Stoneybrook Homes for Sale in Estero, FL

Stoneybrook is a gated golf community of 1,114 homes in the Village of Estero, built by U.S. Home from 1999 to 2004 around an 18-hole course that the community development district owns and runs as a public course. Three kinds of home sit inside the gate: 732 single-family homes, 174 attached villas and 208 Pinecrest condominiums. In the 12 months to September 25, 2026, Lee County recorded 48 Stoneybrook sales at a median of $415,000, every one a resale. Updated October 2026.

Stoneybrook sits south of Corkscrew Road and east of I-75, about 1.2 miles from Exit 123, inside the Village of Estero with an Estero 33928 address. This page is the Stoneybrook section of our Estero homes for sale and communities guide. We tracked every recorded Stoneybrook sale for the last five years, by home type, to build it. It is not Stoneybrook at Gateway, a different community in Fort Myers, and it is not the Gateway condominium called Village of Stoneybrook.

On October 22, 2026, the MLS showed 13 Stoneybrook homes for sale and 5 under contract. Stoneybrook homes for sale right now

Stoneybrook homes for sale are linked below: every Stoneybrook listing first, then the same search filtered by home type. The MLS files nearly every Stoneybrook home, house, villa or condo, under one subdivision name, so the home-type filters are the quickest way to separate Pinecrest condos from the single-family homes and villas.

Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract. On October 22, 2026, the Stoneybrook listings were 9 single-family homes, 3 condos and 1 villa.

Prices by home type

The three home types barely overlap in price, so the community median says little about any one of them.

Longer windows

Over 24 months the county recorded 103 sales at a $410,000 median, and over five years 313 at $450,000. The MLS shows 99 closings at $430,000 over 24 months and 287 at $460,000 over five years. The five-year figures run higher because more single-family homes sold in 2022 and 2023.

How fast Stoneybrook homes sell

The 43 MLS closings in the 12 months to September 29, 2026 took a median of 36 days on market and sold at a median of 96.3 percent of the last list price. Ten listings against that pace is about 2.8 months of supply.

Single-family homes, villas or a Pinecrest condo: which fits?

Pick the home type first, because in Stoneybrook it sets the price, the fees and the approvals. A Pinecrest condo starts near $270,000, a villa near $360,000 and a single-family home near $540,000 at the county medians. All three share the gate, the community center, the public golf course and the master association.

Single-family homes

The 732 single-family homes sit on 50, 60 and 75 foot lots, built 1999 to 2004, most with three or four bedrooms; most back onto a fairway or a lake. They recorded 24 county sales at a $540,000 median in 12 months, 53 at $555,000 over 24 months and 183 at $555,000 over five years; the yearly median peaked at $612,000 in 2023. All ten single-family addresses in our flood sample map to FEMA Zone X, and no golf membership comes with a house. See Stoneybrook single-family homes for sale.

Stoneybrook Villas

The 174 villas are attached homes you own with the land under them, on Knighton Run (Villas I) and Portrush Run (Villas II); 168 have two bedrooms. They recorded 9 county sales at a $360,000 median in 12 months and 23 at $357,500 over 24 months. See Stoneybrook Villas for sale.

Pinecrest at Stoneybrook condos

Pinecrest is four recorded condominiums, Pinecrest I to IV, with 208 two-bedroom units on Lancaster Run, built 2000 to 2003. They are the entry price in Stoneybrook: 15 county sales at a $270,000 median in 12 months. See Pinecrest at Stoneybrook condos for sale.

Lot sizes

The CDD’s lot table counts 162 lots of 75 feet, 178 of 60 feet and 397 of 50 feet. Lot width is the first thing to check on a single-family listing, because it drives both the house size and the price.

What does it cost to own in Stoneybrook?

Every Stoneybrook home pays three layers on top of the property tax: the Stoneybrook Community Development District assessment on the tax bill, the master association, and for villas and condos a sub-association. The CDD figure is the one we can verify for 2026-27: $1,514.11 a home, adopted August 31, 2026. Golf is not one of the layers.

