Stoneybrook Villas for Sale in Estero, FL

Stoneybrook Villas are the 174 attached homes in Stoneybrook, the gated golf community in the Village of Estero: two neighborhoods of villas you own together with the land under them, on Knighton Run (Villas I) and Portrush Run (Villas II), built from 1999 to 2003. In the 24 months to September 25, 2026, Lee County recorded 23 Stoneybrook villa sales at a median of $357,500; the most recent 12 months recorded 9 at $360,000. Updated October 2026.

A Stoneybrook villa sits between a Pinecrest condo and a single-family home on price, with the same gate, community center and public golf course. This page is the villas section of our Stoneybrook homes for sale page, part of our Estero homes for sale and communities guide. We tracked every recorded villa sale on both streets for the last five years to build it.

On October 22, 2026, the MLS showed 1 Stoneybrook villa for sale, listed at $350,000. No villa was among the 10 Stoneybrook listings on the September 29, 2026 pull. Source: Southwest Florida MLS (Matrix), Stoneybrook listings placed by address on Knighton Run and Portrush Run.

Stoneybrook villas for sale now

Stoneybrook villas for sale are linked below. The MLS files Stoneybrook villas under the same subdivision name as the single-family homes, so the links show every Stoneybrook listing and the single-family type; the villas are the listings with a Knighton Run or Portrush Run address. Ask us and we will send a villa-only search by street.

Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract. Ask us for a villa-only search and we will send listings on both streets as they come up.

Stoneybrook villas sold for a median of $357,500 on the county record in the 24 months to September 25, 2026, from $299,000 to $450,000. We lead with 24 months because the latest 12 months recorded only 9 sales; those 9 had a $360,000 median.

MLS closings

The MLS does not file the villas under their own name, so we placed Stoneybrook closings by address. That gives 8 villa closings in the 12 months to September 29, 2026, at a $362,500 median and about $274 a square foot; 22 at $358,750 over 24 months; and 65 at $390,000 over five years.

Villas I on Knighton Run, Villas II on Portrush Run

The villas are not a separate plat; they are two streets inside Stoneybrook’s gate, each with its own villa association and manager. The street decides which association approves the sale, sets the villa fee and runs the exterior upkeep, so read the street name on the listing before anything else.

Villas II Portrush Run 102 SCHOO Association Management

The homes

The county roll records the villas as single-family parcels, so you own the land under your home. 168 have two bedrooms and 6 have three, from 1,292 to 1,411 square feet of heated space, with a median of 1,363. They were built from 1999 to 2003.

The associations

Villas I (N98000004305) and Villas II (N00000005705) are active on the Florida Division of Corporations register. A Villas III association (N00000005706) is inactive or merged.

Portrush Run pool

Portrush Run has its own pool, and district minutes in 2026 mention a Portrush pool renovation.

What are the fees for a Stoneybrook villa?

A villa owner pays three things on top of the property tax: the Stoneybrook CDD assessment on the tax bill, the Stoneybrook master association, and the villa association for Knighton Run or Portrush Run. The CDD is the one we can verify for 2026-27, at $1,514.11 a home. Golf is not one of them.

Stoneybrook CDD

The Stoneybrook Community Development District adopted $1,514.11 per residential unit for fiscal 2027: $486.18 debt service, $808.28 operations and maintenance and $219.65 irrigation. The assessment rose $84.53 from fiscal 2026 because operations and irrigation went up while debt service fell $149.67.

Master and villa dues

The newest master dues schedule the association published that we found is from 2022, and neither villa association publishes its fee. As entered on MLS listings, the villa association fee is typically $884 a quarter and the master association fee typically $661 a quarter. Ask for each association’s current budget and an estoppel letter before you write an offer.

Property tax

Stoneybrook is inside the Village of Estero, which set its tax rate at 0.73 mills for 2026-27 on September 23, 2026, a rate the Village describes as the lowest municipal tax rate in the state. The bill also carries Lee County, the school district at 5.271 mills, the fire district and the Stoneybrook CDD line. Ask for the home’s last tax bill rather than estimating it.

Homestead exemption

A buyer who makes the home a permanent residence by January 1 can apply for Florida’s homestead exemption under section 196.031. Ask the Lee County Property Appraiser which other exemptions apply to you.

What Florida law hands a buyer

Section 720.401 requires that a buyer of a home in a mandatory homeowners association be given a disclosure summary before signing the contract. Section 720.3085 makes a buyer jointly liable with the seller for assessments unpaid at the time of transfer, which is why the estoppel letter matters at closing.

Golf

Golf is not in any villa fee. Stoneybrook Golf Club is a public course owned by the CDD, played by the round or on an annual pass.

Buying a villa: the second approval

Every Stoneybrook sale goes through the master association, and a villa sale also goes through the villa association for its street, so a villa buyer files two applications. The master association’s 2026 sales application names Alliant for Villas I and SCHOO Association Management for Villas II. Start both as soon as you are under contract.

What to ask for

Ask the villa association for its budget, its reserve schedule, what its fee covers on the outside of the building, and any planned roof or paint work. Attached homes share walls and roofs, so the association’s exterior plan matters as much as the interior.

Insurance

Because you own the villa and the land, your policy covers the home itself; ask the villa association what, if anything, its own policy covers on the shared structure.

Is it in a flood zone?

All four villa addresses we sampled in October 2026, at 21490 and 21440 Knighton Run and 21611 and 21569 Portrush Run, map to FEMA Zone X, the area of minimal flood hazard. All 17 Stoneybrook addresses we sampled did. Lenders and insurers decide by the exact address, so check yours.

Flood disclosure and insurance

Section 689.302 requires a seller of residential property to give a flood disclosure before closing, including whether the seller has filed a flood insurance claim or received federal disaster assistance for flood damage. Section 627.351 phases a flood coverage requirement into Citizens Property Insurance policies, so ask your insurance agent whether it applies to the home you are buying, even in Zone X.

Ian and Milton in Estero

Hurricane Ian in September 2022 brought 8 to 12 feet of inundation above ground in Estero and nearby, with the Village’s worst damage west of US 41; Stoneybrook sits east of I-75. Hurricane Milton in October 2024 brought 4 to 6 feet of surge south of Boca Grande through Bonita Beach. We found no Stoneybrook-specific record of damage from Milton.

Evacuation and storms

Stoneybrook is in Lee County evacuation zone D and storm surge zone 4, on FIRM panel 12071C0592G. After Hurricane Ian in 2022 the district recorded wind damage to its own buildings; we found no primary-source report of damage specific to the villas.

Living in a Stoneybrook villa

Villa owners use all of Stoneybrook’s amenities: the community center, pool and spa, fitness center, tennis, pickleball and the other courts and fields the master association lists, plus the public golf course by the round. Portrush Run also has its own pool. The community is not age-restricted, and Pinewoods Elementary sits on Stoneybrook Golf Drive.

Getting around

Stoneybrook’s gate on Stoneybrook Golf Drive opens onto Corkscrew Road, about 1.2 miles straight-line from I-75 Exit 123, 2.2 miles from Florida Gulf Coast University and 2.9 miles from Coconut Point.

Corkscrew Road widening

Lee County’s Corkscrew Road widening, Phase 2 from Bella Terra east to Alico Road, is scheduled for completion in December 2026, according to the Village’s October 16, 2026 update. That stretch is east of Stoneybrook, on the same road its gate opens onto.

Schools

Villa test addresses fall in elementary zone Q, middle zone GG and high school South Zone sub-zone 3, and Pinewoods Elementary sits on Stoneybrook Golf Drive. See the Stoneybrook page for the full school list.
