Horton finished from 2011 to 2013, recorded 4 sales at a $297,450 median in the last 12 months, the lowest of the three condominiums.

Coach home, villa or single-family home?

Terra Vista has three kinds of home, and they price differently. Every parcel is described by recorded instrument rather than a named plat, so the county roll is the cleanest way to count them: 167 homes, reconciled exactly to the 167 units the 2003 zoning allowed.

Attached one-story villas32Blocks B and C, Costa Maya Way and Pino Vista WayFee simple
Two-story coach-home condos12431 four-unit buildings on Costa Maya Way, Pino Vista Way and Bravada StreetCondominium

Costa Maya Way coach homes have 2-car garages; Pino Vista Way and Bravada Street coach homes have 1-car garages.

Heated areas run from 1,280 to 2,864 square feet with a median of 1,542; on the roll, 62 homes have two bedrooms, 101 have three and 4 have four. The coach homes sit in three condominiums: Terra Vista (32 units), Terra Vista II (16) and Terra Vista III (76).

Views inside the gate

In our research count, 72 homes face the 4.01-acre gopher tortoise preserve and 44 face one of the four lakes. The rest look onto streets or neighbors. Preserve and lake views are worth asking about on any listing.

The associations

Every owner belongs to Terra Vista Community Association, Inc. (Sunbiz N05000008760), the Chapter 720 master association. Coach-home owners also belong to their condominium: Terra Vista Condominium Association, Inc. (N06000008226) or Terra Vista III Condominium Association, Inc. (N11000006431); we found no separate corporation for Terra Vista II. The associations are managed by NextGen Community Management in Estero.

Who built Terra Vista?

Terra Vista was entitled as "Marbella Estates": Lee County zoning case DCI2002-00054, approved as Resolution Z-03-015 on June 16, 2003, for up to 167 homes on 41.32 acres, and renamed Terra Vista by administrative amendment ADD2005-00089 on May 11, 2005. Kimball Hill Homes built from 2006 until it filed for Chapter 11 on April 23, 2008; the roll shows no homes built in 2009 or 2010. D.R. Horton then finished the remaining coach homes from 2011 to 2013, and the final certificate of compliance for the development order was issued October 7, 2013.

What that means for a buyer

Homes built by two builders in two eras differ in finishes and floor plans, so compare the year built on each listing: the fee-simple homes date from 2006 to 2012 (median 2007), and the coach homes from 2007 to 2013 (median 2011).

What does it cost to own in Terra Vista?

The yearly cost of a Terra Vista home is the master association, the condominium association for coach-home owners, and the property tax, with no community development district line. None of the associations publish their dues on a public page, and a third-party directory's fee figures could not be traced to any source, so the dues below are the figures listing agents entered on the MLS. Data updated: October 2026.

No CDD

Three 2025 Lee County tax bills, one from each type of home, show only one non-ad valorem line, the county's $348.75 solid waste assessment. There is no community development district.

Property taxes

Terra Vista is in Lee County tax district 316, at 13.0214 mills in 2025. The district rate includes the Village of Estero's millage; the Village adopted 0.73 mills for 2026-27.

Florida's condo safety law

Florida's milestone inspection (F.S. 553.899) and structural integrity reserve study (F.S. 718.112) apply to condominium buildings three or more stories tall. Every Terra Vista building is one or two stories, and the county shows no third-floor unit numbers, so neither applies. Ask for the condominium's reserve schedule anyway.

Leasing and pets

Lease and pet rules for Terra Vista could not be confirmed from a public record, and the hints on listing sites conflict. Ask for the recorded declarations before you buy to rent or move in with a large dog.

What to ask for before an offer

Ask for the seller's last tax bill, the last two statements from each association, the current budgets, and the estoppel certificates. A coach-home buyer usually needs two estoppels, master and condominium; a villa or single-family buyer needs one.

Is Terra Vista in a flood zone?

All 12 Terra Vista addresses we sampled, across Costa Maya Way, Pino Vista Way and Bravada Street, mapped to shaded FEMA Zone X, the 0.2 percent annual chance area outside FEMA's high-risk flood zone. A lender is unlikely to require flood insurance, though a policy is still wise west of US 41. Data updated: October 2026.

Two letters of map revision, 23-04-0983P and 25-04-3811P (effective February 5, 2026), cover the site; the preliminary 0579H panel does not change the zone. Ground elevation across the site has a minimum of 10.4 feet and a median of 14.0 feet NAVD88. The sample did not draw a Block A single-family address; an earlier five-point check by our team, including 3740 and 3781 Costa Maya Way, returned the same zone.

Evacuation zone A

Terra Vista is in Lee County evacuation Zone A and storm surge zone 1, the first area ordered out when a hurricane threatens surge. Flood zone decides insurance; evacuation zone decides when you leave.

Storm history

We found no evidence of flooding at Terra Vista in Hurricane Ian (2022). Do not read that as "no damage": roof issues on the Terra Vista III buildings were mentioned in a listing remark we could not cite, so ask the association about roof ages and any insurance claims.

How to check one address

Look the address up on the FEMA Flood Map Service Center or the Lee County parcel flood viewer, ask the seller for the elevation certificate, and get an insurance quote before the inspection period ends.

What amenities does Terra Vista have?

Terra Vista's amenities are a 1,511 square foot clubhouse built in 2008 at 20301 Terra Vista Boulevard, a pool, four lakes with fountains and the 4.01-acre preserve, all inside an 8-foot perimeter wall and an unstaffed gate. The association's common area totals 21.7 acres. There is no golf, tennis, pickleball, playground or fitness room; the "tennis" some listing sites mention belongs to Riverwoods Plantation next door.

Is Terra Vista a 55+ community?

No. The zoning record carries no age condition, and we found no age restriction in the records we read.

Is Terra Vista in Estero?

Yes. Terra Vista is inside the Village of Estero, on Lee County tax district 316, with an Estero 33928 address. On Domain Realty Group, Estero means the Village plus the Estero-address communities just outside it, and Terra Vista is on the Village side of the line.

A name to watch

Most searches for "Terra Vista" alone, about 5,400 a month, are for other places, including a golf community in Citrus Hills. Add "Estero" to the search, or use the links on this page.

Terra Vista vs other Estero communities in its price range

Terra Vista and Coconut Shores sell at nearly the same median, about $365,000, but Terra Vista has more homes on the market and a slightly higher sold-to-list ratio. Copper Oaks is cheaper per square foot; Meadows of Estero and Marsh Landing cost more. The table uses one yardstick for all five: the MLS record for the 12 months to the October 22, 2026 pull.
