008 buildings and the newer buildings

Mirasol was built in two stages: 34 units date from 2008, and the other 166 from 2012 to 2015 (14 in 2012, 59 in 2013, 67 in 2014 and 26 in 2015), on the Lee County parcel layer. All 200 units sit in 29 two-story buildings, 135 parcels on Alamanda Drive, 46 on Violeta Street and 20 on Evernia Court. Data updated: October 2026.

Sizes and bedrooms

Units run 840 to 1,616 heated square feet on the county roll, a median of 1,440. Of the 200 units, 8 are one-bedroom, 118 two-bedroom and 74 three-bedroom, and three-bedroom units are a larger share here than at The Residences.

The association

Mirasol is one condominium with one association, Mirasol at Coconut Point Condominium Association, Inc. (Sunbiz N05000011646), under Florida's condominium law, Chapter 718. We found no master association and no community development district above it.

Florida's condo safety law and Mirasol

Florida's milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) apply to condominium buildings three or more stories tall. Every Mirasol building is two stories on the Lee County parcel layer, so neither applies, but ask the association for its latest reserve study, budget and any special assessment before you write an offer.

What does it cost to own at Mirasol?

The yearly cost of a Mirasol condo is the condominium fee and the property tax, with no community development district and no club. The association does not publish its fee on a public page, so we do not print a figure we cannot source. Data updated: October 2026.

Property taxVillage of Estero millage, no CDD lineLee County Property Appraiser

No CDD

Mirasol is not in a community development district on the state's special district list or the Lee County roster, so the tax bill carries no CDD line.

Property taxes

Every Mirasol parcel is in the Village of Estero and Estero Fire taxing district on the Lee County parcel layer, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the fire district, with no CDD line, even though the mailing address says Bonita Springs.

What to ask for before an offer

Ask for the seller's last tax bill, the last two association statements, the association's budget and reserve study, its lease and pet rules, and any special assessment, transfer or application fee at closing, which we could not confirm from a public source. If you plan to use FHA financing, ask your lender to check the condominium's current approval status first.

Why does the address say Bonita Springs?

Mirasol's postal ZIP is Bonita Springs 34135, so mail, lenders and some listing sites show Bonita Springs, but every Mirasol parcel is inside the Village of Estero for taxes and local government: the Lee County parcel layer puts all 201 Mirasol parcels in the Village of Estero and Estero Fire taxing district. On Domain Realty Group, "Estero" means the Village plus the Estero-address communities outside it, so Mirasol belongs here. Data updated: October 2026.

Why it matters

Your tax bill follows the Village of Estero millage, your local government is the Village, and the schools and emergency services follow the address's zones, not the ZIP's city name. Insurance quotes and appraisals sometimes use the postal city, so give both when you ask.

Is Mirasol at Coconut Point in a flood zone?

Every one of the 29 Mirasol buildings mapped to FEMA Zone X, an area of minimal flood hazard, at its Lee County parcel layer center, on FIRM panel 12071C0593H, effective November 17, 2022. Two street-address points we tested earlier on Alamanda Drive fell in a narrow Zone AH strip (base flood elevation 15 feet) that runs along the roadway and lake edge, not under the buildings. Mirasol is in Lee County evacuation Zone B. Data updated: October 2026.

Zone X means a lender is unlikely to require flood insurance, not that a unit cannot flood. Evacuation Zone B is the second zone ordered out when storm surge threatens.

How to check one unit

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the association for its master insurance declarations page and the building's elevation certificate, and get an HO-6 quote before the inspection period ends.

Where is Mirasol at Coconut Point?

A proposal for Waypoint Residences, about 355 apartments on the former theater site at the Coconut Point mall, went before the Village of Estero's Planning, Zoning and Design Board on October 20, 2026, and Council readings had not been set.

Schools near Mirasol

Lee County assigns schools by choice within proximity zones. Points we checked at The Residences, at both ends of Mirasol and in Rapallo all fell in elementary Zone Q (Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks elementary schools), middle Zone GG (Bonita Springs Middle and Three Oaks Middle) and high school Zone South 3 (Bonita Springs High, Estero High and South Fort Myers High) on the district's 2026-27 layers. Confirm the zone for the exact unit with the School District of Lee County.

Not the Mirasol at Miromar Lakes

Two condominiums carry the Mirasol name a few miles apart. Mirasol at Coconut Point, this page, is 200 units south of the Estero town center with a Bonita Springs 34135 address. Mirasol at Miromar Lakes is a separate condominium inside Miromar Lakes Beach and Golf Club with a Fort Myers 33913 address, covered on our Mirasol at Miromar Lakes page. Listing searches filtered on "Mirasol" alone mix the two, so our search above uses the full Mirasol at Coconut Point name. Data updated: October 2026.

Mirasol vs The Residences and Rapallo

Mirasol is the value end of Coconut Point: a $348,750 MLS median against $368,375 at The Residences and $400,000 at Rapallo, and the most supply of the three on October 22. It trades garden-style two-story buildings and a walk of about a mile to the shops for the lowest entry price and no milestone inspection rule. The table compares the three on the same yardstick. Data updated: October 2026.