Stoneybrook CDD, fiscal 2027

Stoneybrook CDD, per residential unit Fiscal 2026 Fiscal 2027 Change
Debt service (Series 2022 bonds) $635.85 $486.18 down $149.67
Operations and maintenance $676.57 $808.28 up $131.71
Irrigation $117.16 $219.65 up $102.49
Total $1,429.58 $1,514.11 up $84.53

Source: Stoneybrook Community Development District, fiscal 2027 adopted budget (October 1, 2026 to September 30, 2027). The board first proposed $1,773.13, cut it to $1,648.13, and adopted $1,514.11 on August 31, 2026.

The increase came from operations and irrigation; the debt line fell. The district’s 1998 resident bond was paid off in May 2023, and the Series 2022 bonds that remain had about $11.7 million outstanding at September 30, 2024, with a final maturity of May 1, 2052. The assessment is collected on the Lee County tax bill.

Master association dues

The master association, Stoneybrook, A Golf Course Community of Estero, Inc., bills quarterly through Alliant Property Management. The last dues schedule the association published that we found is from 2022, so we do not print it. As entered on MLS listings, the master association fee is typically $696 a quarter, a neighborhood association fee, where there is one, typically $793 a quarter, and a condominium fee typically $1,147 a quarter. Ask for the current budget and an estoppel letter before you write an offer.

Capital contribution and approval fees

A buyer pays a capital contribution to the master association at closing; the CDD’s August 31, 2026 minutes record that all capital contribution money goes to the association. The 2026 master sales application lists a gate decal at $15 and a fob at $10, and villa and condo buyers also need their sub-association’s approval.

Property tax

Stoneybrook is inside the Village of Estero, which set its tax rate at 0.73 mills for 2026-27 on September 23, 2026, a rate the Village describes as the lowest municipal tax rate in the state. The bill also carries Lee County, the school district at 5.271 mills, the fire district and the Stoneybrook CDD line. Ask for the home’s last tax bill rather than estimating it.

Homestead exemption

A buyer who makes the home a permanent residence by January 1 can apply for Florida’s homestead exemption under section 196.031. Ask the Lee County Property Appraiser which other exemptions apply to you.

What Florida law hands a buyer

Section 720.401 requires that a buyer of a home in a mandatory homeowners association be given a disclosure summary before signing the contract. Section 720.3085 makes a buyer jointly liable with the seller for assessments unpaid at the time of transfer, which is why the estoppel letter matters at closing.

Golf is not in your fees

Golf is pay per round or by annual pass at Stoneybrook Golf Club. No golf membership is required to buy, and the district says homeowners are not assessed for the course.

Who owns the Stoneybrook golf course?

The Stoneybrook Community Development District owns and operates Stoneybrook Golf Club as a public, pay-to-play course. It runs the course as a separate enterprise fund, with golf revenue budgeted at about $4.79 million for fiscal 2027, and pays the course’s Series 2014 golf revenue bonds and a Series 2024 golf note from golf revenue.

The course

Stoneybrook Golf Club is 18 holes, par 72 and 7,353 yards from the Champions tees, designed by Jed Azinger with Gordon G. Lewis and opened in 1999. The clubhouse restaurant is leased to Duffy’s.

Renovation plans

Every 2026 district agenda carries a golf course renovation update: moving the 13th green west and north, a Village of Estero development permit, bids and loan financing, and repairs to the Hole 8 bridge. District staff stated on July 28, 2026 that “the CDD cannot assess homeowners for golf course renovations. The golf course is sustained by revenues and/or bond issuances.”

No sale or closure on record

We found no sale, closure or redevelopment proposal for the Stoneybrook course in district records through the October 27, 2026 agenda or in the news.

Is Stoneybrook in a flood zone?

Every Stoneybrook address we sampled in October 2026 maps to FEMA Zone X, the area of minimal flood hazard: 17 of 17, across single-family streets, both villa streets and the Pinecrest buildings. Stoneybrook is in Lee County evacuation zone D. Lenders and insurers still decide by the exact address, so check yours.

The sample

We queried 17 addresses on the FEMA National Flood Hazard Layer: ten single-family streets, two villa addresses each on Knighton Run and Portrush Run, and three Pinecrest buildings on Lancaster Run. All 17 were Zone X. Stoneybrook sits on FIRM panel 12071C0592G, effective December 7, 2018.

Evacuation and wind

Stoneybrook is in Lee County evacuation zone D and storm surge zone 4. The building code design wind speed for the location is 160 mph (Risk Category II), and it sits in the wind-borne debris region, which matters for window and shutter rules on any replacement.

