The Vines is seven villages, each with its own plat or condominium record, product and price band, from four-unit coach home buildings to custom homes on the course. Sources: Southwest Florida MLS (Matrix), Residential, Development list, Active, Pending and Closed 0 to 365 days, pulled 2026-10-22, by Subdivision (the MLS files Palmbridge and the Vintage Trace estates under one label, so their MLS line is shared); county sales from the Lee County Property Appraiser, qualified sales in the 12 months to September 25, 2026. The seven villages add up to The Vines' 435 homes.
Grand Palm Village
80 condominium coach homes in four-unit buildings, built 1991 to 1995, about 1,332 to 1,437 square feet with two-car garages and a village pool; the lowest entry price in The Vines. See Grand Palm Village at The Vines condos for sale.
Southwind Village
84 condominium coach homes, built 1995 to 2001, the newest in The Vines, with one-car garages plus golf-cart bays and 2020 concrete tile roofs. See Southwind Village at The Vines condos for sale.
Silver Oak Village
64 detached golf villas by architect Randall Stofft, built 1991 to 1998, about 1,739 to 2,216 square feet. See Silver Oak Village at The Vines homes for sale.
Fairway Bend Village
60 one-story attached villas, built 1991 to 1996, where each owner is responsible for the roof under a 2016 covenant. See Fairway Bend Village at The Vines villas for sale.
Lost Creek Village
48 attached homes four to a building, built 1986 to 1989, the oldest and largest of the attached homes and the lowest price per square foot in The Vines. See Lost Creek Village at The Vines homes for sale.
Palmbridge Village
Palmbridge is 46 detached build-to-suit homes on its own 1990s plat, built 1994 to 2001, 1,361 to 3,601 square feet with a median of 2,119, governed by the master association since its own village association dissolved in 1995. Lee County recorded 3 Palmbridge sales in the 12 months to September 25, 2026, at a $500,000 median, 7 over 24 months at $690,000 and 14 over 60 months at $645,000. The MLS files most Palmbridge sales under the community's own name, so ask us for a Palmbridge-only search by street. The 11 Zone AE homes in The Vines are on Vintage Trace Circle in Palmbridge.
The Vintage Trace estates
The 53 detached custom homes on the original Vintage Golf and Country Club plat, built 1986 to 2001 and 2,173 to 4,404 square feet with a median of 3,069, are the price ceiling of The Vines. Lee County recorded 3 sales in the 12 months to September 25, 2026, at a $900,000 median, from $880,000 to $1,300,000, and 14 over 60 months at $892,500. They have no village association or village pool, and the MLS files them with Palmbridge under the community name.
Is club membership required in The Vines?
Yes. The Vines' recorded master declaration requires every owner to join Estero Country Club, an equity, member-owned club, and the buyer chooses the membership class: the club lists Golf, Executive Golf for members under 56, Sport, Social, Annual Racquets and Summer memberships. Golf is optional, so the lowest-cost class that satisfies the declaration is the floor of your yearly cost. Data updated: October 2026.
| Club cost | Amount | Source |
|---|---|---|
| Club fees, as entered on MLS listings | Typically $4,080 a year (entries from $3,164 to $4,380), plus a one-time $15,000 | Southwest Florida MLS (Matrix) listings, October 22, 2026; dues vary by membership class |
| Required for every owner | Yes, one class at least | Recorded master declaration |
The course and the clubhouse
Estero Country Club's 18-hole, par 72 course was designed by Gordon Lewis, plays 7,082 yards from the back tees, is Audubon certified and was re-grassed in 2023. The clubhouse was renovated in 2021, and the club adds dining, Har-Tru tennis, 6 pickleball courts, bocce and a fitness center. There is no community-wide pool, marina or beach club; the villages with pools have their own.
Club dues are not HOA dues
Club dues are billed by the club and are not an association assessment, so they do not show in a listing's HOA field. Add the class you plan to join to every listing's HOA figure when you compare The Vines with a community where golf is optional or bundled, such as those on our Estero golf communities page.
What else does it cost to own in The Vines?
