The Southwest Florida MLS (Matrix), Residential, Development list, Active, Pending and Closed 0 to 365 days, pulled 2026-10-22, shows the same 2 closings in 12 months at a $587,500 median and no active or pending listing.

The two most recent sales

The MLS closed a four-bedroom, 2,482 square foot home built in 2000 on Groveline Court at $560,000 on August 31, 2026, and a four-bedroom home with a den, 2,788 square feet, built in 1995, also on Groveline Court, at $615,000 on April 20, 2026. Both sold below their list prices, at a median of 92.3 percent.

Price bands over 24 months

Of the 5 MLS closings in the 24 months to September 29, 2026, 1 sold between $400,000 and $500,000 and 4 between $500,000 and $750,000.

Recorded sales on the county file

Lee County recorded 2 qualified sales in The Groves in the 12 months to September 25, 2026, at a $587,500 median, 5 over 24 months at $615,000, and 13 over 60 months at $655,000, from $458,000 to $810,000. All were resales. We tracked every recorded sale in The Groves on the Lee County file to build these numbers.

The Groves prices by year

Year County recorded sales County median
2019 1 $415,000
2020 3 $349,000
2021 7 $533,000
2022 2 $692,500
2023 3 $740,000
2024 2 $723,750
2025 3 $620,000
2026, to September 25 2 $587,500

The busiest year was 2021, with 7 recorded sales at a $533,000 median. The median peaked at $740,000 in 2023 and has come down since, on two or three sales a year, so one large pool home can move a year's figure on its own.

What are the homes in The Groves like?

The Groves is a neighborhood of individually built single-family homes rather than one builder's model line. The county roll dates them from 1990 to 2016, a median year of 1996: 48 were built in the 1990s, 19 in the 2000s and 4 in the 2010s, and the builder of record for the original homes is not on any public source we found.

Sizes and bedrooms

Homes run 1,713 to 3,804 heated square feet on the Lee County roll, a median of 2,235. The roll lists 49 three-bedroom homes, 21 four-bedroom homes and one five-bedroom home.

Pools, lakes and the creek

The county roll shows a pool on 58 of the 74 Groves parcels, and it codes 12 lots as lake lots and 3 as creek lots. The creek runs along the south and west lots and feeds the Estero River system, and the south end along it carries a mapped floodway.

Street Parcels

What a 1990s home means for a buyer

Most homes here were built before the 2001 Florida Building Code took effect, so an insurer will usually ask for a four-point inspection and a wind mitigation report. Ask the seller for the roof year, any window or shutter upgrades and the age of the air conditioner, because those items drive the insurance quote more than the purchase price does.

Is there an HOA in The Groves?

Yes. The Groves Community Association of Estero, Florida, Inc. was filed with the State of Florida on October 20, 1988 (Sunbiz N28954), is active and filed its 2026 annual report on March 31, 2026. It is run by its residents rather than a management company. The association does not publish its dues, so the figure below is the one listing agents entered on the MLS. Data updated: October 2026.

Cost Amount Source
The Groves association dues $500 a year on the two recent listings, as entered on MLS listings Southwest Florida MLS (Matrix) listing data, pulled Oct 22, 2026
Community development district none found in the records we read Lee County tax records
Village of Estero millage, 2026-27 0.73 mills Village of Estero
School district millage 5.271 mills School District of Lee County

Property taxes

The Groves is inside the Village of Estero, so the tax bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the fire district. A new owner is taxed on the purchase price, not the seller's capped value.

What to ask for before an offer

Ask for the association's estoppel certificate, its budget and rules, the seller's last tax bill, and whether the home is on central sewer or a septic system, since the Village has been moving older neighborhoods from septic to sewer.

Is The Groves in a flood zone?

All eight street addresses we sampled in The Groves mapped to FEMA's shaded Zone X, the 0.2 percent annual chance area outside the high-risk zone, but at least one lot at the south end, 20801 Groveline Court, sits in a mapped Zone AE floodway along the creek. The Groves is also in Lee County evacuation Zone A, the first zone ordered out in a storm surge threat. Data updated: October 2026.

Zone X means a lender is unlikely to require flood insurance, not that a home cannot flood.

Storm record

We found no public record naming The Groves in Hurricanes Ian, Helene or Milton. Ask the seller for the insurance claim history and an elevation certificate, especially on a creek lot.

How to check one address

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, and get a flood and wind insurance quote before the inspection period ends.

Which schools serve The Groves?

The Groves is in a different high school zone from most of its neighbors. Lee County assigns schools by choice within proximity zones, and the district's zone service places 20620 Fruitful Drive in elementary Zone Q, middle Zone GG and high school Zone South 2, whose choices include Fort Myers High, Cypress Lake High, Estero High, Bonita Springs High and South Fort Myers High. Confirm the zone for the exact home with the School District of Lee County.

Where is The Groves?

The Groves sits in central Estero, south of Corkscrew Road and east of US 41, inside the Village of Estero with an Estero 33928 address. Its neighbor is The Estates at Estero River, a separate 94-home gated community, and the creek on its south and west edge drains toward the Estero River.