Flood disclosure and insurance

Section 689.302 requires a seller of residential property to give a flood disclosure before closing, including whether the seller has filed a flood insurance claim or received federal disaster assistance for flood damage. Section 627.351 phases a flood coverage requirement into Citizens Property Insurance policies, so ask your insurance agent whether it applies to the home you are buying, even in Zone X.

Ian and Milton in Estero

Hurricane Ian in September 2022 brought 8 to 12 feet of inundation above ground in Estero and nearby, with the Village’s worst damage west of US 41; Stoneybrook sits east of I-75. Hurricane Milton in October 2024 brought 4 to 6 feet of surge south of Boca Grande through Bonita Beach. We found no Stoneybrook-specific record of damage from Milton.

Storm history at Stoneybrook

After Hurricane Ian in September 2022, district records show wind damage to district buildings, including the cart barn, maintenance facility and pump house roofs. We found no primary-source report of residential damage specific to Stoneybrook. Lee County’s 2026 preliminary flood map revision covers the Mullock Creek basin west of Ben Hill Griffin Parkway; check the preliminary panel for any address you are buying.

Which schools serve Stoneybrook?

Lee County assigns schools by choice within proximity zones, so a Stoneybrook address gives a family a short list of schools to rank rather than one assigned school. Stoneybrook test addresses fall in elementary zone Q, middle zone GG and high school South Zone sub-zone 3 on the 2026-27 map, and Pinewoods Elementary sits on Stoneybrook Golf Drive.

Elementary, middle and high school choices

Zone Q lists Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks elementary schools. Zone GG lists Bonita Springs Middle and Three Oaks Middle. South Zone sub-zone 3 lists Bonita Springs High, Estero High and South Fort Myers High. Families rank schools in their zone, and placement follows preference, proximity and lottery.

Pinewoods Elementary is on Stoneybrook Golf Drive

Pinewoods Elementary sits at 11900 Stoneybrook Golf Drive, on the community’s own road, with a pedestrian gate near the tennis parking lot. The zone check above used villa and Pinecrest test addresses; confirm the zone for any single-family address with the school district.

Where is Stoneybrook and what is nearby?

Stoneybrook’s gated main entrance is on Stoneybrook Golf Drive off Corkscrew Road, east of I-75 and near Ben Hill Griffin Parkway, about 1.2 miles from Exit 123. The community center is at 11800 Stoneybrook Golf Drive and the golf club at 21251 Stoneybrook Golf Blvd. Hertz Arena, FGCU and Coconut Point are all within about three miles.

What Stoneybrook backs onto

Corkscrew Road runs along the north edge, with Miromar Outlets across it; the Lancaster Run buildings and Waymouth Run sit closest to the road. Inside the gate, most single-family homes back onto golf holes or lakes. Preserve and wetland land lies to the south and east.

Corkscrew Road widening

Lee County’s Corkscrew Road widening, Phase 2 from Bella Terra east to Alico Road, is scheduled for completion in December 2026, according to the Village’s October 16, 2026 update. That stretch is east of Stoneybrook, on the same road its gate opens onto.

Projects nearby

Lee County approved a $3.96 million design and permitting contract in January 2026 for a flow-way and flood project across the Larry Kiker and Flint Pen Strand preserves, backed by a $22.7 million Resilient Florida grant, with design running into late 2028. The CDD’s October 27, 2026 agenda lists an asphalt pathway repair contract inside Stoneybrook and a conceptual plan for recreational amenities at Larry Kiker Preserve.

Living in Stoneybrook

Stoneybrook is not age-restricted: the association lists ball fields and a playground alongside the golf, and Pinewoods Elementary sits on Stoneybrook Golf Drive, inside the community’s road network. The master association calls it a gated community of 1,119 homes, and its community guide describes gate security and a roving patrol.

Amenities

The association lists a community center, a pool and spa, a fitness center, tennis, pickleball, basketball, volleyball, bocce, a playground, baseball and soccer fields and bike paths. Lancaster Run and Portrush Run have their own pools.

Who runs what

The master association is managed by Alliant Property Management. The Stoneybrook Community Development District, managed by Wrathell, Hunt and Associates, owns the golf course and runs the community’s irrigation, which carries its own line on the assessment. Pinecrest I to IV and Villas I and II each have their own association and manager.
