Recorded sales on the county file

The Lee County Property Appraiser recorded 27 qualified Belle Lago sales in the 12 months to September 25, 2026, at a median of $905,000. Over 24 months the county recorded 54 sales at $810,000, and over 60 months 125 at $824,000, every one a resale. We tracked every recorded Belle Lago sale on the county file to build these numbers.

Sold is not the same as for sale

The homes that sold in the last year were larger than the homes for sale now. The 23 MLS closings in the 12 months to September 29 had a median of 3,104 square feet of living area and a $905,000 median price; the 8 homes for sale on October 22 had a median list price of $765,494. Compare a listing with recent sales of the same size, not with the community median.

Belle Lago sales by price band

Price band, MLS closings, 12 months to September 29, 2026 Sales

$750,000 to $1,000,000 7
$1,000,000 to $1,500,000 8

Eight of the 23 MLS closings were above $1,000,000 and eight were under $750,000: Belle Lago trades across a wide band because the two Toll Brothers collections differ by up to 2,300 square feet.

How Belle Lago prices moved, 2019 to 2026

Year County recorded sales County median
2019 35 $499,900
2020 30 $517,000
2021 39 $575,900

2024 24 $812,500
2025 34 $775,000
2026, to September 25 13 $925,000

The county median more than doubled from 2019 to the 2022 peak of $1,112,500, eased to $775,000 in 2025 and has climbed back to $925,000 for 2026 to date on 13 sales. Partial-year medians on small counts move with the mix of large and small homes that happen to sell.

Villas Collection or Estates Collection: the Toll Brothers floor plans

Toll Brothers sold Belle Lago in two collections: the Villas Collection of eight single-story designs from 2,030 to 2,660 square feet and the Estates Collection of six designs from 2,721 to 4,354 square feet. The two collections interleave on the same streets, so the street name alone does not tell you which you are looking at. Data updated: October 2026.

Where the larger homes are

The larger Estates homes cluster on El Mirasol Court, La Serena Drive, Sedonia Circle and Playa Bonita Court; the smaller Villas plans run along Maddelena Circle, Casa Verde Way, Largo Mar Drive and Caladesi Drive. In MLS data the break between the two sits at about 2,725 square feet.

Lake lots

The county parcel layer codes 174 Belle Lago home sites as lake lots. Earlier research on the assessed land values found lake lots carry a land value about 37 percent above non-lake lots. Note that the lakes are for looking at: the Belle Lago declaration prohibits boating and fishing on them.

Is Belle Lago a golf community?

No. Belle Lago sits on land in the Estero Golf Resort planned development, but the golf course planned there was never built. When Toll Brothers was selling in 2009, it offered residents the chance to buy a membership at nearby Estero Country Club; the club's Belle Lago membership categories were gone between a June 2023 and a May 2024 capture of its site, and nothing about golf is recorded against the Belle Lago land. Data updated: October 2026.

What that means for a buyer

There is no club, no mandatory membership and no initiation fee to budget for. A golfer who wants a course inside the gate should look at Grandezza, where the club is bundled, or our Estero golf communities guide.

What does it cost to own a Belle Lago home?

Belle Lago has one homeowners association and no community development district, no sub-association, no condominium and no club. The 2025 tax bills we read on both plats carried one non-ad valorem line, solid waste at $366.39, and no CDD, MSTU or MSBU assessment. The association does not publish its dues, and the figures quoted around the web conflict by three to four times, so the amount below is the figure listing agents entered on the MLS. Data updated: October 2026.

Cost item Belle Lago
Homeowners association Belle Lago Homeowners Association, Inc.; $2,210 a quarter on most MLS listings in the 12 months to October 22, 2026, with $1,976 on some earlier sales, as entered on MLS listings
CDD None
Club membership None
Solid waste (2025 tax bill) $366.39

What the association fee covers

The Belle Lago declaration puts landscaping with the association. The association runs the gate, the clubhouse, the pool and the courts. Ask for the current budget and the estoppel letter on the exact home before you write an offer; it states the assessment, how often it is billed and any special assessment.

