The buildings at Grand Palm Village

Grand Palm Village at The Vines is a recorded condominium of 80 coach homes in 20 four-unit buildings, built from 1991 to 1995 with a median year of 1992. Heated living area on the county roll runs from 1,332 to 1,437 square feet, a median of 1,437, and the roll lists 68 three-bedroom and 12 two-bedroom units. Each coach home has a two-car garage, and the village has its own pool.

The Grand Palm association

Grand Palm Village at The Vines Condominium Association, Inc. runs the village, managed by Pegasus, and the Vines Community Association is the master. Every Grand Palm owner also belongs to Estero Country Club.

Leasing rules in Grand Palm

The association's rules set a 30-day minimum and 6-month maximum lease, no more than 2 leases and 180 leased days a year, and no pets for renters. Confirm the current rules with the association before you buy to rent.

What does it cost to own in Grand Palm?

The yearly cost of a Grand Palm home is the village association, the Vines Community Association, the mandatory Estero Country Club membership and the property tax; there is no CDD. None of the three publishes its current amounts on a public page we could cite, so the table shows what comes from the MLS and the club at the build-day pull rather than a figure we cannot source. Data updated: October 2026.

Community development districtNoneNo CDD in The Vines

The club requirement

The Vines' recorded master declaration requires every owner to join Estero Country Club, an equity, member-owned club, and the buyer chooses the class: the club lists Golf, Executive Golf, Sport, Social, Annual Racquets and Summer memberships. Golf is optional; the lowest-cost class that satisfies the declaration is the one to price first. Club dues are billed by the club, not the association, and do not show in a listing's HOA field.

Property taxes

The Vines is inside the Village of Estero, so the bill carries the Village's millage along with Lee County, the school district and the fire district, and no CDD line.

Florida's condo safety law

Florida's milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) apply to condominium buildings three or more stories tall. Grand Palm's buildings hold four units each and are entered on MLS listings as two-story buildings, below that line. Ask the association for its latest reserve study, budget and any special assessment either way.

What to ask for before an offer

Ask for the seller's last tax bill, the last two Grand Palm association statements, the master association's current budget, and the club's current fee schedule for the class you plan to join.

Is Grand Palm Village at The Vines in a flood zone?

All three Grand Palm Village addresses we sampled mapped to FEMA Zone X: one in minimal flood hazard and two in the shaded 0.2 percent annual chance area. The Vines' only Zone AE homes sampled are on a stretch of Vintage Trace Circle in Palmbridge, not in this village. Check the exact address before you buy. Data updated: October 2026.

Addresses sampledFEMA zone

Source: FEMA National Flood Hazard Layer, point queries run October 21, 2026 on US Census geocodes of county roll addresses (street-range points, so a point can land in a band the building itself is outside). Zone X means a lender is unlikely to require flood insurance, not that a home cannot flood. The Vines is in Lee County evacuation Zone B.

How to check one address

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the seller for the elevation certificate, and get an insurance quote before the inspection period ends. The Village of Estero's Community Rating System class earns NFIP policyholders a 20 percent discount.

The rail trail through The Vines

The old Seminole Gulf Railway corridor crosses The Vines' course from northwest to southeast. Estero, Bonita Springs and Collier County agreed in February 2026 to buy 11.4 miles of it for the Bonita Estero Rail Trail, a walking and biking trail, and Bonita Springs voters approved their share on August 18, 2026; homes near the corridor should expect a trail, not trains.
