Villagio prices by floor plan

Villagio has four floor plans, and the county roll shows each with a fixed size and bedroom count, so the plan sets most of the price. The two smaller plans sit in the ground-floor positions and the two larger plans upstairs. Data updated: October 2026.

Six units record other sizes (four at 1,364 and two at 1,499 square feet) and had no sale in either window. In the last 12 months the two upstairs plans sold for almost the same price, so a 1,636 square foot three-bedroom has been the most space for the money.

What does it cost to own at Villagio?

The yearly cost of a Villagio condo is the monthly condominium assessment and the property tax. Villagio has no community development district and no club, and the association does not publish its monthly fee on a public page, so the fee below is the figure listing agents entered on the MLS; confirm it with the association. Buying and leasing approval

Every sale and every lease at Villagio goes through the association's purchase and lease application, with background and credit screening, before closing or move-in. Freedom Community Management runs the on-site office at 10100 Villagio Palms Way, and assessments are paid through Paragon Financial Services. The association's estoppel certificate, required at closing under Florida's condominium law, comes through the manager.

Property taxes

Villagio is inside the Village of Estero, so the bill carries the Village's 0.73 mills for 2026-27 and the school district's 5.271 mills, plus Lee County and the Estero fire district.

What to ask for before an offer

Ask for the current budget, the reserve schedule, the last two monthly statements, the building's insurance and flood policies and any special assessment notice. For the condo fee, the four floor plans and what owners pay to sell, read McGreevy and Comisar's Villagio at Estero guide.

Is Villagio in a flood zone?

Yes. Every Villagio address and parcel point we sampled, 12 of 12 spread from the north end to the south, maps to FEMA Zone AE, the 1 percent annual chance floodplain, and the three northernmost points, on Villagio Gardens Lane and the north arm of Estero Gardens Circle, sit in the regulatory floodway. Ask for the association's flood policy and an elevation certificate before you write an offer. Data updated: October 2026.

The FIRM panel is 12071C0583G, effective November 17, 2022. Lenders require flood insurance on buildings in Zone AE; for a condominium the lender reviews the association's building policy, and owners insure their own contents and improvements.

Evacuation and storms

Villagio sits in Lee County evacuation Zone C, surge zone 3. In Hurricanes Ian (2022) and Milton (2024) the county's full mandatory orders covered Zones A and B, and Ian's order added parts of Zone C. We found no primary report of water inside Villagio buildings in Ian, Milton or Irma.

Drainage work around Villagio

The Village of Estero lists an Estero Parkway to Villagio drainage improvement project at $1,627,200 in its capital program, justified by flooding observed after Hurricane Irma. On January 24, 2024 the Village bought 20897 Three Oaks Parkway from the School Board for $15 million for regional stormwater ponds to relieve flooding at Villagio and Copper Oaks. The Village of Estero holds Community Rating System Class 6, a 20 percent flood insurance discount in special flood hazard areas.

Do Florida's condo inspection rules apply at Villagio?

Florida's milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) apply to condominium buildings three or more stories tall. The Lee County parcel layer codes 235 Villagio units as first floor and 273 as second floor, so every building tops out at two stories, below that line. Ordinary condominium reserve rules still apply, so ask for the reserve schedule and any special assessment anyway.

The Villagio Town Center, pools and courts

Villagio's Town Center is the social core: a cafe, Bar Amici, a 48-seat theater showing free movies nightly and the Cardio Salon gym, with two pools and a Jacuzzi and two tennis and pickleball courts. About 10 acres of preserve and 12 acres of lakes sit inside the community, and every unit has a garage. Villagio has no golf course. The association describes it as a gated community with 24/7 security.

Who built Villagio

Royal Palm Communities of Boca Raton developed Villagio and Brooks and Freund built it, with sales opening in May 2003. The county roll dates 266 units to 2004 and 248 to 2006. The association, Villagio at Estero Condominium Association, Inc. (Sunbiz N03000008804), was filed on October 9, 2003, and the declaration is recorded at Lee County Official Records Book 4253, Page 4271, with phase amendments.

What is changing nearby

A preliminary 370-unit mixed-use plan at Estero Parkway and Three Oaks Parkway drew concern from nearby residents in May 2026; it was a proposal, not an approval. The Village's stormwater land on Three Oaks Parkway is set aside for ponds rather than building.
