Astonia Way is the longest street, with 208 homes, followed by Tesoro Way (106), Villa Rosa Loop (98), La Bianco Street (53), and the two short courts, Casa Verona Court and Casa Bendita Court, with 9 homes each. The clubhouse sits on the central lake off La Bianco Street.

What does it cost to own in The Reserve at Estero?

The yearly cost of a home in The Reserve at Estero is the homeowners association assessment and the property tax, with no community development district and no club on top. The association collects its assessment quarterly in advance under the recorded declaration, but it posts its current amounts behind an owner login, so the fee below is the figure listing agents entered on the MLS. Data updated: October 2026.

  • No CDD. The Reserve at Estero is not on the Lee County Board of County Commissioners' special district roster, and its declaration and articles name no CDD.
  • One association. The Reserve at Estero Homeowners Association, Inc. As entered on MLS listings in the 12 months to October 22, 2026, the association fee is typically $1,526 a quarter, with $1,424 on some earlier sales.
  • Resale capital assessment. A 2015 amendment to the declaration created a capital assessment on resale; the estoppel states the amount due at closing.
  • Application fees. The association's sales and lease page lists a $25 online processing fee plus a $150 non-refundable application fee.
  • No club. The clubhouse, pool and courts are owned by the association; there is no separate club membership.
  • Taxes. The community is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the fire district.

The association's 2027 budget review meeting is set for October 28, 2026 on its own calendar. Ask the seller for the last two quarterly statements, the last tax bill and an estoppel letter before you write an offer.

Amenities and the 24-hour gatehouse

The Reserve at Estero is gated, with a gatehouse staffed 24 hours a day at the Monte Grande Boulevard entrance off Estero Parkway, the only road into the community. Inside, the association runs a clubhouse with a social room, fitness center, aerobics studio, library, card and craft room, billiard room and conference room, plus a resort-style pool, a children's pool, a spa, tennis, pickleball and basketball courts and a playground.

There is no golf course inside the gates. For golf in Estero, see our Estero golf communities page. About eight lakes wind between the streets.

Life inside the gate

For a closer look at daily life inside the gate, from the clubhouse calendar to the association's rules, see McGreevy and Comisar's guide to The Reserve at Estero.

Is The Reserve at Estero a 55+ community?

No. The Reserve at Estero is an all-ages community. Its recorded declaration (Official Records Book 4704, Page 2672, recorded May 11, 2005, made by Toll FL II Limited Partnership) carries no age restriction and no housing-for-older-persons clause in the pages we read, and the association's own site lists a children's pool and a playground. Data updated: October 2026.

Some search results list The Reserve at Estero beside 55+ communities, but a search ranking is not a deed restriction. The two age-restricted communities nearest to it are Cascades at Estero, directly across Estero Parkway, and Tidewater; both are compared on our Estero 55+ communities page.

Cascades at Estero, across the parkway, sampled mostly in shaded Zone X after recent map revisions, so the two communities should not be read off the same map. For any home you are serious about, check the address on the FEMA Flood Map Service Center and ask for the elevation certificate.

Storms and building code

We found no primary source documenting storm damage in The Reserve at Estero from Hurricane Ian in 2022 or Helene and Milton in 2024, and the community has no documented storm surge history. Every home was built from 2006 to 2015, under the Florida Building Code adopted after 2002. Ask the seller for the wind mitigation report, which can lower the insurance premium.
