Pinecrest at Stoneybrook Condos for Sale, Estero, FL

Pinecrest at Stoneybrook is the condominium side of Stoneybrook, the gated golf community in the Village of Estero: 208 two-bedroom condos in four recorded condominiums, Pinecrest I, II, III and IV, all on Lancaster Run and built from 2000 to 2003. In the 12 months to September 25, 2026, Lee County recorded 15 Pinecrest sales at a median of $270,000, the lowest price of entry into Stoneybrook. Updated October 2026.

Pinecrest buyers get the Stoneybrook gate, community center and public golf course at about half the price of a Stoneybrook single-family home. This page is the Pinecrest section of our Stoneybrook homes for sale page, part of our Estero homes for sale and communities guide. We tracked every recorded Pinecrest sale for the last five years, condominium by condominium, to build it.

Pinecrest condos for sale now

Pinecrest condos for sale are linked below. Pinecrest’s 208 units are the only condominiums inside Stoneybrook’s gate, so a Stoneybrook search filtered to condos shows Pinecrest units on Lancaster Run and nothing else. The second link shows every Stoneybrook listing, including the villas and single-family homes.

Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract.

Pinecrest I, II, III and IV: one street, four associations

Pinecrest is four separate condominiums on one street, Lancaster Run, each with its own recorded declaration, association, budget, rules and manager. Which of the four a unit sits in decides its condominium fee, its reserves and who approves the sale, so check the condominium name on the listing first.

The units

Every Pinecrest unit on the county roll has two bedrooms, from 1,080 to 1,225 square feet of heated space, with a median of 1,172. The buildings went up from 2000 to 2003.

The associations

All four associations are active on the Florida Division of Corporations register: Pinecrest I (N99000001867), II (N00000003631), III (N00000003645) and IV (N00000003646).

What are the fees at Pinecrest?

A Pinecrest owner pays three things on top of the property tax: the Stoneybrook CDD assessment on the tax bill, the Stoneybrook master association, and the Pinecrest condominium association for that building. The CDD is the one we can verify for 2026-27, at $1,514.11 a unit. Golf is not one of them.

Stoneybrook CDD

The Stoneybrook Community Development District adopted $1,514.11 per residential unit for fiscal 2027: $486.18 debt service, $808.28 operations and maintenance and $219.65 irrigation. Pinecrest units pay the same residential rate as the rest of Stoneybrook. The assessment rose $84.53 from fiscal 2026 because operations and irrigation went up while debt service fell $149.67.

Master and condominium dues

The newest master dues schedule the association published that we found is from 2022, and none of the four Pinecrest associations publishes its fee, so we print neither. Ask for each association’s current budget, reserve schedule and an estoppel letter before you write an offer.

Property tax

Stoneybrook is inside the Village of Estero, which set its tax rate at 0.73 mills for 2026-27 on September 23, 2026, a rate the Village describes as the lowest municipal tax rate in the state. The bill also carries Lee County, the school district at 5.271 mills, the fire district and the Stoneybrook CDD line. Ask for the home’s last tax bill rather than estimating it.

Homestead exemption

A buyer who makes the home a permanent residence by January 1 can apply for Florida’s homestead exemption under section 196.031. Ask the Lee County Property Appraiser which other exemptions apply to you.

Golf

Golf is not in any Pinecrest fee. Stoneybrook Golf Club is a public course owned by the CDD, played by the round or on an annual pass.

Condo rules that matter to a Pinecrest buyer

Buying a Pinecrest condo means two approvals, a condominium insurance policy of your own and a close read of the association’s budget and reserves. The rules below come from Florida’s condominium and homeowners association statutes and from the Stoneybrook master association’s 2026 sales application; the association’s own documents govern the details.

Two approvals

The Stoneybrook master association approves every sale, and the Pinecrest association for the building approves it too. The master association’s 2026 sales application names the manager for each one; start both applications as soon as you are under contract.

Insurance

Each condominium association carries the master policy on the building, and Florida law, section 718.111(11), leaves the unit owner to insure the interior and contents. Budget for an HO-6 policy, and ask the association for its current master policy and deductible.

Inspections and reserves

Florida’s condominium milestone inspection and structural integrity reserve study laws turn on a building’s height. Ask the association whether its buildings are covered and for any inspection or reserve study it has on file before you write an offer.

Milestone inspection and SIRS law

Under section 553.899, a condominium building three stories or more in height needs a milestone structural inspection by December 31 of the year it reaches 30 years of age, and section 718.112 requires a structural integrity reserve study for buildings three stories or higher. We have not verified the height of the Pinecrest buildings, so ask the association whether either law applies before you rely on its reserves.

Estoppel and unpaid assessments

Section 718.116 is the condominium rule, and section 720.3085 the homeowners association rule, that leave a buyer liable for assessments unpaid at the time of transfer. Order estoppel letters from the Pinecrest association and the master association before closing.

Lancaster Run itself

The CDD and the master association have been negotiating the conveyance of Lancaster Run’s road and parking areas, according to district minutes from June to October 2026. Ask who maintains the road and parking for the building you are buying.

Is Pinecrest in a flood zone?

All three Lancaster Run addresses we sampled in October 2026, at 21300, 21341 and 21371 Lancaster Run, map to FEMA Zone X, the area of minimal flood hazard. All 17 Stoneybrook addresses we sampled did. Lenders and insurers decide by the exact address, so check yours.

Flood disclosure and insurance

Section 689.302 requires a seller of residential property to give a flood disclosure before closing, including whether the seller has filed a flood insurance claim or received federal disaster assistance for flood damage. Section 627.351 phases a flood coverage requirement into Citizens Property Insurance policies, so ask your insurance agent whether it applies to the home you are buying, even in Zone X.

Ian and Milton in Estero

Hurricane Ian in September 2022 brought 8 to 12 feet of inundation above ground in Estero and nearby, with the Village’s worst damage west of US 41; Stoneybrook sits east of I-75. Hurricane Milton in October 2024 brought 4 to 6 feet of surge south of Boca Grande through Bonita Beach. We found no Stoneybrook-specific record of damage from Milton.

Evacuation and storms

Stoneybrook is in Lee County evacuation zone D and storm surge zone 4, on FIRM panel 12071C0592G. After Hurricane Ian in 2022 the district recorded wind damage to its own buildings; we found no primary-source report of damage specific to Pinecrest.

Corkscrew Road

The Lancaster Run buildings sit on Stoneybrook’s north edge, the part of the community closest to Corkscrew Road. Visit at rush hour if road noise matters to you.

Living at Pinecrest

Pinecrest owners use all of Stoneybrook’s amenities: the community center, pool and spa, fitness center, tennis, pickleball and the other courts and fields the master association lists, plus the public golf course by the round. Lancaster Run also has its own pool. The community is not age-restricted, and Pinewoods Elementary sits on Stoneybrook Golf Drive.

Getting around

Stoneybrook’s gate on Stoneybrook Golf Drive opens onto Corkscrew Road, about 1.2 miles straight-line from I-75 Exit 123, 2.2 miles from Florida Gulf Coast University and 2.9 miles from Coconut Point.

Corkscrew Road widening

Lee County’s Corkscrew Road widening, Phase 2 from Bella Terra east to Alico Road, is scheduled for completion in December 2026, according to the Village’s October 16, 2026 update. That stretch is east of Stoneybrook, on the same road its gate opens onto.

Schools

The Stoneybrook test address on Lancaster Run falls in elementary zone Q, middle zone GG and high school South Zone sub-zone 3, and Pinewoods Elementary sits on Stoneybrook Golf Drive. See the Stoneybrook page for the full school list.