Beyond the club, a Vines owner pays the village association, where there is one, the Vines Community Association master dues and the property tax; there is no community development district. The associations do not publish current dues on a public page we could cite, so the dues come from the MLS at the build-day pull. Data updated: October 2026.
| Cost | Amount | Source |
|---|---|---|
| Association dues, as entered on MLS listings | Typically $1,250 a quarter; from $900 to $1,935 by village | Southwest Florida MLS (Matrix) listings, October 22, 2026, by village |
| Community development district | None | No CDD in The Vines |
Who manages the villages
Pegasus manages every village association except Southwind, which Catlett manages; Palmbridge and the Vintage Trace estates have no village association and report only to the master. Ask for each association's current budget and the seller's last statements before you write an offer.
Property taxes
The Vines is inside the Village of Estero, so the bill carries the Village's millage along with Lee County, the school district and the fire district, and no CDD line.
Is The Vines in Estero or Fort Myers?
The Vines is inside the Village of Estero, even though every one of its 435 homes has a Fort Myers mailing address and ZIP 33967. The postal city follows the post office, not the town line; the Census Bureau's boundary file places all four points we tested inside Estero village. That means Village of Estero millage, permits and flood rules, and the Village's Community Rating System discount on flood insurance.
Is The Vines in a flood zone?
Mostly no. Of 22 points we sampled across all seven villages, 20 mapped to FEMA Zone X, 9 of them minimal hazard and 11 in the shaded 0.2 percent annual chance band, and 2 mapped to Zone AE, both on Vintage Trace Circle in Palmbridge. A building-level count puts 11 homes in Zone AE, at 19705 to 19753 Vintage Trace Circle, with a base flood elevation of 15.0 feet. Data updated: October 2026.
| Village | Addresses sampled | Zone at the point |
|---|---|---|
| Grand Palm | 8391, 8231, 8301 Grand Palm Dr | X minimal 1; X 0.2% 2 |
| Southwind | 8400, 8461, 8491 Southbridge Dr | X minimal 3 |
| Silver Oak | 19515, 19307 Silver Oak Dr; 19350 Northbridge Way | X minimal 2; X 0.2% 1 |
| Fairway Bend | 8501, 8611, 8649 Fairway Bend Dr | X 0.2% 3 |
| Lost Creek | 19480, 19602, 19662 Lost Creek Dr | X 0.2% 3 |
| Palmbridge | 19887, 19781, 19721, 19749 Vintage Trace Cir | X 0.2% 1; X minimal 1; AE 2 |
| Vintage Trace estates | 19307, 19081, 19591 Vintage Trace Cir | X 0.2% 2; X minimal 1 |

A federally backed mortgage on a Zone AE home requires flood insurance.
Hurricane Ian and evacuation
Every building in The Vines is east of US 41; the Village's October 4, 2022 assessment put most Ian damage west of US 41, and the nearest high-water marks of 10.8 to 11.2 feet sat below the community's lowest residential ground of 14.3 feet. The whole community is in Lee County evacuation Zone B, and the Village's Community Rating System class earns NFIP policyholders a 20 percent discount.
Schools for The Vines addresses
Lee County assigns schools by choice within proximity zones, and all four points we tested in The Vines fell in elementary Zone Q, middle Zone GG and high school Zone South 2, a different high school zone from the Corkscrew Road communities. The nearest zone schools by road are Three Oaks Elementary about 2.3 miles away and Three Oaks Middle and Estero High about 4.1. Confirm the zone for the exact address with the School District of Lee County.
What is around The Vines?
The Vines sits just east of US 41, entered by Vintage Parkway through a gate staffed around the clock, between the San Carlos Park neighborhoods to the north and the Estero Parkway retail to the south. The table gives straight-line miles from the clubhouse; I-75's Alico Road and Corkscrew Road exits are effectively tied at about 3 miles. Data updated: October 2026.

Homes on the south end of Vintage Trace Circle sit nearest the Walmart and the entrance, and homes along the rail corridor will sit beside the future trail.
The Bonita Estero Rail Trail
Estero, Bonita Springs and Collier County agreed in February 2026 to buy 11.4 miles of the old Seminole Gulf Railway corridor, which crosses The Vines' course, for the Bonita Estero Rail Trail; Bonita Springs voters approved their share on August 18, 2026. Expect a walking and biking trail, not trains.