Property taxes in Belle Lago

Belle Lago sits in the Lee County tax district for the Village of Estero with San Carlos Park Fire, so its rate stack differs from most of the Village by the fire levy. The Village of Estero adopted 0.73 mills for 2026-27 and the school district 5.271 mills; Lee County and the fire district add to that. Read a recent bill on the home you are weighing for the full rate.

Is Belle Lago in a flood zone?

No. Every Belle Lago home is outside the FEMA high-risk flood zone on the current map, so a lender will not require flood insurance. We tested 439 Belle Lago home sites on the current National Flood Hazard Layer in October 2026 and all 439 mapped to Zone X; eight geocoded addresses across both plats agreed. An earlier parcel review found two lots and three association tracts clipping shaded Zone X. Data updated: October 2026.

Flood zone is not evacuation zone

Belle Lago is in Lee County evacuation Zone C. That map is about storm surge evacuation, not flood insurance, and it can call for evacuation in a strong storm even though the homes are in Zone X.

Flood insurance discounts

The Village of Estero takes part in FEMA's Community Rating System at Class 6. Because Belle Lago homes are outside the special flood hazard area, a voluntary flood policy here gets the smaller non-SFHA discount, not the 20 percent discount that applies inside it.

What amenities does Belle Lago have?

The Belle Lago Homeowners Association describes a 24-hour staffed gated community with a resort-style swimming pool, four tennis courts, two pickleball courts and a grand clubhouse with a multi-purpose room, fitness center, aerobics studio, library and craft room, game room and locker rooms. The four tennis courts are clay and are not lit; the board tabled a $98,000 lighting proposal on May 13, 2026. Data updated: October 2026.

What Belle Lago does not have

No golf course, marina or beach club, and no boating or fishing on the lakes under the declaration. Residents drive to Lovers Key State Park, 5.6 miles away in a straight line, or to Bonita Beach Park, 8.8 miles.

Who manages Belle Lago

The association lists KWPMC as its management company; an earlier March 2023 packet named Castle Management. Ask the management office for the estoppel and the gate access process when you go under contract.

Is Belle Lago in Estero or Fort Myers?

Belle Lago is in the Village of Estero. Its homes carry ZIP code 33967, which the postal service shares with San Carlos Park and south Fort Myers, so many sites file Belle Lago under Fort Myers, but the Lee County parcel layer places all 446 Belle Lago home parcels in the Village of Estero tax district. Village zoning and taxes apply; fire service comes from the San Carlos Park Fire District, not Estero Fire Rescue. Data updated: October 2026.

Where Belle Lago sits

Belle Lago is on the north side of Estero Parkway between US 41 and Three Oaks Parkway, on about 240 acres. The Vines and San Carlos Park lie to the north and east, and a conservation area sits beside two of the lakes.

Which schools serve Belle Lago?

Lee County assigns schools by choice within proximity zones, not by a single zoned school. Research on the district's 2026-2027 enrollment plan places Belle Lago in elementary choice Zone Q (Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks Elementary), middle choice Zone GG (Bonita Springs Middle and Three Oaks Middle) and high school zone South 3 (Bonita Springs High, Estero High and South Fort Myers High). Confirm the zone for the exact address with the School District of Lee County. Data updated: October 2026.

What Belle Lago backs onto

Estero Parkway runs along the south edge, so the homes nearest the entry are the road-adjacent rows. To the north and east, a Lee County filing sets a 35-foot height limit within 200 feet of The Vines and San Carlos Park. Osprey Cove came from the same planned development.

What is changing near Belle Lago

The Three Oaks Parkway extension north to Daniels Parkway is planned for spring 2028, and FDOT's I-75 project 452544-1 adds lanes between Golden Gate Parkway and Alico Road.

How does Belle Lago compare with nearby Estero communities?

Belle Lago's median sits well above its nearest gated neighbors, with or without golf, on the same MLS pull, and its homes take a little longer to sell than Grandezza's. The table puts four nearby communities side by side on the October 22, 2026 MLS pull, the same yardstick for each. Data updated: October 2026.
